<p>The former Northern California home of Golden State Warriors superstar Stephen Curry and his wife, television cooking personality Ayesha Curry — with panoramic views of the San Francisco skyline, the Bay Bridge and the Golden Gate Bridge — is for sale for $1.69 million .</p>
<p>According to public records, the Currys bought the Oakland bayside penthouse at The Ellington apartment complex in 2012 for $1.475 million, a year after they married and before the Warriors became an NBA dynasty.</p>
<p>The sellers purchased the home from the couple in 2014 for $1.5 million.</p>
<p>“This is a real hit!” says the official property list.</p>
<p>The two-story penthouse&#39;s floor-to-ceiling windows also offer views of downtown Oakland and Mount Tamalpais.  The luxurious 2,084 square feet of living space includes three bedrooms, four bathrooms and a gourmet kitchen.</p>
<p>There is plenty of outdoor space.  There are three balconies and an oversized patio.</p>
<p>Three parking spaces and an electric vehicle charger are among The Ellington&#39;s many amenities, including 24-hour concierge services, a fitness center, a club room, a pool and a spa.</p>

	Software company founder Craig Ramsey is selling the condo after purchasing it in 2016 for $13 million alongside realtor Gregg Lynn from Sotheby&#8217;s International Realty.  The previous owner, the late venture capitalist Tom Perkins, installed an &#8220;orchestral ceiling&#8221; in the living room, Ramsey told the WSJ.  He also left several works of art that Ramsey included in the sale, such as a 6,000-pound glass sculpture.  Along with these other unique features, the condo boasts a 3,500 square foot great room and an outdoor deck for enjoying the sights.</p>

<p>	The building as a whole offers further benefits, allowing you to enjoy the convenience of a hotel with the added bonus of actually owning your space.  There&#8217;s a fitness and Pilates center, salt pool, screening room, wine cellar, outdoor area with multiple fire pits, and more.</p>

<p>	All of these amenities, however, must tarnish the Millennium Tower&#8217;s reputation.  In 2016, it was reported that the building tilted and sank into the ground.  At the time, Mission Street Development was being sued by the city and residents of the building.  (The Wall Street Journal could not be reached for comment.) Engineers have since tried to stabilize the building and put it back upright.  Simpson Gumpertz &#038; Heger, the company dealing with the problems, told the newspaper that their efforts have been successful in restoring the building, at least partially, to its former condition.  (The company did not immediately respond to Robb Report&#8217;s request for comment.)</p>

	&#8220;I knew the building was going over,&#8221; Ramsey told the WSJ.  &#8220;As a result, I got a very good discount.&#8221;</p>

<p>	Last year, Ramsey sold a smaller unit in the Millennium Tower for $2.7 million, and now he&#8217;s ready to give up his footprint in the building for good.  While $14 million is a much higher price, Ramsey called it &#8220;aggressive&#8221; in hopes of selling the condo quickly.  If a buyer can see past the building&#8217;s past, their goal can be realized.</p>

<p>In the Millennium Tower, the San Francisco condominium building that&#8217;s reportedly falling, a $14 million penthouse is coming on the market. </p>
<p>The seller is Craig Ramsey, a technology industry veteran, co-founder of publicly traded cloud computing company Veeva Systems and software company Vlocity, which was sold to Salesforce in 2020 for about $1.3 billion, he said.  He also worked at Oracle for years.</p>
<p>The 5,000 square foot, two bedroom apartment is on the top floor of the approximately 60 story luxury condominium building that opened in 2009.  Mr. Ramsey paid $13 million in 2016 to buy the furnished apartment from the estate of late venture capitalist Tom Perkins.</p>
<p>In 2016, reports circulated that the South of Market building was leaning and had lost more than a foot in height since its completion and was expected to continue to fall.  Project developer Mission Street Development has been sued by the city and residents of the building. </p>

<p>Mission Street Development could not be immediately reached for comment.</p>
<p>More recently, engineers have worked to stabilize the building and correct the tilt.  According to Ronald O. Hamburger of Simpson Gumpertz &#038; Heger, the company working on behalf of Mission Street Development to fix the problem, engineers have installed 18 piles to supplement the building&#8217;s existing foundation and are now working to reduce the weight shifting structural problems of the building from the building to the new piles.  In late January, the project team shifted some of the load to six of the 18 piles, which immediately restored a small portion of the settlement that had occurred and some of the tilting, he said.  Another transfer is expected in June, he said. </p>
<p>Mr Ramsey said he was aware of the structural issues when he bought the penthouse but was confident they could be resolved and saw it as an opportunity to take advantage of the low prices.  Since Mr. Perkins paid $9.4 million for the unit as raw space in 2009 and spent an additional $9 million on the build-out, Mr. Ramsey felt he got a great deal.</p>
<p>&#8220;I knew the building was tipping over,&#8221; he said.  &#8220;As a result, I got a very good discount.&#8221;</p>
<p>At the time of purchase, Mr. Ramsey already owned a smaller unit downstairs and said he wanted to use this as a family while he moved upstairs.</p>
<p>Mr Ramsey has not lived in the Millennium Tower for several years, he said.  He has relocated to Santa Rosa, California and also has homes in Montecito, on Lake Tahoe and in Cabo San Lucas, Mexico.  He said that now that he has grandchildren, he spends more time in his more bedroom homes. </p>
<p>The penthouse offers stunning views of the Golden Gate Bridge, Bay Bridge, Transamerica Pyramid and other landmarks.  There is a 3,500-square-foot great room and a 500-square-foot terrace overlooking the San Francisco Bay.  Mr Perkins, a music lover, upgraded the living room with an &#8220;orchestral ceiling&#8221; to distribute the music evenly throughout the home, Mr Ramsey said.</p>

<p>The sale of the flat will include several pieces of art dating from Mr Perkins&#8217; time there which would be difficult to transport, Mr Ramsey said.  This includes a tall sculpture made from hundreds of layers of thinly ground glass.  Mr. Ramsey estimated it weighed more than 6,000 pounds.  He will not ask for any additional money for this, he said. </p>
<p>&#8220;I want to negotiate a price [for the art]but it&#8217;s not easy to negotiate when you don&#8217;t have a choice,&#8221; he said. </p>
<p>With the building now stabilising, Mr Ramsey believes the problems are largely over and the building will attract new buyers.  He said reports of rising crime and quality of life problems in San Francisco played little role in his decision to sell.</p>

<p>&#8220;San Francisco is one of the most beautiful cities in the world,&#8221; he said.  &#8220;And sadly, the reputation has gotten a bad rap, but like most cities, the problems and the crime lie in very specific places.&#8221;</p>
<p>He said he was surprised the unit&#8217;s value hadn&#8217;t risen as much as he&#8217;d hoped, but he wasn&#8217;t overly concerned.  &#8220;It&#8217;s not like the difference is a big change in my life,&#8221; he said.  &#8220;At this point, market value is market value.&#8221; </p>
<p>He noted that its price is &#8220;aggressive&#8221; and designed to move the device around quickly.</p>
<p>Mr. Ramsey sold his smaller Millennium Tower unit last year for $2.725 million, far less than the $4.3 million he paid for it in 2012, records show.  According to Gregg Lynn of Sotheby&#8217;s International Realty, Mr. Ramsey&#8217;s real estate agent, such losses were typical of homeowners who bought before construction problems were discovered and sold before repairs made any progress.  Mr Lynn said few units on Millennium Tower&#8217;s upper floors have been resold as some owners may have waited for structural issues to be resolved before listing them.</p>
<p>The San Francisco real estate market is in the midst of a slowdown.  According to a report by Sotheby&#8217;s, there were 38% fewer completed sales in the first quarter than in the same period last year.  Median retail price was $1.3 million, down 12% from the same period in 2022.</p>
<p>Mr Lynn said he now sees signs of a recovery in the market as some buyers are willing to look past &#8220;San Francisco&#8217;s poor PR&#8221; and are looking to &#8220;buy the market down&#8221;. </p>

<p>Yammer founder and Textline CEO Alan Braverman and his wife Angela, president of Space Lace Auctions and Atelier, could lose $4.6 million restoring a historic Jackson Square penthouse.</p>
<p>That&#8217;s assuming they get their asking price of $7.9 million for the indoor-outdoor lot with a 3,000-square-foot &#8220;sky garden&#8221; on the roof.</p>
<p>The couple spent more than $9 million over several years to convert the 3,200-square-foot top floor of an 1860s Jackson Square penthouse into their &#8220;dream home,&#8221; without considering resale value, she says Listing Agent Gregg Lynn of Sotheby&#8217;s International Realty.</p>
<p>&#8220;It should be her forever home,&#8221; Lynn said via email.  But those plans changed as the couple&#8217;s baby got older and they realized they wanted to be closer to family in the Midwest.  &#8220;No one wants to sell at a loss &#8211; they would strongly prefer to sell and recoup their costs, but they recognize that this is not possible and that will not prevent them from continuing their life close to their family.&#8221;</p>
<p>The couple paid $3.5 million for the top-floor condo at 42 Hotaling Place in August 2012 after &#8220;seen everything on the market&#8221; and fell in love with the property&#8217;s history and its location near the Embarcadero, he said.  They also purchased the ground floor commercial space at 38 Hotaling Place for nearly $5.7 million in January 2020 to house Space Lace&#8217;s couture and vintage collections.  They&#8217;re asking $6 million for the ground floor space that&#8217;s now vacated.  The middle floor of the building has another owner and is occupied by an architectural office.</p>
<p>Lynn described the years of renovation of Hotaling Place — an alley flanked by mid-19th-century buildings that were saved from the fires after the 1906 earthquake because it housed one of the West&#8217;s largest whiskey shops — as &#8220;Similar to renovating a historic house on a canal in Venice.&#8221; The alley&#8217;s antique shops and art galleries were forced to close when building materials were scraped into the property, he said.  Other &#8220;expensive considerations&#8221; included seismic structural work and upgrades to electrical, <a class="wpil_keyword_link" href="https://dailysanfranciscobaynews.com/bay-spaces-150-yr-outdated-water-pipe-drawback-nbc-bay-space/"   title="plumbing" data-wpil-keyword-link="linked">plumbing</a>, HVAC, and technology systems.</p>
<p>Aside from the period facade, the three bedroom, two bathroom home retains only a few original brick and wood features.  The rest is all new, Lynn said, with Venetian plaster walls crafted by a third-generation plasterer and a commercial kitchen with an &#8220;on-demand wall&#8221; that rises and falls from the peninsula to separate the cooking area from the Separate the rest of the open living space concept.</p>
<p>Most of the couple&#8217;s favorite features aren&#8217;t even in the house, Lynn said, but in the rooftop &#8220;sky garden.&#8221;  It features a large pond with a water feature, an outdoor kitchen and dining area, a theater pavilion with an outdoor TV, a hot tub, a bocce ball court, and a yoga area.</p>
<p>Lynn said the unusual location in a non-residential area of ​​the city near downtown is the main reason the Bravermans are likely to suffer such a big loss.</p>
<p>&#8220;If this property was in Pacific Heights, it would be listed for $15 million,&#8221; he said.</p>
