<p>Autonomous building tech startup BrainBox AI today announced the closure of a $12 million CAD (~$8.59 million) convertible debt round, which it plans to put toward expansion in North America (particularly its home market of Canada) and international markets like the U.K., Ireland, and Australia. The cash infusion comes as companies unaffected by shelter-in-place orders aim to head off the economic impacts of the pandemic. BrainBox’s AI platform enables the heating, ventilation, and air conditioning (HVAC) in buildings to operate autonomously, netting up to a claimed 25% reduction in total energy costs and a 60% boost in employee comfort.</p>
<p>BrainBox, which was founded in 2017 by CEO Sean Neely and CTO Jean-Simon Venne, taps a combination of machine learning and cloud computing to optimize commercial HVAC control systems. The company first installs its system-agnostic, sensor-free solution to identify and catalog a building’s operating behavior and energy flow by gathering data from both internal and external resources, including hundreds of thousands of real-time data points, like temperature, sun/cloud positioning, fan speed, duct pressure, heater status, humidity levels, and occupant density. After six to eight weeks of data collection, BrainBox’s AI engine can identify patterns to isolate each zone’s habits and tendencies, as well as aggregating equations for each zone to create an overall profile.</p>
<p>After creating this profile, BrainBox’s engine makes educated predictions about future power consumption, writing back to the HVAC controller every five minutes to make adjustments. Neely claims that most customers see a 20-40% reduction in carbon footprint within the first few months of deployment.</p>
<p>HVAC-optimizing AI isn’t exactly novel. Augury, a startup developing sensors that attach to machines and record data that’s then analyzed in the cloud, works with service companies to diagnose and optimize systems like industrial HVAC. GE Digital’s Predix and startup Petasense offer similar Wi-Fi-enabled, cloud- and AI-driven monitoring sensors. Carbon Relay boasts a product that leverages sensor data to make predictions about datacenters’ cooling usage. And Google recently rolled out a feature to Nest-branded thermostats that’s designed to detect HVAC problems.</p>

<p>But BrainBox says it’s collaborating with a number of prominent partners and institutions to refine its platform. These include the U.S. Department of Energy’s National Renewable Energy Laboratory, the Institute for Data Valorization, Montreal’s École de Technologie Supérieure, and McGill University. In the near term, it hopes to develop an algorithm that will map all building HVAC control points while abiding by government and industry standards.</p>
<p>Another point in BrainBox’s favor is its market momentum. In the 11 months since the company’s May 2019 launch, its platform has been installed in over 15 million feet of commercial real estate across 15 cities on three continents. Locations include airports, hotels, residences, long-term care facilities, and grocery stores. Over 40 buildings have active installations, some of which are larger than a million square feet.</p>
<p>“The autonomous nature of our technology makes it truly scalable, and as we are reducing energy consumption in buildings by over 20%, we are in a position to make a real positive impact on GHG emissions from the real estate sector, one of the largest emitters globally,” BrainBox chief business development officer Sam Ramadori told VentureBeat via email. “For the entire team at BrainBox AI, it is very exciting to be growing a global business that can truly make a difference on climate change.”</p>
<p>Headquartered in Montreal, BrainBox has 50 employees today and expects to employ over 100 by year-end. This latest funding round, which was led by Esplanade Ventures, with participation from Desjardins Capital, brings the company’s total raised to over $19 million CAD (~$13.6 million).</p>

<p>How digital twins have evolved, with the help of geospatial data, to capture more complex environments than ever.</p>

<p class="MsoNormal">Weary travelers lost in San Francisco International Airport (SFO) can access a map of the facility on their cell phones. The map, built with geographic information system (GIS) technology, provides the information to get them where they need to go. But there’s much more to the map—it guides operations.</p>
<p class="MsoNormal">These additional layers, accessible to the people who run and maintain the airport, reveal the airport’s dazzling complexity. All 1.8 million square feet of the International Terminal are included. Every individual component—from the 15,000 doors to the 2,000 trees—is present and accounted for.</p>
<p class="MsoNormal">Peel back those layers and peek underground. You’ll find the 400 miles of labeled subsurface utilities, including water, electrical, and wastewater. The airport’s exteriors are pictured, gathered through lidar and other methods, seamlessly integrated into the GIS.</p>
<p class="MsoNormal">For operations detail, building information models (BIM) find their place on the map. Closets, walkways, plumbing—it’s all there, ready to aid in repairs or long-term projects. Informative GIS layers, such as the location of wireless access points, augment the detailed BIM information.</p>
<p class="MsoNormal">And this is just the static map information. Indoor tracking shows the position of critical equipment. Outside, the current locations of maintenance vehicles are revealed.</p>
<p class="MsoNormal">From the public version to the sensitive high-security layers, it’s all the same GIS-supported map. But it’s more than that. This is SFO in its entirety: the permanent parts, the semi-permanent, and those items are always on the move.</p>
<p class="MsoNormal">So let’s not call it a map. What SFO has built is a geospatial digital twin.</p>
<p>SFO’s digital twin includes a 3D viewer that gives personnel the details they need to perform maintenance and safeguard travelers, as well as an app to guide travelers through interior spaces.</p>
<h3 class="MsoNormal">The Evolution of Digital Twins</h3>
<p class="MsoNormal">The concept of the digital twin is not new, although it has undergone radical alterations. The earliest digital twins appeared in the manufacturing world, as far back as the 1980s. They were a way to measure the performance of factory machinery and processes, down to the level of individual components.</p>
<p class="MsoNormal">Although helpful for understanding plant operations, the utilities of these early digital twins were limited. An analyst could note strengths and weaknesses in the system, and detect problems and bottlenecks, but would struggle to apprehend its totality.</p>
<p class="MsoNormal">Modern digital twins provide this totality, without compromising granularity. Just as the human body relies on the interconnection of systems such as the respiratory system and the cardiovascular system, complex systems in organizations function through constantly flowing interactions. A modern digital twin recognizes that interactions among systems are just as important as the individual systems themselves.</p>
<h3 class="MsoNormal">The Complex World As It Is</h3>
<p class="MsoNormal">How does a geospatial digital twin create the conditions for this nuanced view?</p>
<p class="MsoNormal">First, by offering clarity of vision. From the time GIS first debuted over a half-century ago, the technology has pioneered the concept of digital twins.</p>
<p class="MsoNormal">The visual language of GIS is the map. Just as a paper map is, to varying degrees, “an analog twin,” many GIS-derived maps can be thought of as digital twins. GIS maps contain details about attributes, data can be traced to its source, and they transcend the static maps of the past.</p>
<p class="MsoNormal">GIS can produce realistic digital twins because the technology can now seamlessly integrate immersive 3D environments, including details obtained via drones and reality capture techniques.</p>
<p class="MsoNormal">Geospatial digital twins go further than 3D models by adding the dimension of time. Like the systems they mirror, digital twins evolve. By compiling information regarding the past and present, digital twins can be used to query what happened when and even what’s likely to happen based on past patterns. Advanced analytic techniques reveal trends and hotspots.</p>

<h3 class="MsoNormal">No Two Twins Alike</h3>
<p class="MsoNormal">As more people have grasped the potential power of geospatial digital twins, use cases have multiplied. It is now possible to speak of many categories of digital twin:</p>
<ul type="disc">
<li class="MsoNormal">Design and construction digital twins help manage complex infrastructure problems, while providing a through-line that connects the present with the future. In Brisbane, Australia, a digital twin aids in the construction of a new subway. The same twin also depicts areas above ground, so that the rail authority can track how the underground project impacts economic development above it. When the project is complete, the same twin will guide daily operations.</li>
<li class="MsoNormal">Digital twins have become an indispensable tool for architects and urban planners. The technology helps them imagine and experiment with alternative scenarios without any disruptions to the real world. What would a proposed promenade look like, given current walking and pedestrian traffic in the region? How high should a bridge be, based on various climate change flooding scenarios?</li>
<li class="MsoNormal">Digital twins of utilities networks provide a detailed physical view of systems that are often concealed from view. In the United Kingdom, the wireless provider Vodafone now uses a digital twin that covers 245,000 square kilometers of its network.</li>
<li class="MsoNormal">Environmental digital twins have recently emerged as a way to understand ecosystems and how they function. Perhaps their most valuable attribute is the way they link natural systems with human-made systems, revealing how each affects the other.</li>
</ul>
<h3 class="MsoNormal">The Common Denominators</h3>
<p class="MsoNormal">The most exciting digital twin model to emerge in recent years attempts to combine all of the above into something that mirrors the complexity of entire cities, or even nations. Grenada, for example, has built an impressive country-level digital twin that helps the Caribbean nation understand and prepare for climate change.</p>
<p class="MsoNormal">The mirroring ability of digital twins can obscure qualities that are more prosaic, but no less powerful, than the ability to mirror dynamic systems.</p>
<p class="MsoNormal">Digital twins foster collaboration and communication. They provide a common view for stakeholders to understand how systems may evolve. And their visual intuitiveness is a way explain progress to communities, regulatory agencies, or anyone else who may be affected by evolving systems.</p>
<p class="MsoNormal">Finally, there is the power that has long made GIS an optimal way to organize spatial information.</p>
<p class="MsoNormal">The many data flows that comprise complex systems may originate from disparate sources. Oftentimes, the only thing these groups of data share is that they have a spatial component, a shared location. GIS-based digital twins honor this similarity while visually emphasizing it.</p>
<p class="MsoNormal">Geospatial digital twins offer something that approaches complete contextual awareness. By helping us visualize the cross-pollination of data flows, these digital twins connect abstract data with concrete experience. By answering the constantly shifting question of “where?”, geospatial digital twins offer the ultimate contextual understanding.</p>

<p>GREENSBORO, NC (WGHP) &#8211; If you live in Guilford or Forsyth County and get electricity through Duke Energy, you may be able to get new appliances and lower electric bills.</p>
<p>Duke Energy will soon begin a pilot program for the Company&#8217;s new initiative, High Energy Usage Assistance.  The goal of the program is to provide free energy upgrades to renters and homeowners who are at least 200% of the state poverty line and who use at least 17,800 kilowatt hours per year.  The program is only available in three North Carolina counties: Forsyth, Guilford, and Mecklenburg.</p>
<p>		April brought showers to the Piedmont Triad, but what&#8217;s in store for May?	</p>
<p>That income limit is $29,160 for a single-family home.  For a family of two, the threshold is $39,440.  For 3 it&#8217;s $49,720.  For 4 it&#8217;s $60,000.  Figures for larger families are available on the US Department of Health and Human Services website. </p>
<p>Duke Energy lists eight possible improvements: HVAC replacement, Energy Star refrigerator replacement, comprehensive air sealing, energy efficient lighting, duct sealing, heat pump water heaters, insulation, and water-saving fixtures. </p>
<p>To receive this free assistance, residents must submit an application on Duke Energy&#8217;s website. </p>
<p>If approved, a Duke Energy contractor will work with you to schedule an energy audit at your home.  During this audit, the contractor will assess which options are most helpful in reducing your energy consumption and electricity bills. </p>

<p align="left">Stantec, a global leader in sustainable design and engineering, has signed an agreement to acquire Environmental Systems Design, Inc. (ESD), a 270-strong engineering firm headquartered in Chicago.  Founded in 1967, ESD has built a reputation for excellence and innovation in high-performance design with a list of industry-leading customers.  The terms of the transaction are not disclosed.</p>
<p align="left">The acquisition of ESD significantly increases Stantec&#8217;s expertise in mission-critical facilities and data center design.  Mission-critical facilities represent a fast-growing segment of dedicated infrastructure that requires higher levels of reliability.  These facilities—spanning almost every major industry—are designed to keep building infrastructure, emergency dispatch, data storage, or other critical functions running during inclement weather and utility outages.  Data centers like hyperscale facilities require specialized, resilient design considerations developed by uniquely skilled teams that regularly address the changing needs of large organizations. </p>
<p align="left">With the acquisition of ESD, Stantec expands its mechanical, electrical, <a class="wpil_keyword_link" href="https://dailysanfranciscobaynews.com/bay-spaces-150-yr-outdated-water-pipe-drawback-nbc-bay-space/"   title="plumbing" data-wpil-keyword-link="linked">plumbing</a> (MEP) and civil engineering businesses in the United States by 40 percent. ESD was recently engaged by a confidential client to provide peer reviewed and hyperscale data center design services and has subsequently been engaged in the construction of multiple hyperscale data centers across the United States on their behalf.  Hyperscale campus developments range from a single 500,000 square foot facility (20 to 30 megawatts of power) to multiple multi-million square foot facilities (over 300 megawatts of capacity).  Several sites across the country share a common basic concept with local adjustments and are designed for efficient incremental expansion without disrupting ongoing facilities.</p>

<li>MEP and mission critical engineering for the <strong>United Airlines Network Operations Center </strong>in Chicago, an important part of the airline&#8217;s day-to-day operations.  Building Information Modeling (BIM) was used to route new systems through and around existing structures.  ESD worked closely with the City of Chicago and provided specialized consulting services in the areas of electrical and fire detection codes to provide a unique furniture wiring design that met all of United&#8217;s requirements.</li>
<li>MEP and fire protection technology for the 1,400,000 square meter expansion of the <strong>Las Vegas Convention Center</strong>, one of the largest convention centers in the world.  The new West Hall includes 600,000 square meters of flexible exhibition space with numerous infrastructure services, including various voltages and capacities, telecommunications, water and sewage, and natural gas.  Additional program and support spaces include a reception hall, meeting rooms, lobbies and a cafe/kitchen area.</li>
<li>MEP and fire safety engineering and energy modeling for <strong>Northwestern Medicine Lake Forest Hospital</strong> in Illinois.  The 201-bed hospital has been designed to meet future demand and earn LEED Silver certification.  Energy saving measures included optimizing the thermal performance of the façade while balancing solar heat from the glass, external shading methods, LED lighting and more.  ESD also reduced the use of plumbing fixtures by 20 percent and household hot water consumption by 26 percent.</li>

<p align="left">Stantec has three existing offices in Chicago and five in Illinois.  With a large concentration of employees in Chicago, ESD also has offices in New York City, San Francisco and Phoenix. <p>When we talk about office flight-to-quality, where occupants are increasingly focused on renting office space in high-end, modern buildings to better lure employees back to face-to-face work, the conversation usually revolves around a laundry list of amenities .  It&#8217;s easy to forget that the flight to quality is primarily being driven by the growing emphasis on sustainability in the workplace and current market fundamentals are pushing energy efficient systems even further up the list of flight to quality must-haves.</p>
<p>Tenants are increasingly considering sustainability and climate resilience when choosing office space, and net-zero targets are paving the way for more energy-efficient buildings.  Buildings designed to reduce energy consumption will become increasingly valuable as climate change approaches.  Energy-saving features such as LED lighting, state-of-the-art HVAC systems and solar panels are being incorporated into Class A office buildings, but another sustainable feature that is gaining traction is on-site water reuse systems. </p>
<h2 class="wp-block-heading" id="h-trickle-down-economics">trickle-down economics </h2>
<p>On-site water reuse systems in office buildings treat and recycle the building&#8217;s gray water (which is water from sources such as sinks, showers, and washing machines).  The treated gray water can then be used for non-potable purposes like flushing toilets, irrigation, and even cooling data servers.  This reduces the building&#8217;s fresh water requirements, which is particularly important in areas with water scarcity or drought.  A prominent example of a wastewater reuse system in a Class A office building is the system installed in the Salesforce Tower in San Francisco.  The building&#8217;s system collects gray water from sinks and showers, and then treats the water using a combination of physical and biological processes, including filtration, UV disinfection, and membrane bioreactors.  The treated gray water is then used to flush toilets and irrigate the building&#8217;s roof garden.</p>
<p>If you&#8217;re reading this from one of the parched Southwest states, the rise of on-site water reuse systems in commercial buildings isn&#8217;t exactly new to you.  Thanks to dwindling water supplies and population growth, California, Colorado, Florida and Texas have policies mandating the installation of water reuse systems that have either been passed or are on the legislature list.  City council members in Sacramento and Austin made headlines for passing ordinances requiring new commercial buildings to install water reuse systems in their <a class="wpil_keyword_link" href="https://dailysanfranciscobaynews.com/bay-spaces-150-yr-outdated-water-pipe-drawback-nbc-bay-space/"   title="plumbing" data-wpil-keyword-link="linked">plumbing</a>, both of which will go into effect later this year.  Beginning in July 2023, new commercial developments in Sacramento that are 10,000 square feet or larger will require graywater systems for irrigation, while buildings larger than 50,000 square feet will need to install a dual plumbing system that would allow recycling of graywater throughout the building.  Austin, on the other hand, will require new commercial and multi-family homes 250,000 square feet or larger to have on-site water reuse systems beginning in December 2023. </p>
<p>New York City also introduced its Water Conservation and Reuse Grant Pilot Program, which offers grants of up to $250,000 to fund the installation of eligible systems.  The program aims to reduce the demand for drinking water and promote sustainable water management practices in commercial buildings.  Eligible projects may include the installation of gray water systems, rainwater harvesting, or other non-potable water reuse initiatives.  By providing financial support to install water reuse systems, the program encourages buildings to adopt sustainable practices and meet regulatory requirements, while reducing operating costs and promoting resilience in the face of potential water shortages or supply disruptions. </p>
<p>Barring a growing regulatory framework, offices with water reuse systems are a more desirable asset.  On-site water reuse systems are becoming increasingly popular in office buildings due to their potential to conserve water resources and reduce costs associated with water use.  Not to mention that thermal energy can be recovered from wastewater to heat buildings, effectively reducing energy costs and greenhouse gas emissions associated with heating a building.</p>

<p>Water reuse systems can vary in complexity and design, with different types of systems offering different opportunities for treatment and reuse.  A common type of system uses a physical treatment process that uses filters and membranes to remove impurities and contaminants from gray water before it is reused for non-potable purposes.  Another option is a chemical treatment process, which may include methods like ozonation or reverse osmosis to purify the water more.  The specific type of system selected for an office building depends on a number of factors, including the building&#8217;s water needs, the space available for installation, and the project budget.  Despite the differences between the systems, they all aim to reduce the environmental impact of water use and create a more sustainable building by reducing water use.  Regardless of the methodology, installing a water reuse system would be undeniably helpful in differentiating a building as a trophy facility as companies look to set up their operations in the most sustainable buildings. </p>

Additionally, using treated wastewater for non-potable purposes reduces the amount of wastewater that needs to be treated and discharged into the environment, which can benefit local waterways and ecosystems.  Overall, on-site water reuse systems can play a valuable role in promoting sustainable water management and ensuring long-term water security for communities.  By establishing a hyper-local wastewater treatment loop and reducing reliance on municipal plumbing, water reuse systems also increase a building&#8217;s resilience to flooding.  On-site reuse systems are less susceptible to extreme weather conditions, hydraulic capacity limitations, combined sewer overflows, and other infrastructure issues than main water systems. </p>
<p>Water reuse systems become part of the Flight to Quality equation because they help promote sustainability and wellbeing in the workplace, which are key to users and investors.  After all, the current battle for quality is as much about helping residents with their environmental goals as it is about luring employees into the shiniest office around.
