Guess the hire of a renovated dwelling close to downtown San Antonio

This week we’re looking at a recently updated home near Five Points.

More people have been looking to move to San Antonio in 2023. (Especially from Austin!) But San Antonio rents aren’t dropping. From finding your perfect new home to negotiating rent prices, searching for an apartment in San Antonio can be quite the experience. Taking inspiration from our sister publication SFGate in San Francisco, MySA is looking at local properties showcasing the best, worst, and everything in between here in the Alamo City. Let’s guess the rent.

Last week’s apartment gave us a glimpse of what apartment living is like near Southtown and Blue Star, while also giving us a peek at the cost. We are going to head northwest of downtown San Antonio to look at a home near the historic Five Points neighborhood. The landlord has listed a 1,485-square-foot, three-bedroom home located at 321 University Ave., San Antonio, Texas 78201.

The house is directly northwest of Five Points, where you can find restaurants like M.K. Davis with its crispy dogs, a ramen joint called Kimura, and fish taco hangout called The Cove. The home has also been recently renovated, according to the listing, which could mean a higher rent.

This living room with custom cabinets is what you’ll see when you walking into the home.

This bright living room with a box-beam ceiling is what you’ll step into when entering the home. The exposed brick fireplace and custom cabinets are a nice touch.

This is your dining room and kitchen with a modern light fixture over the table.

Coffered ceilings tend to add a sense of height to rooms, and it almost makes the dining room and kitchen look like a large hall in the home. The kitchen has white cabinets with granite countertops and stainless steel appliances.

The lower ceiling in the back makes this room seem more personal.

That portion of low ceiling in this bedroom makes the office space seem more personal and private.

There are so many windows letting in natural light in this home. This bedroom has two in frame that allow a lot of the room to be naturally lit.

The bathroom has been upgraded with new fixtures.

This bathroom is standard aside from the new bathroom fixtures like the brushes steel faucet.

The Five Points home has a green backyard with a long driveway.

Finally, a backyard. It’s been a while since we’ve seen one of these. It’s not spectacular but its good to know what you’re getting, which includes a driveway that extends into the backyard.

So how much do we think this home costs? The Craigslist post says the home costs $2,200 per month. However, the Zillow listing says the home is $2,000 per month. Either or, the cost is in line with other rentals in the area. I would go with the Zillow listing if you’re interested.

A renovated reside/work area in San Francisco celebrates its industrial bones

This century-old live/work space in San Francisco is fresh from a multi-million-dollar renovation, including major seismic updates, but it retains its rugged interwar industrial character.

32 Heron dates from 1924 and is located in the city’s SoMa neighbourhood – known for its rich industrial heritage and architectural stock of warehouses, factories and rail yards, which have been converted into offices, lofts and business offices for tech companies. The neighbourhood is the centre of the LGBTQ+ Culture District and queer nightlife, and the building is across the street from Heron Arts Gallery.

Internet sleuthing reveals the building has most recently been occupied by venture capital firm Darling Ventures (rebranded as Focal), for whom it was redesigned as a 3,102 sq ft live/work space, according to The San Francisco Standard. It has undergone major seismic updates while retaining its loft-like industrial feel with raftered ceilings and white-washed brick.

The ground level is dedicated to ‘work’ and arranged with an open workspace and several ‘private’ offices, plus a conference room, washrooms and a wet bar for events and after-work drinks and schmoozing clients.

Above is the private ‘live’ zone: the free-flowing first floor is arranged as a kitchen and living room, with a bedroom and bathroom branching off.

Floating stairs lead to the second floor, where the main bedroom is situated, with access to a private terrace and outdoor entertainment space (think grill, wet bar and outdoor seating with views across the neighbourhood.)

Cabinetry is custom throughout, with walk-in wardrobes and built-ins designed specifically for the space, while the white-washed bricks and ceilings heighten volume across its floors.

Mary Lou Castellanos and David Parry of Sotheby’s International Realty hold the listing for 32 Heron with an asking price of $3.495m. Peek inside the San Francisco property.
