	Staying in is the new going out, so why not up the ante with an in-home bar to rival your favorite neighborhood watering hole? Having your own lounge or speakeasy means you get to choose the music and mood (no more overplayed songs or over-served strangers to kill the vibe), and if the party’s going strong, there’s no racing against the clock to make the most of your night. For many, a standard rolling cart is a good entry point, but if you’re a die-hard home mixologist, fancy yourself an entertaining aficionado, or just want the option to enjoy a cocktail in private luxury, leveling up with a dedicated, built-in space is the next logical step. And according to designers across the country, there has been an uptick in this type of request. </p>

	“We’re now putting bars in about 80 percent of our projects,” says Caitlin Jones Ghajar of Seattle-and-San-Francisco-based Caitlin Jones Design, who recently completed a moody custom wine room with floor-to-ceiling wooden built-ins in Sonoma County. “Right now, people want to entertain their friends at home and have a sophisticated place to do it,” she adds. </p>

	“Clients are looking for a gathering bar, as opposed to a self-service bar,” notes Michael Kovac of Los Angeles–based Kovac Design Studio, adding that many homeowners seek the flexibility to bring in a professional bartender for events or parties. “They want the bar to integrate into the social fabric of how they entertain.” This means zoning an area—sometimes an entire room—for a full, U-shaped bar with a complete workstation (including durable counters, integrated <a class="wpil_keyword_link" href="https://dailysanfranciscobaynews.com/bay-spaces-150-yr-outdated-water-pipe-drawback-nbc-bay-space/"   title="plumbing" data-wpil-keyword-link="linked">plumbing</a>, refrigeration, and sparkling-water or beer taps), built-in shelving to display bottles, and stools to accommodate guests. Instead of relegating the bar to a secondary space such as a basement, designers are incorporating them into (or at least locating them next to) high-traffic areas or popular communal rooms to increase use. In one residential project in La Quinta, California, Kovac installed woven-metal curtains on tracks around the bar, which is open to the kitchen and great room, allowing his client to choose how incorporated they want it to feel. </p>

	“One of my favorite places to put a bar is inside the dining room,” says Emily Seiders, whose firm, Studio Seiders, is based in Austin, Texas. “We’ve carved out dedicated space in an existing dining room with great success. It’s a typically underused space, and adding a bar turns it into a multipurpose entertaining area.” </p>

	For a private-club or speakeasy feel, a full bar can be tucked behind paneling in a library or an office, with an inconspicuous entry door. Inside, the possibilities are seemingly endless: Do you want a dark, low-lit lounge for sipping martinis and listening to records? A sleek, standing-room space for tasting wine? Of course, aesthetics are key, but much like the kitchen, a functional bar is a household workhorse, which is important to keep in mind when choosing materials. Jones Ghajar recommends using a quartzite bar top, while Seiders opts for dark soapstone and granite—all are durable, visually dynamic options that resist stains and don’t react to acid as severely as marble does (good news for citrus lovers). “You can also use a large walnut butcher block that turns the whole counter into a cutting board,” Seiders says, “and just embrace the story that it’s going to tell when you use it—the wine marks and cuts and scratches are a reminder of all the great times with friends and family.” </p>

	Kovac Design Studio also leans into the “embrace the story” approach. “We’re careful with materials,” Kovac says. “Brass that patinas a certain way, wood, leather. A space can be elegant and luxurious but also feel time-worn, like you can imagine who sat there and the conversations they had.” </p>

	An easy way to customize a bar—and make an impact—is through color. In one Austin project, Seiders used two shades of blue on the ridged wall paneling and bar base to create an arresting jewel-toned nook with glass-encased bottle storage. A sudden or unexpected change in color or material produces an element of surprise and generates a psychological transition from daily duties to “it’s time to toast.” Unique counter shapes and built-ins are another way to make a room feel elevated. For the 2021 Kips Bay Dallas show home, Yates Desygn installed a cantilevered quartz bar with a custom octagonal walnut base. Open brass shelving backed with sage-green quartz imparts a sophisticated look, topped off with rows of vintage decanters uplit to glow a warm, complementary amber tone. “One of the keys to transforming an environment is lighting,” says Yates Desygn cofounder Bryan Yates, who suggests a bold chandelier over the bar, as well as thoughtfully placed uplighting and sconces. “It helps to create the mood you’re trying to achieve but is also functional for going from day to night.” </p>

	It’s listed by Ben Ling, a serial tech investor, founder of Bling Capital, and former Google executive, who purchased the property in 2013 for $1.8 million, according to the San Francisco Business Times. He spent several years renovating and rebuilding the house into what it is today. Completed in 2019, the house now spans 9,704 square feet and has six bedrooms and nine bathrooms. Two years ago, Ling relocated his firm from the Bay Area to Miami and purchased a Palm Island Miami mansion in 2021, according to The Real Deal. </p>

	The secluded property is nestled within the hills of San Francisco’s Glen Park neighborhood, located on the city’s south side. While it’s known for its multi-million-dollar homes, this is the most expensive property in Glen Park’s history. To date, the highest-price sale was $9.7 million.</p>

	“What distinguishes this estate as a truly exceptional property lies in the talent and dedication that went into crafting every detail,” says Frank Nolan, president of Vanguard Properties/Luxury Portfolio International. “The vision of renowned architects at Studio Graf, the creativity of designer Parisa O’Connell, and the meticulous craftsmanship of Design Line Construction have converged to create a masterpiece that took years to perfect and is impossible to replicate.”</p>

	From the front, the home looks like a fairly modest mansion, surrounded by towering pine and eucalyptus trees. There’s a two-car garage, complete with EV plug-ins, next to a gated entrance. However, the home wows the minute you step inside. There’s a double-height foyer that leads to the home’s main floor. The 60-foot-wide main level spans 2,300 square feet and has 10-foot-high sliding glass doors that open to a terrace. The open-plan floor houses the living room with a fireplace, dining room, and polished gourmet chef’s kitchen. </p>

	“The shadowing and lines of the architecture are beautiful,” he says. “You kind of feel like you’re in a museum.”</p>

	The top level houses the sensational primary suite, which is fronted by more windows with sweeping city and ocean views. The spa-like bathroom has access to its own private terrace and there’s a freestanding tub, spacious double showers, and walk-in closets. Two other bedrooms are found on this level, while the lower level houses the additional bedrooms. One of the home’s most standout features is the 1,000-square-foot professional-grade movie theater, found on the home’s lower level, that has Dolby Atmos surround sound, dual Sony 4k projectors, commercial-grade insulation, and seating for up to 22 people. There’s also a family room with a private terrace, wine room, and a landscaped garden outside with dedicated lawn space.</p>

	“It’s rare to find a lot larger than this,” Nolan tells Robb Report. “This is well beyond the size of a double lot and close to a triple lot. To get a lot of this size with a view in a southern location with a level of finishes like Design Line provides is just so rare. Also what makes it rare is that it’s at the end of a very private cul-de-sac  on a peaceful street, ideal for anyone looking for privacy.”</p>

	Each level has floor-to-ceiling windows and sliding glass doors, and there are a total of three terraces over four floors. The bedrooms on the lower level connect to a shared terrace with room for a fireplace and seating. Finally, the rooftop deck is ideal for entertaining—especially on those clearer San Francisco evenings—and has a BBQ and ample seating. Lutron lighting, reverse osmosis drinking water, and in-floor heating complete the home’s high-tech offerings.</p>

	After a husband-and-wife duo purchased their historic home in San Francisco’s prestigious Presidio Terrace neighborhood in 2013, they embarked on a years-long rebuild and renovation. The Edwardian-style mansion was built in 1910 by renowned Bay Area architect Julius Kraft, who designed many notable residences throughout the city.</p>

	The 9,504-square-foot home is an urban sanctuary with towering trees and lush landscaping on all sides to make it feel even more private, while massive windows let in plenty of natural light, making the home feel even larger. There are seven bedrooms, seven bathrooms, and two powder rooms, as well as voluminous entertainment spaces with soaring ceilings.</p>

	Software company founder Craig Ramsey is selling the condo after purchasing it in 2016 for $13 million alongside realtor Gregg Lynn from Sotheby&#8217;s International Realty.  The previous owner, the late venture capitalist Tom Perkins, installed an &#8220;orchestral ceiling&#8221; in the living room, Ramsey told the WSJ.  He also left several works of art that Ramsey included in the sale, such as a 6,000-pound glass sculpture.  Along with these other unique features, the condo boasts a 3,500 square foot great room and an outdoor deck for enjoying the sights.</p>
<p class="paragraph larva // lrv-u-margin-lr-auto  lrv-a-font-body-m   ">
<p>	The building as a whole offers further benefits, allowing you to enjoy the convenience of a hotel with the added bonus of actually owning your space.  There&#8217;s a fitness and Pilates center, salt pool, screening room, wine cellar, outdoor area with multiple fire pits, and more.</p>
<p class="paragraph larva // lrv-u-margin-lr-auto  lrv-a-font-body-m   ">
<p>	All of these amenities, however, must tarnish the Millennium Tower&#8217;s reputation.  In 2016, it was reported that the building tilted and sank into the ground.  At the time, Mission Street Development was being sued by the city and residents of the building.  (The Wall Street Journal could not be reached for comment.) Engineers have since tried to stabilize the building and put it back upright.  Simpson Gumpertz &#038; Heger, the company dealing with the problems, told the newspaper that their efforts have been successful in restoring the building, at least partially, to its former condition.  (The company did not immediately respond to Robb Report&#8217;s request for comment.)</p>

	&#8220;I knew the building was going over,&#8221; Ramsey told the WSJ.  &#8220;As a result, I got a very good discount.&#8221;</p>

<p>	Last year, Ramsey sold a smaller unit in the Millennium Tower for $2.7 million, and now he&#8217;s ready to give up his footprint in the building for good.  While $14 million is a much higher price, Ramsey called it &#8220;aggressive&#8221; in hopes of selling the condo quickly.  If a buyer can see past the building&#8217;s past, their goal can be realized.</p>

<p>	An exodus is taking place in the Bay Area, and it&#8217;s not just Twitter employees fleeing the company. </p>

<p>	Analysis of tax return data suggests that wealthy San Francisco residents moved out of town in the early years of the pandemic, taking billions in revenue with them, according to the San Francisco Chronicle.</p>
<p class="paragraph larva // lrv-u-margin-lr-auto  lrv-a-font-body-m   ">
<p>	In 2020, 32,000 more people left San Francisco than moved into the city, and the income of those who got out was nearly $8 billion more than those who came.  That only compounded a problem the city already had.  The year before, 39,000 more people left San Francisco than arrived, resulting in a net loss of $6.9 billion in wages.  That means the city lost $15 billion in revenue over a two-year period. </p>
<p class="paragraph larva // lrv-u-margin-lr-auto  lrv-a-font-body-m   ">
<p>	The IRS tracks migration patterns by checking to see if taxpayers provided different addresses on their forms than the previous year.  Then the agency can track how many people are leaving a region and of course the income of the people coming and going.  During the two years the Chronicle analyzed, the median annual income of citizens leaving San Francisco was $153,000, while people arriving earned $103,000 per year.</p>
<p class="paragraph larva // lrv-u-margin-lr-auto  lrv-a-font-body-m   ">
<p>	San Francisco chief economist Ted Egan told the Chronicle that the data doesn&#8217;t necessarily mean wealthy people are fleeing en masse.  He explained that it is possible for a small number of extremely wealthy people to drive the average.  While the newspaper acknowledged that the IRS does not disclose data on individual incomes, it also noted that US Census Bureau data shows that &#8220;mean household income in the San Francisco metro area decreased between 2019 and 2021.&#8221;</p>

<p>	Of course, not only people leave the City by the Bay.  Nordstrom announced this week that it would be closing its downtown store, joining retailers like Office Depot, Whole Foods and Anthropolgie in giving up all San Francisco locations. </p>

<p>	This storied San Francisco home might be half finished, but it&#8217;s certainly full of history. </p>

<p>	Members of the Pacific Palisades community will likely know the architectural significance of this particular Tudor Gothic Revival mansion.  For the unsed, here&#8217;s the skinny: The landmark Tobin House in the Bay Area was built in 1915 for Michael H. de Young, a journalist and the founder of the San Francisco Chronicle.  Now, the last remnant of his medieval-looking estate has just been listed for $13.85 million. </p>

<p>	More than a century ago, de Young commissioned architect Willis Polk to construct the stately California property.  It was initially designed to be two adjacent homes, one for each of his daughters.  The current residence was meant to be built alongside a twin house that was connected via an archway, but the right side was never completed.  No one knows for sure what caused Polk to stop halfway through, although local folklore suggests de Young&#8217;s daughter Helen wanted to remain in her own estate.  </p>

	“Anyone who has been in this part of San Francisco for a long time has noticed this home&#8217;s beauty,” listing agent Stacey Caen of Sotheby&#8217;s International Realty told the Wall Street Journal.  “The incomplete arch makes people wonder what could have been.”</p>

<p>	The sellers, husband-and-wife duo Anthony and Celeste Meier, bought the Tobin House in 2004 for roughly $6.5 million and carried out nearly $5 million worth of renovations.  Currently, the couple runs an art gallery on the first floor.  &#8220;As a stand-alone, it&#8217;s a beautiful piece of sculpture,&#8221; Anthony said. </p>

	The 8,990-square-foot home has five bedrooms and five bathrooms spread across its four stories.  While the exterior comes off as foreboding thanks to its gray concrete plaster facade and copper chimney stacks, the inside tells a much brighter story.  There are diamond-patterned lead windows that let in ample amounts of natural light in the living room.  In addition, the third-floor sitting area features a vaulted ceiling with a skylight.  The modern floor plan also includes a wine room, a gym, a gourmet chef&#8217;s kitchen, a walkout terrace and a large library.  </p>

<p>	If you&#8217;re wondering why the couple has chosen to part ways with the historic property, it&#8217;s because, like many empty nesters, they&#8217;ve decided to downsize.  Their loss could be your gain. </p>

<p>	San Francisco is a town known for its exclusive and rare neighborhoods.  But none—not Sea Cliff nor Nob Hill, not even posh Pacific Heights—compares with the grandeur that is Presidio Heights.  Nearly three years ago, Julia Roberts bought a home in this quiet, under-the-radar district—which borders the vast, forest-like Presidio park from which it takes its name.  Now one of Presidio Park&#8217;s most-storied homes at 3450 Washington Street is on the market—a vast, French Normandy-inspired urban estate priced at $45 million.</p>

<p>	Even by top-of-the-market San Francisco standards, the mansion impresses—which makes sense.  If it goes for $45 million, the home would be the most expensive sale in San Francisco history.  It would also make for a massive profit over the last time it sold back in 2014 for $18 million in the priciest city deal of that year. </p>

	The property dates back to the early 1930s, and includes six bedrooms, seven bathrooms and three half-bathrooms spread over nearly 10,000 square feet.  The architect was Albert Farr, a little-known, but truly pioneering California design mind and one of the state&#8217;s first formally licensed architects.  Born in Nebraska and raised in Japan, Farr completed now-iconic homes across San Francisco&#8217;s most upper-crust enclaves, including Russian Hill, St. Francis Woods and, of course, Presidio Heights.  Farr ultimately died in Italy. </p>

<p>	Originally commissioned by Elsa Guggenhime in 1929, “this home represents a paradigmatic blend of elegant and stately historic architecture with contemporary luxurious interiors,” says agent Antoine Crumeyrolle of Compass in San Francisco.  &#8220;Farr and his partner Joseph Francis Ward are celebrated for creating many of San Francisco&#8217;s grandest and most beautiful homes, often in the Georgian or Craftsman styles.&#8221;</p>

	In the case of 3450 Washington Street, the design choice was clearly French-Norman-inspired, a theme which led the property&#8217;s recent head-to-toe upgrade and renovation.  Current owners Mark Armenante and Young Sohn—a billionaire tech couple behind the cloud-application software Vlocity—”completely reimagined the interiors” of the home, Crumeyrolle said.</p>

<p>	The renovation was as grand as the home itself.  Fronted with slabs of limestone and accented with an elegant, arched entry portico, the home&#8217;s newest incarnation was overseen by Handel Architects, a firm whose practice includes partner Michael Arad, designer of the 9/11 Memorial Museum in New York City.  Completely modernized and updated, Crumeyrolle says home would ideally suit “a San Francisco family with exquisite taste searching for a larger home in the city&#8217;s best neighborhood.”</p>

There are also seven Fireplaces and four decks for ample outdoor entertainment possibilities.</p>

<p>	The home&#8217;s entry level is perhaps its most dramatic.  The main living room is designed in the open-plan style, and leads to both a formal dining room and a more casual eating nook. Additional property details include patterned flooring, a curved stairwell with swirling balustrades, coffered walls and oversized arched windows.</p>

	The property comes to the market following a pair of recent city price records.  In July, the $29 million sale for a pair of penthouses owned by former Secretary of State George Schulz earlier this year, a record for a condo home.  Around the same time, billionaire football team owner Kevin Glazer paid $34.5 million for a Pacific Heights home dating back to 1927 and designed by architect Arthur Brown, Jr., who also designed San Francisco&#8217;s City Hall and Opera House. </p>

<p>	The San Francisco luxury market has been one of the nation&#8217;s most buoyant over the past decade, though signs of contraction have emerged.  According to property data site Redfin, San Francisco&#8217;s average home sales prices was down 11 percent in August to $1.3 million;  Homes are also spending a longer time on the market, an average of 33 days vs. 21 days a year ago.  Compass agent Crumeyrolle actually sees this an opportunity for canny buyers willing to act fast, “buyers are now finding more inventory to choose from and fewer buyers to compete with in this current phase of the economy,” he said.  “This creates an ideal market for those prepared to purchase today.  &#8221;</p>

<p>Elon Musk appears to be keeping his promise to &#8220;not own a house&#8221;.</p>
<p>Last year, SpaceX&#8217;s CEO tweeted that he was selling all of his real estate to dump &#8220;almost all of his physical possessions&#8221;.  By the end of the year, he had given up four of his Bel Air residences for a combined total of $ 62 million.  Now, Musk is reportedly on the verge of ditching the last lot in his portfolio: a San Francisco area mansion that was last listed for $ 32 million.</p>

<p>Musk originally listed the 16,000-square-foot home for $ 35 million last year, a number that would make a significant profit since he originally paid $ 23.3 million for the house, according to real estate records.  It was in the months following his initial announcement that it would give up all of its own assets, in and out of the market.</p>

<p>It is a total of seven beds, seven baths on a spacious 47 acre lot.  In the dining area there is a &#8220;hidden&#8221; cocktail room, which is accessible via a retractable wall made of library shelves.  Other perks include wine and whiskey cellars in the basement, as well as a separate room for flower arrangements.  The master suite, on the other hand, has its own fireplace, two walk-in wardrobes and two full bathrooms &#8211; one of which has a free-standing bathtub.  Outside there is a pool and gazebo for entertainment and a separate three-car garage.</p>

<p>The property is currently on a conditional offer, meaning Musk has accepted a buyer&#8217;s initial proposal, according to the New York Post.  All in all, there is still a chance the deal will fail, in which case the billionaire&#8217;s last major piece of land would still be up for grabs.</p>

<p class="p1">San Francisco may have suffered a painful population loss in 2020, but the city&#8217;s luxury real estate market is now rolling back like fog from the bay.  Expensive home sales and prices are skyrocketing, and one particularly confident high-end developer just got one <span class="s1">special house</span> in Cow Hollow for $ 46 million.</p>
<p class="p1">If that were achieved, it would be one of the most expensive sales ever in San Francisco, which has one of the highest income inequality rates in the US and according to data it lost 4 percent of its population in May <span class="s1">a migration report from the analysis company Placer.ai</span>.</p>
<p class="p1">Despite these strong headwinds, Neal Ward, the realtor for 2582 Filbert Street, a newly built six bedroom mansion on triple the width of lot, is optimistic about the city&#8217;s prospects.  &#8220;After a very uncertain 2020, the market took off in March 2021 in ways we have never seen or expected,&#8221; he told Robb Report.  &#8220;What made San Francisco and Silicon Valley wonderful living environments is now being brought back to life after a sleepy Covid, and the city&#8217;s pulse has never felt stronger.&#8221;</p>

<p class="p1">Retiring “families and influencers”, he said, have been replaced by “an enormous number of new upstarts” [who] have been very successful. ”Awards, he said, are supported by San Francisco&#8217;s“ limited geography and available properties ”.  The $ 46 million price tag, he says, isn&#8217;t as unusual as it seems.  &#8220;While other properties exist at much higher prices, they are not for sale or are not publicly marketed.&#8221;</p>
<p class="p1">One recently <span class="s1">report</span> by Compass supports Ward&#8217;s optimism.  Sales of four or more bedrooms rose 22 percent year-over-year, while the average selling price of a home in Pacific Heights, just around the corner from 2582 Filbert Street, rose to a new high of $ 6.75 million a year is to this day (although there were only 16 sales, the supply is so tight.)</p>

<p class="p1">The 12,200-square-foot house is spread over three levels, with each floor being approximately 4,000 square-feet.  The house is an emblem of biophilic design, a new trend in which a house is built to prioritize natural materials, light, ventilation, and technology for filtering air and water.  This room has a cornucopia of energy-saving and wellness-promoting facilities: solar collectors, pollutant-free paints, triple-glazed windows and doors, rainwater harvesting and a MERV-13 air filter system that changes the indoor air nine times a day.</p>

<p>Inside, the 19-foot high motorized front door (accessible via biometric entrance, of course) opens to a two-story atrium with a 30-foot stone wall.  The prospective buyer can also find a floating glass staircase and reflective indoor pools.  Further exploration reveals three indoor fireplaces and two outdoor fire pits, a fitness room with a terrace for open-air workouts, a 72-foot lap pool and built-in stainless steel spa, a separate &#8220;wellness spa&#8221; with a glass sauna and steam shower with waterfall chromotherapy -Rain head.  Other delights include a private movie theater, wine bar, Tesla Powerwall, and must-have lighting fixtures that &#8220;mimic natural shapes like water waves, plant vessel systems, lightning bolts, and other fractal shapes.&#8221;</p>
<p class="p1">Outside, a small but very well-kept garden behind the house has a stone terrace, a lawn, an outside kitchen and evergreen plants to hide from the neighbors.  The upper floors also open to terraces, while the roof is crowned by an outdoor lounge with views across the bay from the Golden Gate Bridge to Alcatraz.</p>

<p class="p1">According to the developer of the house, Gregory Malin, CEO of Troon Pacific, the look is “San Francisco meets Los Angeles.  An open, airy, modern, newly built house on such an extensive plot of land in San Francisco is unique. &#8220;</p>
<p class="p1">Ward is even more exuberant: &#8220;The residence is one of the rarest and most epic properties that San Francisco has ever seen, or will ever see again.&#8221;</p>
