<p>At Llangoed Hall I slept like a Queen — and ended up smelling and shod like one too.</p>
<p>The definite luxury British country house hotel in the Wye River valley amongst the Black Mountains in the mid-Wales countryside near Brecon has hosted the Clintons and the Clooneys and Prince Charles. There is a thank you letter from him hanging in the Grand Hall, alongside one from former British Prime Minister John Major.</p>

<p>The eminent are never far away. They are around every corner. I spent a lot of time in the shower with a famous Cornishman. When I was out of it I was surrounded, in the oak panelled library and along the pillared gallery of the classic Jacobean-style manor, by “true modern dandies and bold women who knew how to go their own way”.</p>
<p>Although they were oblivious to it.</p>
<p>Every step around Llangoed Hall (Holy Meeting Place) is a step into history.</p>
<p>Step inside the shower or your bath and you meet William Penhaligon, the Cornish court barber of Queen Victoria, who in 1902 invented ‘Blenheim Bouquet’ for the Duke of Marlborough and was rewarded with becoming ‘The manufacturer of toilet requisites’ by Royal Appointment.<br />The royal family has issued over 850 royal warrants. There is a royal chimney sweep and even a royally endorsed maker of “corsetry, lingerie and intimates”.</p>

<p>When you go for a walk by the river at Llangoed, you choose your by ‘Her Majesty’s Appointment’ footwear from a selection of ‘Hunter Monarch’ boots. The bedding in the hotel is the same as used on the Crown Estates. The pillowcases are filled with the feathers from ducks resident at Sandringham, the baths and toilet cisterns are by ‘Chadder and Co’, the china tea-sets by ‘Caverswall’, the bathrobes by ‘Mitre’, the retro radios by ‘Robinson’s’, the carpets by ‘Brintons’ and the stationery only by the very best –‘Smythsons’.</p>
<p>The hotel is an art gallery. It boasts – discreetly — a collection of nineteen ‘Whistler’ lithographs (1888-1902), as well as works by Andrew Melville, Wiliam Sickert, John Duncan Ferguson, Albert Lynch and Tenby’s Augustus John.</p>
<p>The hotel is a popular weddings and honeymoon venue. Honeymooners return frequently. The couples are transported in a Rolls Royce given to the Queen Mother on the birth of Elizabeth, Princess of York (the Queen). The whisky decanter is appropriately empty. Also available for functions is a Bentley once owned by the Duke of York.</p>
<p>Says G.M. Calum Milne, a relative of A.A., the creator of ‘Winnie the Pooh’, “What’s good enough for the Queen should be good enough for anyone!”</p>
<p>The new owners have invested in re-furbishing what its former owner Sir Bernard Ashley wanted to be ‘A country home from home’. Janet in the dining room tells a story about how Sir Bernard (who died in 2009) asked his butler to bring his shotgun. He promptly shot the TV when Arthur Scargill appeared. Calum says, “We won’t see his like again.”</p>
<p>An engineer and pilot (model trains are on window ledges and ‘Airfix’ Spitfires hang from ceilings), the former Fusilier and Gurkha army officer married Laura Mountney (nee Ashley) in 1949, having met her in a London youth club. Ashley was born in Dowlas, Merthyr Tydfil, the daughter of a civil servant.</p>
<p>While a Royal Navy Wren she started doodling designs for headscarves, napkins, table mats and tea towels. The couple set up a printing press and the ultimate cottage industry – Laura Ashley fabrics – was born in 1953.</p>

<p>2015 is the 90th anniversary of Laura Ashley’s birth and the 30th of her death.The Ashley family moved to Wales in 1961. Originally located in the social club in Carno, Montgomeryshire (where they are both buried), the factory moved to the village’s railway station.</p>
<p>In 1966, Laura produced her first dress. In 1974, she opened shops in Paris and San Francisco. At the time of her death the company had 220 shops in 12 countries. Her first shop at 35 Maengwyn Road in Machynlleth in west Wales is still open for business.</p>
<p>The suites in the 23-room, 17-acre Powys hotel are named after the Ashley family homes, in Machynlleth, Rhydoldog, Paultons, their house in Brussels, Treveraux, the family chateau in Picardy and Lyford in the Bahamas.</p>
<p>In a simple frame along the corridor from the ‘Paultons’ master deluxe suite at Llangoed is the first item Laura Ashley designed – a striped apron (1950). Room 7 is a tribute to her flock.</p>
<p>Over the fireplace in the hotel’s drawing room is a motto of former owners, the Christy clan, ‘Sic Viresco’ – ‘To Flourish’.</p>
<p>The Hall was probably the seat of the first Welsh parliament, going back to 560AD. It was an episcopal grange. It was owned by a prominent hatter and once, in the days of the ‘Regency Hellfire Club’, lost in a game of cards.</p>
<p>In 1912 it was redesigned by Clough Williams-Ellis before he created the quirky Italianate village of Portmeiron in north Wales. Work on Llangoed’s “majestic chimneyed outlines” was completed in 1919. Sir Bernard Ashley bought it in 1987 and turned it into a hotel in 1990.</p>
<p>Llangoed is ideally and idyllically placed to visit the Brecon Beacons National Park and Elan Valley where Barnes Wallis tested his bouncing bombs before the 1943 ‘Dambusters’ raid. As well as Llandrindod Wells (August sees the town’s Victorian Festival and exhibitions of “things old time”), Hay on Wye (its Literary Festival is held in May), Brecon (August jazz festival) and the Royal Welsh Show grounds at Builth Wells where you can watch the pony sales and bid at auctions for your very own speckled faced breeding ewe. Wales’s only distillery, ‘Penderyn’ isn’t far away either.</p>
<p>But Llangoed is the place to stay.</p>
<p>Under chandeliers you enjoy petit fours with infusions, beetroot macaroon canapes, artisanal cheeses with quince paste, homemade scones, ‘Bra Brith’ (Welsh speckled or mottled currant bread), elderflower champagne, Llangoed hen truffled eggs and Miss Milligan’s signature and very bespoke egg and water cress finger sandwiches.</p>
<p>All that chintz, all that high life and sophistication, the four poster beds and classy valences, the crystalware, the complimentary sherry in a decanter in your room, the Frambuie in your porridge, the Camden Town group and Slade School on the walls, the gouache and gum arabic, the thin wash, the aquatints on wove paper, the renowned bohemians, Scottish colourists, the masters of ‘blottesque’ and the Glasgow Boys.<br />And all the royal warrants.</p>
<p>And the Laura Ashley connection.</p>
<p>Llangoed Hall, the AA’s Best Hotel of the Year in United Kingdom and Ireland 2014, is enough to drive a sane person Paisley.<br />And monarchist.<br />To boot.</p>

	Staying in is the new going out, so why not up the ante with an in-home bar to rival your favorite neighborhood watering hole? Having your own lounge or speakeasy means you get to choose the music and mood (no more overplayed songs or over-served strangers to kill the vibe), and if the party’s going strong, there’s no racing against the clock to make the most of your night. For many, a standard rolling cart is a good entry point, but if you’re a die-hard home mixologist, fancy yourself an entertaining aficionado, or just want the option to enjoy a cocktail in private luxury, leveling up with a dedicated, built-in space is the next logical step. And according to designers across the country, there has been an uptick in this type of request. </p>

	“We’re now putting bars in about 80 percent of our projects,” says Caitlin Jones Ghajar of Seattle-and-San-Francisco-based Caitlin Jones Design, who recently completed a moody custom wine room with floor-to-ceiling wooden built-ins in Sonoma County. “Right now, people want to entertain their friends at home and have a sophisticated place to do it,” she adds. </p>

	“Clients are looking for a gathering bar, as opposed to a self-service bar,” notes Michael Kovac of Los Angeles–based Kovac Design Studio, adding that many homeowners seek the flexibility to bring in a professional bartender for events or parties. “They want the bar to integrate into the social fabric of how they entertain.” This means zoning an area—sometimes an entire room—for a full, U-shaped bar with a complete workstation (including durable counters, integrated <a class="wpil_keyword_link" href="https://dailysanfranciscobaynews.com/bay-spaces-150-yr-outdated-water-pipe-drawback-nbc-bay-space/"   title="plumbing" data-wpil-keyword-link="linked">plumbing</a>, refrigeration, and sparkling-water or beer taps), built-in shelving to display bottles, and stools to accommodate guests. Instead of relegating the bar to a secondary space such as a basement, designers are incorporating them into (or at least locating them next to) high-traffic areas or popular communal rooms to increase use. In one residential project in La Quinta, California, Kovac installed woven-metal curtains on tracks around the bar, which is open to the kitchen and great room, allowing his client to choose how incorporated they want it to feel. </p>

	“One of my favorite places to put a bar is inside the dining room,” says Emily Seiders, whose firm, Studio Seiders, is based in Austin, Texas. “We’ve carved out dedicated space in an existing dining room with great success. It’s a typically underused space, and adding a bar turns it into a multipurpose entertaining area.” </p>

	For a private-club or speakeasy feel, a full bar can be tucked behind paneling in a library or an office, with an inconspicuous entry door. Inside, the possibilities are seemingly endless: Do you want a dark, low-lit lounge for sipping martinis and listening to records? A sleek, standing-room space for tasting wine? Of course, aesthetics are key, but much like the kitchen, a functional bar is a household workhorse, which is important to keep in mind when choosing materials. Jones Ghajar recommends using a quartzite bar top, while Seiders opts for dark soapstone and granite—all are durable, visually dynamic options that resist stains and don’t react to acid as severely as marble does (good news for citrus lovers). “You can also use a large walnut butcher block that turns the whole counter into a cutting board,” Seiders says, “and just embrace the story that it’s going to tell when you use it—the wine marks and cuts and scratches are a reminder of all the great times with friends and family.” </p>

	Kovac Design Studio also leans into the “embrace the story” approach. “We’re careful with materials,” Kovac says. “Brass that patinas a certain way, wood, leather. A space can be elegant and luxurious but also feel time-worn, like you can imagine who sat there and the conversations they had.” </p>

	An easy way to customize a bar—and make an impact—is through color. In one Austin project, Seiders used two shades of blue on the ridged wall paneling and bar base to create an arresting jewel-toned nook with glass-encased bottle storage. A sudden or unexpected change in color or material produces an element of surprise and generates a psychological transition from daily duties to “it’s time to toast.” Unique counter shapes and built-ins are another way to make a room feel elevated. For the 2021 Kips Bay Dallas show home, Yates Desygn installed a cantilevered quartz bar with a custom octagonal walnut base. Open brass shelving backed with sage-green quartz imparts a sophisticated look, topped off with rows of vintage decanters uplit to glow a warm, complementary amber tone. “One of the keys to transforming an environment is lighting,” says Yates Desygn cofounder Bryan Yates, who suggests a bold chandelier over the bar, as well as thoughtfully placed uplighting and sconces. “It helps to create the mood you’re trying to achieve but is also functional for going from day to night.” </p>

<p class="mol-para-with-font">Residents within the luxury Millennium Tower &#8211; dubbed the &#8216;leaning tower of San Francisco&#8217; &#8211; are being slapped with bills up to $14,000 to fix the building&#8217;s issues which include raw sewage in their sinks and pipes.</p>
<p class="mol-para-with-font">Homeowners and renters have been shocked to receive the bills, which puts an estimated $6.8 million of the overall $20 million in overrun fixes on residents.</p>
<p class="mol-para-with-font">Mehrdad Mostafavi, who owns a condo on the third floor of the building, recently received a bill for $14,000, which amounts to $10 per square foot of the <a href="https://www.mjmlanddev.com/del-coronado-map">apartment</a>.</p>
<p class="mol-para-with-font">&#8216;It&#8217;s a luxurious building and famous building, but unfortunately it is not like this for me as an owner,&#8217; Mostafavi told NBC Bay Area. &#8216;I am really suffering.&#8217;</p>
<p class="mol-para-with-font">To make matters worse, Mostafavi was not living in the building when he got the bill as he was dealing with a sewage backup purportedly caused by the tower&#8217;s tilt.</p>
<p class="mol-para-with-font">The Millennium Tower &#8211; designed by Gary Handel and Handel Architects &#8211; is still tilting at 29 inches but the sinking has stopped following a stabilization project.</p>

<p class="mol-para-with-font">Mostafavi was just one of a number of residents to find a bill from the Tower owners&#8217; association and asked to pay it by October 1.</p>
<p class="mol-para-with-font">He told the Bay Area outlet it may be the final nail in the coffin for him.</p>
<p class="mol-para-with-font">&#8216;I don&#8217;t know what to do with this place, because it is costly – I cannot live in it,&#8217; said Mostafavi.</p>
<p class="mol-para-with-font">The San Francisco resident had already moved out in June after a sewage backup in his kitchen sink, which some engineers had warned could happen due to the tilt.</p>
<p class="mol-para-with-font">At the time that he received the bill, he was already in the middle of trying to figure out who should pay to clean up the sewage mess in his place.</p>
<p class="mol-para-with-font">He also told NBC that he had already had to tap into his retirement savings to cover the costs of the kitchen issues.</p>
<p class="mol-para-with-font">&#8216;I&#8217;m really having a hard time seeing how can I leave for the retirement &#8211; how to get out of this apartment and do my retirement&#8217; Mostafavi said. It is very costly.&#8217;</p>
<p class="mol-para-with-font">&#8216;They keep asking for more money and this is not acceptable for me,&#8217; he said.</p>
<p class="mol-para-with-font">DailyMail.com reached out to management for comment but did not receive a response by the time of publication.</p>
<p class="mol-para-with-font">According to Harry Poulos, a tall building expert, efforts to stop the building from sinking were successful but the tilt has not been fixed.</p>
<p class="mol-para-with-font">&#8216;Their objective of correcting that tilt to a significant extent – I fear that expectation has not been met,&#8217; Poulos told NBC in September.</p>

<p class="mol-para-with-font">Overall, residents of the building have been saddled with $6.8 million of the roughly $20 million extra the project ended up costing over the original budget.</p>
<p class="mol-para-with-font">It had originally been calculated as costing some $100 million.</p>
<p class="mol-para-with-font">During construction, however, the tower experienced more sinking and leaning.</p>
<p class="mol-para-with-font">Along with the bills sent to homeowners, the Tower owners&#8217; association included a letter that said residents are being compensated for lost property value.</p>
<p class="mol-para-with-font">In total, the association was allotted  $150 million to pay for securing the high-rise, pay for legal bills, restore reserves and pay for other expected costs.</p>
<p class="mol-para-with-font">It ended up costing more than that, the association said.</p>
<p class="mol-para-with-font">&#8216;The delays and the city&#8217;s heightened requirements resulted in significant unforeseen project cost increases,&#8217; the association&#8217;s letter to residents said.</p>
<p>The Millennium Tower was designed by Gary Handel and Handel Architects By 2016, the building (to the right of the tallest building) had sunk nearly a foot-and-a-half into the soft soil and landfill upon which it was built. Residents of the building subsequently sued the developer and designers</p>
<p class="mol-para-with-font">Earlier this year, lead engineer of the project, Ron Hamburger, told NBC data taken from rooftop measurements regarding the lean are prone to weather fluctuations.</p>
<p class="mol-para-with-font">He also said that and that data on the building&#8217;s foundation was more reliable.</p>
<p class="mol-para-with-font">That data indicated that the tilt was more significant than previously noted, only by about of a quarter of an inch, however.</p>
<p class="mol-para-with-font">Hamburger at the time claimed the number was &#8216;negligible.&#8217;</p>
<p class="mol-para-with-font">&#8216;We are fully confident that following transfer of the remaining design load to the piles,&#8217; said Hamburger, adding that &#8216;there will be no further … movement of the roof to the west,&#8217; he said.</p>
<p class="mol-para-with-font">The luxury 58-story tower opened in 2009 and quickly sold out its 419 apartments, with buyers including former San Francisco 49er Joe Montana and former Giants outfielder Hunter Pence.</p>
<p class="mol-para-with-font">By 2016, the building had sunk nearly a foot-and-a-half into the soft soil and landfill upon which it was built in San Francisco&#8217;s financial district.</p>
<p class="mol-para-with-font">It was also leaning, creating a two-inch tilt at the base, and a 6-inch lean at the top. Residents of the building subsequently sued the developer and designers.</p>
<p class="mol-para-with-font">A confidential settlement reached several years ago included $100 million to install 52 concrete, 140,000-pound piles to anchor the building to bedrock located 250 feet below ground, with the idea that the piles would provide foundational support to the leaning, sinking tower.</p>

<p>Growing up, Pei spent his summers in Shanghai, and the iconic HSBC logo was a familiar sight. But it wasn’t just the bank’s strong presence in Hong Kong and Shanghai that drew him in; it was the opportunity to serve an international clientele, leveraging his bilingual skills, that truly resonated with him.</p>
<p>“I could leverage my bilingual capabilities, and, ultimately, I would have access to an international clientele base that a traditional American bank would not know about,” Pei said. “I can read and write Chinese, and that’s a huge advantage for me in the Bay Area because there’s a very large Chinese population. I think that’s sort of what sets me apart from many of my peers, and that’s what has helped me get ahead in my career.”</p>
<p>With HSBC’s boutique private bank setup, Pei leads a dedicated team focusing on affluent, high-net-worth international clients.</p>
<p>“So that’s sort of my focus as of the past three years,” he said. “What we’re aiming for at HSBC is a niche boutique private bank setup. You can think of your Morgan Stanley, Goldman Sachs, and JP Morgan, but much more nimble and much more condensed in size as well. Essentially, you can think of my role as a producing sales manager. I’m overseeing the whole process from start to finish as the quarterback of the whole transaction. I’m also responsible for branding HSBC in the Northern California area so people are aware of what we do and what sort of financial services we can offer.”</p>

<p>Vacant downtown office buildings may be the next SoHo lofts. That is, after they go through the costly process of being converted into apartments and condos. </p>
<p>Elected officials in cities across the US are trying to solve a housing shortage, empty offices in a remote-work world, and the climate crisis by converting underused commercial space into homes.</p>
<p>Steven Paynter, an expert in office-to-residential conversions at the architecture firm Gensler, thinks converted office buildings will be a trendy, new type of housing. Like the loft apartments converted from former manufacturing spaces that have become some of the most desirable homes in Manhattan, New York, former offices offer unique features and history you can&#8217;t find in a new building. </p>
<p>&#8220;A lot of the residential conversion is now providing a better product than ground-up residential because no one builds residential with that high ceilings, or that kind of interesting structural system, or that kind of heritage facade, or building with brick skin,&#8221; Paynter said.</p>

<p>And even in a worst-case scenario, where units are strangely laid out or dimly lit, there can still be unique benefits to living in an old office.</p>
<p>&#8220;A lot of people might not care that they get a ton of daylight into their bedroom if it means their rent is cheaper or they live a five-minute walk from work,&#8221; Mark Hogan, a San Francisco architect who has advised the city government on policy reforms concerning office conversions, said.</p>
<p>But renovating old office buildings is no simple task. Insider spoke with four architects who&#8217;d tackled these projects. They said that turning a cubicle farm or conference room into a livable space involved addressing a host of issues, including inoperable, poorly insulated windows and the dark depths of a skyscraper&#8217;s center.</p>
<p>Here&#8217;s what it takes to turn an empty office skyscraper into much-needed housing.</p>
<h2>The first step is finding the right building</h2>
<p>The most difficult part of the conversion process comes before any of the construction begins: selecting the buildings to convert, Paynter said. He and his team have developed an algorithm to determine which buildings are ripe for conversion. It takes into account building size, layout, location, and how updated its facade is. Of the 950 buildings he and his team have surveyed, just 30% are suitable for conversion. People in the industry call them &#8220;Goldilocks buildings.&#8221;</p>
<p>&#8220;If you get the right building, you can make a really great project out of it,&#8221; he said. &#8220;If you start with the wrong building, you&#8217;ve got no chance.</p>
<p>Older, prewar buildings are generally easier to turn into homes than newer skyscrapers. That&#8217;s because buildings constructed before air conditioning generally have smaller floor plates, with building interiors no more than 25 or 30 feet from windows that can open. Newer buildings often have deeper floor plates and windows that don&#8217;t open, which can make conversion tricky since residential buildings need light, air, and bathrooms all over. </p>
<p>&#8220;A lot of older buildings that are U-shaped or E-shaped, or kind of smaller in floor plate are perfect candidates for conversion,&#8221; Charles Bloszies, a San Francisco architect and structural engineer, told Insider. </p>
<p>In some cases, particularly when it comes to postwar high-rises, it&#8217;s more economical to tear old office buildings down and replace them with new housing, Hogan said. He thinks older, smaller buildings are much more eligible for conversion. </p>
<p>&#8220;That is lower-hanging fruit, and I think those are the type of projects you&#8217;ll be more likely to see sooner,&#8221; Hogan said. </p>

<h2>Many buildings need more stairs to meet modern fire codes</h2>
<p>The first step in turning a commercial building into homes is figuring out where the staircases will go to meet modern fire regulations, especially in older and smaller buildings, Hogan said. In the US, most apartment buildings more than 4 stories high must have two staircases and exits. Those staircases need to be connected by a corridor, and that shapes how apartments are laid out around them.</p>
<p>&#8220;There&#8217;s a lot of existing buildings that have a fire escape as a second means of egress in San Francisco,&#8221; Hogan said. &#8220;In a building where you&#8217;re changing the use, you typically have to bring it up to code, and so adding extra stairs is a really major intervention and is just going to change the available square footage pretty dramatically.&#8221; </p>
<h2>Cutting out the middle of skyscrapers to add more windows</h2>
<p>Key to the interior design in converted buildings is maximizing the amount of exterior wall per unit to get each home the most light and air possible. In some newer office buildings, architects will cut out a portion of the center of the building to create a courtyard or shaft for air and light. Sometimes that lost floor space will be made up by adding several floors to the building. </p>
<p>John Cetra, a Manhattan architect who has worked on office conversions since the 1980s, is leading the second-largest office-to-residential conversion project in Manhattan. The building — at 25 Water St. in the financial district — houses JPMorgan&#8217;s offices and is set to have 1,300 apartments eventually. But first, sections of the center of the building, including excess elevators, are planned to be cut out, with new floors added. </p>
<p>&#8220;We created the hole in the doughnut to bring the light and air into the middle of the space,&#8221; Cetra said. &#8220;And we took some of the floor area that we eliminated, and we&#8217;re building 10 stories on top of the building.&#8221; </p>

<p>In another such project completed in 2007, Bloszies and his team turned the oldest skyscraper on the West Coast — San Francisco&#8217;s Chronicle Building — into 100 homes. They stripped off a metal shroud that had been added to the building, restored the original facade, and added 8 stories to the top of the building — one of the largest vertical additions to a historic building in the world at the time.</p>
<h2>Rebuilding a skyscraper can get expensive</h2>
<p>Not all buildings can accommodate a renovation like this. Some building foundations can&#8217;t handle the extra weight of additional floors. Cetra said he and his team &#8220;draw the line&#8221; at reinforcing foundations, a process that he said was too expensive and disruptive to be worthwhile.</p>
<p>Changing an older building&#8217;s use often triggers requirements to have it abide by modern building codes. This includes updates like seismic retrofitting, which strengthens buildings to protect them against earthquakes. It also includes abiding by modern energy-efficiency standards. New <a class="wpil_keyword_link" href="https://dailysanfranciscobaynews.com/bay-spaces-150-yr-outdated-water-pipe-drawback-nbc-bay-space/"   title="plumbing" data-wpil-keyword-link="linked">plumbing</a>, mechanical systems, and heating, ventilation, and air-conditioning systems are also usually part of the construction process. </p>
<p>Renovating the facades and windows of buildings is also a costly but often necessary endeavor. Many buildings, particularly those constructed after 1960, don&#8217;t have operable windows, and even if they do, they don&#8217;t meet modern energy-efficiency standards. </p>
<p>When Gensler renovated Franklin Tower, a vacant 1970s office building in downtown Philadelphia, it fully reconstructed the facade and windows. It also solved some of the problems associated with a large floor plan by creating smaller amenity spaces on several floors occupying many of the windowless spaces in the center of the building, Paynter said. </p>

<p>SAN FRANCISCO — When luxury high-rise NEMA opened 10 years ago, it was meant to attract tech giants and revitalize the Mid-Market area. But like major retailers and companies, it&#8217;s failed to regain its footing. </p>
<p>The area has dealt with property crime, homeless encampments and open-air drug markets. </p>
<p>The 754-unit building, which sits across the headquarters of X, formerly Twitter, is now at risk of &#8220;imminent default&#8221; on its $384 million mortgage, according to real estate data firm Trepp.  </p>
<p>The company stated that &#8220;the borrower has stated in writing that the property&#8217;s cash flow no longer can cover the monthly debt service. The comments note that the servicer is holding more than $23 million in collateral reserves.&#8221; </p>
<p>During our brief time outside NEMA on market and 10th, KPIX reporter Betty Yu observed a man rolling around in a chair in front of oncoming traffic. He later wheeled himself into a construction zone. </p>
<p>Another man was seen casually strolling in front of the apartment entrance on 10th Street with a toy gun. </p>
<p>Outside nearby businesses, homeless people camped out. </p>
<p>&#8220;Living in NEMA&#8217;s wonderful, I mean it has everything you could ever ask for in an apartment building,&#8221; said resident Seth Bond. &#8220;It&#8217;s a little odd coming down to the street level, and seeing open-air drug markets.&#8221; </p>
<p>Bond moved in in January and was offered six weeks of free rent. Still, he said rent is substantial. </p>
<p>Apartments.com and similar sites list 470-square foot studios for nearly $3,200 a month. Compass data shows San Francisco rents at the end of Q2 in 2023 are roughly the same as this time last year. </p>
<p>During our interview with Bond, a man interrupted and started yelling obscenities.</p>
<p>&#8220;When there&#8217;s a lot of people around it feels generally safe, but again you have individuals like that who come up and are a little agitated,&#8221; said Bond.  </p>
<p>Several other commercial tenants including Westfield San Francisco Centre and two major Union Square hotels have stopped making payments and surrendered their properties amid a slow recovery. Nearby Whole Foods announced its closure in April, after one year. </p>
<p>&#8220;My experience, it&#8217;s been positive and negative, there&#8217;s both sides; there&#8217;s people like you&#8217;ve seen that are characters, but there&#8217;s also people that are nice, that will help you if you&#8217;re lost,&#8221; said Cow Hollow resident Demian Diaz. &#8220;I&#8217;m also new to the city, just moved two months ago, so maybe I haven&#8217;t seen the worst of it all.&#8221;</p>
<p>Diaz said he often runs errands in the Mid-Market area. </p>
<p>In 2022, NEMA was 91% occupied, according to Trepp, but its current occupancy rate is unclear.</p>
<p>&#8220;I had an idea of what I was in for just moving to San Francisco in general,&#8221; said Bond. &#8220;But I guess I didn&#8217;t really appreciate how dramatic it would be.&#8221;</p>

<p>The word &#8220;automobile&#8221; entered the English lexicon in the late 18th century from French, a combination of the Ancient Greek autós (αὐτός) meaning &#8220;self&#8221; and the Latin mobilis meaning &#8220;mobile&#8221;.  Originally, the word referred to the transition from artificial vehicles that no longer relied on external energy sources such as horses, but instead were powered by their own engines.  Now it seems ironic that the word itself heralded the advent of truly “self-driving” vehicles. </p>
<p>Self-driving vehicles are fast becoming a reality in the automotive industry today.  To be considered fully autonomous, a self-driving vehicle must both specify a path from point A to B and be able to navigate the route safely on its own and without human intervention.  Currently, this ongoing work relies on a combination of sensors reading the external environment (e.g. cameras, radar, lidar, etc.) and artificial intelligence (AI) to understand the feedback. </p>
<p>The companies developing self-driving cars range from Audi to Google, although Google&#8217;s Waymo has already launched its own fully autonomous commercial ridesharing service, Waymo One, in partnership with Lyft.  The service is currently being tested but is currently available in the US cities of Phoenix, San Francisco and soon Los Angeles. </p>

<p>The technology race for self-driving cars is in line with the rise of Web3 and Big Data, where data is not only decentralized, but also leveraged for machine learning and AI – digitizing manual processes into automatic processes and beyond that obscuring layers and layers of hardware to smooth, clean interfaces that seamlessly operate a variety of software programs at the touch of a finger.  </p>
<p>Self-driving cars are nothing short of an engineering marvel, but at the same time they challenge the definition of what constitutes a good car.  Sustainability, road safety and comfort are aspects of automotive engineering in which all car manufacturers want to excel.  But the omission of the driver himself seems to turn the car into a whole different beast.  So maybe in the world of luxury cars we shouldn&#8217;t be asking what makes a good car, but what makes a loved car.  </p>

<h3 class="wp-block-heading" id="h-the-driver-makes-the-car">The driver makes the car  </h3>
<p>Call it what you will: an effective marketing model or consumer-focused branding;  Cars are defined by the people who drive them.  It can be a bit of a chicken-and-egg puzzle trying to figure out which came first: the discursive image of the ideal car owner, or the loyal car lovers themselves. Regardless, the relationship between cars and the people who love, own, or hope to own them is different , an intimate relationship – a relationship based on the sheer euphoric act of driving. </p>

<p>For proof, look no further than the most famous car in history: James Bond&#8217;s Aston Martin DB5.  The DB5 has captured the hearts of many car enthusiasts since its debut in 1963, not least because of its agent 007 at the wheel, but also because of the importance of driving it.  Between chasing bad guys down winding cobblestone streets and cruising silently from one city to another in the middle of the night like international spies do, the films only show what the car was built for: working like a beast.</p>

<p>One of the fastest cars in the world at the time, the DB5 featured a naturally aspirated 4.0-litre in-line six producing 282 hp and 380 Nm.  All power was sent to the rear wheels through a five-speed manual gearbox.  Cornering with the DB5 is just a step away from hardcore, although on such vehicles the heavier the steering, the less effort required mid-corner.  However, the engine more than makes up for this with its smooth, graceful handling at tremendous speeds, living up to the DB5&#8217;s grand tourer status.  Even modern GTs with their sophisticated suspension geometry and adaptive damping would hardly be able to keep up with this senior in terms of driving comfort. </p>

<p>At the wheel of the car is a more than well-tuned, comfortable leather seat that offers the driver additional visibility, as well as a generously dimensioned, tactile wooden steering wheel paired with a pleasantly delicate gear knob, which ensure your driving pleasure.  It&#8217;s also known that the pedals are so flimsy that the rider feels awkward in everyday sneakers, almost as if they&#8217;re asking you to put on a pair of shiny oxfords.  The wind noise over the front fenders due to the lack of soundproofing is downright pleasing and reminds the driver that they are already really accelerating. </p>

<p>The DB5 was discontinued in 1965 but received a special limited edition of 25 examples in 2020 to coincide with the release of the final Daniel Craig Bond film No Time To Die &#8211; a testament not only to its firm place in automotive history as an agent 007 car, but also out of a love for cars that were meant to be learned, almost fought for and ultimately driven masterfully.  The 2020 DB5 costs a whopping $3.6 million.  Could a switch to self-driving cars be endured when a name as iconic as the DB5 is at the heart of the luxury car?  Without James Bond to ably take the wheel, the iconic DB5 seems to lose a large part of what makes it so popular.</p>

<h3 class="wp-block-heading">Disruption of the automotive industry</h3>
<p>Perhaps it is this lack of identity that defines the self-driving car.  After all, autonomous vehicles are not made to be driven – they were created to serve social purposes.  In the US, the National Highway Traffic Safety Administration estimates that 94% of major accidents are due to human error, including intoxication or negligence.  Self-driving cars are said to be an answer to the inherent problem of human effort &#8211; the risk of failure due to exhaustion.  In addition to the goal of increasing road safety, the autonomous vehicle industry also promises to help reduce the carbon footprint through greater fuel efficiency and self-driving carsharing. </p>

<p>Autonomous trucks are being tested in the US and Europe in hopes of improving long-distance truck drivers&#8217; safety and job quality, while Beijing, China is in the process of deploying autonomous street sweepers around the city.  These projects are disrupting the automotive industry by fundamentally changing the way cars are engineered.  In this sense, cars are not made for the driver, but are designed to compensate for the driver&#8217;s inherent limitations. </p>

<p>Nevertheless, fully autonomous cars are far from finished, there are countless reports of errors and accidents.  The technology is growing, but very slowly.  The problem of growth and scaling in the industry is perhaps most clearly illustrated by Elon Musk&#8217;s Tesla in 2021, when he first announced that he would have &#8220;over a million full-car Tesla cars on the road.&#8221; , was lost -drive hardware&#8221;.  Tesla stock could see a rebound this summer, but it can only be described as &#8220;volatile&#8221; and &#8220;risky.&#8221;  The price hit a 52-week low of just over $100 per share back in January and was up more than 130% in June.  Musk has struggled with supply chain disruptions since 2021 and is keen to cut costs to improve its margins and produce a more marketable and affordable self-driving car.</p>

<p>His crosshairs landed on radar technology, a core component of the autonomous vehicle&#8217;s ability to detect hazards at a distance.  Without radar, Teslas would be prone to basic perception errors and worse, accidents and collisions.  In the past two years, reports have mounted of Teslas misreading road signs, braking aggressively from high speeds because of imaginary hazards, and even having fatal accidents.  The rush to scale and cut costs might be typical of any tech startup, but it&#8217;s almost at odds with the spirit of the luxury car. </p>
<h3 class="wp-block-heading" id="h-luxury-is-permanence">Luxury is consistency </h3>
<p>What remains of the luxury car figure after all the innovation and design has passed?  The truth is that a true luxury car represents the unattainable.  Multi-million dollar prices notwithstanding, the top cars in the luxury car world are as rare as fine jewels.  They inspire driving pleasure, not so much for the luxurious driving experience, but because most people can only dream of driving one. </p>

<p>Self-driving and luxury cars seem to have one thing in common: they are both not designed to be driven.  The former disrupts what a car is by removing the driver and aiming to perform as many human functions as possible &#8211; a rush for innovation and creativity.  However, the latter focuses on refining a car by emphasizing an individual driver&#8217;s experience, striving for perfection and being so coveted that it becomes rare and only seen on the road when its lucky owner decides decides to take it for a spin.  Therein lies the euphoria of driving a luxury car and sitting in a seat that everyone has always loved. </p>
