<p>A three-bedroom house in San Francisco is for sale for $488,000.</p>
<p>This may seem like a bargain in a notoriously expensive city where the average sales price is over $1.4 million.</p>
<p>According to the San Francisco Standard, the house is worth about $1.8 million – more than three times the market price.</p>
<p>However, there is a catch: the buyer may not be able to move in for 30 years.</p>
<p>According to a listing on Park North Real Estate, the property in Russian Hill, an upscale neighborhood of San Francisco, has three bedrooms, two bathrooms and is 1,070 square feet.</p>
<p>However, it is also inhabited, and the tenant has a rental right until 2053.</p>
<p>The ad states that the tenant will pay $416.67 per month and will continue to pay that amount for the entire time he or she lives there.</p>
<p>Steven MacDonald, a legal expert on tenancy law, told ABC 7 News: &#8220;For some reason they gave this person a 30-year right of possession. I&#39;ve seen this happen before. It&#39;s a pretty sloppy way of doing estate planning.&#8221;</p>
<p>He added: &#8220;They can do it that way. I think they should have done it differently.&#8221;</p>
<p>MacDonald said it would take a &#8220;very, very unique buyer&#8221; who would be willing to buy the property below value and wait decades to move in.</p>
<p>Ilia Smith, who lives on the street, said the listing surprised people in the neighborhood.</p>
<p>She told ABC 7 News: &#8220;Thirty years. I don&#39;t think I&#39;ll live to see that.&#8221;</p>
<p>According to the San Francisco Standard, the unusual offer for sale is due to a family drama.</p>
<p>As the local newspaper reported, the current tenant, 83-year-old Sandra Lee, lives there with her daughter Cheryl Lee, 66.</p>
<p>It belongs to Sandra Lee&#39;s son. Sandra Lee told The Standard that he put the house up for sale against her wishes.</p>
<p>She said her stepfather secretly negotiated a lease for her in 2018 that guaranteed her low rent and housing until 2053.</p>
<p>“If it weren’t for the rental agreement, [my son] &#8220;If I didn&#39;t know this was filmed in 2018, I don&#39;t know where we would be,&#8221; she told The Standard.</p>
<p>Business Insider was unable to reach the son for comment. Park North Real Estate also did not immediately respond to a request for comment from BI.</p>
<p>According to the San Francisco Chronicle, the greater San Francisco area is one of the most expensive real estate markets in the world.</p>
<p>The Demographia International Housing Affordability Report ranked it as “impossibly unaffordable.”</p>

<p>	But the women&#39;s fashion company, which describes itself as &#8220;French-inspired design, California-natural style,&#8221; is ready to conquer Southern California, with several stores set to open in the area next year. At the same time, Amour Vert is moving its headquarters from San Francisco to the heart of Los Angeles&#39; fashion district, leasing space in The New Mart, a historic building that houses contemporary clothing showrooms and the biannual Designers and Agents trade show.</p>

<p>	&#8220;It&#39;s a strategic realignment to maximize our opportunities,&#8221; said Dominique Mikolajczak, who was named CEO of the company last year after spending more than three years on the board. &#8220;Southern California is a fashion hub and Northern California is a technology hub.&#8221;</p>

<p>	Amour Vert just opened its first Southern California location in Long Beach, in a relatively new open-air mall in the coastal city 30 miles south of LA. The mall, known as 2nd &#038; PCH, is located on Pacific Coast Highway, with a massive Whole Foods Market as its anchor and several trendy shops, including Lululemon, Johnny Was and Free People.</p>

<p>	This growing retail offering will soon be joined by stores in the Irvine Spectrum, a massive outdoor mall in Orange County, and in San Diego at the Westfield UTC shopping center. This summer, Amour Vert will open a store in Manhattan Village in the affluent Manhattan Beach neighborhood, where homes sell for at least $2 million. </p>

<p>	Next year, the sustainable clothing and accessories label, most of which are priced under $300, will open a store in Westfield Topanga, adjacent to the affluent Calabasas and Hidden Hills neighborhoods where the Kardashians live.</p>

<p>	Before entering the Southern California market, Amour Vert had seven stores, all in Northern California, except for one store in Chicago. It seems logical that Southern California, just down the road, would be the next step in retail. However, moving the headquarters from San Francisco to LA is a dramatic move after years in Northern California, where residents have long supported environmentally friendly efforts to combat climate change.  </p>

<p>	This shift south is part of a restructuring and re-orientation of the company, which began with the creation of a cleaner logo and the redesign of stores with a more elegant look and neutral colors instead of wood-heavy elements. Additionally, fashion styles will feature finer details and higher-quality craftsmanship to enhance the look, made from recycled cashmere, linen, repurposed cotton waste, sustainable silk and upcycled fabrics.</p>

<p>	By being based in LA, Amour Vert is closer to its fulfillment center, which is an hour east of downtown. Much of Amour Vert&#39;s clothing now arrives at the Port of Los Angeles, as apparel production has moved overseas from Northern California. Currently, about 80 percent of production is done in factories closer to fabric suppliers. For example, the recycled cashmere items added last year are made in China, and the linen styles introduced last summer are made in India. Other production locations include Portugal and Turkey.</p>

<p>	With its offices in the New Mart, Amour Vert hopes to capture more wholesale opportunities as store buyers visit the building, which has more than 100 showrooms. And it will be closer to the country&#39;s largest garment manufacturing center, which employs more than 40,000 factory workers.</p>

<p>	Amour Vert was founded by Christopher Frehsee and Linda Balti at a time when there weren&#39;t many sustainable fashion lines. Balti came up with the idea after reading that the fashion industry is one of the most polluting in the world, second only to the oil industry. Her first collection consisted of five pieces that combined her love of French fashion with the casual vibe of California, with a label whose name means &#8220;green love&#8221; in French.</p>

<p>	The founders are no longer with the company. Currently, Amour Vert&#39;s lead investor is Greenwich, Connecticut-based Emil Capital Partners, which has tapped Mikolajczak to take the company to the next level. While the CEO is expanding the label&#39;s retail arm to Southern California, he is thinking about one day opening stores in other areas of the country. &#8220;Retail has made a huge comeback after the pandemic. I think people wanted to go out and experience things,&#8221; Mikolajczak said. &#8220;We continue to see this extremely strong retail trend, which encourages us to accelerate our expansion.&#8221;</p>

<p>The developer set to convert the area surrounding Google’s San Francisco headquarters into a 15,000-house residential campus complete with office space and hotels has backed out of the project, citing “current market conditions.”</p>
<p>Google, however, has confirmed to The Post that it will proceed with the project — which shouldn’t be delayed despite the company’s tie-up with the developer, Lendlease — and said it’s looking to broaden its relationships with other developers.</p>
<p>Lendlease issued a press release on Friday saying it decided won’t move forward with the tech behemoth’s so-called “San Francisco Bay Project” after “a determination by both organizations that the existing agreements are no longer mutually beneficial given current market conditions.”</p>
<p>“As part of the decision to end these agreements, Lendlease will receive a payment in consideration<br />for value created through the entitlement and master planning process,” the company added, though it didn’t disclose how much Google shelled out.</p>
<p>Lendlease scored the contract in 2019 though the developer wasn’t set to break ground in 2026 to execute four master-planned districts worth a combined $15 billion across Sunnyvale, San Jose and Mountain View. </p>

<p>“As we’ve shared before, we’ve been optimizing our real estate investments in the Bay Area, and part of that work is looking at a variety of options to move our development projects forward and deliver on our housing commitment,” Google’s senior director of development Alexa Arena told The Post. “We appreciate Lendlease and the work the team has done to get us to this point.”</p>
<p>But it’s now five years since Google has announced the project, and the real estate market has changed immensely, threatening to price buyers out of the market with long-term borrowing rates hovering close to the 8% mark since September.</p>
<p>Last month, rates on a benchmark 30-year home loan hit 8% for the first time since 2000, according to Mortgage Daily News, though as of Friday, the figure has come own to 7.51%.</p>
<p>Still, a mortgage rate this high adds hundreds of dollars a month in costs for borrowers, limiting how much they can afford in a market already unaffordable to many Americans.</p>
<p>In a time of economic uncertainty, Google has continues to downsize, including when it laid off dozens of workers in its new Google News division just two weeks ago.</p>
<p>Between 40 and 45 employees at Google News were laid off, a spokesperson for the Alphabet Workers Union told CNBC at the time.</p>
<p>The Alphabet-owned search engine has also slashed headcount at Verily, the health care analytics subsidiary, as well as Waymo, the robotaxi unit, though it wasn’t immediately clear how many people were fired from each Google-owned brand.</p>
<p>Despite investing a reported $1 billion into this project, Google has been slashing its headcount, laying off 12,000 staffers earlier this year and axing as many as 45 employees in its new Google News division just last month. <span class="credit">AP</span></p>
<p>The job cuts came after Google laid off roughly 12,000 US workers earlier this year, which CEO Sundar Pichai said in an internal memo affected employees at corporate parent “Alphabet, product areas, functions, levels and regions.”</p>
<p>Alphabet’s workforce ballooned during the pandemic to nearly 187,000 people by late last year from 119,000 at the end of 2019 — when it first announced the “San Francisco Bay Project” — according to the most recent regulatory filings.</p>
<p>Axing the once-glittering project, which was set to break ground in 2026, strips the region of 15 million additional square feet of residential, retail and hospitality space.</p>
<p>Google said it committed $1 billion to the project that was intended to combat the Bay Area’s housing shortage, which has seen residents coughing up $700 per month for 4-feet high by 3.5-feet wide “pod” spaces to sleep in because they can’t afford apartments.</p>
<p>Google halted its real estate development at a time when sky-high mortgage rate are adding hundreds of dollars a month in costs for borrowers, limiting how much they can afford in a market already unaffordable to many Americans. <span class="credit">nobyline@backgrid / BACKGRID</span></p>
<p>The pods are less than half the size of an RV at Candlestick Point, which the city opened in January 2022 for the homeless. The “safe parking site” called Bayview Triage Center has 30 RVs, each of which cost San Francisco $12,000 per month, though residents live there rent-free with 24/7 security.</p>
<p>However, it hasn’t been a smooth road for the “San Francisco Bay Project.” As of 2019 — four years after announcing the project — Google issued an update saying that 12,900 of the 15,000 planned housing units were approved for development by San Jose and Mountain View city officials.</p>
<p>It wasn’t immediately clear if there’s a possibility that Google and Lendlease could resume the project in the future.</p>
<p>Representatives for both companies did not immediately respond to The Post’s request for comment.</p>

<h4 class="title">Downtown San Francisco farmers market is moving</h4>
<p>The twice-weekly farmers market in downtown San Francisco that&#8217;s been held for decades is moving to the Fulton Plaza. But shoppers in this food desert area are not thrilled.</p>
<p data-v-7dd7fde0=""><span class="dateline"><strong>SAN FRANCISCO, Calif.</strong> &#8211; </span>On September 3, the &#8220;Heart of the City&#8221; Farmers’ Market will be relocated from the United Nations Plaza to San Francisco’s Fulton Plaza, an area just across the street from the UN Plaza. </p>
<p data-v-7dd7fde0="">But many members of the community who shop and live in the area are not happy about the city’s abrupt decision that many see as inconvenient for the farmers and customers. </p>
<p data-v-7dd7fde0="">City officials, including the Recreation and Parks Department, are looking to change the space to discourage drug dealing and drug use in the plaza. </p>
<p data-v-7dd7fde0="">The pilot program will replace the vast walkway in the plaza and install a skate park, fitness equipment, ping pong tables and other family-friendly installments. </p>
<p data-v-7dd7fde0="">Those who depend on the bi-weekly farmers market are concerned about the forthcoming changes. </p>
<p data-v-7dd7fde0="">The neighborhood has been considered an urban food desert for decades. </p>
<p data-v-7dd7fde0="">It sits in the shadow of City Hall and just below the Tenderloin. More than 20,000 people on Sundays and Wednesdays shop for seasonal fresh fruits, vegetables and staples that are driven in by more than 50 California farmers. Many who travel for hours to sell their fruits and vegetables. </p>
<p data-v-7dd7fde0="">Carol Jean Wisnieski has lived in the neighborhood for over 50 years and said, &#8220;I&#8217;m just in tears about it. I’ve been shopping here since even before it was certified as a farmers’ market. I&#8217;m devastated by this, and I think the public has not had time to respond to what&#8217;s going on!&#8221;</p>
<p data-v-7dd7fde0="">Steve Pullium serves as the executive director, of the ‘Heart of the City Farmers’ Market’ </p>
<p data-v-7dd7fde0="">He’s worked on-site for 14 years and has been a longtime customer prior to being hired. </p>
<p data-v-7dd7fde0="">He shares that the move will be hard on many customers, but also on the farmers. </p>
<p data-v-7dd7fde0="">He worries about those who come from far away and endure long days. They often need their trucks near their stalls for storage, to keep inventory cool and even to get rest after being on their feet all day.</p>
<p data-v-7dd7fde0="">&#8220;The biggest issue for the farmers is the space being smaller, and they won’t have access to their trucks,&#8221; said Pullium.</p>
<p data-v-7dd7fde0="">&#8220;We still don&#8217;t have water even though we&#8217;re working on that,&#8221; said Pullium. &#8220;The lighting is not as good over there, so when they come in at 4:30 in the morning we want to make sure that we have sufficient lighting for them to set up.&#8221; </p>
<p data-v-7dd7fde0="">As for the customers, Pullium shared some of the most vulnerable shoppers will be impacted with the move, as it’s farther from the BART station at Civic Center. </p>
<p data-v-7dd7fde0="">&#8220;A lot of people will say, &#8216;It&#8217;s just right across the street.&#8217; But for customers with disabilities, there&#8217;s a BART elevator down on the far end of this plaza. They&#8217;ll have to go even further,&#8221; he said. &#8220;We have several blind customers that come through that are afraid to cross that street. We&#8217;ll take them around to all the vendors and help them shop, but now we have to maybe pick them up over here and walk them across the street. I&#8217;m not sure how we&#8217;re going to manage to do that, but for some customers, it will. It will certainly have an impact.&#8221;</p>
<p data-v-7dd7fde0="">San Francisco&#8217;s Recreation and Park Department on Monday said the new space will not be a downsize from the current location and that the new spot will have enough room to accommodate the vendors. </p>
<p data-v-7dd7fde0="">&#8220;The new site will include things like dedicated vendor and staff parking and increased parking enforcement to ensure spots are not taken by non-vendors,&#8221; said Daniel Montes, SF Rec. and Park communications manager. &#8220;At the height of the season, the Heart of the City Farmers Market has 70 stalls, and its new location across the street can accommodate all of them.&#8221;</p>
<p data-v-7dd7fde0="">But residents aren&#8217;t sold on the change. Tenderloin resident David Elliott Lewis says the neighborhood doesn’t need ping pong as much as they need fresh fruits and vegetables. </p>
<p data-v-7dd7fde0="">As co-chair of the Tenderloin People’s Congress, he worries about the farmers, the neighbors and the people that rely on this community for fresh produce. </p>
<p data-v-7dd7fde0="">&#8220;The city has known we&#8217;ve been a food desert for a long time and doing this reinforced relocation and downsizing of the market is going to just perpetuate the food desert,&#8221; he said. &#8220;We&#8217;re going to lose vendors here; we&#8217;re going to lose quality produce. Some of these vendors have been here 40 years.&#8221;</p>
<p data-v-7dd7fde0="">Lewis handed out flyers announcing an organized rally and march from Civic Center plaza at 12:15 pm on Wednesday, Aug. 30. </p>
<p data-v-7dd7fde0="">The group will march to City Hall where they’ll rally at 1 p.m. </p>
<p data-v-7dd7fde0="">Their hope is to keep the farmers’ market right where it’s been for over 40 years. </p>

<p class="mol-para-with-font">The villa, located in the exclusive Sea Cliff neighborhood in El Camino Del Mar, was initially built by architect Earle B. Bertz in 1926.</p>
<p class="mol-para-with-font">Williams bought the villa while shooting for Steven Spielberg&#8217;s movie, Hook in 1991.</p>
<p class="mol-para-with-font">His then-wife Marsha and three kids lived there with him till the pair&#8217;s divorce in 2010. </p>
<p class="mol-para-with-font">Now Marsha is selling the sprawling property to downsize as all their kids have &#8216;grown up&#8217;. </p>
