<p>A week after Alameda County sent notice to A’s owner John Fisher to pay the county $45 million by May 14 for the team’s half of the Coliseum property, the A’s responded on Thursday.</p>
<p>In a letter acquired by the Chronicle to Nate Miley, president of the Alameda County Board of Supervisors, the A’s said they will follow the terms of the agreement from their purchase in 2019.</p>

<p>“CWP agrees that the acceleration of the Annual Purchase Price Components was triggered on November 16, 2023, and that any outstanding Annual Purchase Price Components are due and payable by May 14, 2024. We will continue to satisfy our obligations under the Agreement, including the obligations set forth in Section 3.6 (of the deposition agreement),” wrote D’Lonra C. Ellis, chief legal officer of Coliseum Way Partners LLC, which represents Fisher and the A’s.</p>
<p>The A’s bought the county’s 50% interest in the Coliseum site for $85 million four years ago and so far have paid $40 million. The terms call for the A’s to pay $15 million in January 2024, February 2025 and January 2026, but a clause in the agreement was triggered requiring the A’s to pay it off earlier.</p>

<p>The clause states the A’s must pay the remaining balance within 180 days of announcing the team would leave Oakland; May 14 is 180 days after 30 MLB owners voted unanimously Nov. 16 for the A’s to relocate to Las Vegas.</p>
<p>In last week’s letter to the A’s, Miley pointed out that both Fisher and team president Dave Kaval, on the day of the vote, made comments confirming they’re pulling the team out of Oakland. Evidently, Fisher chose not to challenge the county in court, which might have delayed the final payment, or back out of the deal to allow Oakland to move forward on community-friendly projects.</p>

<p>The other half of the 155-acre Coliseum property is owned by the City of Oakland, which is in an exclusive negotiating agreement to sell to the African American Sports and Entertainment Group, an Oakland organization formed to pursue development of the property. In September, the group offered to purchase Fisher’s half and was rejected.</p>
<p>The A’s haven’t revealed their plans for the property, so any discussion on future development is sticky. The 50-50 split doesn’t mean the property  literally is divided in half; instead, the two parties equally share the land and must abide by a cooperation agreement for any development at the site, which could be complicated by Fisher’s undivided 50% ownership.</p>
<p>The purchase of the property by the A’s appears to have been conducted in a less-than-upfront manner. In 2019, Kaval wrote a letter to the Oakland City Council pleading that the A’s needed to buy the Coliseum site as a backup in case the Howard Terminal ballpark plan fell through. However, shortly after the A’s bought into the property, Kaval declared the Coliseum was unsuitable for Major League Baseball.</p>
<p>The A’s walked away from negotiations with the city on Howard Terminal in April and focused all their attention on Las Vegas. In June, they were gifted $380 million in taxpayer money by Nevada lawmakers to help fund their ballpark on the Las Vegas Strip.</p>
<p>MLB owners voted 30-0 last month to approve the relocation even though a Las Vegas ballpark wouldn’t open until 2028, at the earliest, and the A’s have yet to determine where they will play in 2025, ’26 and ’27. The Coliseum lease expires after the 2024 season.</p>

The Beira Mozambique Munhava Stake, which consists of the Maraza 2nd Branch and the Mananga, Manga Loforte, Maraza 1st, Mascarenha, Munhava and Pioneiros wards, was created by Elder Marcos A. Aidukaitis, General Authority Seventy, and Elder Thabo Lebethoa, an Area Seventy.</p>

<p>Downtown San Francisco is bracing for the loss of another longtime retailer on top of recent store closures at some of the city&#8217;s oldest tenants. </p>
<p>The Old Navy flagship store on Market Street will close on July 1, according to the parent company <span class="Enhancement"><span class="Enhancement-item">gap inc</span></span>    confirmed to CoStar News.  That will see the San Francisco-based retailer retiring from downtown altogether after several decades of operating prime properties across all of its brands.  The closure will create another high-profile retail space for <span class="Enhancement"><span class="Enhancement-item">san francisco</span></span>    as retailers and customers are concerned about crime, homelessness and low foot traffic. </p>
<p>The Old Navy outpost at 12 Fourth St., which opened in 1999, spans approximately 72,000 square feet.  The three-story store is by far the retailer&#8217;s largest location.  It&#8217;s nearly three times the size of a roughly 22,000-square-foot outpost in the Silicon Valley region, its second-largest store. </p>
<p>A spokesman for Gap Inc. attributed the deal to the company&#8217;s decision at the Old Navy site not to renew the lease, which expires in July, according to CoStar.  </p>
<p>&#8220;Old Navy is constantly evaluating its real estate portfolio to ensure a healthy store fleet that can provide the best possible experience for our customers,&#8221; the company said in a statement, adding that it is &#8220;already working on opening new locations in downtown San Francisco.&#8221; to identify.” This better serves the needs of the business and our customers.  Gap Inc. has deep roots in San Francisco and is committed to the city.” </p>
<p>Over the past two months, a number of big-name retailers, including Nordstrom, Saks Fifth Avenue, Anthropologie and Office Depot, have launched plans to permanently close hundreds of square feet of leased space in downtown San Francisco.</p>
<p>Since the pandemic began, retailers such as Uniqlo, Marshall&#8217;s, Amazon Go, Coco Republic, Williams Sonoma, Crate &#038; Barrel, Target, Abercrombie &#038; Fitch, The Container Store, CVS and Walgreens have closed locations in and around downtown San Francisco due to the conditional Shifts reduced foot traffic in the city and the surrounding office buildings remained mostly empty.</p>
<p>The shift to remote work and San Francisco&#8217;s reliance on a now-ailing tech sector has meant that the daytime population is lower and crime rates higher.</p>
<p>Gap Inc.&#8217;s Banana Republic recently opened its longtime flagship store at 256 Grant Ave.  relocated to a much smaller room nearby.  (CoStar) </p>
<p>According to CoStar data, downtown San Francisco&#8217;s retail vacancy rate has risen to over 18%, and subdued rental activity has not been enough to fill the gap.  The lack of activity downtown has resulted in tax cuts, leading San Francisco officials to now expect the city budget to run a deficit of nearly $800 million.</p>
<p>For Gap, the closure of Old Navy joins other locations the company has closed due to significant cost-cutting efforts and a major reorganization.  The company has struggled to recoup years of losses at its clothing brands, which include the namesake label Gap, Banana Republic, Old Navy and Athleta. </p>
<p>At the Westfield San Francisco Center, just blocks from its soon-to-be-closed Old Navy store, the retailer closed its Banana Republic location in April.  The company also signed a lease to relocate its flagship store, Banana Republic <span class="Enhancement"><span class="Enhancement-item">152 Geary St.</span></span>    in the Union Square district, where around 8,500 square meters are currently rented.  It was previously in <span class="Enhancement"><span class="Enhancement-item">256 Grant Ave.</span></span>    where the company had leased two floors covering more than 70,000 square feet for over a decade. </p>
<p>As of 2020, Gap has also closed its flagship location in downtown San Francisco, as well as additional outposts at the Stonestown Galleria and Embarcadero Center in San Francisco. </p>
<p>The retailer also closed a downtown location it leased for its athleisure brand Athleta earlier this year. </p>
<p>Gap recently reported a net loss of $18 million for the quarter ended April 29, a significant improvement from the $162 million the company lost in the same period last year.  The company is also in the final stages of testing some outposts of Gap and Banana Republic as part of a project <span class="Enhancement"><span class="Enhancement-item">restructuring plan</span></span>    close 350 locations by 2023.</p>
