<p>Despite a pay raise ahead of the 2024 season, the San Francisco Giants&#39; revamped roster has failed to deliver on its promises, and a notable MLB insider has revealed which players they could trade at the trade deadline. Unfortunately, they won&#39;t be expensive additions: Blake Snell and Matt Chapman.</p>
<p>Heading into today&#39;s MLB games, the Giants sit with a disappointing 29-33 record, nine games out of first place in the tough National League West and a game and a half out of a wild card spot. Despite having a top-10 payroll and making some big free agent sales before the season began, the roster has significantly underperformed.</p>

<p>Being in a division with talented teams like the Dodgers, Padres and Diamondbacks will also likely hurt their chances of being serious Wild Card contenders later in the year, which is why there is already speculation that they could be traded before the MLB transfer deadline on July 30. If they decide to make a salary change in the next few weeks, could Snell, Chapman and their expensive contracts be on the cards in the transfer talks?</p>
<p>In a column Tuesday, ESPN MLB insider Jeff Passan took a first look at which teams could be buyers and sellers before the deadline, and in his opinion the San Francisco Giants could go either way. However, he did have some disappointing news regarding Snell or Chapman moving forward.</p>
<ul>
<li><strong>Blake Snell Stats (2024): </strong>6 starts, 0-3 record, 9.51 ERA, 1.944 WHIP, 31 strikeouts, 14 walks, 23.2 innings pitched</li>
</ul>
<p>&#8220;As for the bigger names, both third baseman Matt Chapman and left-hander Blake Snell have exit options after this season, and teams automatically devalue players with such options, so they&#39;re likely to stay no matter what tactics San Francisco pursues,&#8221; Passan wrote.</p>
<p>However, the MLB insider mentioned that Michael Conforto is a &#8220;reasonable bet&#8221; to be shipped out of town, and there are several teams that &#8220;would love to sign LaMonte Wade Jr.&#8221; The next few weeks will determine what the organization does before July 30, but the loss of Jung Hoo Lee for the season and another recent injury to the 2023 C Young winner certainly doesn&#39;t help their chances of becoming buyers.</p>

<p class="tagStyle_4o6kkn-o_O-style_1tcxgp3-o_O-style_1pinbx1-o_O-style_48hmcm" data-mm-id="_q2czljgfk">This past offseason, the Toronto Blue Jays were often scrutinized for various plays they actually made or didn&#39;t make.  One of those moves was the failure to re-sign star third baseman and fan favorite Matt Chapman.  When he finally signed a three-year contract worth just $54 million with the San Francisco Giants, the fan base became even angrier because the Jays couldn&#39;t match such an offer.  Ultimately, Chapman was the best third baseman available in free agency and the perfect example of a player who could provide elite offense and defense at the same time for any team.</p>
<p class="tagStyle_4o6kkn-o_O-style_1tcxgp3-o_O-style_1pinbx1-o_O-style_48hmcm" data-mm-id="_y9wxv09l4">But after seeing Chapman&#39;s rocky start to his tenure with the Giants so far, it turns out the Jays finally got it right.  In 37 games this season, he has posted a paltry .204 batting average along with a .595 OPS, 18 runs scored, 4 home runs, and 14 RBI.  Additionally, his 4.6:1 strikeout-to-walk ratio is his best since 2020. So it appears that his offensive regression that we saw with the Jays in 2023 was actually a taste of what was to come for Chapman would come.</p>
<p class="tagStyle_4o6kkn-o_O-style_1tcxgp3-o_O-style_1pinbx1-o_O-style_48hmcm" data-mm-id="_2cnb7a6on">To add insult to injury, his Gold Glove-caliber defense this year with the Giants was anything but elite.  In fact, he was difficult to watch at times as this type of erratic fielding became more and more the norm for him.</p>

<p class="tagStyle_4o6kkn-o_O-style_1tcxgp3-o_O-style_1pinbx1-o_O-style_48hmcm" data-mm-id="_m5y0l6vaa">As of Tuesday night, Chapman had already committed 6 errors in just 102 chances, for a fielding percentage of .941, easily making it his worst defensive season of his MLB career.</p>
<p class="tagStyle_4o6kkn-o_O-style_1tcxgp3-o_O-style_1pinbx1-o_O-style_48hmcm" data-mm-id="_jik1zhrgc">As much as the Jays have struggled so far in 2024, at least the so-called Chapman replacements on the team have performed solidly for Toronto so far.  Overall, the Blue Jays&#39; starting third baseman had a .244 batting average with an OPS of .690, along with 15 runs scored, 3 home runs, 14 RBI, 3 stolen bases and a strikeout-to-walk ratio of 2.5 :1.  Defensively, they committed just four errors and had a respectable fielding percentage of .960.</p>
<p class="tagStyle_4o6kkn-o_O-style_1tcxgp3-o_O-style_1pinbx1-o_O-style_48hmcm" data-mm-id="_y1h2w1cq7">Looking closer at the players, Ernie Clement and Isiah Kiner-Falefa have received the most starts at the hot corner.  Statistically, Clement posted a solid .271 average with a .760 OPS with 10 runs scored, two home runs and 6 RBI in 28 games, while Kiner-Falefa also held his own with a .260 average and 9 runs scored one Home run and 10 RBI in 35 games played.  When we also factor in Justin Turner, who played a few stints at third and was more or less Chapman&#39;s replacement on offense, it&#39;s clear to see that the Jays made the right choice.  Turner currently leads the team in batting average (.282), on-base percentage (.357), OPS (.821), doubles (8), RBI (16) and is second in hits (31), runs scored (16). ).  Home runs (4) and slugging percentage (.472).  Without Turner, who knows where the Jays would be right now.</p>
<p class="tagStyle_4o6kkn-o_O-style_1tcxgp3-o_O-style_1pinbx1-o_O-style_48hmcm" data-mm-id="_jt4tlk1pl">As disappointing as the 2024 season has been for the Jays with all of the recent negative backlash, they can rest assured that they did at least one thing right, and that&#39;s not re-signing Chapman to a multi-year deal.  It&#39;s hard to imagine, but if that were the case, it could have been even worse.  Going forward, let&#39;s just hope that the Jays can make a few smart moves now and somehow salvage the season before it starts to spiral out of control.</p>

<p>An ABC reporter admitted his bosses advised him not to perform live from downtown San Francisco on Wednesday because the area was &#8220;just too dangerous.&#8221; </p>
<p>Chief national correspondent Matt Gutman told viewers his crew had been instructed to film their 4am GMT segment of &#8220;Good Morning America&#8221; ​​in a different part of the city as they covered the shocking closure of Westfield Mall.</p>
<p>Although the mall &#8212; the latest in a string of Bay Area malls to close its doors &#8212; cited the drop in foot traffic as its reason for its closure, Gutman said the city&#8217;s rising crime rate could be to blame. </p>
<p>“The mayor notes that several crime indicators are actually flat or declining.  But it&#8217;s worth noting that we&#8217;re not at Union Square or Westfield Mall this morning because we&#8217;ve been told it&#8217;s just too dangerous to be there at this time,&#8221; Gutman said.</p>
<p>Back in the studio, Michael Strahan said Gutman&#8217;s admission &#8220;says a lot.&#8221;</p>

<p>San Francisco has seen a dramatic increase in violent crime and the ongoing fentanyl crisis over the past year.</p>
<p>According to police, robberies, arson, grand theft autos and homicides increased by over 5% in 2023 compared to the previous year.</p>
<p>Crime &#8211; which residents claim has turned the city into a &#8220;zombie apocalypse&#8221; &#8211; is largely responsible for the mass exodus of large corporations, including Old Navy and Nordstrom.</p>
<p>According to police, crime in San Francisco increased by over 5% in 2023 compared to the previous year.<span class="credit">Fox News</span></p>
<p>A viral video from earlier this month showed that a whole section of the city&#8217;s commercial hub was completely deserted.</p>
<p>During the &#8220;GMA&#8221; segment, Gutman asked San Francisco Mayor London Breed if the city should be considered &#8220;dangerous,&#8221; but the Democrat explained that the news team was focused on the negative.</p>
<p>“Well, here&#8217;s the thing: San Francisco is a big city and it has challenges.  But let&#8217;s go back a little.  You&#8217;re talking about people leaving the city, but not people staying, expanding, and coming to San Francisco,&#8221; Breed said.</p>

<p>On the same day, Twitter CEO Elon Musk revealed that his employees &#8220;feel unsafe&#8221; when visiting the social media headquarters.</p>
<p>&#8220;[They’ve] The windows of their cars were smashed.  Also, they received such a zero response from the police that they barely bother to report crimes because nothing is happening,&#8221; the billionaire tweeted. </p>
<p>However, crime rates could be far worse than statistics and reports suggest.</p>

<p>&#8220;Crime is worse than the data shows,&#8221; San Francisco attorney general Charles Stimson told Fox News.</p>
<p>&#8220;People don&#8217;t report these crimes because if there&#8217;s a prosecutor who&#8217;s pro-criminal and doesn&#8217;t enforce the law, the cops aren&#8217;t going to go out and arrest someone if they know the case is undocumented.&#8221;</p>

<p>Since their time on the show, the couple has been keeping fans updated about their lives on social media.</p>
<p>The pair have been enjoying life in New York City for a number of years, but Matt&#8217;s recent post has fans wondering if they&#8217;re moving across the country.</p>
<p>Matt shared a video of him and his girlfriend Rachael riding a tandem bike on Instagram and wrote, &#8220;Moving day in NYC.  Go to Los Angeles, CA!”</p>

<p>				Cubs outfielder Cody Bellinger scored the first hit and first RBI of his rehab stint at Triple-A Iowa on Wednesday.  Those are promising signs he&#8217;s regaining his timing before returning from a bone contusion in his left knee.</p>
<p>				And he played first base for the second year in a row.</p>
<p>				&#8220;His biggest influence for the Cubs is probably playing midfield,&#8221; said Jed Hoyer, president of baseball operations.  &#8220;But if we put him back in the lineup and get his legs under him and things like that, it just makes a lot of sense.&#8221;</p>
<p>				If Bellinger is ready to return, the Cubs will have to decide how to make room for him on the roster and what his temporary move to first base means for rookie Matt Mervis.  They were scheduled to meet late Wednesday to discuss their options, the Sun-Times learned.</p>
<p>				Mervis has shown signs of adjustment lately.  He hit a home run in San Francisco last weekend and hit an RBI single in the Cubs&#8217; 11-3 win over the Pirates on Tuesday.  But those hits also followed a 1:26 stretch.  After going 2-0 on Wednesday, he hits .167 with five extra base hits.</p>
<p>				&#8220;He&#8217;s obviously very talented,&#8221; Hoyer said.  &#8220;But this is the highest level and it&#8217;s difficult to adapt here.&#8221; And he&#8217;s working hard to make those adjustments.&#8221;</p>
<p>				Mervis&#8217; performance in Triple-A suggests he doesn&#8217;t have much left to learn at this level.  But the Cubs have also used Triple-A as a venue to boost batsmen&#8217;s confidence and get them on the rhythm before retrieving them.</p>
<p>				The Cubs have seen strong growth from Mervis since he signed with them in 2020 after he was not selected in that year&#8217;s pandemic-shortened MLB draft.  In his first season on the system, he hit .204 in the single-A Myrtle Beach before climbing through the ranks in 2022 with an impressive 36 homers.</p>
<p>				&#8220;He struggled a little bit in the minors and he made those adjustments,&#8221; Hoyer said.  &#8220;And I have no doubt that he will make it here.&#8221;</p>
<h3>Hughes explores possibilities</h3>
<p>				Earlier this year, the Cubs expressed optimism that a revised routine would be enough to ease left-hander Brandon Hughes&#8217; recurring inflammation in his left knee.  But when he ended up on the 15-day injured list this week, it was clear they needed to reassess that.</p>
<p>				&#8220;It gave glimpses of the pitcher he was for us last year,&#8221; Hoyer said.  &#8220;But those were only glimpses, and the rest of the time he struggled with genuine unease.&#8221;  .  .  &#8220;Although he might be able to do that &#8211; and I think he&#8217;s strong and wants the ball &#8211; I also think he wasn&#8217;t that effective.&#8221;</p>
<p>				Hoyer said that &#8220;everything will be on the table&#8221; while the Cubs look for solutions.  After a 3.12 ERA as a rookie and taking on a highly effective bullpen role in the second half of last season, Hughes has a 7.24 ERA in 17 appearances this season.</p>
<h3>More updates on injuries</h3>
<p>				Left fielder Ian Happ acted as batsman-designate on Wednesday after leaving Tuesday&#8217;s game with a sore calf.  Manager David Ross said Happ told him the spot on his foot where he was hit on Tuesday was more painful than his calf.</p>
<p>				&#8220;So I think he&#8217;s fine,&#8221; Ross said.</p>
<p>				Left-hander Justin Steele&#8217;s bullpen session on Tuesday went well, Ross said.  Steele (strained left forearm) was originally scheduled to pitch to the batsmen, but the rain pushed the session inside.  He&#8217;s on track to return from Illinois on Saturday.</p>
<p>				First baseman Edwin Rios (strained left groin) began rehab at Triple-A Iowa and won as a DH 2-5.</p>

<p>A home in Venice, California that was once owned by South Park co-creator Matt Stone has just gone on the market for $6.5 million. </p>
<p>Located on an enviable corner lot in Venice&#8217;s southernmost Silver Triangle, this recently renovated Danish Modern-style home offers three bedrooms, four and a half bathrooms.  Highlights include stained concrete floors, hand-made tiles by ceramist MaryMar Keenan, and mahogany doors and windows by Tischler und Sohn.  The garden is a collaboration between Stephen Scanniello, curator of roses at the New York Botanical Gardens, and Tom Carruth, who holds the same post at The Huntington in San Marino, California.</p>
<p>There is also a self contained structure which currently serves as a three car garage but could be converted into an art studio, office or guest house.  Billy Rose from The Agency has the listing. </p>

<p><strong>LA Reid sells ultra-modern Bel Air mansion for $21.5 million</strong></p>
<p>Superstar producer LA Reid has put his secluded Bel Air mansion up for sale for $21.5 million.  Reid, whose associates included Janet Jackson, Mariah Carey, and Jennifer Lopez, purchased the seven-bedroom property in 2016, shortly after construction was completed.  Compass&#8217;s Tomer Fridman and Sotheby&#8217;s International Realty-Beverly Hills Brokerage&#8217;s Chantel Mehrabanian share the listing.</p>

<p>The three-story stucco and stone structure features more than 11,200 square feet of living space &#8212; accessible via an elevator or suspended staircase &#8212; and an underground parking garage with space for four vehicles.  There&#8217;s also a staggering 10 bathrooms &#8212; including a spa-like restroom with a walk-in infrared sauna and red-light therapy machine.  </p>
<p>&#8220;We&#8217;ve seen many homes, but none quite as magical as this one and in a setting as alluring as this one,&#8221; said Reid&#8217;s wife, Erica Reid, who was very handy with the design choices. </p>
<p>Some of the furniture is by mid-century modern designers Vladimir Kagan and Christian Liaigre, and the Reids are open to selling many of the items along with the house. </p>
<p>The couple didn&#8217;t do much renovation, but installed a scarlet home theater inspired by the art deco decor of Paris&#8217; Hotel Costes.  They first listed the property in 2019 for $22.9 million and have since listed it on and off the market multiple times — most recently in 2022 when it listed for $21.95 million.</p>

<p><strong>Princess Margaret of Denmark&#8217;s French fortress is up for auction</strong> </p>
<p>The French Riviera estate where Princess Margaret of Denmark lived for decades is up for auction.  Known as &#8220;La Carriere&#8221;, the six bedroom mansion is located in Villefranche-sur-Mer, nestled between Monaco and Nice.  It was actually built into the stone walls of an existing fort in the 1920s and offers the ultimate in royal privacy.</p>
<p>A cousin of England&#8217;s Queen Elizabeth, Margaret lived mostly in France with her husband, Prince René of Bourbon-Parma, until her death in 1992 at the age of 97.  (The family fled La Carriere during World War II and took up temporary residence in New York.)</p>
<p>The historical character of La Carriere is emphasized by the arched windows, the antique high beamed ceilings and the large fireplace.  However, if the new owners feel cramped, they can enjoy unparalleled views of the Mediterranean Sea from multiple terraces and a rooftop hot tub. </p>
<p>There is no reserve, but the property was previously listed for $13.1 million.  The bidding process opened yesterday at Concierge Auctions.</p>
<p>The houses were featured in a July 1997 issue of AD.</p>

<p><strong>Then and now in Larchmont</strong></p>
<p>Much has changed in the quarter century since 61 and 65 Woodbine Avenue appeared in the pages of Architectural Digest.  The two homes, which form a single estate in Larchmont, New York, were the work of architect Elliott Rosenblum, known for designing stores for Barneys, Calvin Klein, and Saks Fifth Avenue.</p>
<p>His client was a Westchester County psychotherapist who was relocating and wanted a space that was &#8220;comfortable enough for two but able to accommodate her and her husband&#8217;s extended friends and family,&#8221; according to the original 1997 article.</p>
<p>Framework Home</p>
<p>The two-home property includes over 11,000 square feet of living space.</p>
<p>Rosenblum&#8217;s solution consisted of two clapboard-style homes that would be right at home in Nantucket: a 7,500-square-foot, 13-room main house where the two could spend the warm months, and a 4,000-square-foot, 10-foot &#8220;cabin.&#8221; where they could overwinter. </p>
<p>The original 1907 structures on the property were stripped down to their foundations to make way for Rosenblum&#8217;s lavish design.  Now on the market for the first time, both residences are listed at Carey Federspiel of Julia B. Fee Sotheby&#8217;s International Realty for $6.8 million. </p>
<p>A comparison of the original 1997 footage of the route and new photos taken that year shows that while the world outside is very different, these houses are much the same.</p>

<p>&#8220;The eyebrows, the domes, the antique hardwood floors, and the furniture are all there and beautiful,&#8221; says Federspiel.  &#8220;The wood in the house wasn&#8217;t whitewashed or painted gray like so many houses have been in the past decade.&#8221;</p>
<p>In fact, the only things that have grayed are the cedar shingles, which have naturally weathered their original brown.  </p>

<p><strong>The Frank Lloyd Wright Foundation enters the shoe industry</strong> </p>
<p>You may not be able to afford a Frank Lloyd Wright house, but you can walk in his shoes &#8211; literally.  In April, the Frank Lloyd Wright Foundation collaborated with fashion brand Kith on a capsule collection.  The New Balance Made in USA 998 sneaker is offered in two colorways, including off-white and the brick red, apricot and olive green tones of Broadacre City, Wright&#8217;s unbuilt futuristic city concept. </p>
<p>Priced at $220 a pair, the shoes sold out quickly, Fast Company reported, and have turned up on eBay for as much as $750. </p>
<p>Kith also designed two t-shirts, one with a Wright-inspired sketch on the front and one with the foundation&#8217;s logo.  The collection&#8217;s advertising campaign was shot on location at Taliesin West, Wright&#8217;s studio in Scottsdale, Arizona, and features on-site employees as models.</p>

<p><strong>Rents are coming back down to earth</strong></p>
<p>According to a report by real estate portal Zumper, a record number of new rental apartments came onto the market in April 2023, which also suggests that rental prices are beginning to normalise.  At $1,495, the nationwide median rent for a one-bedroom apartment has remained flat since March and is up just 6% year-on-year.  That&#8217;s a very different picture from the double-digit gains seen in 2021 and 2022. The median price of $1,842 for a two-bedroom unit is just half a percentage point higher than last month.</p>
<p>Indeed, April was the sixth consecutive month of moderate volatility, with the median studio rent falling in 39 of the top 100 markets.  &#8220;The rollercoaster days of the pandemic, with wildly unpredictable price changes associated with mass migrations, are behind us,&#8221; the report said. </p>
<p>Of course, some things remain the same: New York tops the list of most expensive US cities with an average rent of $3,570.  Jersey City is less expected to rank second with San Francisco, with an average rent of $3,000 for a one-bedroom apartment. </p>
<p>Miami ranked fourth with an average one-bedroom rent of $2,840.  That&#8217;s only a 6% increase from March, but a whopping 61% increase from January 2020, when the median rent for a one-bedroom home was just $1,760. </p>

<p>“I say this as a very strong supporter of safe injection sites: [The veto] can&#8217;t be used as a reason to not do everything that we possibly can right now,” he said.</p>
<p>“Some of my colleagues have said [safe injection sites are] not going to solve the problem, that we need to stop these drugs, we need to stop the drug dealing, we need to get people into treatment,&#8221; he added. &#8220;And what I said to them about that is, &#8216;Yes, yes and yes.  So we had a small setback around the safe injection sites, but we need the yes, yes and yes to everything else in the meantime.”</p>
<p>Haney should expect the committee&#8217;s GOP lawmakers to push some of those other conversations, said Assemblymember Laurie Davies, a Republican who represents southern Orange County.  She successfully pushed legislation this year that will make it easier to distribute fentanyl tests, which allow people to detect the presence of the deadly opioid in other drugs.</p>
<p>“There&#8217;s a lot of other things that we need to work on.  But I&#8217;m just grateful that eyes are opening and they realize this is a crisis and we can do something to stop it,” she said, adding that one part of the conversation needs to be around prosecuting people who sell deadly fentanyl.</p>
<p>“This isn&#8217;t just an inner-city problem.  It&#8217;s affecting every parent, it&#8217;s affecting every race and every color,” Davies said.  “We&#8217;re losing men, women, children, no matter what the races, what their religion is, what their party affiliation is.  This is something that affects every single Californian.&#8221;</p>
<p>One of those Californians who has been devastated by the impact of opioids is San Francisco resident Amy Cooper.  She lost her son, John, to an overdose in 2014 — and then watched the dentist who had prescribed him the drugs without ever meeting him get acquitted at trial.</p>
<p>Cooper said since John&#8217;s death, she&#8217;s dedicated herself to advocating for solutions and educating people about the fentanyl problem.  She said lawmakers need to focus on both education and accountability, including holding both doctors and pharmaceutical companies responsible.</p>
<p>“I can just tell you, 100%, we were uneducated and unaware.  We had no idea that this was happening and that it was happening for our son.  And then the results are just catastrophic,” she said.</p>
<p>Another aspect of the crisis that some hope to shed light on is the number of young people mistakenly buying drugs — often online — that turn out to be fentanyl.  Lee Trope, a pediatric doctor at Santa Clara Valley Medical Center, said many of her patients seem to be experimenting with different substances and wind up becoming addicted to fentanyl or overdosing on it.</p>
<p>“They don&#8217;t realize what they&#8217;re buying, oftentimes on apps like Snapchat,” she said.  “They think what they&#8217;re buying — they all call it &#8216;percs&#8217; — they think they&#8217;re buying Percocet, which is a &#8230; less-potent opioid.  And it&#8217;s pure fentanyl.&#8221;</p>
<p>Jayme Congdon, a pediatrician and researcher at UC San Francisco, said the new select committee will be raising awareness as it does its work — and she also believes shedding light on the issue is the first step toward change.</p>
<p>Congdon said 250 teens are dying in California each year from opioids.  That&#8217;s seven times the number of pediatric COVID-19 deaths the state has witnessed.</p>
<p>&#8220;Because substance use and addiction are stigmatized issues, it&#8217;s just one of these topics that I think, you know, people think it&#8217;s not going to affect them or their families until it does,&#8221; she said.  &#8220;We&#8217;re so pleased to see Assemblymember Haney is taking the lead on this issue so this crisis is hopefully going to start getting the attention that is warranted.&#8221;</p>

<p>The race to fill David Chiu&#8217;s open seat in California Assembly District 17 didn&#8217;t receive much attention in the Feb. 15 primary.  Only 36% of registered voters participated.  And the results were close, with San Francisco Supervisor Matt Haney earning a less than 1,000-vote over former Supervisor David Campos.</p>
<p>And yet events since the primary have demonstrated how San Franciscans can ill afford to be so apathetic about this seat.</p>
<p>Consider the recent ruling that would have frozen an enrollment increase at UC Berkeley under the guise of a dubious California Environmental Quality Act (known as CEQA) challenge.  Only last-minute action from the state Legislature saved thousands of kids from being unfairly rejected.  Then, there was Supervisor Gordon Mar&#8217;s stunning admission this month that he views four-plex legislation in San Francisco “as a way to circumvent” state housing law.</p>
<p>Clearly, we need an aggressive legislator in District 17 willing to close loopholes that allow the status quo to fester.</p>
<p>Thankfully, there remains a candidate in the race who we believe can rise to that challenge: Haney.</p>
<p>A politically savvy progressive with nuanced views on mental health, criminal justice and transportation, Haney has been a leading voice for compassion on addiction issues in San Francisco and for more public toilets for homeless residents.  He entered office years ago with a recalcitrant approach to building housing, but has since become a reliable supporter of pragmatic solutions to the regional housing crisis.  We commended him for this evolution.</p>
<p>Though we have criticized Haney in the past for authoring headline-seeking legislation, we believe that his changing views on housing are emblematic of his maturation as a politician.  His campaign has offered a detailed list of policy prescriptions that reflect this growth, many bold and innovative.  He is an enthusiastic supporter of California entering the real estate business to build “social housing” — mainly mixed-income developments that would allow residents across the class spectrum the opportunity to rent and own beside one another.</p>
<p>In his endorsement interview with The Chronicle, Haney did not shy away from sharing his views on politically fraught issues such as amending CEQA to better bring it into compliance with a 21st century understanding of environmental harm.  He was clear that he viewed reform as essential, while still expressing a desire to preserve the most meaningful aspects of the law that protect vulnerable communities.  Among the ideas he proposed was a legislative fix to expedite the approvals process when municipal abuse CEQA to stymie development — such as what San Francisco supervisors did with the infamous 469 Stevenson development.</p>
<p>Haney&#8217;s opponent, Campos, meanwhile, was vague on CEQA, saying in an interview that he was &#8220;open to reform&#8221; while failing to offer specific fixes.  Campos has been a fierce advocate for social, racial and economic justice throughout his career in politics, but his vagueness on CEQA was largely characteristic of his current campaign, which has been short on ideas.  Campos&#8217; past work in pushing for homeless navigation centers throughout San Francisco was laudable, as was his effort to secure free Muni for the city&#8217;s youths.  And yet, months into the campaign, he largely failed to outline a substantive new vision beyond a state housing bond to provide a dedicated stream of funding for affordable housing.  To be clear, this is a fine idea.  But, as illustrated by the recent “no slums in the sunset” debacle — where neighborhood residents opposed the construction of a 100% affordable development on ostensibly aesthetic grounds — California&#8217;s housing fight is often less about funding than obstinance.</p>
<p>Campos described himself in an interview as an “only Nixon can go to China” progressive — with the cachet to talk reluctant communities into accepting bold plans for new housing, because of his own track record on the issue;  he was an architect of the Mission Moratorium, which would have halted, possibly for years, any housing development in that neighborhood that wasn&#8217;t 100% affordable.  Overcoming anti-housing intransigence at the state level, however, will demand more than one politician&#8217;s personal touch.  It will require ideas and vigilance.</p>
<p>Haney offers such ideas.  Campos offers assurances.  We&#8217;ll take ideas every time.</p>

										<content:encoded><![CDATA[<p>SAN FRANCISCO (KGO) &#8212; Votes are still be tallied, but it&#8217;s clear that Supervisor Matt Haney won the special election for Assembly District 17, defeating former San Francisco Supervisor David Campos.</p>
<p>With more than 63% of votes in San Francisco, Supervisor Matt Haney went from leading the city&#8217;s most challenged neighborhood to now representing the city on a bigger platform.</p>
<p>&#8220;I&#8217;m going to bring a message to Sacramento that we need statewide plans. We need every city and county to build housing to provide for people who are experiencing homelessness,&#8221; said assemblyman-elect, Haney.</p>

<p>Haney has been representing San Francisco&#8217;s District 6 since 2019. Within Haney&#8217;s district is the Tenderloin neighborhood.</p>
<p>Four months ago, Mayor London Breed declared a state of emergency in that neighborhood;  citing chaos with open drug use, overdoses and homelessness.</p>

<p>According to city data, in the last two years the majority of drug overdose deaths have been in District 6. During our 3 pm show, &#8220;Getting Answers,&#8221; Matt Haney said he will continue to advocate for the Tenderloin.</p>
<p>&#8220;I&#8217;m also going to focus on drug addiction and the fentanyl epidemic. We are still seeing people in our city die from drug overdoses. We need more leadership from the state,&#8221; said Haney.</p>
<p>Mayor Breed said the Tenderloin continues to be her focus, even though the state of emergency expired and now supervisor Haney is moving on.</p>
<p>&#8220;The priority is not only to keep it clean but keep it safe. The biggest issue I&#8217;ve heard from a lot of the residents has everything to do with safety. The random attacks of violence, the stabbings, the shootings,&#8221; said Mayor breed</p>

<p>Randy Shaw, Director of the Tenderloin Housing Clinic said Supervisor Haney did what he could.</p>
<p>&#8220;They act like it&#8217;s about the homeless people or mentally troubled people. No, it&#8217;s about drug dealing. That&#8217;s the problem in the Tenderloin, 95% of it.&#8221;</p>
<p>Shaw said Mayor Breed has the power for real change in that neighborhood, &#8220;The mayor needs to order the police to continue. To not only keep the 20 officers they added 3 weeks ago but to expand it.&#8221;</p>
<p>Mayor Breed will now get to appoint the next supervisor for District 6.</p>
<p>Luz Pena: &#8220;What&#8217;s your strategy when it comes to the tenderloin? Who are you thinking to appoint and what are you looking for?&#8221;</p>
<p>Mayor Breed: &#8220;What I&#8217;m looking for is a real partner. As you know, I&#8217;ve been focused on turning the tenderloin around.&#8221;</p>
<p>The city is remapping and there&#8217;s a chance the new supervisor Mayor Breed appoints might not be in charge of the Tenderloin.  The Tenderloin could end up as part of Supervisor&#8217;s Dean Preston&#8217;s District 5.</p>
<p>Luz Pena: &#8220;Any idea of ​​who that person might be?&#8221;</p>
<p>Mayor Breed: &#8220;Not at this time. I have to start meeting with folks and having those conversations. I&#8217;ve talked to some people who have expressed interest. I spoke to some people who are part of the community.&#8221;</p>
<p>Matt Haney said his pick would be his chief of staff, Honey Mahogany, who if appointed by Mayor Breed would become San Francisco&#8217;s first transgender supervisor.</p>
