<h3><strong>Double digit declines from peak in San Francisco Bay Area, Seattle, San Diego, Phoenix, Las Vegas.</strong></h3>

<p>This time it&#8217;s not an unemployment crisis that&#8217;s hitting the housing market.  The job market is still tight with high pay rises &#8211; although the tech and social media sectors have started to shake.  But it is mortgage rates that have returned to normal pre-QE levels of 6% to 7%, while CPI inflation is hovering around the same range.  And they&#8217;re colliding with home prices, which have skyrocketed under the Fed&#8217;s quantitative easing and interest rate suppression.</p>
<p>And so home prices continued to fall, according to the S&#038;P CoreLogic Case-Shiller Home Price Index for &#8220;January&#8221; &#8212; which is a three-month moving average of home sales publicly recorded in November, December and January, reflecting deals primarily made from October through December.</p>
<p><strong>On a monthly basis</strong>, today&#8217;s Case-Shiller index of single-family home prices fell in 19 of the 20 metros it covers.  Miami was the only exception, where the index was essentially flat.  The 10 biggest dips by month occurred in:</p>
<ol>
<li>Las Vegas: -1.4%</li>
<li>San Francisco Bay Area: -1.3%</li>
<li>Seattle: -1.4%</li>
<li>Phoenix: -1.2%</li>
<li>Dallas: -0.9%</li>
<li>Denver: -0.9%</li>
<li>Chicago: -0.5%</li>
<li>Portland: -0.7%</li>
<li>Tampa: -0.7%</li>
<li>Washington DC: -0.7%</li>
</ol>
<p><strong>Prices have fallen the most from their respective highs</strong> (from May to July 2022) in these metros:</p>
<ul>
<li>San Francisco Bay Area: -17.1%</li>
<li>Seattle: -16.3%</li>
<li>San Diego: -11.5%</li>
<li>Phoenix: -10.5%</li>
<li>Las Vegas: -10.1%</li>
<li>Denver: -9.5%</li>
<li>Portland: -8.6%</li>
<li>Dallas: -8.5%</li>
<li>Los Angeles: -8.3%</li>
<li>Boston: -5.7%</li>
</ul>
<p><strong>Cheaper year-on-year</strong> now in four of the 20 subways:</p>
<ul>
<li>San Francisco Bay Area: -7.6%</li>
<li>Seattle: -5.1%</li>
<li>San Diego: -1.4%</li>
<li>Portland: -0.5%</li>
</ul>
<p><strong>Down faster than up </strong>is a rare event in real estate markets, but it&#8217;s happening in the San Francisco Bay Area, where prices have fallen faster in the eight months since the peak than in the eight months before the peak.  The Seattle and Las Vegas subways came close (percentages from and to the top):</p>
<ul>
<li>San Francisco Bay Area, May peak: -17.1%;  +15.7%.</li>
<li>Seattle, May peak: -16.3%;  +19.7%.</li>
<li>Las Vegas, July peak: -10.2%;  +11.6%.</li>
</ul>
<p><strong>Methodology.</strong> The Case-Shiller Index uses the &#8220;sales pair&#8221; method and compares sales in the current month to sales of the same homes earlier.  Price changes are weighted according to how long ago pre-sales were, and adjustments are made for DIY and other factors (Methodology).  This &#8220;selling pair&#8221; method makes the Case-Shiller Index a more reliable indicator than median price indices, but it lags months behind.</p>
<p><strong>San Francisco Bay </strong>The housing market is being impacted not only by mortgage rates but also by the stock market &#8212; particularly by IPOs and SPACs, which have largely collapsed, and by the tech and social media giants now laying off high-paying workers.  But these home prices released today are based on completed sales in January and earlier, so the recent fireworks are still not reflected.  That&#8217;s coming.</p>
<p>The Case-Shiller Index for &#8220;San Francisco&#8221; covers five counties in the nine-county San Francisco Bay Area: San Francisco, part of Silicon Valley, part of the East Bay, and part of the North Bay.</p>
<ul>
<li>Month to month: -1.3%.</li>
<li>From the peak in May: -17.1%.</li>
<li>YoY: -7.6%.</li>
<li>Lowest reading since May 2021.</li>

<p>For the Miami Metro, the Case-Shiller Index had a value of 399 points in January and December.  The Case-Shiller indices were set at 100 for 2000.  So, despite the recent drop, Miami home prices are still up 299% since 2000.  This makes Miami the No. 1 in the most glorious real estate bubble in terms of price increases since 2000. Miami moved up to No. 1 because its prices have fallen less than prices in Los Angeles and San Diego, the former No. 1 at different times.</p>
<p>The New York Metro Index score of 270 indicates that housing price inflation has been 172% since 2000, and as crazy as that is, it ends this list of the most glorious real estate bubbles.</p>
<p>In the remaining six markets in the Case-Shiller Index, home prices have risen far less since 2000 and therefore do not qualify for this list.  But in all of them, prices have been falling for months.  Today&#8217;s Case-Shiller Index declines: Chicago (-0.5%), Charlotte (-0.3%), Minneapolis (-0.9%), Atlanta (-0.3%), Detroit (-0 .6%) and Cleveland (-0.6%).  ).</p>

<p>The great poet Robert Lee Frost was born on this day in history, March 26, 1874, in San Francisco, California.</p>
<p>Frost spent the first 11 years of his life in San Francisco until his father, journalist William Prescott Frost, Jr., died of tuberculosis, according to Biography.com.</p>
<p>After his death, Frost, his mother, and sister moved to live with his grandparents in Lawrence, Massachusetts.</p>
<p><strong>ON THIS DAY IN HISTORY, MARCH 25, 1911, A FIRE AT THE TRIANGLE SHIRTWAIST FACTORY KILLED 146</strong></p>
<p>The move was actually a homecoming for the Frosts, as their ancestors were originally from New England, according to the Poetry Foundation.</p>
<p>In 1892, Frost graduated from Lawrence High School.  He was made &#8220;class poet&#8221; and served as co-valedictorian, along with his future wife Elinor White.</p>

<p>Portrait of Pulitzer Prize-winning American poet Robert Frost in the 1960s.  When he was 86, Frost was asked to write and recite a poem for the inauguration of John F. Kennedy on January 20, 1961.</p>
<p>Two years after graduating high school, Frost&#8217;s poem &#8220;My Butterfly&#8221; was accepted by the New York Independent.</p>
<p>He received $15.</p>
<p><strong>ON THIS DAY IN HISTORY, MARCH 14, 1879, ALBERT EINSTEIN WAS BORN IN GERMANY</strong></p>
<p>To celebrate, Frost printed two copies of a book of six poems called &#8220;Twilight&#8221; — one for himself and one for his wife.</p>
<p>Over the next eight years, Frost published just 13 more poems, according to Biography.com.</p>

<p>The poet attended Dartmouth College for several months before returning home to work at a series of &#8220;unfulfilling jobs,&#8221; the site reports.</p>
<p>In 1897 Frost attended Harvard University.  He broke off his studies after two years for health reasons and returned to his wife in Lawrence.</p>
<p><strong>ON THIS DAY IN HISTORY, MARCH 14, 1869, CINCINNATI RED STOCKINGS BECAME THE FIRST PROFESSIONAL BASEBALL TEAM</strong></p>
<p>Frost moved to Derry, New Hampshire, with his wife and two children in 1900 on property purchased from Frost&#8217;s grandfather.</p>
<p>Frost&#8217;s firstborn, Elliot, died of cholera in 1900.  White gave birth to four more children.</p>
<p>The youngest Frost child, Elinor, born in 1907, tragically died just weeks after birth.</p>
<p>The Frosts attempted to make a living on the farm in New England for the next 12 years and pursued a number of unsuccessful ventures, including raising poultry, reports Biography.com.</p>
<p>The story goes on</p>
<p>Frost had two poems &#8211; The Tuft of Flowers and The Trial by Existence &#8211; that were published in 1906.</p>
<p><strong>ON THIS DAY IN HISTORY, MARCH 1, 1872, MAJESTIC YELLOWSTONE BECOMES AMERICA&#8217;S FIRST NATIONAL PARK</strong></p>
<p>In 1912, Frost moved to Britain with his family after American magazines consistently rejected his work, reports the Poetry Foundation.</p>
<p>While Frost continued to write about New England, even while living across the pond, he published two volumes of poetry, A Boy&#8217;s Will (1913) and North of Boston (1914).</p>

<p>The poem &#8220;Mending Wall&#8221; (1914) by Robert Frost as featured in Barnes &#038; Noble&#8217;s &#8220;A Treasury of Classic Poetry&#8221;.</p>
<p>&#8220;North of Boston&#8221; contained two of Frost&#8217;s most notable poems, &#8220;Mending Wall&#8221; (1914) and &#8220;After Apple-Picking&#8221; (1914).</p>
<p>These publications allowed Frost to return to the United States in 1915 &#8211; where he was celebrated as a literary figure.</p>
<p><strong>ON THIS DAY IN HISTORY, FEB.  ON JANUARY 18, 1931 AMERICAN AUTHOR TONI MORRISON WAS BORN IN OHIO </strong></p>
<p>Frost met fellow poets Ezra Pound and Edward Thomas during this period.</p>
<p>They reportedly influenced Frost to write The Road Not Taken (1916).</p>
<p>This poem and Birches (1915) were published in his 1916 book Mountain Interval.</p>

<p>Robert Frost, poet, taught at Amherst College until 1938 when his wife died of cancer.</p>
<p>Frost&#8217;s reputation for writing poetry about nature grew while he was praised for his traditional poetry and meter, reports the Poetry Foundation.</p>
<p>His next book, New Hampshire (1923), contained classic poems such as Stopping by Woods on a Snowing Evening, which earned him his first Pulitzer Prize.</p>

<p>In addition to writing, the poet has pursued a teaching career at several colleges, including Dartmouth College, the University of Michigan, and Amherst College in Massachusetts, according to Biography.com.</p>
<p>He taught in Amherst until 1938 when his wife died of cancer.  The college&#8217;s main library is named after Frost.</p>

<p>In 1960 he was awarded the Congressional Gold Medal by Congress.</p>
<p>At the age of 86, Frost was asked to write and recite a poem for the inauguration of John F. Kennedy on January 20, 1961.</p>
<p>On January 29, 1963, Frost died as a result of a previous prostate operation.</p>
<p>He was survived by two daughters, Lesley and Irma.</p>

<p>SAN FRANCISCO (KPIX 5) &#8211; Union leaders and members joined hundreds of San Francisco city workers in a march down Market Street on Wednesday, saying more needs to be done to fill the city&#8217;s staffing gaps.</p>
<p>Participants in the event called “Staff Up SF” insisted that the city is critically understaffed in so many areas.  They pointed to more than 3,800 openings in positions across the city.</p>

<p>Workers said the vacancies in areas like the Department of Public Works and the San Francisco International Airport are making it harder to do their jobs safely.</p>
<p>Mike Casey, the president of the San Francisco Labor Council, spoke at a rally outside City Hall.</p>

<p>“This is not our building.  This is the public&#8217;s building.  And when they don&#8217;t staff up and when the staffing doesn&#8217;t happen, the services affect citizens across the city,” Casey said.</p>
<p>Heather Bollinger is a Registered Nurse and called on increased staffing at her hospital, saying the matter had reached critical levels.</p>
<p>“We can&#8217;t provide patient care without the resources to do it.  It&#8217;s a really simple equation, when you come to the hospital, you need a nurse,” Bollinger said.  “And they&#8217;re dropping like flies.  It&#8217;s getting worse by the day in our departments.&#8221;</p>

<p>						Los Angeles Times: Newsom Unveils New Homelessness And Mental Health Plan<br />
					<br />As California cities struggled to address a homelessness and mental health crisis on their streets, Gov.  Gavin Newsom&#8217;s administration on Thursday unveiled a proposal to push more people with severe psychiatric disorders and addiction issues into court-ordered care that includes medication and housing.  The proposal, which Newsom is calling the Community Assistance, Recovery and Empowerment Court, is the state&#8217;s latest effort to address one of California&#8217;s greatest struggles, and a recognition that something more robust is needed to solve the problem.  Newsom allocated $12 billion for homelessness in the state budget last year and proposed an additional $2 billion in his January financial blueprint.  (Wiley, 3/3)				</p>

					<br />For the last two weeks, a mom in the Austin area has been vacillating between rage and panic.  Some days, she&#8217;s so fired up she feels like she could take on the entire state of Texas by herself.  Other days, she just crawls under her weighted blanket and lets the fear take over.  The woman, who asked not to be identified to protect her family, has an 8-year-old transgender daughter.  In late February, Gov.  Greg Abbott directed the state&#8217;s child welfare agency to open child abuse investigations into parents that provide gender-affirming care to their children.  This family hasn&#8217;t had a visit from Child Protective Services, but they know others who have and they&#8217;ve started preparing for the possibility that they could be next. Videos circulating online show dozens of students banging on desks, shouting and cursing at Jeff Younger, who will be in a May runoff in the Republican primary for Texas House District 63. <p>						AP: Oklahoma House Passes Bill Targeting Transgender Girls<br />
					<br />An Oklahoma House panel passed a bill Thursday to prevent transgender girls from playing on female sports teams at Oklahoma schools.  The House Rules Committee passed the bill on a 6-2 party-line vote with Republicans in support.  The measure now heads to the full house for consideration.  Civil rights groups and the gay rights organization Freedom Oklahoma immediately criticized the bill&#8217;s passage.  (3/3)				</p>

					<br />The Houston Fire Department reprimanded a firefighter for misconduct after an investigation into a delayed 911 response to a case in which a mother and daughter died of carbon monoxide poisoning.  The department opened the investigation in July, following reporting from ProPublica, The Texas Tribune and NBC News, which revealed that first responders initially decided not to enter a Houston family&#8217;s home during the massive winter storm that hit Texas in February 2021, a decision that resulted in a couple and their two children being exposed to the lethal gas for an additional three hours. <p>						Miami Herald: DeSantis Backs &#8216;Free Speech&#8217; Protection For Doctors<br />
					<br />gov.  Ron DeSantis called on legislators Thursday to protect doctors&#8217; ability to express themselves freely without fear of reprisal from the boards that regulate the medical profession.  A federation of state medical boards warned doctors in July not to spread misinformation during the pandemic or risk losing their licenses.  &#8220;You&#8217;re not going to have good medicine practice if people are fearful of doing things that the evidence is telling them to do, just because it may conflict with the narrative,&#8221; DeSantis said at Florida State University&#8217;s Panama City campus. <p>						Detroit Free Press: Report: Food Insecurity Is Ongoing Problem In Michigan<br />
					<br />Health care expenses associated with food insecurity amounted to $1.8 billion a year in Michigan.  It&#8217;s a cost that comes into sharp focus in the midst of the COVID-19 pandemic.  Meanwhile, Michiganders struggled to put food on the table because of the pandemic&#8217;s economic upheaval, highlighting the close relationship among poverty, food insecurity and health.  That&#8217;s according to a report released Thursday by the Food Security Council, created by Gov.  Gretchen Whitmer in 2020 to look into the scope and reasons behind food insecurity in the state. 					<br />Maine marijuana regulators are backing off a proposal to change the state&#8217;s medical marijuana rules after disapproval from the industry.  The rules included product tracking and other new security requirements.  Members of the industry slammed the proposal as an overreach that would likely result in higher costs for consumers. <p>						AP: Maine Makes A Dent In State&#8217;s Nurse Shortage<br />
					<br />A report commissioned by health groups in Maine found that the state has reduced its projected nursing shortage by more than half.  The Maine Nursing Action Coalition and the Maine Hospital Association commissioned the report.  The Portland Press Herald reported Wednesday an original projected shortage of 3,200 registered nurses by 2025 is down to 1,450.  (3/4)				</p>

					<br />The director of the US Centers for Disease Control and Prevention got her fill of St. Louis Thursday in a uniquely extensive visit to a city that included speaking to medical students, meeting with the city&#8217;s health director, hearing from clinic leaders and touring one of those Clinics in one of the city&#8217;s most impoverished areas.  “We in the CDC are only as good as our public health partners are in the community, and so as I travel, I really want to see what&#8217;s working in public health in the community and what&#8217;s not working, and I want to hear and learn ,” said Dr.  Rochelle Walensky, who became director just as COVID-19 vaccines were rolled out over a year ago. <p>SAN FRANCISCO, Calif. (KRON) &#8211; If you are thinking of moving to San Francisco, now is the time to get cheap rent. </p>
<p>		Here, other counties in the Bay Area can move into the less restrictive red tier	</p>
<p>According to the Zumper National Rent Report for March 2021, the average 1 bedroom price in SF is down 24.3% since last year. </p>
<p>San Francisco still led the way when compared to other cities, with the most expensive 1-room price at $ 2,650.</p>

<p>Reports throughout 2020 show that prices in cheaper cities have steadily increased, while prices in expensive cities have decreased dramatically.  However, according to Zumper, these trends have slowed down significantly. </p>

<p>“In historically expensive coastal cities, rents have continued to fall significantly compared to the previous year.  At the same time, rents in historically cheaper cities throughout the Midwest and Southwest have increased significantly compared to the previous year, ”says Zumper. </p>
