<p>According to a recent study, high-income New York City residents can save nearly $200,000 by skipping the Big Apple&#8217;s exorbitant rents and taxes in favor of Miami&#8217;s sun-kissed beaches.</p>
<p>Financial information provider SmartAsset analyzed how much people with a six-figure sum in cities like New York, San Francisco and Chicago would save if they packed their bags for Florida&#8217;s largest city.</p>
<p>According to SmartAsset, a Manhattan resident on a salary of $650,000 would save $195,000 because Florida has no state income tax and the cost of living is lower.</p>
<p>Workers on New York salaries of $650,000 are subject to a 45% effective tax rate in New York—taking into account federal, state, and local taxes—which drops to 35% for Miami residents.</p>
<p>According to the study, the same Manhattan resident who makes $150,000 could save nearly $50,000 by moving to Miami.</p>
<p>A New Yorker&#8217;s cost of living would also plummet if they moved out of Manhattan &#8212; where average overhead costs are 137.6% higher than the national average. </p>

<p>In Miami, costs are just 22.8% higher than the national average, according to the study.</p>
<p>Manhattan recently posted a record median rent for the third straight month.</p>
<p>According to the latest rental market report from surveyor Miller Samuel and brokerage giant Douglas Elliman, the borough&#8217;s median rent was $4,395 per month in May &#8212; a 3.6% month-on-month increase from the median rent of $4,241 per month in May April.</p>
<p>That April reading represented a 1.6% month-on-month increase from the March average of $4,175, which surpassed last July&#8217;s record of $4,150.</p>
<p>For comparison, the median rent in Miami was $2,900 in May &#8212; a slight increase from April&#8217;s monthly average of $2,840, according to figures from Zumper.</p>
<p>Since the pandemic, when many Manhattan residents flocked south to advocate lower taxes, warmer weather and looser COVID restrictions, Miami residents have blamed New Yorkers for soaring rents.</p>
<p>According to SmartAsset, high-tax residents of San Francisco and Chicago would also boost their savings by moving to Miami.</p>
<p>SmartAsset&#8217;s study showed how much money residents could save on taxes by moving from New York to Miami, which could be due to Florida&#8217;s lack of state income taxes. <p>In San Francisco &#8212; where the cost of living is 83% above the US average and the effective tax rate is 46% &#8212; people making $650,000 a year will make $153,000 more in Miami, according to the study.</p>
<p>Wealthy Chicagoans may have fewer incentives to relocate, barring the weather.  A Windy City resident making $650,000 would save just $10,000 because Chicago&#8217;s cost of living is 17.1% above the norm, even though the effective tax rate is 40%, the study said.</p>

<p>Property taxes will be going up in the Town of Greeneville next fiscal year.</p>
<p>The Greeneville Board of Mayor and Aldermen voted Tuesday to pay for a Greeneville City Schools HVAC and Lighting project by raising taxes by an amount to be determined at a later date.</p>
<p>The measure passed on a vote of 4-1.</p>
<p>Alderwoman Kristin Girton voted no on the proposal.</p>
<p>The tax increase will not occur immediately.  It will have to be voted on at a future meeting.</p>
<p>Greeneville City Schools&#8217; Superintendent Steve Starnes and Assistant Director of Schools for Administration Beverly Miller presented the HVAC project to the board.</p>
<p>The first phase of the project will cost $7.7 million in total.</p>
<p>Greeneville City Schools will contribute $4.6 million, while the Town of Greenville will contribute $3.3 million.</p>
<p>The town&#8217;s contribution will take the form of a $1 million cash contribution and $2.3 million in debt service</p>
<p>The replacement of the HVAC system at Greeneville Middle School was emphasized by Miller as the most pressing part of the project.</p>
<p>&#8220;If we aren&#8217;t able to do something at GMS we are going to find ourselves in dire straits,&#8221; Miller said.  “It is not a matter of if, but when.  When will we get a call one morning that the system has failed and we can&#8217;t have school.&#8221;</p>
<p>Town board members agreed the HVAC system is an immediate need.</p>
<p>&#8220;It seems like our politicians have kicked stuff down the road for so long that we have to deal with them now, locally and at the state level,&#8221; Aldermen Cal Doty said.</p>
<p>The aldermen that agreed to the tax increase did not do so enthusiastically.</p>
<p>“Nobody wants to pay more taxes.  I don&#8217;t want to pay more taxes, but it&#8217;s something we may have to do,” Aldermen Scott Bullington said.  &#8220;You can&#8217;t have school if you don&#8217;t have heat and you don&#8217;t have light.&#8221;</p>
<p>“This is sort of a situation where you&#8217;re danged if you do and danged if you don&#8217;t.  It is not a good situation but we have this project that has to be done,” Mayor WT Daniels said.</p>
<p>Daniels said that he believed that the last time taxes were raised was in 2016, also to help fund GCS.</p>
<p>Cuts to town employees&#8217; pay or cutting out employee positions were raised as possibilities to fund the project by City Administrator Todd Smith, but were not received well by the board.</p>
<p>&#8220;I will not support cutting any employees, or cutting anyone&#8217;s pay,&#8221; Aldermen Tim Teague said.</p>
<p>The property tax rate increase could happen at any point before July 1 according to Smith.</p>
<p>The tax increase could come before the board when it approves its budget for the next fiscal year in the summer, or it could occur before then in the form of a standalone item.</p>
<p>Either way, the increase will have to have to come before the board twice for two readings and a public hearing.</p>
<p>A request by GCS for an additional $275,000 to help pay for half of the cost to replace the Greeneville High School football field turf was denied by the board.</p>
<p>Teague moved that the board approve the funding allocation, but no other board member seconded the motion.  Therefore, the request did not come to a full vote.</p>
<p>Miller said that the turf had a 10-year warranty and it was 12 years old, having been installed in 2010.</p>
<p>GHS Head Football Coach Eddie Spradlen told the board the field is becoming unsafe and overly compacted, making the surface hard.</p>
<p>&#8220;It&#8217;s almost like playing on concrete in spots,&#8221; Spradlen said.</p>
<p>Some members of the board said they felt GCS should have budgeted for replacing the field over the years since system officials knew it had a 10 year warranty.</p>
<p>Starnes said that could be looked at in the future and that GCS does something similar to that for scheduled bus purchases.</p>
<p>Girton also pointed out that she wanted the request to go through the annual budget-making process.</p>
<p>Bullington noted the town is currently in the process of coming up with funding for the insurance benefits of its employees.</p>
<p>“Unfortunately, your timing is just bad.  The insurance for our employees has to be worked out first, before we allocate money to any other requests,” Bullington said.  “We have hundreds of employees hanging on, waiting to see what their insurance ends up looking like.  We have to deal with that first.  That&#8217;s the bottom line.&#8221;</p>
<p><h3>OTHER BUSINESS</h3>
</p>
<p>The board approved a resolution that encourages the Tennessee Department of Transportation to build a four-lane road on the current site of the Newport Highway instead of a super two-lane road.</p>
<p>&#8220;Hopefully this resolution will get someone&#8217;s attention in Nashville,&#8221; Daniels said.</p>
<p>The board tabled consideration of selling approximately 35 acres of town-owned land at Hardin Industrial Park to an adjacent property owner.  Baord members said they want to ensure the the land could not be an asset to the town before they commit to selling the property.</p>
<p>The board also gave final approval after a second reading and public hearing to a request to rezone property along West Vann Road.</p>
<p>The property was split-zoned, with part of the property being zoned low-density residential and part medium-density residential.  The property will now be zoned medium-density residential.</p>
<p>The property owner has plans to develop a 16-lot subdivision, according to Greeneville Planning Director Randy Davenport.</p>
<p>The board also celebrated the retirement of Kenny Carter from the Greeneville Police Department.</p>
<p>Carter served the department for 22 years.</p>
<p>“Kenny has done anything and everything you could ask.  He has taken care of this community for years.  We will miss him very much,” Greeneville Police Chief Tim Ward said.</p>
<p>Daniels also announced the town had been awarded a $944,000 grant to fund the replacement and additions of sidewalks on Main Street.</p>

<p>Days after rookie quarterback Trey Lance signed with the San Francisco 49ers after finishing third overall on the National Football League draft, a picture posted on Instagram sparked a debate about how much of his $ 34.1 million Dollar deal could be used for California income taxes.</p>
<p>Released May 3, the image shows a photo of the laughing California Governor Gavin Newsom superimposed on a photo of Lance on Design Day.  The text in the picture says: &#8220;After taxes in California, Trey Lance&#8217;s $ 34.1 million rookie deal is now only $ 16 million.&#8221; </p>
<p>It was originally published by Sports for Simps, an account with around 17,000 followers that shares football-themed content.  It was later re-shared by Catchcentral Sports HQ, a site with more than 70,000 followers.</p>
</p>
<p>The original post contained a headline that read &#8220;Californians: OUR CONTRACT,&#8221; a reference to a series of memes that mock socialism.  It received over 17,200 likes and 1,600 comments, many of which criticized California income tax rates. </p>
<p>But are the numbers in the picture correct or is this a false start?</p>
<p>Facebook featured this image as part of its efforts to combat false news and misinformation on its news feed.  So we decided to find out.  (Read more about PolitiFact California&#8217;s partnership with Facebook.)</p>
<p><strong>Run numbers</strong></p>
<p>Lance&#8217;s contract with the 49ers calls for him to receive a $ 22.1 million signing bonus from the team in addition to his annual salary.  His entire contract is valued at $ 34.1 million and is valid for four years with the option to extend for a fifth year.</p>
<p>For example, let&#8217;s say Lance lives in California, signs up as an individual, and claims an income of $ 34.1 million.  At current tax rates, he would pay around $ 18.1 million in federal and state income taxes.  Of that $ 18.1 million, roughly $ 830,000 would be deducted in wage tax, about $ 12.6 million would be claimed by the federal government, and California would be owed $ 4.5 million.  After Lance paid those $ 18.1 million in income taxes, Lance had about $ 16 million left &#8211; though he may also have to pay property taxes if he owns real estate and sales taxes on items he bought.</p>
<p>However, since the contract runs for four years, Lance does not receive the full amount of his contract upfront.  During this time, his salary is paid according to a set schedule.  Traditionally, the NFL has also paid large signing bonuses in multiple installments.  However, this is part of the contract that is negotiable, and Lance&#8217;s agents will likely try to cash out his signing bonus as a lump sum since Nick Bosa, the 2019 second overall winner, received his bonus as a one-off payment from the 49ers.</p>
<p>According to tax experts, there is a tax impact on whether or not Lance receives his money all at once or in multiple installments over several years.  Income taxes are progressive, which means that the tax rate increases from low to high over the amount a person earns.  For someone filing as an individual in California, any income above $ 599,012 will be taxed at 12.3%.  There is also a 1% mental health tax on income over $ 1 million.  However, the income below these bars is taxed at lower rates. </p>
<p>For Lance, this means that his first income of $ 599,012 will be taxed at a lower tax rate than any income he claims for a given year and that he will not tax psychiatric services on his first million dollars has to pay per year.  By distributing his income, he can make the most of those lower tax rates, said Alan Auerbach, professor of economics and law at UC Berkeley and director of the Burch Center for Tax Policy and Public Finance.</p>
<p>The same concept applies to federal income tax.  By distributing his income, Lance was also able to make savings there.  Nationwide, the maximum rate is currently 37% of income over $ 518,400.</p>
<p><strong>Other factors that could skew tax estimates</strong></p>
<p>There are a number of other complications that make it difficult to determine how much Lance could pay in taxes over the next four years.</p>
<p>He could see his taxes rise as his income goes up because he signs advertising contracts or sets other streams of income.  You could go under if he chooses to donate money and use tax breaks for charity.  Its taxes could also be affected by future uncertainties.  For example, Lance could get married, which would change his registration status, or have a child who would make his taxes dependent. </p>
<p>Outside of Lance&#8217;s personal life, a bill is currently pending in the California Senate to raise the state&#8217;s top tax rate to 16.8%.  The law would also apply retrospectively from January 1, 2020.</p>
<p>David Kline, vice president of communications and research for the California Taxpayers Association, said the bill is not expected to be passed this year.  However, other bills have been proposed that could affect the tax burden of high earners, and Kline said it was &#8220;impossible to predict&#8221; what might or might not be approved by lawmakers over a four-year period and it was difficult to: a to calculate tax bill without knowing how Lance&#8217;s money and life could change.</p>
<p>&#8220;We always warn that there are many variables that affect income taxes,&#8221; said Kline.  &#8220;It&#8217;s important to let people know that it is impossible to determine the exact amount without the taxpayer&#8217;s filing status, number of dependents, total income from other sources, possible losses, whether or not a mortgage interest deduction applies to know the amount of charitable deductions and other details. &#8220;</p>
<p><strong>What are the taxes of other newbies?</strong></p>
<p>Many of the comments on the picture posted on Instagram resulted in comparisons between Lance&#8217;s taxes and those of others in the 2021 first-round draft, notably Trevor Lawrence, the first overall winner in this year&#8217;s draft that won the Jacksonville Jaguars on a $ 36.7 million deal. Dollar signed.</p>
<p>The comments stated that California has the highest state income tax rate in the nation.  Florida has no income tax, so Lawrence would be primarily concerned with his federal taxes, which are estimated at around $ 13.6 million.  Ultimately, Auerbach and Kline said that in the first-round draft, Lance will almost certainly pay more tax than Lawrence and most of the others. </p>
<p>&#8220;Athletes who play for California teams pay higher taxes than any of the other 49 states,&#8221; said Kline.</p>
<p>That doesn&#8217;t mean Lawrence and other players will get away with it in low-cost states, however.  One complication associated with taxes faced by NFL players is that they must also pay income tax when they travel for games and exercises &#8211; a levy known colloquially as the &#8220;jock tax.&#8221; </p>
<p>It means that every time Lance travels for a game outside of California, he collects bills in other states based on his annual salary and days worked in that location, and every time a player is in from outside California for a game or practice session Coming to the State Tax law requires them to pay for the &#8220;service days&#8221; they spend in California.</p>
<p>Since California has the highest income tax rate in the country, Auerbach said most of the state and local taxes Lance pays while traveling should be deductible from his California tax bill, which means they likely won&#8217;t affect the total amount he pays Taxes.</p>
<p>However, they would potentially impact its competitors outside of California.  In the past, Kline said California also taxed athletes&#8217; income for performing elements of their contracts in the state.</p>
<p>&#8220;When a Florida resident like Tiger Woods, California, entered a gold tournament wearing a Nike hat, California attempted to tax part of the Nike advertising contract on the grounds that part of the income came from wearing the hat in California. &#8221;  Said Kline.</p>
<p>California&#8217;s franchise tax board, which collects and reviews income taxes, writes in its Residency and Sourcing Technical Manual that endorsement cash may be taxed when an athlete &#8220;wears or uses&#8221; [a] Sponsor&#8217;s product, &#8220;Promote&#8221; or &#8220;Participate in Photo and Shoot Days&#8221; on and off the field in California.  That means Lawrence and other players outside of the state could pay a pretty penny to advertise Nike or Adidas on Lance&#8217;s home turf.</p>
<p><strong>Our decision</strong></p>
<p>A picture posted on Instagram said rookie quarterback Trey Lance, who recently signed with the San Francisco 49ers, will take home $ 16 million from his $ 34.1 million deal after paying California income taxes becomes.</p>
<p>Given current tax rates, this seems like a reasonable estimate of how much Lance could take home on his contract with the NFL after paying federal and state income taxes. <p>Es wurde ursprünglich von Sports for Simps veröffentlicht, einem Konto mit rund 17.000 Followern, das Inhalte zum Thema Fußball teilt.  Später wurde es von Catchcentral Sports HQ, einer Seite mit mehr als 70.000 Followern, erneut geteilt.</p>

<p>Der ursprüngliche Beitrag enthielt eine Überschrift mit der Aufschrift „Californians: OUR CONTRACT“ (Kalifornier: UNSER VERTRAG), die auf eine Reihe von Memen verweist, die den Sozialismus verspotten. <p>Aber sind die Zahlen im Bild korrekt oder ist dies ein Fehlstart?</p>

<h2>Zahlen laufen lassen</h2>
<p>Lances Vertrag mit den 49ers sieht vor, dass er zusätzlich zu seinem Jahresgehalt vom Team einen Unterzeichnungsbonus von 22,1 Millionen US-Dollar erhält.  Sein gesamter Vertrag hat einen Wert von 34,1 Mio. USD und ist vier Jahre lang gültig, mit der Option einer Verlängerung um ein fünftes Jahr.</p>
<p>Angenommen, Lance lebt in Kalifornien, meldet sich als Einzelperson an und beansprucht ein Einkommen von 34,1 Millionen US-Dollar. Bei den aktuellen Steuersätzen würde er rund 18,1 Millionen US-Dollar an Bundes- und Landeseinkommenssteuern zahlen.  Von diesen 18,1 Millionen US-Dollar würden rund 830.000 US-Dollar an Lohnsteuern abgezogen, etwa 12,6 Millionen US-Dollar von der Bundesregierung beansprucht und Kalifornien 4,5 Millionen US-Dollar geschuldet.  Nachdem Lance diese Einkommenssteuern in Höhe von 18,1 Millionen US-Dollar gezahlt hatte, blieben ihm ungefähr 16 Millionen US-Dollar übrig &#8211; obwohl er möglicherweise auch Grundsteuern zahlen müsste, wenn er Immobilien- und Verkaufssteuern auf von ihm gekaufte Gegenstände besitzt.</p>
<p>Da der Vertrag jedoch vier Jahre läuft, erhält Lance nicht die gesamte Summe seines Vertrags im Voraus.  Sein Gehalt wird in dieser Zeit nach einem festgelegten Zeitplan ausgezahlt.  Traditionell hat die NFL auch große Unterzeichnungsboni in mehreren Raten gezahlt.  Dies ist jedoch ein Teil des Vertrags, der verhandelbar ist, und Lances Agenten werden wahrscheinlich versuchen, seinen Unterzeichnungsbonus als Pauschalbetrag auszahlen zu lassen, da Nick Bosa, der zweite Gesamtsieger 2019, seinen Bonus als einmalige Zahlung von den 49ern erhalten hat.</p>
<p>Laut Steuerexperten gibt es steuerliche Auswirkungen darauf, ob Lance sein Geld auf einmal oder in mehreren Raten über mehrere Jahre hinweg erhält oder nicht.  Einkommenssteuern sind progressiv, was bedeutet, dass der Steuersatz über den Betrag, den eine Person verdient, von niedrig nach hoch steigt.  Für jemanden, der als Einzelperson in Kalifornien einreicht, werden alle Einkünfte über 599.012 USD mit 12,3% besteuert.  Es gibt auch eine 1% ige Steuer auf psychiatrische Leistungen auf Einkommen über 1 Million US-Dollar.  Das Einkommen unter diesen Balken wird jedoch zu niedrigeren Sätzen besteuert. </p>
<p>Für Lance bedeutet dies, dass sein erstes Einkommen in Höhe von 599.012 US-Dollar mit einem niedrigeren Steuersatz besteuert wird als jedes Einkommen, das er für ein bestimmtes Jahr geltend macht, und dass er die Steuer auf psychiatrische Leistungen nicht auf seine ersten Millionen US-Dollar pro Jahr zahlen muss .  Durch die Verteilung seines Einkommens kann er diese niedrigeren Steuersätze optimal nutzen, sagte Alan Auerbach, Professor für Wirtschaft und Recht an der UC Berkeley und Direktor des Burch-Zentrums für Steuerpolitik und öffentliche Finanzen.</p>
<p>Das gleiche Konzept gilt für die Bundeseinkommensteuer.  Durch die Verteilung seines Einkommens konnte Lance dort auch Einsparungen erzielen.  Bundesweit liegt der Höchstsatz derzeit bei 37% des Einkommens über 518.400 USD.</p>
<h2>Andere Faktoren, die Steuerschätzungen verfälschen könnten</h2>
<p>Es gibt eine Reihe anderer Komplikationen, die es schwierig machen zu bestimmen, wie viel Lance in den nächsten vier Jahren an Steuern zahlen könnte.</p>
<p>Er könnte sehen, wie seine Steuern steigen, wenn sein Einkommen steigt, weil er Werbeverträge unterzeichnet oder andere Einkommensströme festlegt.  Sie könnten untergehen, wenn er sich für eine Geldspende entscheidet und Steuervergünstigungen für wohltätige Zwecke nutzt.  Seine Steuern könnten auch von zukünftigen Unsicherheiten beeinflusst werden.  Zum Beispiel könnte Lance heiraten, was seinen Anmeldestatus ändern würde, oder ein Kind haben, das seine Steuern abhängig machen würde. </p>
<p>Außerhalb von Lances Privatleben steht derzeit im kalifornischen Senat eine Gesetzesvorlage aus, mit der der Spitzensteuersatz des Staates auf 16,8% erhöht werden soll.  Das Gesetz würde auch rückwirkend zum 1. Januar 2020 gelten.</p>
<p>David Kline, Vizepräsident für Kommunikation und Forschung bei der California Taxpayers Association, sagte, die Gesetzesvorlage werde voraussichtlich nicht in diesem Jahr verabschiedet.  Es wurden jedoch noch andere Gesetzesvorlagen vorgeschlagen, die sich auf die Steuerbelastung von Hochverdienern auswirken könnten, und Kline sagte, es sei „unmöglich vorherzusagen“, was vom Gesetzgeber über einen Zeitraum von vier Jahren genehmigt werden könnte oder nicht, und es sei schwierig, a zu berechnen Steuerrechnung ohne Wissen darüber, wie sich Lances Geld und Leben ändern könnten.</p>
<p>&#8220;Wir warnen immer davor, dass es viele Variablen gibt, die sich auf die Einkommenssteuern auswirken&#8221;, sagte Kline.  „Es ist wichtig, die Menschen wissen zu lassen, dass es unmöglich ist, den genauen Betrag zu bestimmen, ohne den Anmeldestatus des Steuerzahlers, die Anzahl der abhängigen Personen, das Gesamteinkommen aus anderen Quellen, mögliche Verluste, die Frage, ob ein Hypothekenzinsabzug gilt, die Höhe der gemeinnützigen Abzüge und andere zu kennen Einzelheiten.&#8221;</p>
<h2>Wie sehen die Steuern anderer Neulinge aus?</h2>
<p>Viele der Kommentare zu dem auf Instagram veröffentlichten Bild führten zu Vergleichen zwischen Lances Steuern und denen anderer im Entwurf der ersten Runde 2021, insbesondere Trevor Lawrence, der erste Gesamtsieger im diesjährigen Entwurf, der die Jacksonville Jaguars mit einem Deal über 36,7 Millionen US-Dollar unterzeichnete .</p>
<p>In den Kommentaren wurde festgestellt, dass Kalifornien den höchsten staatlichen Einkommensteuersatz in der Nation hat.  In Florida gibt es keine Einkommenssteuer, daher würde sich Lawrence hauptsächlich mit seinen Bundessteuern befassen, die auf rund 13,6 Millionen US-Dollar geschätzt werden.  Letztendlich sagten Auerbach und Kline, dass Lance im Entwurf der ersten Runde mit ziemlicher Sicherheit mehr Steuern zahlen wird als Lawrence und die meisten anderen. </p>
<p>&#8220;Athleten, die für kalifornische Teams spielen, zahlen höhere Steuern als in einem der anderen 49 Bundesstaaten&#8221;, sagte Kline.</p>
<p>Das bedeutet jedoch nicht, dass Lawrence und andere Spieler in Billigstaaten ungeschoren davonkommen.
