We are entering an era of complete modernization of HVAC systems (heating, ventilation and air conditioning).</span></p>
<p><span style="font-weight: 400;">The North American market for HVAC systems was valued at nearly $44 billion in 2022, and it is</span> <span style="font-weight: 400;">projected</span><span style="font-weight: 400;">    Grow to over $62 billion by 2029 at a compound annual growth rate of 5.2%.  Demand will remain strong due to climate change with its extreme temperatures, the growing real estate market and companies&#8217; efforts to reduce costs through energy-efficient appliances.  If you are building an HVAC business, now is the time.  Here are just a few market niches that you may be able to fill.</span></p>
<h2>Refrigerants need to be replaced</h2>
<p><span style="font-weight: 400;">The refrigerants currently used are harmful to the environment.  Hydrofluorocarbons (HFCs) are potent greenhouse gases used in refrigeration and air conditioning that are thousands of times more harmful than carbon dioxide.  The good news for the HVAC industry is that a global agreement dictates that all refrigerants with GWP &#8211; the global warming potential &#8211; must be replaced by 2030, a very ambitious target. </span></p>
<p><span style="font-weight: 400;">HFCs are detrimental to the ozone layer and are considered the main contributors to global warming.  And they are used by every air conditioner manufacturer.  In the future, companies will have to adapt to new requirements.</span></p>
<p><span style="font-weight: 400;">In October 2022, President Joe Biden signed an international agreement committing the US and more than 130 nations to reduce the production and use of HFCs by 85% over the next 14 years.  According to scientists, the measure will help at least partially mitigate the upcoming increase in global temperatures.</span></p>
<h2>It&#8217;s time to save energy and costs</h2>
<p><span style="font-weight: 400;">Existing HVAC systems consume too much energy and, what is worse, they work non-stop.  I&#8217;m a big advocate of cost efficiency and the right insulation process could help many companies and manufacturing facilities.  I recently visited a factory that was using an HVAC system that I helped develop.  But they had a cavity in the wall through which air could easily flow, so they lost a lot of energy.  Basically, the cooling process never stopped.</span></p>
<p><span style="font-weight: 400;">You cannot save energy by leaving the air conditioner on all day.  HVAC systems are not designed to work 24/7 &#8211; they should not run more than 8 hours a day.  The same goes for our homes and office buildings, as well as the data centers of big tech companies like Google and Apple.</span></p>
<p><span style="font-weight: 400;">In New York, most greenhouse gas emissions come from city buildings, as many of them are old.  In Arizona and Texas, where temperatures reach over 100°F, the need for energy savings is enormous.  It opens up a window of opportunity for new business areas, for example for insulating materials.</span></p>
<p><span style="font-weight: 400;">According to the current status</span> <span style="font-weight: 400;">reports</span><span style="font-weight: 400;">The demand for energy efficient solutions in buildings will fuel the growth of the insulation market, which is expected to reach US$42.5 billion in 2029.</span></p>
<h2>Alternative energy HVAC solutions</h2>
<p><span style="font-weight: 400;">The resources of our planet are not unlimited.  According to some estimates, we will run out of fossil fuels this century.  Electricity prices will also rise due to the increasing load on the electricity grid.  The development of entirely new alternative energy based HVAC systems is critical for both business and the planet.</span></p>
<p><span style="font-weight: 400;">We also need to lower the cost of food production: most agribusinesses use technology that leaves a large carbon footprint.  New HVAC systems could use solar power, ice-powered air conditioners, geothermal heat pumps, and possibly technologies we haven&#8217;t developed yet.  This is all a great opportunity for entrepreneurs looking for their &#8220;next big thing&#8221; and a market with potential for exponential growth.</span></p>

<p>Remote workers no longer tethered to an office are settling in mid-sized cities across the nation, creating new opportunities and headaches for real estate developers and the cities themselves.  More than 12 percent of moves between April 2020 and December 2021 were caused by COVID-19, as remote workers have flocked to smaller cities with lower costs of living, lower taxes, and fewer pandemic health restrictions, according to a recent study by professors at Vanderbilt University and the Georgia Institute of Technology.</p>
<p>The study analyzed 360,000 residential interstate moves from the last five years, finding that 70 percent of people citing remote work as the reason for their move earn more than $100,000 annually.  Superstar cities in huge coastal metro areas like New York and San Francisco aren&#8217;t going away, but they&#8217;re losing enough people to impact their tax base.</p>
<p>Much of this migration is caused by highly paid tech workers, as the tech sector grew by 47 percent and added 1.2 million jobs between 2010 and 2019. About half the job creation occurred in eight areas, including San Francisco;  San Jose, California;  Austin, Texas;  Boston;  andSeattle.  But some mid-size cities are also adding tech jobs at a clip of 3 percent or more annually, including Atlanta, Dallas, and Kansas City, Missouri.</p>
<p>All of these migration trends are undoubtedly in the minds of real estate investors.  It&#8217;s no secret that mid-sized and smaller cities have seen population booms as more people have flocked to the suburbs and the Sun Belt, especially over the past two decades.  The pandemic and remote work have added fuel to the fire.  The investment outlook for the Sun Belt, suburbs, and smaller and mid-sized cities is increasingly attractive.  Company office re-locations and satellite offices in these areas will likely keep growing.</p>

<p>CDA members not only offer exclusive savings on products and services to support their day-to-day business, but also training courses and other learning opportunities on finance, human resources, dental billing and other topics.</p>
<p>For example, over the past two months, WEO Media has hosted a webinar to help dentists align their websites with the Americans with Disabilities Act, while Bank of America and CDA jointly hosted a webinar for associate dentists who are concerned about it ponder whether a practice owned is right for them.  These courses were available to members through CDA&#8217;s online learning platform.</p>
<p>Now CDA&#8217;s Endorsed Services are coming to CDA Presents in San Francisco from September 9th to 11th.  All will be on site in the Moscone Center exhibition hall, and some will be presenting courses. <p>The pastor, who has lived in Silicon Valley for almost 50 years, packed his things and moved his family to Atlanta.  This meant that Moore, a pillar of the community for civil rights, education, and the Church, was stepping down as president of the San Jose-Silicon Valley NAACP.</p>
<p>&#8220;It&#8217;s a sad day you know it was hard to go,&#8221; he said.  “Housing is priceless, the education system is in order and the jobs are no longer as big as they used to be.  I need to make sure my children are safe, have the education and the opportunity, and for me as a black person, I don&#8217;t see these opportunities to be a focal point for the city of San Jose. &#8220;</p>
<p>Moore said he was not only the victim of the Silicon Valley tech boom that praised him, but he also felt that San Jose has failed its black and colored communities to allow them to stay in the region thrive.</p>

<p>&#8220;We had clubs, we had restaurants, we had softball teams, we had a lot of things,&#8221; he said of life in San Jose when he moved to the city in the 1970s.  “All of these things are gone.  You can find us to arrest us, but you cannot find us to keep us busy. &#8220;</p>
<p>The pastor isn&#8217;t the only one who has seen the black population dwindle;  make up 3% of the population today, compared to nearly 5% in 1990, according to the US Census Bureau.</p>

<p>&#8220;Many of them have moved out over the years,&#8221; said Belinda Bush, owner of B-Pizazz Barbershop.</p>
<p>Bush has owned her shop for 30 years and first opened her business in Cupertino before moving to her location in Campbell.  But Bush believes Silicon Valley has ousted all races that can&#8217;t afford to make it to the tech capital of the region.</p>
<p>&#8220;You just can&#8217;t afford to live here, that&#8217;s what this area is about,&#8221; Bush said.  &#8220;It&#8217;s all about the money, it&#8217;s all about the money.&#8221;</p>
<p>Moore cited examples of San Jose&#8217;s failure to help its residents build housing, pay decent salaries, and take care of minorities, particularly the discussion about the development of land used by longtime flea market sellers.</p>
<p>The man of faith apparently lost some of that in San Jose.</p>

<p class="body-text-paragraph">While the nickname &#8220;Trader Jerry&#8221; doesn&#8217;t paint a picture of Jerry Jones as accurately as it did in the past, the Dallas Cowboys aren&#8217;t afraid to dip their toe in the cycling and trading circus that is the NFL blueprint.</p>
<p class="body-text-paragraph">One of the most interesting aspects of being a sports fan is trade speculation, and while the NBA and MLB make much better use of that interest in deadline deals during their respective regular seasons, trading during the NFL draft is just as fun and enjoyable.</p>
<p class="body-text-paragraph">Some of these deals already came about when the San Francisco 49ers paid a king&#8217;s ransom to trade up to the third overall pick to seemingly secure the team&#8217;s future franchise QB, and more are likely on the way.</p>
<p class="body-text-paragraph">The cowboys probably won&#8217;t be involved in any of the blockbuster deals, but don&#8217;t think for a second that they are just going to sit back and let the other 31 teams have all the fun.  With that in mind, let&#8217;s examine some trading scenarios the cowboys might actually be involved in during the design weekend.</p>
<h2 class="body-text-header">Trade back from 10th overall</h2>
<p class="body-text-paragraph">While many are inhaling the apparent smoke screen regarding Dallas&#8217; interest in a trade from the 10th overall pick to Florida TE Kyle Pitts pick, the cowboys are far more likely to choose to trade off their first pick, especially if a QB like Mac Jones, Justin Fields or Trey Lance are available when Dallas is on the clock.</p>
<p class="body-text-paragraph">Round one back trade is always a good option as it is a great opportunity to collect more top 100 picks that can be used to attract high profile players.  NFL teams often overestimate their ability to properly distinguish between potential players.  So when you have more swings on your plate, you have a better chance of the team winning a highly effective player.</p>
<p class="body-text-paragraph">Teams like the New England Patriots (selection # 15) or the Chicago Bears (selection # 20) could potentially be ready to qualify for a QB.  And there&#8217;s even a chance the Minnesota Vikings (option # 14) and LA Chargers (option # 13) may be interested in swapping a few spots when Penei Sewell (or possibly even Rashawn Slater) is available to order improve their lines of attack.</p>
<p class="body-text-paragraph">For me it would be inadvisable to trade back with the bears to dial number 20 (or later with another team) as there is no guarantee that a first round prospect will still be on the board.  However, it would be terribly tempting to go back to the 13-15 range for one more selection for Day 2 as I think there is a realistic chance that either Slater, Patrick Surtain II, or Jaycee Horn would still be on that selection Are available.  Adding another top 75 selection while still getting a blue chip prospect could be one of the best scenarios for the Cowboys in Round 1.</p>
<p class="body-text-paragraph">Of course, there&#8217;s also a good chance Slater, Surtain and Horn will fall off the board depending on where Dallas has been trading to, which wouldn&#8217;t be ideal as it could create a scenario where Dallas would reach for someone like Trevon Moehrig from the TCU or Tulsa&#8217;s Zaven Collins, both good prospects, but not good values ​​in the top 15.</p>
<p class="body-text-paragraph">The cowboys must balance the risk / reward of a top 75 pick by potentially losing the last of their blue chip prospects.  While I think the cowboys are most likely to knock and make a selection with 10th overall win, a trade down cannot be ruled out.</p>
<h2 class="body-text-header">Trade back in R1 (or very early R2)</h2>
<p class="body-text-paragraph">While it is possible to trade back from 10th overall, it is also possible to return to the top 32 to attract another prospect for the first round caliber.</p>
<p class="body-text-paragraph">If the Cowboys don&#8217;t pick a 10th-placed CB and instead choose to take someone like Slater with their first choice, then Dallas could be aggressive when it comes to securing a first-round caliber CB like Northwestern&#8217;s Greg Newsome or Virginia Tech&#8217;s Caleb Farley (both with medical histories that could cause them to fall further than their talent suggests) in their mid to late 20s or early 30s, which is likely to cost Dallas&#8217; second-round election would (# 44) and one of their picks for the third round (# 75 or 99) based on the NFL commercial value table.</p>
<p class="body-text-paragraph">Even if Dallas picks a CB on their first pick, they could potentially even act to pick another defense attorney they desire, like Moehrig or Collins.  While I don&#8217;t think this would be the best move, the cowboys don&#8217;t care what I think and they could still pull the trigger if they covet a certain perspective enough in the final third of the first round.</p>
<p class="body-text-paragraph">In a previous instance, Dallas didn&#8217;t jump all the way back to the first round, but the Cowboys sacrificed two picks from Day 2 to climb into the top-35 and pick a defender they coveted in 2014.  Dallas sent the Nos away 47 and 78 picks to move 13 spots to 34th, picking DeMarcus Lawrence who has met a huge need and has become one of the most well-rounded DEs in the NFL.</p>
<p class="body-text-paragraph">Withdrawal to the first round is a risky move for the same reasons that trading in the first round is advisable as the team has fewer opportunities to fill holes and find players with high influence.  However, this risk needs to be balanced with the team&#8217;s confidence in the assessment of the player it is acting for.</p>
<p class="body-text-paragraph">It would certainly hurt to sacrifice two top 100 picks, but the ability to pick two players who are highly rated in needy positions on the Dallas board is enticing.  While you may be inclined to turn the draft off and start your evening after Dallas picks 10th overall, you should still keep an eye on what goes on for the remainder of the first round as the cowboys may not be ready on opening night of the draft.</p>
<h2 class="body-text-header">Exchange day 3 for a &#8220;flashing light&#8221;</h2>
<p class="body-text-paragraph">In 2020, the Cowboys exchanged two picks for the fifth round (one for 2020 and one for 2021) to move to the fourth round and select the Wisconsin center Tyler Biadasz, headed by Stephen Jones, executive vice president of Cowboys, as &#8220;Flashing&#8221; was described as light &#8220;because of the value it presented in the design at that time.</p>
<p class="body-text-paragraph">He was so highly valued that the Cowboys didn&#8217;t want to wait to see if he would fall by their fifth round election, so they traded him off, and I think it&#8217;s very likely that the team will do something similar to this one Year.</p>
<p class="body-text-paragraph">While it would be almost impossible to predict who that &#8220;blinking light&#8221; might be without knowing firsthand about the Dallas drafting board that no one outside of the organization has, it&#8217;s a good bet that some prospects will fall for a round get lower than where the cowboys graded them, which opens the door for them to be interested in a mid-round trade, especially if that prospect is playing in a position of need.</p>
<p class="body-text-paragraph">With five picks (# 115, 138, 179, 192, 227) on rounds 4 through 6, the cowboys will have the ammunition they need to trade anywhere on day 3 and get any &#8220;flashing light&#8221; that may appear, and I think , you will be.</p>

<p>Boston and San Francisco have long been established as the two largest biotech hubs in the country, research and development houses that have spread their tentacles to every level of the industry.  However, as space has grown, these two hubs have placed tighter barriers to entry &#8211; meaning cities like Seattle could have the chance to build their own innovation hub.</p>
<p>The Seattle-Tacoma-Bellevue Triangle is the fastest growing area for life sciences employment, closely followed by the Atlanta Area and the Orlando-Kissimmee-Sanford Triangle, according to a new report from JLL.  The team compared employment rates in the industry between the last five years and the previous five years.</p>
<p>On that assessment, life science positions in the Seattle area increased 3.1% compared to 3% in the Atlanta area and 2.9% in the Central Florida Triangle.  In terms of wage positioning &#8211; a metric that compares relative wages across biotech hubs &#8211; the Seattle area ranked fourth, just behind Los Angeles, the Twin Cities, and the North Carolina Triangle of Raleigh-Durham-Chapel Hill.</p>
<p>In the JLL report, titled &#8220;Life Sciences Emerging Markets Index: Ready for a Paradigm Shift,&#8221; the team examined not only the &#8220;dynamics&#8221; of biotech hubs, but also their abundance of talent and &#8220;potential&#8221; to attract a workforce .</p>
<p>&#8220;While Boston, San Francisco and San Diego will always be a permanent fixture in the life sciences pantheon, the incredible dynamism of the industry is opening up new markets that are of growing interest to life science investors and companies alike due to their lifestyle, cost of living and demographic advantage.&#8221; wrote JLL.</p>
<p>In terms of total STEM degrees, the megacities were obviously at the top of the list: New York City, Los Angeles, Chicago, and Washington, DC.  The list is rounded off by the areas of Houston and Dallas, San Francisco, Boston, Toronto and Atlanta.</p>
<p>The report also outlined an index of &#8220;potential,&#8221; which it defined as a matrix of housing availability, an existing millennial workforce, government corporate taxes, and R&#038;D funding for higher education.  With this metric, the Charlotte-Gastonia-Concord Triangle in North Carolina has narrowly displaced the Seattle area.  Immediately below these front-runners were the Denver-Aurora-Lakewood, Colorado area and the Austin, TX area, including two cities along Interstate 35 &#8211; Round Rock and Georgetown.  A few other surprises on the top 10 list included Boise, ID, and the greater Nashville area.</p>
<p>Part of what defined the potential of these areas was corporate tax rates, and on that front Washington and Texas are ahead.  Both states have an enterprise rate of 0% &#8211; only North Carolina is close to 2.5%.  Meanwhile, California, New York and Texas topped the list of R&#038;D spending on higher education, a landmark in IP manufacturing and business tracking, JLL said.</p>
