These San Francisco properties bought for below $1M in September

San Francisco isn’t the easiest place to become a homeowner. Despite a recent housing market slowdown that caused local home prices to fall, houses in the city are still notoriously expensive. According to Redfin data, the average home price in San Francisco was $1.3 million in August. That’s down from $1.5 million in July, but still more than many of us can reasonably afford.

We’ve compiled a list of some of the homes around town that sold for less than $1 million in September. Many of these properties are in need of some TLC, but that didn’t stop their new owners from taking advantage of these lower prices.

1690 Oakdale Ave.

Neighborhood: View of the bay

Sold for: $950,000

This three-story Bayview home was on the market for the first time in 36 years. If you’re not a fan of the dated red carpet, the house is in need of a refurb – but its current state is still full of charm, complete with a large fireplace, built-in wardrobes and a wood-panelled conservatory, which the listing notes could be converted into a roof terrace. It’s also just one block from Third Street, where you can easily find great restaurants, attend an event at the Bayview Opera House, or hop on the Muni K/T line downtown.

This home has three bedrooms and two bathrooms, with a garage on the first floor.

Neighborhood: Balboa Park

This two bedroom, one bathroom home is located directly up the street from the City College of San Francisco. Although the listing states that the home needs some updating and remodeling, the proximity to the CCSF, the Balboa Park BART station, the shops and restaurants along Ocean Avenue, and the natural beauty of Mount Davidson and Glen Canyon Park could easily be appreciated making the extra work worth it.

The house is on two floors with a garage on the first floor. It features classic bay windows and is painted an eye-catching pale pink hue.

Sold for: $757,000

From the outside, this four-bedroom, two-bathroom home looks deceptively simple — like an orange box with barred windows — but inside it hides a basement that makes the property twice the size of what it appears to be.

Though the underground spaces still need approval, the listing says the home could be perfect for musicians or party-goers who don’t want to deal with noise complaints from their neighbors. It is also close to McLaren Park and the charming Excelsior section of Mission Street.

Another home in Balboa Park that needs some TLC. This property is described in its listing as ‘in poor condition but great location’. Photos of the interior and exterior of the house show that it needs some serious work. But Balboa Park is right across the street, and the house’s bare bones look like it has the potential to be a gorgeous three-story estate one day.

This home has two bedrooms and one bathroom and has a garage on the first floor.

This two-bedroom, one-bathroom home is described as an “urban oasis” in its listing, and its beautiful backyard and garden are a testament to that — it even comes with its own chicken coop. The rest of the home is sunny and simple, with a touch of mid-century charm. The property has a fireplace and a garage on the first floor.

From the photos alone, it’s hard to believe this three bedroom, two bath Bayview home sold for less than $1 million. It looks completely move-in ready and comes with a garage and outside area, both of which look huge by San Francisco standards.
