Renderings have been released for the proposed 50-story skyscraper at 2700 Sloat Boulevard in San Francisco’s Outer Sunset. The 589-foot structure will replace the Sloat Garden Center across from the San Francisco Zoo with 680 condominiums and new retail stores designed by Solomon Cordwell Buenz. Raelynn Hickey from CH Planning is responsible for the application.

The original plans submitted to the city were rejected by the planning department, which wrote in its first plancheck letter that, among other objections, “the current proposal includes six buildings in the base density calculation, but the bonus density includes only one building with that requirement.” Recent documents at 2700 Sloat Boulevard include a new response from a CH Planning representative, a second plan-check letter from city officials released last Friday, and a detailed plan set containing project facts, renderings and design information.

2700 Sloat Boulevard updated mass development, illustration by Solomon Cordwell Buenz

Revised plans have now been submitted, including a response from representatives of CH Planning stating that the plans were submitted “under protest and with full reservation of writings” and further stating that “the applicant’s interpretation of the State Density Bonus Law disputed by the city”. ….” The revised plan now calls for a single building base zoning, creating a 12-story base project with 325,350 square feet of living space. The developer uses the State Density Bonus program to increase the living space by 48% to 484,930 square feet of living space. That calculation for the 50 percent density bonus is disputed by staff, who write that the proposal is 316 percent higher than base zoning, with a 372 percent increase in floor count and a 70 percent increase in housing.

In response, the San Francisco Planning Department’s second plan review letter states that the revised plan “also does not comply with the planning code.” Again, this is considered non-compliant and not subject to the Housing Accountability Act.” Without the Housing Accountability Act’s decision, the filing could not be streamlined for ministerial approval by Senate Bill 330. The Department further suggests “that if the applicant wishes to advance the new project as proposed, the applicant may request an amendment to the law.” Because the new project does not meet the requirements of the Planning Act, even allowing for possible bonuses under the State Density Bonus Act , repurposing would be the only option for the new project.”

2700 Sloat Boulevard, seen across Wawona Street, depiction by Solomon Cordwell Buenz

The city’s latest response concerns affordable housing. Applicant has sought to lower the income requirement from 80% AMI to 50% AMI to better align with the State Density Bonus Act’s description of very low-income housing. The applicant’s representative writes that he “saw no rationale for the city’s refusal to allow the applicant to further reduce AMIs for low-income earners.” In response, city officials stated that “units with a 50% AMI interest are not currently eligible under the city’s inclusion program,” adding that there is no administrative avenue for appeal.

Solomon Cordwell Buenz is the project architect. New renderings show the tower with glass railing balconies. The facade will consist of floor-to-ceiling windows and aluminum panels. Its triangular baseplate is softened by rounded edges, making the building appear at its narrowest when viewed from the west on Ocean Beach toward the 50-foot-wide nose. The floor slab transitions into a 78-foot-wide east facade. On the other hand, if you look at it from the north and south, you will see the 179-foot profile.

2700 Sloat Boulevard podium view, portrayed by Solomon Cordwell Buenz

Along the podium overlooking Sloat Boulevard, the terrace will feature large, double-height windows framed by silver and faded international orange metal supports that conform to the gradual slope of the property, with transparent glass serving the shops and gym come into play indoors. Along the third floor, the rectangular mass is punctuated by a continuous row of windows that provide a rigid reference point below the communal deck for residents. Along Wawona Street, a series of six retail spaces will be housed in two-story townhouse-style units with landscaped staircases.

Confluence is the landscape architect. Landscaping details are scarce at this preliminary stage. As for the streetscape, the project applicant writes that they expect to make “a number of public space improvements along all four fronts, including sidewalk widening, street tree installation and landscaping, lighting, and landscaping improvements.” The illustrations show lightbulb failures at every corner, an expanded plaza near the residential lobby, and widened sidewalks around retail.

The revised plan calls for a 589-foot structure with an area of 669,010 square feet, of which 484,930 square feet will be residential, 43,730 square feet will be common areas, 15,300 square feet will be commercial, 31,070 square feet will be a commercial fitness center on the podium deck, etc. 94,090 square feet of parking space. Unit sizes vary: 328 studios, 176 one-bedroom apartments, 108 two-bedroom apartments, and 68 three-bedroom apartments. Of the 680 units, 110 are designated as affordable for households earning about 80% of the region’s median income.

The two-storey underground car park offers space for 212 cars as part of the city’s car-sharing program. The San Francisco planning department writes that the code program aims to “mitigate the negative impact of new developments by lowering the rate of individual car ownership per household, the average number of vehicle miles driven per household, and the total amount of vehicles produced by automobiles .” Pollution per household.”

The 0.87-acre lot is located between Sloat Boulevard and Wawona Street between 45th and 46th Avenues. The project is located in the Sunset Chinese Cultural District area, which was established in July 2021 and is the only cultural district in the west of the city. Residents will live opposite the recently opened Westerly Apartments, Java Beach at the Zoo and the United Irish Cultural Center. The San Francisco Zoo is directly across Sloat Boulevard. Ocean Beach is two blocks away, just across the Great Highway.

HOUSTON (AP) — Lawyers for the man accused of killing five of his neighbors after he stormed into their Texas home indicated on Thursday that anything that led to the deadly shooting was still unclear and that the suspect was someone who was generous and well – fallen.

Francisco Oropeza, 38, appeared in court for the first time on Thursday. All five victims were from Honduras.

Oropeza, dressed in a faded pink and white striped prison uniform, said nothing to reporters as he was led into a courthouse in Coldspring, Texas, about 60 miles (97 km) north of Houston. He also did not comment during the trial hearing. Oropeza is a Mexican citizen who was deported four times between 2009 and 2016, US immigration officials said.

After the hearing, his lawyers said it was too early to know what happened on the night of the killings and that tensions between Oropeza and its neighbors had been building for some time.

“The initial story about not shooting a gun in the backyard because a baby was sleeping probably won’t turn out to be an accurate account of events,” said Anthony Osso, one of Oropeza’s attorneys.

Osso said that while the killings were portrayed as a mass shooting, it will end up being “a very different situation”.

Wilson Garcia, whose wife and 9-year-old son were among those killed, previously told reporters he and two others “respectfully” asked Oropeza if he could continue shooting from his home because Garcia’s newborn son was trying to sleep.

“He told us he was on his property and could do whatever he wanted,” Garcia said after a vigil at his son’s school on April 30.

Osso said Oropeza and his neighbors were friends. Oropeza, a handyman, would help anyone in the neighborhood doing electrical or plumbing work, his attorneys said.

The relationship between Oropeza and his neighbors began to deteriorate after the neighbors’ dogs entered Oropeza’s yard and killed his family’s sheep and chickens, Osso said.

Lisa Andrews, another of Oropeza’s attorneys, said what led to the shooting was “much more complicated and a very different picture than the original testimony.”

Both Andrews and Osso declined to comment on what happened the night of the shooting or what Oropeza may have told them about it.

Garcia said he never had any problems with Oropeza and that their wives sometimes talked. He said Oropeza once helped him cut down a tree.

Rob Freyer, the first assistant district attorney for the San Jacinto County District Attorney’s Office, declined to comment on claims by Oropeza’s attorneys that not everything is known about what led to the shooting.

“It was a massacre. The whole world knows that… It was a tragedy,” Freyer said.

Andrews said she expects the murder charges against Oropeza to be escalated to murder, which would see him face the death penalty.

San Jacinto County District Attorney Todd Dillon said Oropeza’s case likely won’t appear before a grand jury until next month.

Oropeza’s next court date is August 10. His wife and one of Oropeza’s friends have each been charged with obstructing the arrest or prosecution of a known criminal.

Francisco Oropeza, 38, made his first court appearance Thursday after being arrested on May 2 following a four-day manhunt. He faces five counts of murder in the April 28 shooting in a rural neighborhood in Cleveland, 45 miles (72 km) northeast of Houston. Authorities allege that after being told by his neighbors to stop firing his AR rifle because a baby was trying to sleep, Oropeza stormed into their home and killed five people, including a nine-year-old boy .

Carolin Hagenstroem and I are staring down an octagon-shaped hole in the hardwood floor of her home at 724 Brazil Ave. in San Francisco’s Excelsior District. It reveals a dizzying drop that plummets at least 19 feet down to an artist’s studio, and at the center is a fire pole that inspired one of the most influential movies of my childhood.

“I’ll go down first, and then you can try it,” Hagenstroem says to me with a reassuring nod.

She wraps her arms and legs around the brass, and carefully slides to the bottom with ease.

I gulp. I’m not afraid of heights, but let’s just say the drop appears much more intimidating than it did in one of my favorite scenes in “The Princess Diaries,” a landmark San Francisco movie that just celebrated its 20th anniversary.

But if the clumsy Mia Thermopolis could take the plunge before school each morning, so could I. Suppressing a scream, I cling on for dear life and make my way down.

Carolin Hagenstroem slides down the fire pole inside Engine 43 art studio, otherwise known as Mia Thermopolis’ house in “The Princess Diaries,” which is in the Excelsior District of San Francisco, on Sept. 15, 2021.

The fire house that became a castle

Perhaps one of the most beloved coming-of-age stories of the early aughts, the Disney film based on the bestselling series by Meg Cabot follows an awkward San Francisco teenager (Anne Hathaway, in her breakout role) who discovers that her deceased father was a prince, making her the heir to the throne of the fictional European country of Genovia. She must come to terms with this life-shattering news when her estranged grandmother, Queen Clarisse Renaldi (Julie Andrews in a role that kicked off her career renaissance) stops by for tea at the fire house-turned-artist’s loft where Mia lives with her mother Helen (Caroline Goodall).

“The Princess Diaries” was a surprise critical and commercial success, garnering more than $165 million worldwide after its premiere on July 29, 2001. It’s filled with funny one-liners — “I don’t want to rule my own country, I just want to pass the 10th grade!” — apology pizzas topped with M&Ms, a feline sidekick named Fat Louie, probably one of the best makeover scenes of all time and plenty of San Francisco scenery considering the crew only had two and a half weeks to film exterior shots in the city (the rest of production took place in Los Angeles).

<img decoding="async" class="landscape" src="https://s.hdnux.com/photos/01/21/73/00/21475351/3/1200x0.jpg" alt="The Engine 43 art studio, otherwise known as Mia Thermopolis' house in "The Princess Diaries," which is in the Excelsior District of San Francisco, seen Sept. 15, 2021."/>

Douglas Zimmerman/SFGATE

Even two decades later, the burgundy-and-white fire house is among one of the most recognizable San Francisco filming locations for “The Princess Diaries.” It helps that a large print next to the front door of the Mission Revival style building bears the painted likenesses of Princess Mia and Princess Leia standing side-by-side — something I noticed when I visited on a recent Wednesday morning.

The film’s production designer, Mayne Berke, said his team scrutinized all 25 of San Francisco’s vintage fire houses before settling on Engine Company No. 43, not only because it was located at the top of one of the city’s quintessential hills, but also for the reason that it had a tower jutting out of it, evoking a subtly royal look and feel.

<img decoding="async" class="landscape" src="https://s.hdnux.com/photos/01/21/73/00/21475371/3/1200x0.jpg" alt="A sign outside Engine 43 art studio, otherwise known as Mia Thermopolis' house in "The Princess Diaries," in the Excelsior District of San Francisco on Sept. 15, 2021."/>

Douglas Zimmerman/SFGATE

“After all, she was a princess, and this was her castle,” Berke said with a laugh. The late Garry Marshall, who directed the film, liked the idea so much that he changed a line in the script, said Berke, adding a joke about a frustrated Mia storming off to her tower.

Although the interior scenes were shot on a sound stage in Los Angeles, the space bears a near-identical resemblance, with its high ceilings, a spiral staircase and, of course, the fire pole.

‘There are people taking pictures almost every day’

Hagenstroem has lived in the refurbished fire house (now the Engine 43 Art Studio) with her husband and 9-year-old son since 2015, but at first she was unaware of its ties to the popular film and was more interested in its origins as a fire house dating back to 1911, when Engine Company No. 43 formed. It was run with horse-drawn carriages that were replaced by engines seven years later, and functioned as a fire house until 1970, when the company relocated. It was then sold to Dr. Steve Shohet as a private residence in a 1976 surplus auction, according to Guardians of the City. Shohet didn’t actually live there, said Hagenstroem, though he did build a sailboat on the empty lot next to it, in addition to hosting several artists for a number of years, including dancers, sculptors and painters.

When Hagenstroem and her family moved in, they kept the tradition of a communal artists’ space going. The ground floor still serves as a studio today, not unlike the fictional loft where Helen Thermopolis painted, and two artists-in-residence are currently living there — Ryan Smith, a goldsmith and hatmaker, and Anastasia Podlysovka, an architect and painter.

Unfortunately, because it’s now a private residence, fans of the movie aren’t allowed to go inside — with the exception of periodic events held by the studio — which many are disheartened to discover, said Smith.

“One day, there were these people who showed up and wouldn’t stop ringing the doorbell. So I came out and politely had to tell them we don’t do tours. They said, ‘Really? We drove three hours to get here.’ I thanked them for their interest, but it was early on during COVID, and I was in my pajamas just trying to eat my breakfast,” he said with a laugh.

For the most part, though, fans are polite and respectful, added Podlysovka.

“There are people coming and taking pictures in front of the house almost every day,” she said. “They’re very sweet.”

Setting the scene in San Francisco

Cabot’s novel was originally set in Manhattan, but director Marshall (“Pretty Woman,” “Beaches”) thought the film was better suited for San Francisco — primarily because he wanted to spend time there with his granddaughters, who were then just 4 years old. Their mother also appears, as well as Marshall’s sister, daughter-in-law and son, who served as a second unit director on the film. In addition to their cameo, his granddaughters also helped with casting and were responsible for choosing Hathaway.

“[Garry] showed them the audition tapes and asked, ‘Who looks the most like a princess?’ They chose Annie because they thought she had the best hair,” Scott Marshall, Garry’s son and a second unit director for the film, said with a laugh.

<img decoding="async" class="landscape" src="https://s.hdnux.com/photos/01/21/71/55/21470066/3/1200x0.jpg" alt="Queen Clarisse Renaldi (Julie Andrews) faces off with the arm wrestling machine at the Musée Mécanique while Mia (Anne Hathaway) cheers her on in "The Princess Diaries.""/>

Several other recognizable locations also played a role in “The Princess Diaries,” like the Musée Mécanique, where the queen faces off with a coin-operated arm wrestling machine as Laffing Sal looks on and cackles. At the time, the attraction was still at Land’s End, and additional scenes were shot near the observation deck at the shuttered Cliff House.

The fictional Grove High School was shot at two locations. For the exterior, they used a mansion at 2601 Lyon St., which belonged to former Giants owner Bob Lurie, said location manager Laurie Noll.

“It was dumb luck and perfect timing,” she said, adding that he had just moved to Atherton and planned to sell the house shortly after. “I couldn’t believe it.”

<img decoding="async" class="landscape" src="https://s.hdnux.com/photos/01/21/71/55/21470070/3/1200x0.jpg" alt="Lilly (Heather Matarazzo) chats with Mia (Anne Hathaway) on the roof of the fictional Grove High School in "The Princess Diaries." "/>

Meanwhile, the tennis and basketball courts where Mia and her best friend Lilly (Heather Matarazzo) hang out were shot on the roof of the Hamlin School on Broadway, Garry Marshall told the Chronicle in a 2001 interview (the public is not permitted to visit). And the infamous cable car accident scene was filmed at the intersection of Broadway and Taylor streets.

“I really don’t believe we could have filmed that scene anywhere else,” said Scott Marshall. “The hills were what made filming the movie in San Francisco so fun.”

Courtesy of Disney Plus

Some scenes were more difficult to shoot than others. Only a few second unit shots were taken at Baker Beach for the high school party scene where Mia is bombarded by the paparazzi.

“The day we scouted it, it was beautiful and warm. Then we came back and realized how cold it could get,” said Berke, laughing. “We shot the rest in Malibu, and the second unit crew told us we made the right choice.”

Mia (Anne Hathaway) and Queen Clarisse Renaldi (Julie Andrews) chow down on a corn dog at Lands End.

Courtesy of Disney Plus

Originally, during the sequence where Mia is showing the queen around San Francisco, the script had them take an elevator up to the top of the Golden Gate Bridge. When the crew got there, they realized it only held two people and took 17 minutes to reach the top — not to mention it was rather rickety, said Berke.

“The wind could blow you right off that thing. I turned to our cinematographer and said, ‘The cast is never coming up here.’” (They opted for the Musée Mécanique instead.)

Noll remembers filming the scene when Mia is attempting to drive her ’60s Mustang to the coronation, only for it to get stuck on Russian Hill in the rain.

“That was a pretty crazy night. We were making all of this fake rain and shooting until one in the morning,” she said.

<img decoding="async" class="landscape" src="https://s.hdnux.com/photos/01/21/71/55/21470068/3/1200x0.jpg" alt="Mia (Anne Hathaway) and Helen Thermopolis (Caroline Goodall) throw darts at paint-filled balloons in a fan-favorite scene of "The Princess Diaries." "/>

Courtesy of Disney Plus

But the best story might be one of the film’s most iconic moments, when Mia and her mother spend an evening together shooting darts at paint-filled balloons on a canvas. The crew never tested it beforehand, figuring that if they threw the darts at the balloons, they would pop.

They didn’t.

“Annie threw the first dart and it bounced right off the balloon,” said Berke. “So the prop master tried throwing a dart as hard as he could, and again, it bounced off. I got really scared at first — I thought, ‘My god, this was my idea.’”

In the end, they made the scene happen by having the prop master stand just behind the camera, shooting a BB gun each time the actresses threw a dart.

“It required so many takes,” said Berke, laughing. “We probably spent an hour or two longer on that scene than we should have, but it’s a very fun moment.”

Of course, I have to ask Hagenstroem if she’s ever tried to replicate the scene at home. She chuckles.

“We haven’t, but we’ve filled water guns with paint and sprayed them on a sheet,” she said. “We decided to create our own twist.”

It’s Excelsior Month at SFGATE. We’ll be diving deep into the neighborhood for the entirety of September as part of a new series where we’ll be highlighting a different corner of San Francisco every month this year.

It was because of Schulman and older brother Rel Schulman that the phrase became so widely understood today and has since been added to The Merriam Webster Dictionary. Schulman and his wife, Laura Perlongo, host the Facebook series called “We Need to Talk.” Additionally, Schulman and Laura have created series of socially focused videos online (around issues like parental leave and gender roles) which have garnered over 250 million views.
