Updater, the leading tech company that powers the moving industry, today released its U.S. Migration Report for the first quarter of 2021, highlighting key trends in consumer migration patterns in the wake of the ongoing COVID-19 pandemic. The report reflects an analysis of approximately 300,000 moves and shows which states and metropolitan statistical areas (MSAs) had the highest percentages of inbound and outbound moves.

Updater specifically noted that drains from densely populated cities like New York, San Francisco, and Boston have slowed. This may signal the beginning of a slight rebound for cities losing record numbers of residents in 2020 due to the high cost of living, concerns about density, and closings of the entertainment, dining and lifestyle facilities that people typically stop at these locations had. Updater’s forecast data suggests that more people expect to return to these goals in the second quarter, further reducing their net losses.

Q1 saw a continuation of the trends that Updater had seen in 2020, when the vast majority of moving companies left expensive, densely populated states in favor of more expansive, warmer, and more affordable southern and western states. In fact, only 16 states had a higher percentage of inbound moves than outbound moves, including nine warm-weather states, four of which – Florida, Nevada, Tennessee, and Texas – have no income tax. Of the 16 states, six are in the western half of the country. Maine and New Hampshire are the only northeastern states with more inbound than outbound movements.

Emphasis on MSAs, seven in Florida – Fort Myers (No. 1), Sarasota (No. 5), Tampa (No. 11), West Palm Beach (No. 12), Lakeland (No. 13), Jacksonville (No. 16), and Melbourne (No. 20) – reached the top 20 incoming cities in the first quarter, compared to four a year ago. The first three cities on the list, indexed by population, were Fort Myers; Savannah, Georgia; and Austin, Texas. Savannah (# 2) saw the biggest jump in the rankings year-over-year after ranking 32nd in the first quarter of 2020. In addition, Odessa, Texas, entered the ranking for the first time in No. 1. 8.Cities that have declined year over year, including Nashville, Raleigh, and Phoenix, will be interesting with a potential rebound in 2021.

Looking at outbound moves, Nebraska had the highest percentage of moves, followed by New York, Alaska, Vermont and South Dakota. When it comes to MSAs, Milwaukee, Cleveland, New York, St. Louis, and Colorado Springs saw the most outbound movements, with Colorado Springs posting the largest jump – 20 points – year over year. Interestingly, half of the cities with the highest percentages of outbound movers are in the Midwest.

Updater’s migration report differs from traditional inbound and outbound migration studies which don’t provide a clear insight into current patterns as the most populous cities will inevitably be at the top of the list in terms of volume. Updater’s model of assessing key MSAs addresses the challenges of other inbound and outbound migration studies by indexing cities by population and calculating the results accordingly.

In addition, the updater’s data is unique in that it includes fully verified movers. This eliminates outdated and inaccurate statistics associated with tabulating mail forwarding forms, which by definition are not real-time, and exclude moves that are not marked as permanent. Updater data also includes deeper and richer data points, including home ownership vs. rent, moving distance, demographic and psychographic moving dates, moving time, and more.
