<p>There are many reasons why people choose to move to Singapore.</p>
<p>It could be new opportunities, the year-round summer weather, and sometimes family. For one US woman, safety was the primary motivation behind her move from San Francisco to Singapore. </p>
<p>In a 160-second TikTok video, content creator Heather Chan shared why she left the City by the Bay.</p>
<p>Originally from Cupertino, a city in California, she relocated to San Francisco in 2013 to pursue her studies in architecture.</p>

<p>&#8220;The dream was always to go to San Francisco cause it&#8217;s the best city in the world,&#8221; she said before caveating with &#8220;Or so I thought&#8221;.</p>
<p>The 28-year-old highlighted that San Francisco has been on the decline ever since Proposition 47 was passed in 2014.</p>
<p>The new law states that all property crimes, including robbery, will be reclassified as a misdemeanour if the value of stolen property is less than US$950 (S$1305.95).</p>
<p>This has encouraged theft, since people won&#8217;t be facing felony charges.</p>
<p>&#8220;There&#8217;s this general feeling of lawlessness&#8221;, recounted Heather on living in San Francisco.</p>
<p>To illustrate her point, she mentioned how she experienced three smash-and-grab car burglaries in her first year of owning a car in 2021. </p>
<p>For comparison, Heather, who has been living here for the past six months, tells AsiaOne that safety is a given in Singapore. </p>
<p>&#8220;You don&#8217;t have to think about your belongings. Everything is always safe and secure,&#8221; she adds.</p>
<p>Even in broad daylight, she was assaulted on her way back from a dental appointment in San Francisco. &#8220;There were people around me [but] no one said anything,&#8221; she added. </p>
<p>Whereas in Singapore, Heather tells us, you don&#8217;t really have to worry about getting robbed.</p>
<p>&#8220;You can wear AirPods and go for runs anytime in the day, even in the middle of the night, and nothing is really gonna happen to you,&#8221; Heather explains.</p>
<p>And a week before leaving for Singapore, she saw someone running three metres away from her with a gun when she was walking her dog. This happened in Rincon Hill, which is known to be one of the safest neighbourhoods in the US city. </p>
<p>&#8220;In that moment, I saw my life flash before my eyes,&#8221; she mentioned.</p>
<p>To illustrate her point, Heather shares that in Singapore, she and her husband go on walks while playing Pokemon Go and only have to watch out for cars and motorised scooters.</p>
<p>Whereas in San Francisco, it&#8217;s a complete 180 difference since her husband had to walk behind her to keep a look out for suspicious characters when she is walking her dog. </p>
<p>She also highlighted that women in San Francisco are encouraged to carry tasers or pepper spray for protection. But for Heather, that seems pointless as she tends to freeze up in stressful situations.</p>
<p>As she highlighted all these personal anecdotes, she mentioned that she is grateful to be in Singapore.</p>

<p>In the comments section, netizens shared similar sentiments about San Francisco with Heather as well.</p>

<p>On the flip side, some people have mentioned the downside to living in Singapore.</p>
<p>One comment mentioned how the Lion City can be &#8220;stifling&#8221; at times, pushing people to leave after a few years.</p>

<p>While another user mentioned that the cost of living here is too high, putting a strain on things like home ownership and retirement. </p>

But after four solid seasons with the Rays—and a couple of All-Star nods—the lefty&#8217;s career declined because of arm issues.</p>
<p>He bounced around the big leagues for a few more seasons and made a unexpected comeback in 2021 with the <strong>San Francisco Giants</strong>. Kazmir finished his career with 108 wins and an impressive 1,618 strikeouts.</p>

<p>Former All-Star pitcher <strong>Scott Kazmir</strong> wants to offload his lakeside home in Conroe, TX, for $2,425,000.</p>

<p>Indeed, water sports take center stage at this house just north of Houston. The spacious spread sits right on a canal, with access to Lake Conroe. Plus, it has two boat lifts and jet ski lifts. And if the lake doesn’t appeal, there’s a heated pool and a hot tub. The property also has an outdoor living area with a covered kitchen, fireplace, and plenty of seating.</p>
<p>The interiors abound with traditional decor. On the first floor, there’s a cozy living room with a fireplace and two main bedrooms. The second-floor primary suite has a bathroom with a steam shower, large walk-in closet, home office, exercise space, and its own living area. There’s also a balcony here, with views of the lake and incredible sunsets.</p>
<p>Kazmir was drafted by the <strong>New York Mets</strong> in 2002 but never played in New York. He was part of an infamous trade that sent him to the Tampa Bay Rays, where he made his debut in 2004. But after four solid seasons with the Rays—and a couple of All-Star nods—the lefty’s career declined because of arm issues.</p>
<p>He bounced around the big leagues for a few more seasons and made a unexpected comeback in 2021 with the <strong>San Francisco Giants</strong>. Kazmir finished his career with 108 wins and an impressive 1,618 strikeouts.</p>

	Software company founder Craig Ramsey is selling the condo after purchasing it in 2016 for $13 million alongside realtor Gregg Lynn from Sotheby&#8217;s International Realty.  The previous owner, the late venture capitalist Tom Perkins, installed an &#8220;orchestral ceiling&#8221; in the living room, Ramsey told the WSJ.  He also left several works of art that Ramsey included in the sale, such as a 6,000-pound glass sculpture.  Along with these other unique features, the condo boasts a 3,500 square foot great room and an outdoor deck for enjoying the sights.</p>

<p>	The building as a whole offers further benefits, allowing you to enjoy the convenience of a hotel with the added bonus of actually owning your space.  There&#8217;s a fitness and Pilates center, salt pool, screening room, wine cellar, outdoor area with multiple fire pits, and more.</p>

<p>	All of these amenities, however, must tarnish the Millennium Tower&#8217;s reputation.  In 2016, it was reported that the building tilted and sank into the ground.  At the time, Mission Street Development was being sued by the city and residents of the building.  (The Wall Street Journal could not be reached for comment.) Engineers have since tried to stabilize the building and put it back upright.  Simpson Gumpertz &#038; Heger, the company dealing with the problems, told the newspaper that their efforts have been successful in restoring the building, at least partially, to its former condition.  (The company did not immediately respond to Robb Report&#8217;s request for comment.)</p>

	&#8220;I knew the building was going over,&#8221; Ramsey told the WSJ.  &#8220;As a result, I got a very good discount.&#8221;</p>

<p>	Last year, Ramsey sold a smaller unit in the Millennium Tower for $2.7 million, and now he&#8217;s ready to give up his footprint in the building for good.  While $14 million is a much higher price, Ramsey called it &#8220;aggressive&#8221; in hopes of selling the condo quickly.  If a buyer can see past the building&#8217;s past, their goal can be realized.</p>

<p>A home in Venice, California that was once owned by South Park co-creator Matt Stone has just gone on the market for $6.5 million. </p>
<p>Located on an enviable corner lot in Venice&#8217;s southernmost Silver Triangle, this recently renovated Danish Modern-style home offers three bedrooms, four and a half bathrooms.  Highlights include stained concrete floors, hand-made tiles by ceramist MaryMar Keenan, and mahogany doors and windows by Tischler und Sohn.  The garden is a collaboration between Stephen Scanniello, curator of roses at the New York Botanical Gardens, and Tom Carruth, who holds the same post at The Huntington in San Marino, California.</p>
<p>There is also a self contained structure which currently serves as a three car garage but could be converted into an art studio, office or guest house.  Billy Rose from The Agency has the listing. </p>

<p><strong>LA Reid sells ultra-modern Bel Air mansion for $21.5 million</strong></p>
<p>Superstar producer LA Reid has put his secluded Bel Air mansion up for sale for $21.5 million.  Reid, whose associates included Janet Jackson, Mariah Carey, and Jennifer Lopez, purchased the seven-bedroom property in 2016, shortly after construction was completed.  Compass&#8217;s Tomer Fridman and Sotheby&#8217;s International Realty-Beverly Hills Brokerage&#8217;s Chantel Mehrabanian share the listing.</p>

<p>The three-story stucco and stone structure features more than 11,200 square feet of living space &#8212; accessible via an elevator or suspended staircase &#8212; and an underground parking garage with space for four vehicles.  There&#8217;s also a staggering 10 bathrooms &#8212; including a spa-like restroom with a walk-in infrared sauna and red-light therapy machine.  </p>
<p>&#8220;We&#8217;ve seen many homes, but none quite as magical as this one and in a setting as alluring as this one,&#8221; said Reid&#8217;s wife, Erica Reid, who was very handy with the design choices. </p>
<p>Some of the furniture is by mid-century modern designers Vladimir Kagan and Christian Liaigre, and the Reids are open to selling many of the items along with the house. </p>
<p>The couple didn&#8217;t do much renovation, but installed a scarlet home theater inspired by the art deco decor of Paris&#8217; Hotel Costes.  They first listed the property in 2019 for $22.9 million and have since listed it on and off the market multiple times — most recently in 2022 when it listed for $21.95 million.</p>

<p>The former residence of Princess Margaret of Denmark and Prince René of Bourbon-Parma features amenities like an oasis-like in-ground pool and stunning views of Cap Ferrat.</p>
<p><strong>Princess Margaret of Denmark&#8217;s French fortress is up for auction</strong> </p>
<p>The French Riviera estate where Princess Margaret of Denmark lived for decades is up for auction.  Known as &#8220;La Carriere&#8221;, the six bedroom mansion is located in Villefranche-sur-Mer, nestled between Monaco and Nice.  It was actually built into the stone walls of an existing fort in the 1920s and offers the ultimate in royal privacy.</p>
<p>A cousin of England&#8217;s Queen Elizabeth, Margaret lived mostly in France with her husband, Prince René of Bourbon-Parma, until her death in 1992 at the age of 97.  (The family fled La Carriere during World War II and took up temporary residence in New York.)</p>
<p>The historical character of La Carriere is emphasized by the arched windows, the antique high beamed ceilings and the large fireplace.  However, if the new owners feel cramped, they can enjoy unparalleled views of the Mediterranean Sea from multiple terraces and a rooftop hot tub. </p>
<p>There is no reserve, but the property was previously listed for $13.1 million.  The bidding process opened yesterday at Concierge Auctions.</p>
<p>The houses were featured in a July 1997 issue of AD.</p>
<p>Elliott Rosenblum designed both houses.</p>
<p><strong>Then and now in Larchmont</strong></p>
<p>Much has changed in the quarter century since 61 and 65 Woodbine Avenue appeared in the pages of Architectural Digest.  The two homes, which form a single estate in Larchmont, New York, were the work of architect Elliott Rosenblum, known for designing stores for Barneys, Calvin Klein, and Saks Fifth Avenue.</p>
<p>His client was a Westchester County psychotherapist who was relocating and wanted a space that was &#8220;comfortable enough for two but able to accommodate her and her husband&#8217;s extended friends and family,&#8221; according to the original 1997 article.</p>
<p>Framework Home</p>
<p>The two-home property includes over 11,000 square feet of living space.</p>
<p>Rosenblum&#8217;s solution consisted of two clapboard-style homes that would be right at home in Nantucket: a 7,500-square-foot, 13-room main house where the two could spend the warm months, and a 4,000-square-foot, 10-foot &#8220;cabin.&#8221; where they could overwinter. </p>
<p>The original 1907 structures on the property were stripped down to their foundations to make way for Rosenblum&#8217;s lavish design.  Now on the market for the first time, both residences are listed at Carey Federspiel of Julia B. Fee Sotheby&#8217;s International Realty for $6.8 million. </p>
<p>A comparison of the original 1997 footage of the route and new photos taken that year shows that while the world outside is very different, these houses are much the same.</p>

<p>&#8220;The eyebrows, the domes, the antique hardwood floors, and the furniture are all there and beautiful,&#8221; says Federspiel.  &#8220;The wood in the house wasn&#8217;t whitewashed or painted gray like so many houses have been in the past decade.&#8221;</p>
<p>In fact, the only things that have grayed are the cedar shingles, which have naturally weathered their original brown.  </p>
<h2>style</h2>
<p><strong>The Frank Lloyd Wright Foundation enters the shoe industry</strong> </p>
<p>You may not be able to afford a Frank Lloyd Wright house, but you can walk in his shoes &#8211; literally.  In April, the Frank Lloyd Wright Foundation collaborated with fashion brand Kith on a capsule collection.  The New Balance Made in USA 998 sneaker is offered in two colorways, including off-white and the brick red, apricot and olive green tones of Broadacre City, Wright&#8217;s unbuilt futuristic city concept. </p>
<p>Priced at $220 a pair, the shoes sold out quickly, Fast Company reported, and have turned up on eBay for as much as $750. </p>
<p>Kith also designed two t-shirts, one with a Wright-inspired sketch on the front and one with the foundation&#8217;s logo.  The collection&#8217;s advertising campaign was shot on location at Taliesin West, Wright&#8217;s studio in Scottsdale, Arizona, and features on-site employees as models.</p>
<h2>News</h2>
<p><strong>Rents are coming back down to earth</strong></p>
<p>According to a report by real estate portal Zumper, a record number of new rental apartments came onto the market in April 2023, which also suggests that rental prices are beginning to normalise.  At $1,495, the nationwide median rent for a one-bedroom apartment has remained flat since March and is up just 6% year-on-year.  That&#8217;s a very different picture from the double-digit gains seen in 2021 and 2022. The median price of $1,842 for a two-bedroom unit is just half a percentage point higher than last month.</p>
<p>Indeed, April was the sixth consecutive month of moderate volatility, with the median studio rent falling in 39 of the top 100 markets.  &#8220;The rollercoaster days of the pandemic, with wildly unpredictable price changes associated with mass migrations, are behind us,&#8221; the report said. </p>
<p>Of course, some things remain the same: New York tops the list of most expensive US cities with an average rent of $3,570.  Jersey City is less expected to rank second with San Francisco, with an average rent of $3,000 for a one-bedroom apartment. </p>
<p>Miami ranked fourth with an average one-bedroom rent of $2,840.  That&#8217;s only a 6% increase from March, but a whopping 61% increase from January 2020, when the median rent for a one-bedroom home was just $1,760. </p>

<p>Charles Heney was the original owner of the land and it was part of his farming operations.  Heney had come to San Francisco from New Brunswick with the gold rush of 1849 and then ended up in Eureka in 1855.  He opened a general store and became a postmaster before buying Southport Ranch.  His dream included developing Southport as a town and as a shipping point for the farming community.  He built a railroad in 1885 to facilitate the transportation of goods to market.  However, weather and circumstances were against the plan, and he was out of business by 1885.  His son William, proprietor of the Humboldt Times in Eureka, moved to the area and completed the Colonial Revival house down a country lane, moving to Southport in 1901 with his large family. </p>
<p>The home sits on 2.84 acres with majestic views of the bay, pastureland and cypress forests.  The three-story, 5,400-square-foot home includes eight bedrooms, four bathrooms, a study, recreation room, dining room, kitchen, laundry room, and living room &#8212; a total of 20 rooms, all with stunning views of the dramatic surroundings. <p>In San Francisco, a house from the 2001 film &#8220;The Princess Diaries&#8221; goes on the market for $8.9 million.</p>
<p>The Italian-style villa was built circa 1923 and borders the Presidio of San Francisco Park.  It is listed with Steven Mavromihalis and Jessica Grimes of Compass.</p>
<p>Sellers are Michael Mendes, former CEO of San Francisco-based bakery Just Desserts, and his wife, professor Wendy Berry Mendes.  The Mendeses bought the house in 2009 for nearly $6.4 million and it has served as their primary residence ever since. </p>
<p>In &#8220;The Princess Diaries,&#8221; according to Mr. Mendes, the house appeared as the facade of the high school attended by Anne Hathaway&#8217;s character.  Their daughter, who was seven at the time and a fan of the film, was very excited about the purchase, he said.  &#8220;It was a bit unfortunate because we were trying to negotiate a good price,&#8221; he joked.</p>

<p>The home is approximately 4,500 square feet with four bedrooms.  It features Beaux-Art-inspired finishes, a double sweeping staircase and a Juliet balcony with three windows.  The house overlooks the San Francisco Bay and the greenery of the park. </p>
<p>Over the years, Mr. Mendes said they&#8217;ve made several improvements to the home.  On the roof they added a BBQ area, lounge and dining areas.  They also added an office space to the entry level of the home. </p>
<p>They&#8217;re selling because they&#8217;re moving to the east coast, where Dr.  Mendes accepted an apprenticeship.  Mr. Mendes is embarking on a new business venture, he said. </p>
<p>According to Mr. Mendes, they are sad to part with the house where they used to enjoy entertaining. </p>
<p>Starting in the fourth quarter of 2022, luxury home sales in San Francisco started to pick up momentum on a mix of lower seller expectations and continued volatility in other asset classes, according to Mavromihalis.  Last month, the property next to the Mendeses&#8217; home was sold over the counter for about $11.2 million, he said. </p>

<p>A 100-year-old San Francisco mansion overlooking the length of the Golden Gate Bridge has hit the market for $23.5 million.</p>
<p>Located in the city&#8217;s ritzy Presidio Heights, the 7,000-square-foot mansion features oversized windows that frame views of the bridge and San Francisco Bay, according to Team Hatvany agent Nina Hatvany at Compass in San Francisco, who said the Property last listed week.</p>

<p>&#8220;Acclaimed architect Stephen Sutro and interior designer John K. Anderson have worked with the vendors on a comprehensive, multi-year renovation that has completely transformed this extraordinary home,&#8221; Ms. Hatvany said in an email.  &#8220;The entire floor plan has been rearranged, allowing for a much more modern, family-friendly layout while honoring the original bones of the 1923 residence.&#8221;</p>
<p>The renovation also means the home, currently one of the most expensive for sale in San Francisco, is move-in ready, unlike many other large properties in the area that may need renovations, the agent added. </p>
<p>The mansion&#8217;s design details include French white oak herringbone floors, arched windows with Juliette balconies with wrought iron railings, and ceilings with hand-carved crown moldings, as evidenced by the listing. </p>
<p>The main level features two formal reception rooms &#8211; one clad in walnut wood &#8211; a formal dining room and wet bar featuring photos.  There is also a family room with a wood burning fireplace with a vintage French style marble range cooker and an adjoining kitchen with Miele and Wolf appliances and a butler&#8217;s pantry and breakfast nook. </p>
<p>&#8220;On either side of the breakfast area are glass doors to a walk-out patio with breathtaking views of the twin towers of the Golden Gate Bridge and the waters of San Francisco Bay, as well as the hills of the Marin Headlands and the Port of Sausalito,&#8221; the statement reads Listing.</p>
<p>There are five bedrooms, including a master suite with a private outdoor space overlooking the bridge, a walk-in closet, and a marble bathroom, the listing says. </p>
<p>Other amenities include fitted wardrobes, a wine cellar, an elevator, an outdoor dining area and garden &#8211; currently with two sculptures on the lawn, a black and a white sheep &#8211; and a two-car garage and a roof terrace with views over the city .</p>
<p>The property last traded for $10.5 million in 2014.  The sellers were unavailable for comment. </p>

<p>	Members of the Pacific Palisades community will likely know the architectural significance of this particular Tudor Gothic Revival mansion.  For the unsed, here&#8217;s the skinny: The landmark Tobin House in the Bay Area was built in 1915 for Michael H. de Young, a journalist and the founder of the San Francisco Chronicle.  Now, the last remnant of his medieval-looking estate has just been listed for $13.85 million. </p>

<p>	More than a century ago, de Young commissioned architect Willis Polk to construct the stately California property.  It was initially designed to be two adjacent homes, one for each of his daughters.  The current residence was meant to be built alongside a twin house that was connected via an archway, but the right side was never completed.  No one knows for sure what caused Polk to stop halfway through, although local folklore suggests de Young&#8217;s daughter Helen wanted to remain in her own estate.  </p>
