AUSTIN, Texas (KXAN) — Which U.S. cities saw the most people move to – and move away from – in the last year?

Moving and storage company PODS has released its data showing which cities across the country attracted the most new residents and which saw the most people packing up and moving away.

You may have seen the Florida-based company's shipping containers on driveways in your neighborhood. Founded in 1998, the company lets movers fill the PODS with their belongings and then ships them to the new address.

Cities with the most departures

Los Angeles, California (ranked 1 in 2023)

San Francisco and surrounding areas, Northern California (ranked 2nd in 2023)

Greater Miami, South Florida (ranked 5th in 2023)

Long Island, New York, serves parts of New York City (ranked 4th in 2023)

Austin, Texas (not listed in 2023)

Central Jersey, New Jersey (ranked 6th in 2023)

Chicago, Illinois (ranked 3rd in 2023)

San Diego, California (ranked 14th in 2023)

Stockton-Modesto, California (ranked 9th in 2023)

Hudson Valley, New York (ranked 11th in 2023)

Santa Barbara, California (ranked 10th in 2023)

Denver, Colorado (ranked 18th in 2023)

Boston, Massachusetts (not listed in 2023)

Baltimore, Maryland (ranked 12th in 2023)

Hartford, Connecticut (ranked 20th in 2023)

Portland, Oregon (not listed in 2023)

Fresno, California (not listed in 2023)

Bakersfield, California (not listed in 2023)

Northern New Jersey, serving parts of New York City (ranked 15th in 2023)

Minneapolis, Minnesota (not listed in 2023)

According to PODS data, California has the highest concentration of out-migration of any U.S. state, with seven cities or regions represented in the PODS top 20 rankings.

In Texas, the once-hot Austin market made its first appearance in the PODS rankings. Dwindling affordability and inaccessibility of housing are two of the factors contributing to these declines, according to PODS data. The analysis also suggested that current uncertainty and layoffs in the tech industry – a major industry that moved operations and staff to the Texas capital during the pandemic – may also be making residents hesitant about whether to continue living in Austin.

The moving company also pointed to new data from the U.S. Census Bureau that showed Austin saw a smaller net increase in new residents based on July 2023 estimates.

Census data shows two cities rise on the list of the 15 largest cities in the U.S.

Another Texas city, Houston, is experiencing an influx of new residents. Houston ranks third among cities with the most new residents according to PODS.

Among these rankings, there was a clear trend toward moves to the Carolinas. PODS data found that the cost of living in both states is in line with the national average, while the regions offer beaches, mountains, green spaces and strong metropolitan areas, as well as four-season weather and a strong arts and culture scene.

Cities with the most new arrivals

Myrtle Beach, South Carolina and Wilmington, North Carolina (also ranked No. 1 in 2023)

Ocala, Florida (ranked 4th in 2023)

Houston, Texas (ranked 5th in 2023)

Greenville-Spartanburg, South Carolina (ranked 10th in 2023)

Charlotte, North Carolina (ranked 16th in 2023)

Raleigh, North Carolina (ranked 20th in 2023)

Phoenix, Arizona (ranked 18th in 2023)

Knoxville, Tennessee (ranked 7th in 2023)

Jacksonville, Florida (8th in 2023)

Asheville, North Carolina (ranked 17th in 2023)

Boise, Idaho (ranked 15th in 2023)

Portland, Maine (ranked 13th in 2023)

Nashville, Tennessee (ranked 11th in 2023)

Atlanta, Georgia (not listed in 2023)

Johnson City, Tennessee (not listed in 2023)

Huntsville, Alabama (not listed in 2023)

Dover, Delaware (not listed in 2023)

Orlando, Florida (3rd place in 2023)

Savannah, Georgia (ranked 19th in 2023)

Californian cities are not attractive to everyone. Numerous places in the Golden State were among the top 14 major cities from which (adjusted for population size) more people moved away than moved in.

Business Insider examined negative net domestic migration estimates for U.S. metropolitan areas for the period July 1, 2022, through June 30, 2023. Negative net domestic migration means that more people left those metropolitan areas for another U.S. location than people moved there from the U.S. We adjusted these estimates based on each metropolitan area's population as of July 1, 2022, to get migration rates per 1,000 residents.

Before adjusting for population size, the negative net internal migration effect was most pronounced in the New York City metropolitan area, with a value of -238,494. Next was Los Angeles-Long Beach-Anaheim, California, with a value of -154,634, and then Chicago-Naperville-Elgin, Illinois-Indiana, with a value of -71,310.

Los Angeles continued to be notable in adapting the subway Areas by population size. Six of the 14 metropolitan areas with the highest negative net internal migration rates per 1,000 residents were Californian metropolitan areas. These include San Jose-Sunnyvale-Santa Clara and San Francisco-Oakland-Fremont – as well as Los Angeles-Long Beach-Anaheim.

New Orleans-Metairie, Louisiana, stood out However, the most negative net internal migration rate per 1,000 inhabitants is among the major cities, which stands at -17.5.

Below are the cities from which people most often flee, based on the net domestic migration rate per 1,000 people.

While the San Francisco Bay Area is still the center of the tech world, the exodus of tech workers from California has continued since the rise of remote work.

Among tech workers who moved last year, the most common states they ended up in were New York, Texas, California and Florida, according to the SignalFire report.

The nine largest cities where technicians were relocated were:

New York City, New York

Austin, Texas

Los Angeles, California

Denver, Colorado

San Diego, California

Miami/Fort Lauderdale, Florida

Dallas/Fort Worth, Texas

Nashville, Tennessee

Tampa/St. Petersburg, Florida

New York saw a net increase in tech talent of about 3.5%, while Austin saw a net increase of about 1.5%. Los Angeles took third place with a net gain of around 0.5%.

Meanwhile, the nine cities from which technicians moved were as follows:

San Francisco experienced a net loss of tech talent of over 3.5%, while Seattle lost nearly 2.5% and Boston lost more than 0.5%.

According to the report, 15 percent of all tech workers who moved between 2023 and 2024 went to New York. New York attracted a significant portion of technicians, relocating from San Francisco, Boston, and Seattle, among others.

The trend of people generally moving from San Francisco and California to cities in Texas and Florida can be partly explained by a desire to escape the high cost of living. But despite high real estate prices and costs of living, New York City managed to attract the largest share of tech workers to relocate last year.

Some of the cities that attract tech workers also happen to be “Blue Island” cities in red states, like Austin, Nashville, Tampa and Miami.

How To Find the Best Roofing Companies in San Francisco

When it comes to repairing or replacing your roof, it’s best to leave the job to the professionals. In San Francisco, numerous roofing companies offer a range of services to meet your needs. Let’s take a look at some tips for finding the best roofing companies in San Francisco:

Get Multiple Quotes

Before hiring a roofing contractor, it’s important to get multiple quotes to ensure you’re getting the best value for your money. Contact several reputable roofing companies in San Francisco and ask them to provide you with a detailed estimate.

Read Reviews from San Francisco Homeowners

One of the best ways to gauge the reliability and quality of a roofing company is by reading reviews from homeowners in San Francisco. Check online platforms like Google, Yelp, and Angie’s List for customer testimonials and ratings. Pay attention to both positive and negative reviews to get a comprehensive understanding of the company’s reputation.

Choose an Established San Francisco Roofing Company

When selecting a roofing contractor, it’s essential to choose an established company that has been serving the San Francisco area for a significant amount of time. An experienced roofing company will have a track record of successfully completing projects and be familiar with the local building codes and regulations.

Look for companies with a solid reputation and a portfolio of past work that aligns with your needs.

Licensing

Most companies operating in the service industry usually require a license specific to their line of work. For example, the best moving companies need to register with the Bureau of Household Goods and Services. Similarly, roofing services in San Francisco must be licensed by the Contractors State License Board (CSLB) to operate in the state.

>>Connect with roofing companies in San Francisco using Networx

Signs Your Roof Needs Repair or Replacement

Be aware of the signs that indicate your roof needs repair or replacement. Regular inspection and maintenance can help identify issues early on and prevent further damage. Here are some common signs to look out for:

Roof Age

The average lifespan of most asphalt shingle roofs is 20 to 25 years, while metal roofs can last up to 50 years. Consider a replacement if you’re getting close to the expected lifespan or have passed it.

Leaks or Water Stains in Your Home

If you notice water stains on your ceiling or walls, it clearly indicates a leak in your roof. Leaks can lead to water damage, mold growth, and structural issues if not addressed promptly. If you experience frequent leaks or notice water stains, have your roof inspected by a professional as soon as possible.

Exposed Roof Decking Underneath Shingles

Inspect the underside of your roof for any signs of exposed decking. If you can see daylight or notice water stains on the decking, it means that your shingles are no longer providing adequate protection. This could be due to age, storm damage, or improper installation.

Cracked, Broken, or Missing Shingles

Damaged or missing shingles are a clear sign that your roof needs attention. Cracks, curling, and granule loss are indicators of shingle deterioration. Plus, if you find shingles in your yard or notice bare patches on your roof, it’s time to call a professional roofer.

Flashing Deterioration Around Roof Penetrations

Flashing serves to seal joints and safeguard against water infiltration around roof penetrations like vents, skylights, and chimneys. But as time passes and due to continuous exposure to the elements, the flashing protecting these areas can degrade, resulting in water leaks.

Quickly address any signs of deterioration, such as rust, cracks, or missing flashing promptly, by either repairing or replacing it.

Sagging Roof Line

A sagging roofline is a severe issue that requires immediate attention. It could indicate structural damage or a weakened roof deck. A professional roofer should assess the situation and determine the appropriate course of action.

How Much Does a New Roof Cost in San Francisco?

On average, homeowners in San Francisco can expect to pay between $10,000 and $30,000 for a complete roof replacement. This cost includes materials, labor, and any necessary permits. The size of your roof, the type of materials used, and the complexity of the installation are factors that can change the price.

Note that this is a general estimate, and the final cost may vary based on your specific requirements. Factors such as the pitch of your roof, the presence of multiple roof layers, and the need for additional repairs can increase the overall cost.

To get an accurate estimate for your project, it’s recommended to contact multiple roofing companies in San Francisco and request detailed quotes. This will allow you to compare prices and choose a contractor that fits your budget.

What Services Are Offered by San Francisco Roofers?

Roofing companies in San Francisco offer a variety of services to meet the needs of homeowners and businesses. Some of the most common services include:

Roof Repair

Roof repair services address issues such as leaks, damaged shingles, flashing problems, and gutter repairs. Experienced roofing contractors can assess the damage and provide the necessary repairs to restore the integrity of your roof.

Roof Cleaning

Roof cleaning involves the removal of moss, mold, algae, and other debris that can accumulate on your roof over time. This service helps improve the appearance of your roof and can extend its lifespan by preventing damage caused by organic growth.

Roof Inspection

A roof inspection is a crucial service that helps identify potential issues before they become major problems. Professional roofers can assess the condition of your roof, detect leaks, identify areas of weakness, and provide recommendations for repairs or replacements.

Roof Installation or Replacement

If your roof is beyond repair or you’re looking to upgrade to a new roofing material, San Francisco roofers can handle the installation or replacement process. They will remove the existing roof, prepare the surface, and install the new roofing material according to industry standards.

Gutter Repair and Maintenance

In addition to roofing services, many San Francisco roofers also may offer gutter repair and maintenance. This includes cleaning gutters, repairing leaks, replacing damaged sections, and ensuring proper water drainage.

Top Roofing Companies in San Francisco: FAQs

Still, have questions for roofing companies in San Francisco? We answer the most common questions below.

Which Roofing Material Is Best for My House in San Francisco?

The best roofing material for your house in San Francisco depends on various factors, including your budget, personal preferences, and the climate in the area. Common roofing materials used in San Francisco include asphalt shingles, metal, and clay or concrete tiles.

Each material has its advantages and considerations. It’s best to consult a professional roofer to determine the most suitable option for your home.

What Kind of Licensing Do Roofers Need in San Francisco?

Roofing companies in San Francisco are required to have a valid contractor’s license issued by the California Contractors State License Board (CSLB). This license ensures that the contractor has the necessary requirements to perform roofing work in compliance with state regulations.

How Much Time Does It Take To Replace a Roof?

On average, a complete roof replacement can take anywhere from a few days to a couple of weeks. Factors like roof size, complexity of design, types of materials used, and even weather conditions can affect how long the project will take.

Generally, your roofing contractor can give you a solid estimate of how long the roofing replacement will take.

How Much Does Roof Cleaning Cost in San Francisco?

On average, homeowners can expect to pay between $500 and $1,500 for professional roof cleaning services. Factors that can affect the cost include the level of debris and organic growth on the roof, the accessibility of the roof, and the type of cleaning method used.

How Often Do Roofs Need to Be Cleaned?

In general, it’s recommended to have your roof cleaned every 1-3 years to prevent the buildup of debris and organic growth. However, if you notice excessive moss, algae, or mold growth on your roof, it may be necessary to clean it more frequently.

How Long Does a Roof Last?

Generally, asphalt shingle roofs have an average lifespan of 20 to 25 years. Metal roofs, on the other hand, can endure for 40 to 70 years or even longer. Clay or concrete tile roofs boast an impressive lifespan of 50 to 100 years.

The best time to replace your roof in San Francisco is during the dry season, typically between late spring and early fall. This allows for optimal weather conditions and reduces the risk of rain or moisture interfering with the installation process. However, it’s important to consult with a roofing professional to determine the most suitable time based on your specific circumstances.

How Long Does It Take To Repair a Roof Leak?

Minor leaks can often be repaired within a few hours or a day, while more extensive damage may require several days to complete. It’s essential to address roof leaks promptly to prevent further damage to your home.

Should I Repair My Roof on My Own or Hire a Professional?

While homeowners can do minor repairs with some DIY experience, it’s generally recommended to hire a professional roofer for any significant repairs or roof replacements. Professional roofers have the necessary skills, tools, and expertise to ensure the work is done safely and correctly.

Attempting to repair or replace a roof without proper knowledge and experience can lead to further damage and costly repairs.

The New York Jets may be forced into some coaching changes at the end of the 2023 NFL season.

The lack of a competitive offense could mean Nathaniel Hackett loses his job after one season with the franchise.

Hackett was brought in to work with Aaron Rodgers because of their previous time with the Green Bay Packers.

Unfortunately, Rodgers got hurt and the offense tailored to the 39-year-old did not lead to any success with Zach Wilson and Tim Boyle at quarterback.

The Jets ownership may be sympathetic and understand the poor luck the franchise had with Rodgers’ Week 1 Achilles injury, but this is the NFL after all, where changes happen if teams do not perform.

Hackett’s status might just depend on what Rodgers does in 2024 since he was brought in to specifically get the best out of the former Packers quarterback.

However, the Jets may be forced into a change and that could mean a new offensive mindset for Rodgers or whomever plays quarterback next season.

Jonathan Newton/The Washington Post via Getty Images

Eric Bieniemy has been one of the top offensive coaches in the league for quite some time.

The Washington Commanders offensive coordinator’s status for 2024 could be up in the air because of potential changes within the franchise.

Head coach Ron Rivera appears to be on the way out as the team’s new owners look to bring in their own coach.

Bieniemy should be considered in that coaching search, but if he gets passed up for a head coaching gig in Washington or anywhere else, he will be the top offensive mind on the market.

The 54-year-old achieved a wealth of success with Patrick Mahomes in Kansas City, and he could bring a fresh perspective to the Jets offense.

       Wesley Hitt/Getty Images

Darrell Bevell has been an offensive coordinator for four different franchises.

The 53-year-old is currently on the Miami Dolphins staff as a quarterbacks coach and pass-game coordinator.

Bevell’s lengthy experience in the NFL could intrigue the Jets over a new young mind who may take time to adjust as an offensive coordinator.

If Rodgers hangs around for 2024, there is a small connection between him and Bevell, who was on the Packers coaching staff during the quarterback’s rookie season.

Bevell departed the next year for the first of his four OC jobs with the Minnesota Vikings, so there is at least a sliver of understanding between the two parties, which is more than most potential OC hires have.

Jets head coach Robert Saleh may be more inclined to trust Bevell because he has helped with an offense run by another former San Francisco 49ers assistant in Dolphins head coach Mike McDaniel.

If anything, Bevell has the resume and an inkling of a connection to the current Jets to have an advantage over other candidates.

Tony Ding/Icon Sportswire via Getty Images

Brian Griese would be an out-of-the-box hire for the Jets.

The former NFL quarterback and ESPN broadcaster has been the 49ers’ quarterback coach since 2022.

Griese helped with Brock Purdy’s development and he could use that as a springboard to a coordinator job somewhere in the NFL.

Even though Saleh did not coach with Griese, there is an obvious connection to the 49ers. The Jets head coach could get a recommendation from his former boss Kyle Shanahan in an attempt to improve his own offense.

Rodgers could benefit from the perspective of a former NFL quarterback, but Griese lack play-calling experience in the NFL, and that could go against him in the potential interview process.

The Jets have to consider all types of options, though, to improve their offense if Hackett ends up out of a job at the end of the season.
