<h3><strong>20-City index below 2022 high, 9 metros below 2022 highs, 10 metros set new highs. The unsavory “National” index cocktail in the headlines today gets shredded.</strong></h3>

<p>Home prices in the 20 metropolitan areas that today’s S&#038;P CoreLogic Case-Shiller Home Price Index covers eked out the smallest month-to-month gain (+0.2%) since January, and remained a tad below its all-time peak of June last year. Here’s the close-up. We’ll get into the most splendid of the 20 metros in a moment in all their individual glory.</p>
</p>
<p>The  S&#038;P CoreLogic Case-Shiller Home Price Index uses the “sales-pairs method,” comparing the sales price of the same house over time, thereby eliminating the issues associated with median price indices (see “Methodology” toward the end of the article). But it lags: Today’s index for “September” is a three-month moving average of home prices whose sales were entered into public records in July, August, and September.</p>
<p><strong>By contrast, the national median-price index </strong>by the National Association of Realtors fell for the fourth month in a row in October and was down 5.1% from the all-time high in June 2022, making 2023 the first year since the Housing Bust that the seasonal high of the current year was below the high in the prior year. And this is an actual national index.</p>
<p><strong>By contrast, the “National” Case-Shiller index</strong> hit an all-time high, which is what the headlines today screamed about. But the Case-Shiller Index, which I think is the most reliable house price index out there, does not cover the entire US; it only covers the 20 metros discussed here.</p>
<p>So S&#038;P CoreLogic, in its attempts to give the 20-City data the aura of a “National” index, combined the clean 20-City Case-Shiller data with data from the FHFA House Price Index. The FHFA data is based on mortgage data from Fannie Mae and Freddie Mac that systematically excludes all cash deals and all deals with mortgages that hadn’t been bought by Fannie and Freddie. This systematic selection and exclusion of home price data makes the FHFA index very weird and skews it.</p>
<p>Nevertheless, S&#038;P CoreLogic mixed these two data sets into a cocktail it calls “National Home Price Index,” and the doofus reporters or bots at the media outlets to make clickbait out of it.</p>
<h3><strong>So today’s 20-City Case-Shiller housing numbers.</strong></h3>

<p><strong>Methodology.</strong> The Case-Shiller Index uses the “sales pairs” method, comparing sales in the current month to when the same houses sold previously. The price changes are weighted based on how long ago the prior sale occurred, and adjustments are made for home improvements and other factors. This “sales pairs” method makes the Case-Shiller index a more reliable indicator than median price indices, but it lags months behind (37-page methodology).</p>
<p><strong>It’s Home-Price Inflation</strong>. By measuring how many dollars it takes to buy the same house over time, the Case-Shiller index is a measure of home price inflation. The indices were set at 100 for the year 2000. So today’s index values of 425 for Miami and 419 for San Diego and Los Angeles are up respectively by 325% and 319% since 2000. Miami is thereby the #1 Most Splendid Housing Bubble in terms of home price inflation since 2000, followed by San Diego and Los Angeles.</p>
<p>To be included in this list of the Most Splendid Housing Bubbles, the metro must have experienced a home price inflation since 2000 of at least 180%.</p>
<p>By comparison, Consumer-Price Inflation, which tracks price changes of goods and services that are consumed by consumers was 82% over the same period since January 2000, according to the Consumer Price index (my latest on CPI: Beneath the Skin of CPI Inflation).</p>
<p><strong>The remaining 6 of the 20 markets</strong> in the Case-Shiller index (Chicago, Charlotte, Minneapolis, Atlanta, Detroit, and Cleveland) had far less home price inflation than 180% since 2000, and don’t qualify for this list of the Most Splendid Housing Bubbles. But in 2022 and 2023, these metros were the ones with the biggest home price increases in percentage terms.</p>
<p><strong>Chicago</strong> is among the 6 metros that don’t qualify for this list, with an index value of 198, which is up by “only” 98% from 2000. But here it is anyway:</p>

<p><strong>Pleasant Hill, CA</strong> – Hospice East Bay is proud to be celebrating our Annual Tree of Lights! For 37 years these ceremonies have provided a way for families and friends to honor their loved ones and find solace in the symbolism of light as the names of their loved ones are read. Beginning on November 5th and running through December 8th, there will be ten ceremonies at locations throughout the East Bay. <p>You Can’t Take It With You opened on Broadway at the Booth Theatre on December 14, 1936. A smash hit, the show ran for 838 performances and returned to Broadway five times, most recently in 2014. That production, directed by Scott Ellis, earned the Tony Award for Best Featured Actress for Annaleigh Ashford as Essie.</p>

Our Veteran’s Day Ceremony starts at 9:30 am. This year’s Speaker is US Army Veteran Gary Bostick. The downtown Parade starts at 11:00 am.</li>
<li><strong>City of Brentwood – </strong>Join the City of Brentwood and the VFW 10789 at Veterans Park (3841 Balfour Rd) at 10:30 am to support veterans, hear from guest speakers, a vocalist and tribute which includes a rifle salute.</li>

<li><strong>City of Walnut Creek</strong> – The City of Walnut Creek will host its annual Veterans Day ceremony on Saturday, November 11, at 11:00 a.m.  The commemoration will take place in the Hoffman Theater at the Lesher Center for the Arts, and is free to the public.  The Lesher Center for the Arts is at 1601 Civic Drive. Walnut Creek Mayor Cindy Silva will host the event. The keynote speaker will be Elena Kim. Kim served as a Human Intelligence Collector in the United States Army from 2005 through 2010 in conjunction with Operation Iraqi Freedom.  She is currently the Director of the County Veterans Service Office in San Francisco.  She also is an Associate Producer and Co-Host of “Veterans Voices,” a monthly television show covering topics of interest to veterans throughout Contra Costa County. He was a leader who helped start one of the most popular clubs at his middle school where he<br />taught everyone to play Dungeons and Dragons. He is one of the sweetest children you could ever meet.</p>
<p style="padding-left: 40px;">On January 1, 2023, we received a terminal cancer diagnosis for Tyler for the deadliest kids’ cancer. This is a cancer<br />with a 0% survival rate and an average life expectancy of 9 months. But as always, Tyler is surpassing the average. He<br />is currently on his 10th month since diagnosis and is still living and doing everything in his power to enjoy life. We<br />have desperately been trying to give him the year he deserves and to create memories and experiences that will help<br />him as well as the whole family to get through this awful tragedy. We have had a reduction in income, as he takes full<br />time care and we have had added expenses with driving to his doctors’ appointments in San Francisco etc. As a mom, I<br />am devastated. <p>The City of Oakley is hosting its Annual Christmas Tree Lighting on Thursday, November 30th, starting at 5pm. Join us at Civic Center Plaza, 3231 Main Street as we kick off the holiday season with this family-friendly event. Admission and parking are FREE and the event will take place rain or shine.</p>
<p>Civic Center Plaza will be adorned with lights and Christmas decorations. There will be free cookies and cocoa, arts &amp; crafts for the children, live entertainment and more. Santa Claus will also be making a special visit!</p>
<p>Entertainment for the night will include performances by local organizations. We will gather around the live Christmas tree near the Veteran’s Memorial to watch the lights turn on at approximately 6:45pm.</p>

The worldwide sensation “Stomp” will be performed at Eisenhower Auditorium on Nov. 15.</p>
<p>UNIVERSITY PARK — “Stomp,” the international percussion sensation, returns to Penn State for an explosive stage production at 7:30 p.m. Wednesday, Nov. 15, in Eisenhower Auditorium.</p>
<p>From its beginnings as a street performance in the United Kingdom, “Stomp” has grown into an international sensation over the past 29 years, with performances in more than 50 countries and in front of more than 26 million people.</p>
<p>Tickets are $69 and $54 for an adult; $52 and $37 for those 18 and younger; and $35 and $30 per University Park student. They are available for purchase online. Tickets are also available by calling (814) 863-0255 or purchasing in person, weekdays 10 a.m. to 4 p.m. at Eisenhower Auditorium.</p>
<p>“Stomp” continues to tour North America, Europe, Latin America and Asia. It was in performance for 15 years in London’s West End, 29 years at New York’s Orpheum Theatre and for lengthy productions in San Francisco, Boston and Las Vegas.</p>
<p>Throughout its run, the show has continued to change by creating new material to bring music to everyday objects. Or paint cans, or kitchen sinks.</p>
<p>“Stomp” was created by Luke Cresswell and Steve McNicholas in 1991. The production has since become an overwhelming success marked by rave reviews, numerous awards and sell-out engagements. It is the winner of an Olivier Award for Best Choreography, a New York Obie Award, a Drama Desk Award for Unique Theatre Experience and a Special Citation from Best Plays.</p>
<p>In addition to the stage shows, “Stomp” has been an overwhelming success marked by rave reviews, numerous awards, an Academy Award nomination, four Emmy nominations, and a Emmy Award for the acclaimed HBO special “Stomp Out Loud”; noteworthy TV appearances, including the London 2012 Olympic Games closing ceremony, the 1996 Academy Awards (produced by Quincy Jones) and “Mister Rogers’ Neighborhood”; and a series of award-winning international commercials.</p>
<p>The Center for the Performing Arts hosted performances of “Stomp” in 2000, 2004 and 2010, all at Eisenhower Auditorium.</p>
<p>The performers “make a rhythm out of anything we can get our hands on that makes a sound,” co-founder-director Cresswell said. A unique combination of percussion, movement and visual comedy, “Stomp” has created its own inimitable, contemporary form of rhythmic expression. Household and industrial objects find new life as musical instruments in the hands of an idiosyncratic band of body percussionists. It is a journey through sound, a celebration of the everyday and a comic interplay of characters wordlessly communicating through dance and drum.</p>
<p>Synchronized stiff-bristle brooms become a sweeping orchestra, eight Zippo lighters flip open and closed to create a fiery fugue; wooden poles thump and clack in a rhythmic explosion. “Stomp” uses everything but conventional percussion instruments — dustbins, suitcases, radiator hoses, boots, hub caps — to fill the stage with a compelling and unique act that is often imitated but never duplicated.</p>

<p>From its beginnings as a street performance in the United Kingdom, “Stomp” has grown into an international sensation over the past 29 years, with performances in more than 50 countries and in front of more than 26 million people.</p>

<p>“Stomp” continues to tour North America, Europe, Latin America and Asia. It was in performance for 15 years in London’s West End; 29 years at New York’s Orpheum Theatre; and lengthy productions in San Francisco, Boston and Las Vegas.</p>
