<p>The Canyon, a 23-story mixed-use building designed by MVRDV, officially opened recently. With its jagged wall, textured red-brown facade, and a publicly accessible “canyon” providing a route through the site, The Canyon is reminiscent of the dramatic geology of California, inspired in part by San Francisco’s charismatic topography.</p>
<p>The opening happened in a ceremony in June attended by San Francisco Mayor London Breed. The project was built as part of a masterplan that transforms a windswept parking lot on San Francisco’s waterfront into a new sustainable neighborhood, known as Mission Rock, with housing for middle income residents.</p>
<p>Located opposite the Giants’ Oracle Park stadium, The Canyon is one of four buildings that form the first phase of the neighborhood, which is being developed through a partnership of the San Francisco Giants, Tishman Speyer, and the Port of San Francisco. These buildings were designed in a collaborative process in which four internationally renowned design firms—Studio Gang, Henning Larsen, WorkAC, and MVRDV—worked simultaneously, creating designs that worked together, with each having a distinct appearance.</p>
<p>One benefit of the simultaneous design process is that the four buildings share critical energy and water infrastructure. For example, based in the building designed by Work AC, is a water recycling plant that will process black water from the whole neighborhood for reuse.</p>
<p>For its part, The Canyon hosts the key mechanical elements of an efficient district heating system, hidden away in parts of the ground floor and basement. The proximity to the San Francisco Bay provides the site with the opportunity to utilize bay water for both cooling and heating of Mission Rock via a water exchange system. The system leads to a reduction of CO2 and lower water and energy usage and thus, lower bills for the tenants.</p>
<p>Also located in the basement is bicycle parking, encouraging residents to take advantage of healthy and sustainable transport options. Together, these shared systems and interventions allow the neighborhood to significantly reduce its carbon emissions.</p>
<p>With its position in the northwest corner of the neighborhood, The Canyon is the first thing visitors see when crossing the 3rd Street Bridge, and it will soon be fronted by China Basin Park, a waterfront park and cultural centerpiece for the community.</p>
<p>The building comprises a five-story plinth, topped by a 73-m (240-ft) tower in the western corner of the plot, through which the landscaped public “canyon” runs. Like all the buildings of the masterplan, the ground level of The Canyon hosts small-scale shops and restaurants that will help establish a community feeling in the new neighborhood. In the case of The Canyon, the ground floor is topped by two floors of offices, and then 283 apartments.</p>
<p>The Canyon also offers a shortcut from China Basin Park to the heart of the neighborhood. The walls of the building and the eastern side of the tower are jagged with step-backs and overhangs, giving the impression of steep rocky walls. These have the added benefit of creating bay windows and small balconies for 40 apartments, taking advantage of the views over the San Francisco Bay. The roofs of the plinth are also landscaped with abundant greenery, creating communal spaces for residents to relax, exercise, or meet friends.</p>

<p>Green design is no longer just a buzzword &#8211; it&#8217;s a movement.  Architects and designers are committed to sustainable solutions in all types of projects, and private homes are no exception.  As technology advances, energy efficiency starts with the architecture.  For new builds, choosing materials adapted to a site&#8217;s specific climate can help reduce a household&#8217;s overall consumption.  During renovations, installing high-performance windows and doors can help maintain a constant indoor temperature, thereby reducing HVAC demand. </p>
<p>However, green living doesn&#8217;t always require a major physical makeover.  Design experts agree that green change can start small, from the appliances we buy to the fabrics and finishes we use.  A practical approach to sustainability requires an attitude towards longevity &#8211; even if you don&#8217;t live in your home forever, the impact of its design and maintenance will linger for generations.  Go room by room with these tips to mitigate your home&#8217;s negative environmental impact.</p>

<h2>Avoid design trends to reduce waste</h2>
<p>While it may be exciting to redecorate your home on a regular basis, reducing product usage &#8211; and the resulting waste &#8211; is a key tenet of sustainable interior design.  &#8220;If you steer clear of trends and instead look to nature for inspiration, you maximize the longevity of your interior design aesthetic,&#8221; says Alicia Storie of British design firm AdesignStorie.  “Trends come and go.  However, interiors that we have a strong emotional connection to can stand the test of time.” </p>
<p>If you need a refresher, head to the fabric store or your favorite consignment store.  &#8220;Consider reupholstering and refurbishing furniture before buying new ones,&#8221; advises designer Laura Hodges of Baltimore and Washington, DC.  &#8220;Shop local and try out vintage or antique furniture&#8221; to support the circular economy.</p>
<h2>Consider materials – and their lifecycles</h2>
<p>It&#8217;s tempting to source marble from Italy and windows from Germany, but the energy required to ship these products can add significantly to your home&#8217;s overall carbon footprint.  Instead, use third-party, certified local products, like “FSC-certified woods, OEKO-TEX and GOTS-certified linens, upholstery and textiles,” says New York-based interior decorator and designer Laurence Carr. </p>
<p>&#8220;Considering whether the parts and components are built to last and whether they can be reused, repurposed, refurbished or recycled is an important part of designing a home,&#8221; says Hodges, who also advises brightening Installing kitchen worktops The space requires less artificial light outside of daylight hours.</p>
<h2>Question the ingredients</h2>
<p>&#8220;Just as we&#8217;ve come to question where our food comes from and what&#8217;s in it, so must we with our fabrics,&#8221; says designer Chenault James of Louisville, Kentucky.  “The textile industry uses a variety of chemicals such as dyes, bleaches and finishes that are harmful to the environment and people.  Technology has made a great looking polyester faux linen or velvet possible, but we have to think about the fact that it&#8217;s not biodegradable.&#8221; </p>
<p>Throughout the home, stick to natural fibers like cotton and linen for curtains and upholstery, and opt for carpets made of wool, sisal or jute.  Paints and varnishes should not contain any VOCs – chemical compounds whose outgassing can damage human organs and form ground-level ozone.  Ground-level ozone can trigger a variety of health problems, particularly in children, the elderly and people of all ages with lung diseases such as asthma. </p>
<h2>Choose products wisely</h2>
<p>Thoughtful shopping choices can make a big difference to a sustainable home.  &#8220;In the kitchen, you can put a compost bin in the cabinets and use biodegradable/natural cleaning products, organic linens, reusable paper towels, beeswax food wrap and reusable silicone bags&#8221; to reduce waste, says Hodges.  In the bathroom, she recommends reusable makeup remover pads, bamboo toothbrushes, and refillable dental floss, while mattress and pillow protectors extend the life of linens.</p>
<h2>Choose devices that use less energy</h2>
<p>“Optimizing energy efficiency means you use fewer resources in your daily life,” explains San Francisco architect Monica Sanga.  “Choosing energy-efficient appliances and low-flow faucets/faucets is the easiest solution.” In her own home, Sanga has chosen an induction hob, automatic blinds and light sensors to reduce both her gas and electricity use.  Meanwhile, Hodges is designing bathrooms with &#8220;LED lights, double-flush toilets, heated floors and aerated faucets&#8221; to save on water and energy use.</p>
<h2>Upgrade your systems</h2>
<p>When you&#8217;re ready to take on a larger project, review and adjust your systems.  Installing a method to capture and recycle gray water (from outside the toilet) can reduce water use, while solar panels — often subsidized by government programs — minimize generator needs, says Carr.  Heat pumps are Sanga&#8217;s “new standard for stove replacement” and she emphasizes the importance of passive heating and cooling through proper insulation and shading.  A simple solution is window curtains, which &#8220;filter natural light, limit energy use from artificial lighting, and insulate the home from cold air and the sun&#8217;s heat,&#8221; says Hodges.</p>
<h2>Get a green education</h2>
<p>Like any niche industry, the world of sustainable design and products can be opaque and riddled with jargon.  Carr suggests doing your homework before making any lasting decisions.  “Find out about standard third-party certifications and transparency in the architecture and design industry to make informed choices when purchasing products or working with an architect, designer, contractor or landscaper,” she says.  &#8220;These certifications are a powerful guide to healthier materials and high quality, trusted products, brands and services.&#8221; </p>
<p>If renovating your home all at once seems a bit too much for you, take it one step at a time.  While bigger, lasting changes have bigger, more positive impacts on the environment, &#8220;I also believe in small steps when it comes to sustainability,&#8221; says Hodges.  Sanga agrees: &#8220;Ultimately, the most sustainable choice is the one you can commit to.&#8221;</p>

<p>The new Hamlin School campus recently received the 2023 Green Good Design Award from the Chicago Athenaeum: Museum of Architecture and Design and the European Center for Architecture Art Design and Urban Studies.</p>
<p>For over 127 years, The Hamlin School has been focused on its mission to educate girls to &#8220;meet the challenges of their time.&#8221;</p>
<p>The school is located on a steep sloping site in a residential area of ​​San Francisco with restrictive height restrictions.</p>
<p>The campus consists of 3 buildings descending 65 feet down a slope while scaling a 40 foot retaining wall, all conditions that created profound site constraints and design challenges.</p>
<p>With separate elevators and stairways in each building, connections between the separate buildings were unclear.</p>

<p>The retaining wall at the center of the campus created a physical barrier between the middle school and the junior high school, fundamentally dividing the site into upper and lower sections.</p>
<p>The three buildings were constructed in three different eras and were not designed to support the school&#8217;s contemporary pedagogical ambitions.</p>
<p>And the undersized gymnasium was shared with the performing arts department, affecting both athletics and performing arts programs.</p>
<p>Work focused on the interior of the site to minimize impact on the stunning bay views from the campus and neighboring residences.</p>
<p>The project expanded the lower school&#8217;s McKinne Building, retaining its front half while excavating behind it south to the retaining wall, yielding new excavation area as usable area.</p>
<p>The new design stacked a large, double-height gymnasium over a multipurpose arts space deep in the center of the site, conforming to zone boundaries and minimizing visual impact on neighbors.</p>

<p>The roof of the extension forms a new terrace directly in front of the existing science classrooms in the middle building and creates new opportunities for science education and experiments. </p>
<p>This strategy also consolidated the newly enlarged classrooms on the north side of the McKinne Building, where they make best use of the large windows, soft light, and views. </p>
<p>The existing classrooms were small and did not support the school&#8217;s project-based pedagogy. </p>
<p>Working closely with the teachers, the classrooms were paired by grade level, with the youngest children on Level 1 moving up the building as they got older. </p>
<p>Each pair of L-shaped classrooms is connected by an operable partition and a shared project space.</p>
<p>This layout creates differentiated learning spaces to support different learning modes: individual, small group, whole class, and whole grade level. </p>
<p>The renovation also created a new, open and accessible entrance at ground level, midway between the first floor and the newly excavated lower level.</p>

<p>Where the building&#8217;s previous 1960s entrance was awkward, cramped and hidden from the street, the new entrance welcomes students, parents and visitors and is connected to the indoor lobbies on levels 1 and 0, which lead directly to the multipurpose performance space and The climbing wall. </p>
<p>These lobbies are open and flexible spaces used for classroom activities, after-school programs and as a vestibule for the new performance space.</p>
<p>Sustainable features of the campus include a computerized building management system using occupancy sensors and daylight sensors to automatically reduce energy use from lighting and HVAC systems when not required.</p>
<p>The architects have used high-efficiency LED lighting fixtures and low-flow <a class="wpil_keyword_link" href="https://dailysanfranciscobaynews.com/bay-spaces-150-yr-outdated-water-pipe-drawback-nbc-bay-space/"   title="plumbing" data-wpil-keyword-link="linked">plumbing</a> fixtures throughout, while low-E coating double glazing reduces solar gain and energy loss in all new windows.</p>
<p>In addition, operable windows provide user-controlled natural ventilation and limit mechanical cooling to large gathering spaces to reduce energy consumption.</p>

<p>The ongoing battle over affordable housing between the state and Huntington Beach was intervened this week by a federal judge in Huntington Beach v. Newsom, who denied Huntington Beach&#8217;s request to temporarily block enforcement of the state&#8217;s housing laws.  Earlier this month, Attorney General Bonta, Gov. Gavin Newsom and the California Department of Housing and Community Development filed a lawsuit against the city of Huntington Beach for violating state housing laws.  The lawsuit followed a decision by the Huntington Beach City Council, which declined to ban the processing of applications for SB 9 projects and accessory housing units or granny flats, in violation of several state housing statutes.</p>

<p>Santa Monica has been using a pioneering water recycling facility since November to capture rain and store it underground for future use.  Because Southern California seems to rain constantly, the city has collected stormwater, city runoff, and municipal sewage and purified it for reuse as drinking water.  Located under a parking lot, this unique facility features a 1.5 million gallon rainwater tank and an advanced 1 million gallon per day water treatment system.  The recycled water can be used for irrigation, flushing toilets in buildings with double water supply, and replenishing aquifers.</p>

<p>The Los Angeles City Council last Wednesday unanimously approved a motion directing its housing department to develop recommendations for the establishment of an ordinance and program for tenants at risk of eviction in the city.  This follows a measure that would have extended protections for certain apartment tenants by a year across Los Angeles County, which the board of directors rejected on Tuesday.  The resolution would have banned landlords from evicting a tenant without a valid reason and protected tenants from eviction who have added additional residents and/or pets during the three years of the COVID-19 pandemic.</p>

<p>Los Angeles has a notoriously slow permitting process and high costs that contribute to a regional housing shortage.  A report released Thursday helps put the issue in context: Los Angeles, a city with a strong economy and a population of around 4 million, still has more than 40,000 acres of undeveloped land.</p>

<p>In a significant shift in direction, Santa Barbara County added 19 new residential locations to its Housing Element for a total of 2,151 new units.  The county found itself in an opposition buzzsaw after its draft Housing Element proposed redefining farming on the fringes of Goleta.  At the time, county officials said they had scoured the county looking for housing and planted the farmland &#8220;only as a last resort.&#8221;  While the agricultural sites are still under consideration in the housing element, the county has now proposed housing on seven of its own lots.</p>

<p>Last week, city council members approved an ordinance aimed at revitalizing vacant non-compliant buildings (e.g. commercial buildings in residential areas) by granting a temporary occupancy permit for up to seven years.  The idea is that these permits allow property owners to generate income from the temporary use of their buildings, allowing more time for redevelopment.  The city council could also consider rezoning an area, but the process is lengthy as it would need to consider how changes might affect other lots.  Some interim uses that the city could approve include co-work office space, art studios or galleries, or pop-up retail and resource centers offering everything from healthcare services to tax services.  Design-specific buildings, such as auto repair shops, would also qualify, but their temporary use would be treated on a case-by-case basis.</p>

<h3 class="polaris__heading">It&#8217;s now easier for The Last of Us fans to view Alberta filming locations</h3>
<p>There&#8217;s a way to follow in the footsteps of Joel and Ellie without worrying about the infected, FEDRA, or Hunters chasing you.</p>
<p>The HBO hit The Last of Us, based on the popular video game, was filmed entirely in Alberta, Canada between July 2021 and June 2022.  According to Travel Alberta, this was the largest film production in the province&#8217;s history — and one of the largest in Canada — with scenes shot everywhere from downtown Calgary to Edmonton&#8217;s Legislature Building to Fort Macleod.</p>

<p>Travel Alberta has compiled an interactive map showing the various filming locations and will be updating it with new locations as the episodes air.  There is also an accompanying episode guide that delves deeper into the neighborhoods, buildings, and businesses featured in the show.  This makes it easy for The Last of Us fans to embark on a self-guided tour, and while you&#8217;re sadly unlikely to encounter Pedro Pascal during your adventure, you can at least see what these locations look like without the post-apocalyptic sheen.</p>
<h3 class="polaris__heading">United Airlines flight crashes just 800 feet over the Pacific Ocean</h3>
<p>The news this week, &#8220;Maybe we should rethink this whole flying thing,&#8221; reported that in December a United Airlines plane en route from Maui to San Francisco suddenly crashed 800 feet over the Pacific Ocean.</p>
<p>The incident happened on December 18, just after United Flight 1722, a Boeing 777-200, reached 2,200 feet.  The Air Current reports that the plane &#8220;began a steep dive that &#8230; reached a rate of descent of nearly 8,600 feet per minute.&#8221;  The aircraft was below 775 feet when it recovered.  The flight was uneventful and upon landing the two pilots &#8211; who together have flown around 25,000 hours &#8211; submitted a safety report.  United told NBC News that an investigation was conducted that &#8220;ultimately resulted in the pilots receiving additional training.  Safety remains our top priority.”</p>
<h3 class="polaris__heading">What makes a sustainable hotel?</h3>
<p>At 1 Hotel San Francisco, a lemon is not just a lemon.</p>
<p>It&#8217;s an ingredient in several dishes at on-site restaurant Terrene, a side dish, a bowl, and even part of the salt that goes around the rim of the ZW (Zero Waste) cocktail.  With sustainability driving the hotel&#8217;s mission, a team tasked with finding ways to process an ingredient &#8220;from A to Z&#8221; learned a lemon can do it &#8212; after being juiced, they&#8217;re roasted in a wood-fired oven , which makes them produce more juice.  From there, that lemon zest &#8220;is basically turned into a charred ash, but it&#8217;s a lemon ash and we can capture that and mix it with a little bit of salt and it becomes a garnish,&#8221; Joel Costa, director of sales and marketing at 1 Hotel San Francisco said The Week.  &#8220;No part of it is ever left.&#8221;</p>

<p>Before opening in June 2022, the 1 Hotel San Francisco was extensively and sustainably renovated.  To reduce waste and minimize carbon emissions, locally sourced and reused materials have been used for everything from floors to elevator walls, and the interior has been gutted, with new energy-efficient lighting and <a class="wpil_keyword_link" href="https://dailysanfranciscobaynews.com/bay-spaces-150-yr-outdated-water-pipe-drawback-nbc-bay-space/"   title="plumbing" data-wpil-keyword-link="linked">plumbing</a> systems installed.  Five-minute timers are in each shower to remind people of the drought and the importance of conserving water, and there are no single-use plastic cups, bottles, or straws on the property.  &#8220;Every decision we make is very well thought out &#8211; it&#8217;s a 360-degree thought process,&#8221; Costa said.</p>
<p>The same research went into key room details, like the sheets, and Costa said there&#8217;s a learning curve.  “When we were originally looking for organic cotton sheets, we were made aware by various suppliers that organic cotton is actually more harmful to the planet than regular cotton due to the water consumption,” he explained.  “Now we&#8217;re sourcing our bedding from sustainable sources, which makes more sense for the planet because we&#8217;re not encouraging organic&#8217;s growing process, which ultimately takes up more land, water and other resources.  That was an interesting topic for me to get my head around.&#8221;</p>
<p>The fun part of sustainability is thinking big and finding ways to enhance the guest experience while being eco-friendly.  There have been hits — like renting bikes made from recycled Nespresso capsules — and failures, as 1 Hotel San Francisco learned when it first introduced a charcoal product to travelers who forgot toothpaste.  &#8220;It didn&#8217;t go down well because it&#8217;s black when you brush your teeth,&#8221; Costa said.  &#8220;Of course it flushes out, but it kind of put people off.  We then switched to offering small chewable tablets that are not wasteful.”</p>

<p>This aligns with 1 Hotel San Francisco&#8217;s goal of minimizing waste, particularly in the kitchen.  &#8220;We tried to incorporate as much hyperlocality as possible from the start once we had a chef on board,&#8221; Costa said.  “Before we opened, we started visiting local farmers and forging relationships so we could source unique ingredients for our menus, coming from under 50 miles or 100 miles at most.  &#8230; We&#8217;re lucky. In Northern California this is possible.&#8221;</p>
<p>When there&#8217;s not much travel time, produce stays fresh and doesn&#8217;t spoil before it makes it to the dining room — and when a few sprigs of herbs or micro-veggies are needed, a cooking garden continues to grow on the hotel&#8217;s rooftop alongside beehives that produce honey for drinks and produce desserts.  Costa said that as of December, the kitchen diverted about 71 percent of its waste from landfills through composting and recycling, and &#8220;we&#8217;re very proud of that.&#8221;  Seventy-one percent and only six months old is a really good number.”</p>

<h3 class="polaris__heading">Plan accordingly: Upcoming events to add to your calendar</h3>
<p>The New York International Children&#8217;s Film Festival, in its 26th year March 3-19, will present a long lineage of thoughtful and intelligent live-action and animated films.  The aim of the festival is to help young people to better understand themselves and their surroundings through films, while presenting different storytellers.  The films will be shown in theaters throughout New York City, and attendees can also participate in events such as Q&#038;As with filmmakers.  For 2023, new films from France, Mexico and Japan will be shown, as well as the international premiere of Ernest &#038; Celestine: A Trip to Giberritia.</p>

According to Travel Alberta, this was the largest film production in the province&#8217;s history — and one of the largest in Canada — with scenes shot everywhere from downtown Calgary to Edmonton&#8217;s Legislature Building to Fort Macleod.</p>
<p>Travel Alberta has compiled an interactive map showing the various filming locations and will be updating it with new locations as the episodes air. There have been hits — like renting bikes made from recycled Nespresso capsules — and failures, as 1 Hotel San Francisco learned when it first introduced a charcoal product to travelers who forgot toothpaste.  &#8220;It didn&#8217;t go down well because it&#8217;s black when you brush your teeth,&#8221; Costa said.  &#8220;Of course it flushes out, but it kind of put people off.  We then switched to offering small chewable tablets that are not wasteful.”</p>
<p>This aligns with 1 Hotel San Francisco&#8217;s goal of minimizing waste, particularly in the kitchen.  &#8220;We tried to incorporate as much hyperlocality as possible from the start once we had a chef on board,&#8221; Costa said.  “Before we opened, we started visiting local farmers and forging relationships so we could source unique ingredients for our menus, coming from under 50 miles or 100 miles at most.  &#8230; We&#8217;re lucky. In Northern California this is possible.&#8221;</p>

<p>The scheme was developed to help industry understand the volume of available PVC off-cuts and fittings from construction sites.  With most plastic pipes installed throughout Australia being 100% recyclable, waste such as off-cuts should be captured and diverted from landfill.  The Plastics Industry Pipe Association of Australia says PVC pipes can be recycled six to seven times without significant reduction in pipe material quality requirements.</p>
<p>Collection sites set up as part of the scheme have made it easier for the construction industry to divert their PVC off-cuts from landfill to be recycled.  With clear benefits to the scheme, The Plumbing Life Saver hopes similar programs can eventually be introduced throughout Australia.</p>
<p>By shifting to a circular economy model where resources are reclaimed and recycled in an endless loop, the construction industry can move away from its current wasteful linear economy.
