<p>SENIOR INTERIOR DESIGNER</p>
<p>We are looking for an enthusiastic Senior Interior Designer to join our San Francisco or Boston office team. The position of Senior Interior Designer contributes to our success by overseeing the execution of all phases of design and project management for our hospitality projects. The designer will be expected to produce a visual representation of the concept and communicate the Interior Designer Director’s objectives both orally and visually. The designer will be expected to manage all project-related tasks, client meetings and contractor coordination working directly with the Interior Design Director and Project Architect/Manager, collaborating with fellow studio members, clients, and consultants. This position may require travel.
  </p>
<p>Responsibilities</p>
<ul>
<li>Ability to interface and lead the design team effectively on the conception and design development of multiple projects to meet milestones within client program and budget constraints.
  </li>
<li>Act as liaison between Interior Design Director and Project Architect/Manager and design team during design process to review scope, schedule, budget, staffing needs, preparing project cost &amp; fee analysis and review project billing.
  </li>
<li>Review in collaboration with Interior Design Director all documents to ensure they meet design intent, client vision and BSA standards. Ensure deliverables are submitted per the project contractual agreement.
  </li>
<li>Direct and participate in the preparation of all design documents including:
<ul>
<li>Design Decks: presentation and development of any means required to communicate the design concept including mood boards, renderings including 2D and 3D drawing views, FF&amp;E selections
  </li>
<li>Contract Documents: construction drawing documents and specifications including finishes, FF&amp;E, hardware &amp; <a class="wpil_keyword_link" href="https://dailysanfranciscobaynews.com/bay-spaces-150-yr-outdated-water-pipe-drawback-nbc-bay-space/"   title="plumbing" data-wpil-keyword-link="linked">plumbing</a> selections, custom specifications drawings

<p> Qualifications and Skills</p>
<ul>
<li>Architecture or      Interior Design degree, accredited 4-year program at a minimum
  </li>
<li>Minimum 7 years of      experience in hospitality design or accomplished skill level
  </li>
<li>Strong conceptual      design experience and managing the implementation of a design concept in a      team environment through completion that is on schedule and budget
  </li>
<li>Comprehensive      knowledge of hospitality design standards with an experienced understanding      of hospitality operations
  </li>
<li>Proven      organizational abilities and attention to detail with the ability to work      on multiple projects across various phases
  </li>
<li>Strong experience      in management and coordination of construction drawing sets with knowledge      of commercial construction detailing, materials, methods, and codes: fire      safety codes, ADA codes, and applicable codes for textiles, furnishings,      and finishes
  </li>
<li>Strong experience      in management and coordination of FF&amp;E specification      deliverables/implementation through available vendors and fabricators
  </li>
<li>Proficiency in      Revit is preferred, AutoCAD, Adobe Creative Suite, Bluebeam, SPEXX or Spec      Sources, Sketch Up, and MS Office and other industry standard      programs
  </li>
<li>Collaborative,      self-motivated, positive, and flexible with strong verbal and written communication      and must be comfortable interfacing with clients, consultants, vendors and      internal staff

<li>Strong interest in      continuing education and studio development &amp; growth.

<p>A seemingly endless series of storms devastated preparations for the Pasadena Showcase House of Design, which opened this week.</p>
<p>Each year, volunteer designers transform a large house in a matter of months to raise money for music programs like concerts at Disney Hall for fourth graders, instrumental competitions, and grants for other nonprofit organizations.  For this year&#8217;s edition, real estate agent Matt McIntyre became the first man to serve as charity chair in the organization&#8217;s 75-year history.  He notes that among their many challenges was painting the massive colonial-style mansion.</p>
<h2>Supply chain delays and difficult weather</h2>
<p>&#8220;[For] the cover of the show,” he recalls, “the shutters were removed on the day the picture was taken, just in time because it was the only day that week that it didn&#8217;t rain.  So navigating through all the storms was quite a challenge, but we managed it.&#8221;</p>
<p>While the rain slowed preparations indoors, the volunteer designers also struggled with the same supply chain issues that have angered home renovators across the country.  McIntyre advises people working on a kitchen or bathroom renovation to order their appliances and <a class="wpil_keyword_link" href="https://dailysanfranciscobaynews.com/bay-spaces-150-yr-outdated-water-pipe-drawback-nbc-bay-space/"   title="plumbing" data-wpil-keyword-link="linked">plumbing</a> fixtures right away, as their arrival will be further away than they might expect.</p>
<h2>About the property and its Indiana Jones type owner.</h2>
<p>The 1933 property was designed by Marston &#038; Maybury, one of the most celebrated architectural partnerships in Pasadena at the time.</p>
<p>The original owners were Ruth Stewart and her husband Arthur, a Union Oil executive.  Designer Christopher Ward of Rosemary Home Design captures Ruth&#8217;s spirit in the artist&#8217;s retreat, which he calls the &#8220;Wunderkammer&#8221; or cabinet of curiosities.</p>
<p>&#8220;My research in newspaper archives shows that she was an artist,&#8221; says Ward.</p>
<p>“She loved nature, she loved science.  She was kind of an Indiana Jones character who loved to learn all his life,” he says.  “This room is a tribute to her [and] It also tells the story of part of the history of Pasadena and specifically about a woman who has contributed much through the Women&#8217;s League and through her own life, whose story deserves to be told.  And so I think a big part of interior design when you&#8217;re working with historic homes is being able to articulate that to the public.</p>
<p>The spirit of original resident Ruth Stewart is evoked in this Christopher Ward-designed art and curiosity-filled upstairs room.  His centerpiece is a custom-made table designed in the shape of a dragonfly, which he describes as the &#8220;Totem of Free Speech&#8221;.</p>

<p>In the center of a blue-walled room, surrounded by displays of California art, geodes, fossils and instruments, is a custom-made table designed in the shape of a dragonfly, which Ward calls a &#8220;free speech totem.&#8221;  On the table is a framed photo of a smiling Mrs. Stewart with garlands of flowers, taken on a cruise to Hawaii. </p>
<p>&#8220;When she came back from her travels, she started throwing Tahitian-themed parties here at the house,&#8221; says Ward.  &#8220;Pasadena is so full of history, I just couldn&#8217;t help but focus on that and make that a part of the story.&#8221;</p>

<h2>A room designed by students</h2>
<p>At the back of the two-acre Stewart estate is a guest house, the bedroom of which is the showpiece for five interior design students.  These include Michelle Halabaso from UCLA and Missa Kato from the Academy of Art University in San Francisco.  Halabaso learned of the opportunity through the Pasadena chapter of the American Society of Interior Designers and invited other students she had met at events via email.  As Kato notes, they were &#8220;essentially total strangers.&#8221;</p>

<p>“What was exciting was that we could take our learning outside of the classroom,” says Halabaso.  “Normally, the tasks at school are very individual.  You can choose the furniture you want.  Here we work with real world constraints, a student budget, no supplier partner relationships and sometimes begging for someone to donate or think things that were beautiful but we couldn&#8217;t afford to put them in a room.&#8221;</p>
<p>Homeowner approval and ever-present time pressures also presented challenges for the students, as did the need to meet via Zoom and rely solely on images on a computer screen to choose what they like.  The result is a tranquil retreat in neutral tones and accented by a mobile by artist Monica Wyatt, who uses found objects in her work.  It&#8217;s made of rusty nails in star patterns and paired mesh screens that resemble tiny Saturns, casting delicate shadows on the white walls.</p>

<p>Kato admits there were many difficulties to overcome, &#8220;but I think at the end of the day we are very happy with the result.  At the same time, we have to keep reminding ourselves that this is our first project&#8230; to find out what was possible and how we can make the best of it.&#8221;</p>

<p>Rachel Duarte Design Studio&#8217;s dining room has nature scenes painted on the walls that originally belonged to the house.  They&#8217;ve been refreshed with color that makes the birds stand out and hides other, less appetizing, woodland creatures like squirrels.</p>

<h2>How to continue</h2>
<p>The Pasadena Showcase House of Design is open for public tours through May 21st.  Visitors park at the Santa Anita Racetrack in Arcadia and take a shuttle bus to the house on a quiet Pasadena street on the San Marino border.  Tickets are required for the house tour but not for the shops and restaurant.</p>
<p>The organization whose volunteers organize the annual event is the Pasadena Showcase House for the Arts.  It has supported local music and arts programs since 1948 when it was formed as the Pasadena Junior Philharmonic Committee.  His support of the Los Angeles Philharmonic Orchestra continues to this day.</p>

<p>The size was perfect.  Such was the situation.  The view from the back of the house and the terrace?  Stunning open space with rolling green hills.  The Del Sur house was exactly what this young French couple with two young boys could have hoped for &#8211; apart from the brown furnishings.</p>
<p>The floors were dark brown wood.  So were all closets.  The window coverings were also dark brown.  And the tiles.  And the countertops.  Everything else was kept in beige tones.</p>
<p>The couple, who asked that their names not be used, left France for an adventure in California in 2011.  He&#8217;s a software engineer, so they headed to San Francisco.  She&#8217;s an event planner and has found work in the Bay Area.  Ten years later his job took him to San Diego and by that time they had the two children.  A 3 month old chocolate labrador recently joined the family.</p>
<p>The question the couple initially faced was whether to live on the coast, where the boys go to school, or inland, near the man&#8217;s office.  After searching for homes, they found that they could get more bang for their buck inland and found a spacious, two story, 3,000 square foot home built in 2011 with four bedrooms and 4 ½ bathrooms.</p>
<p>The woman was drawn to the kitchen, large enough for cooking and entertaining.  Husband loved the views of the hills beyond which also afforded privacy and the community&#8217;s many inviting paths for running and biking.  It was just the right mood for both of them.</p>
<p>&#8220;When we visited the home, I thought I didn&#8217;t want to move,&#8221; the woman said.  &#8220;But I felt so comfortable in this house and I could imagine living there.&#8221;</p>
<p>Even before it was renovated?</p>
<p>&#8220;My job is to be creative,&#8221; she explained.  “You can visit an awful hotel and have a vision of turning the space into a spectacular event.  So I&#8217;m used to seeing the potential.”</p>
<p>They bought the home in late 2021. The husband researched Yelp to find an interior designer and was impressed by the reviews for Blythe Interiors in San Diego.  The couple hired the company, which assigned senior designer Janice Tran the project.  The couple had discussed making some structural changes — like angling outdated hallway arches and removing bathroom walls that separated the main room from the toilet and shower — and found Tran, with her expertise in the area, to be a natural choice.</p>
<p>As Tran met the homeowners, she learned that their style is &#8220;young, fresh, clean lines, modern but homelike.&#8221;  And with two young boys, everything in the house had to be &#8220;durable, easy to clean and easy to maintain.&#8221;</p>
<p>Tran said the couple &#8220;was a big part of the design process.  We worked hard in the beginning to nail down their vision and once we got our concepts in place we started to choose the finishes for all the rooms.”</p>
<p>Tran selected and presented initial finishes such as tile and paint, and solicited feedback from the couple.  Revisions would be made based on how they all envisioned each space and detail.</p>
<p>The couple moved into a rented apartment during the six-month renovation that began in January 2022.  Tran said the scope of the project was to update all of the interior finishes and modernize the home as much as possible.</p>
<p>We ripped out all the floors and put in new (floors), ripped out the existing kitchen and installed new cabinets, counters, backsplashes, <a class="wpil_keyword_link" href="https://dailysanfranciscobaynews.com/bay-spaces-150-yr-outdated-water-pipe-drawback-nbc-bay-space/"   title="plumbing" data-wpil-keyword-link="linked">plumbing</a> and appliances,&#8221; she said.  &#8220;The arches in most areas of the house have been squared and opened up.&#8221;</p>
<p>Other elements of the project included rounding out the sweeping staircase on the ground floor, replacing the carpeting on the steps with white oak floors, and adding new iron handrails.  All bathrooms have been refreshed with an overhaul of existing cabinetry and the addition of new countertops and accessories.</p>
<p>Originally, the couple wanted to create a French-style space by converting the ground floor&#8217;s spacious master bedroom with its stunning views into the dining room and using the smaller dining room area as a bedroom.  That way, her guests would benefit from the view.</p>
<p>&#8220;In France, you put the bedroom where you don&#8217;t have a view, because we only go to sleep,&#8221; says the husband.  &#8220;We don&#8217;t care about the view.  We wanted the living room and dining room to have a view.”</p>
<p>But the cost of removing a structural wall in this area was prohibitive considering everything else was planned.  Thus the bedroom retained the precious view, although the dining room is bright with natural light with an abundance of windows on two walls and overlooks a separate courtyard.</p>
<p>Dark hardwood floors gave way to French oak in a California Classics Bayonne finish.  Gone is the beige wall color, replaced with a bright white, along with new baseboards and door panels.  And Tran had numerous recessed lighting installed throughout the house.</p>
<p>In the great room, the wall has been updated with shelves, cabinets and a fireplace for a sleeker look.  The original heavy hearth has been removed.  The fireplace is now almost flush with the wall, surrounded by Arizona Tile&#8217;s Carbon Gray Satin Granite, with a slim piece of floating white oak as the mantel and a TV above.</p>
<p>The cabinets, shelves and interior have been stripped of the dark wood paneling.  Now the two shelves in each recessed storage space, along with the closet doors, are a calming blue &#8211; Behr Ocean Swell Flat.  For this room, as for the rest of the house, the couple brought their own furniture from their previous home.</p>
<p>The kitchen footprint remained the same, but the unsightly original island was lost.  Instead, Tran designed a streamlined 172&#8243; x 60&#8243; work and dining area &#8211; with seating for up to 10 people on three sides &#8211; but packed with storage.  To differentiate between the living room and the kitchen, the kitchen cabinets and adjoining butler&#8217;s pantry are finished in a darker blue.  The island and countertops are Della Terra Quartz in Portofino by Arizona Tile.  Tran had a Miele induction cooker and extractor hood installed in the counter opposite.</p>
<p>Behind those appliances and the glass-fronted kitchen cabinets is the wow factor of the space – a backsplash of white Hedron 4” x 5” 3D hexagonal tiles by Bedrosians.  Another wow factor is a delightful Grohe Blue chilled and sparkling water filtration system supplied by Ferguson.  The couple retained the previous owner&#8217;s dishwasher, refrigerator, and ovens.</p>
<p>The master bedroom features the couple&#8217;s original furniture and new carpet.  They instead focused on creating a lighter, brighter, and more sophisticated bathroom.  Like the rest of the house, the original closets had been dark and bulky.  It also had an awkward lower vanity between the two sinks.  Now the room is a clean black and white.  The cabinets have been redesigned in white with matte black handles, and the vanity is gone.  This wall and shower features a crisp white 16&#8243; x 32&#8243; Bedrosians tile reminiscent of the kitchen splashback.  The flooring is 12&#8243; x 24&#8243; Chateau porcelain tile in a smoky slate-like finish, also by Bedrosians.  Tran also used the tile in the shower niche.</p>
<p>At the opposite end of the bathroom, beneath a window overlooking the Del Sur open space, is a sexy 65-inch white Barclay Pilar bathtub with a floor-mounted Artos Opera bath filler.</p>
<p>Throughout the house, Tran focused on keeping the color palette in cool neutrals with lots of black detailing.  And she found that most tile materials had a somewhat geometric shape with muted tones.</p>
<p>The family moved back into the home last summer and the couple are delighted with the updated design.</p>
<p>&#8220;It&#8217;s a very quiet house,&#8221; said the woman.  &#8220;It&#8217;s quiet. It&#8217;s great to entertain people. You can have up to 12 kids running around, playing upstairs and having fun downstairs.&#8221;</p>

<p>SAN FRANCISCO (CN) &#8212; In meeting room 400 on the top floor of San Francisco&#8217;s spectacular Beaux Arts City Hall, the seven-member Historic Preservation Commission met Wednesday to discuss two issues: their own budget and to recommend to the Board of Supervisors whether Should this be the case, extension of landmark status to the interior of the Castro Theater (the exterior was listed as a historic monument as early as the 1970s, making it a San Francisco Historic Landmark #100).</p>
<p>It would be six hours before they finally got to the budget.</p>
<p>San Franciscans still love extravagance, despite the onslaught of money-oriented technology over the past 20 years, and the extravagant &#8212; and many of those with less extravagant inclinations &#8212; came to voice their opinions on this proposal.  Slightly more than 100 people, including a few celebrities, approached the commission, pushing the meeting well past its scheduled end time and forcing the commissioners to move the meeting to another room after the 5pm deadline.</p>
<p>Eddie Muller of Turner Classic Movies spoke out in favor of the landmark, noting that he had organized successful screenings of noir films at the Castro, drawing crowds that stretched around the block.  Eric Reed Boucher, better known to fans as Jello Biafra, told the commissioners: &#8220;The Castro was built not to be just any cinema, but to be a great theater.&#8221;</p>
<p>“There is a reason for everything else [film] Festivals are choosing to hold their festivals there,” Boucher said.  &#8220;Its magical.&#8221;</p>
<p>Some addressed the board a little more memorably than others.  Susan Englander, a cheery old lady in a San Francisco Giants cap and dressed in red like many in the audience who showed up to show their support for extending landmark status to the interior of the historic Castro Theater, began her testimony on the commission .</p>
<p>&#8220;I just want to witness what the Castro means to me-e-eans!&#8221; she sang before recounting her first date as a bisexual woman at her beloved movie palace.  In fact, her testimony was similar to many others&#8217; testimonies in this regard.  For a few generations of LGBT San Franciscans, the Castro&#8217;s place in the community and their own lives are iconic.</p>
<p>At stake is the interior of the 100-year-old Castro Theatre, a fabulous movie palace that is widely loved and definitely showing its age.  Like the surrounding neighborhood, long plagued by the problems of skyrocketing rents and rising homelessness, the Castro Theater has seen better days, and efforts to revitalize the grand old cinema have been tumultuous at best.  After 100 years, the cinema is showing its age and the effects of delayed renovations.</p>
<p>A year ago, San Franciscans were surprised by the news that management of the theater had been handed over to Another Planet Entertainment, a concert promoter based across the bay in Berkeley.  As the manager of numerous well-respected venues throughout the Bay Area such as the Greek Theater in Berkeley, the Fox Theater in Oakland and both the Bill Graham Civic Auditorium and The Independent in San Francisco, the addition of the Castro was a big deal for the company.</p>
<p>Another Planet&#8217;s renovation plans, prepared by Palo Alto, California-based CAW Architects, called for extensive renovations of the entire building, including the installation of an HVAC system and heater (the theater is notorious for its lack of heat), the Restoration of the murals and decorative features as well as numerous other details throughout the building.  Recent torrential storms in California have flooded the basement, said David Perry, spokesman for Another Planet, and the roof is also leaking.</p>
<p>However, one point in particular stood out.  Another Planet wanted to remove the theater&#8217;s sloped floor and orchestral seating to make room for tiered platforms that would allow event producers to remove seating for standing audiences and accommodate other types of events.  If films have been shown in the theater, Another Planet insists the seats could be replaced.</p>
<p>Many disagreed, and the most vocal of them turned up for Wednesday&#8217;s meeting.  While this is not the first time large and noisy gatherings have been held on the subject, it is the first real step towards starting the renovation work.</p>
<p>Like Englander, many of those who spoke up remembered first dates, and many more remembered finding a sense of themselves as gay men and lesbians.  The Castro Theater, they said, offered community in the shared experiences of watching old movies, attending sing-alongs, and just hanging out with like-minded people, many of whom had fled their hometowns across the country to live in San Francisco live their lives openly.</p>
<p>&#8220;It was at the Castro that we discovered our stories and defined our community,&#8221; said Robert Gray, sharing fond memories on the theater&#8217;s balcony, which also hosts live organ performances before the films begin.  &#8220;The organist wasn&#8217;t the only fan of big organs at the Castro,&#8221; Gray joked.</p>
<p>Some find the Castro Theater magical.</p>
<p>&#8220;San Francisco residents are called unicorns, and that&#8217;s what the Castro Theater is,&#8221; said Serafina Miller, interim president of the California Art Deco Society.  Recalling the numerous sing-alongs she took her daughter to, she said as a black woman she was sensitive to the impact the theater&#8217;s potential loss would have on a marginalized community.</p>
<p>Lesbian filmmaker Monica Noland recalled meeting her partner at the screening of a Barbara Stanwyck film.  &#8220;Here in San Francisco,&#8221; she said, &#8220;we have the right to brag at one of the finest theaters in the world, and that&#8217;s worth saving.&#8221;</p>
<p>But while the majority of those who turned up to speak in person opposed Another Planet&#8217;s proposals, there were many who disagreed.  For example, the majority of incoming calls supported the proposal.  One of the commissioners later commented on the fact that it was the proponents of landmark status who actually showed up in person.</p>
<p>Six hours later, after providing their own comments and recalling their own memories of the Castro, the commission voted 6-0 to recommend landmark status for the theater&#8217;s interior.  Next, the topic goes to the planning commission and finally to the supervisory board.  As some Commissioners have noted, there will be more meetings.</p>
<p>At 6:30 p.m., six hours after their meeting started, they finally moved on to the budget.</p>

<p>SAN FRANCISCO (CN) — In meeting room 400 on the top floor of the city&#8217;s spectacularly beaux arts City Hall, the seven-member Historic Preservation Commission met Wednesday to consider two items : its own budget and to recommend to the Board of Supervisors whether to extend landmark status to the interior of the Castro Theater (the exterior was landmarked back in the 1970s, making it San Francisco Historic Landmark #100).  It would be six hours before they finally got to the budget.</p>
<p>San Franciscans, despite the onslaught of money-focused tech over the past 20 years, still love flamboyance and the flamboyant — and plenty of those with less flamboyant inclinations — showed up to voice their opinions about that proposal. Susan Englander, a cheerful old lady sporting a San Francisco Giants cap and dressed in red like many of the others in the audience who showed up to show their support for extending landmark status to the interior of the historic Castro Theatre, began by singing her testimony to the commission.</p>
<p>“I just want to testify what the Castro me-e-eans to me-ee!,” she sang, before going on to recount her first date as a bisexual woman at the beloved movie palace.  In fact, her testimony was similar in that regard to the testimonies of many others.  For a couple of generations of LGBT San Franciscans, the Castro&#8217;s place in the community, and their own lives, is iconic.</p>
<p>At stake is the interior of the 100-year-old Castro Theatre, a fabulous movie palace, widely beloved, and which is definitely showing its age.  Like the neighborhood around it, long beset by the issues of skyrocketing rents and increased homelessness, the Castro Theater has seen better days and efforts to revitalize the grand old cinema have been tumultuous at best.  After 100 years, the movie house is showing its age and the effects of delayed renovations.</p>
<p>One year ago, San Franciscans were surprised by the news that management of the cinema had been contracted to Another Planet Entertainment, a concert promoter based across the bay in Berkeley.  Already the manager of numerous esteemed venues throughout the Bay Area such as the Greek Theater in Berkeley, the Fox Theater in Oakland, and both Bill Graham Civic Auditorium and The Independent in San Francisco, the addition of the Castro was a big deal for the company .</p>
<p>Another planet&#8217;s plans for renovations, devised by CAW Architects of Palo Alto, California, called for extensive renovations of the entire building, including the installation of an HVAC system and heating (the theater is notorious for its lack of heat), restoration of the murals and decorative features, and numerous other details throughout the building.  Recent torrental storms in California flooded the basement, said David Perry, spokesperson for Another Planet, and the roof leaks as well.</p>
<p>One item in particular, however, stood out.  Another planet wanted to remove the theater&#8217;s raked floor and orchestral seating to make way for tiered platforms which would allow event producers to remove the seats for standing audiences, as well as accommodating other types of events.  When the theater showed films, APE insisted, the seats could be replaced.</p>
<p>Many disagreed, and the most vocal of them showed up for Wednesday&#8217;s meeting.  To be sure, this was not the first time large, noisy meetings have been held over the matter but it marks the first real step on the path to starting renovation work.</p>
<p>Like Englander, many of those who spoke out recalled first dates, and many more recalled finding a sense of themselves as gay men and lesbians.  The Castro Theatre, they said, provided community in the shared experiences of watching campy old films, participating in sing-alongs, and simply being around others like themselves, many of whom had fled to San Francisco from their hometowns around the country, to live their lives openly.</p>
<p>Robert Gray said “Inside the Castro we discovered our stories and defined our community.”  He recounted randy memories in the balcony of the theater, which is also home to live organ performances before the movies begin.  &#8220;The organist wasn&#8217;t the only fan of big organs in the Castro,&#8221; Gray quipped.</p>
<p>Some find the Castro Theater to be magical.</p>
<p>“San Francisco natives are called unicorns and that&#8217;s just what the Castro Theater is,” said Serafina Miller, interim president of the California Art Deco Society.  She recalled the numerous sing-alongs to which she&#8217;d taken her daughter and said, as a Black woman, she was sensitive to the impact the potential loss of the theater would have on a marginalized community.</p>
<p>Lesbian filmmaker Monica Noland recalled meeting her partner at the showing of a Barbara Stanwyck movie.  &#8220;Here in San Francisco,&#8221; she said, &#8220;we have bragging rights to one of the best theaters in the world and that&#8217;s worth saving.&#8221;</p>
<p>But while the majority of those who showed up to speak in person opposed Another Planet&#8217;s proposals, there were plenty who felt otherwise.  The majority of the calls that came in, for example, were in support of the proposal.  One of the commissioners later commented on the fact that it was the supporters of landmark status who actually showed up in person.</p>
<p>Six hours later, after making their own comments and recalling their own memories of the Castro, the commission voted 6-0 to recommend landmark status for the theater&#8217;s interior.  From here it goes on to the planning commission and then, finally, the Board of Supervisors.  There will be a few commissioners noted, more meetings ahead.</p>
<p>A 6:30 p.m., six hours after their meeting had begun, they finally moved on to the budget.</p>

<p>The position of Intermediate Interior Designer contributes to our success by assisting in the design and production of all phases of design and assistance in the project management for our hospitality projects.  You will be expected to support in the creation of a visual presentation of the concepts developed by the Senior Hospitality Designer and communicate the objectives of this design through various means of visual representation. </p>
<p>You will also be expected to assist the Senior Designer in the management of all project-related tasks, client meetings and contractor coordination working directly with the Senior Hospitality Designer and Job Captain, collaborating with fellow studio members, clients and consultants.  This position may require travel. </p>
<p><strong>RESPONSIBILITY</strong></p>
<ul>
<li>Under the direction of the Senior Designer, the Intermediate Designer is responsible for the development and realization of the project by assisting the Senior Designer to ensure deliverables are submitted per the project contractual agreement.</li>
<li>Primary team member responsible for documentation packages and will coordinate the preparation of all design documents including:

<li>Design Decks: any means required to communicate the design concept including mood boards, renderings including 2D and 3D drawing views, FF&#038;E selections</li>

<p><strong>QUALIFICATIONS &#038; SKILLS:</strong></p>

<li>Architecture or Interior Design degree, accredited 4 year program at a minimum</li>
<li>Minimum 3-5 years of experience in hospitality design or accomplished skill level</li>
<li>Comprehensive conceptual design experience and managing the implementation of a design concept in a team environment through completion that is on schedule and budget</li>
<li>Comprehensive knowledge of hospitality design standards with a proficient understanding of hospitality operations</li>
<li>Proven organizational abilities and attention to detail with the ability to work on multiple projects across various phases</li>
<li>Comprehensive experience in management and coordination of construction drawing sets with knowledge of commercial construction detailing, materials, methods, and codes: fire safety codes, ADA codes, and applicable codes for textiles, furnishings, and finishes</li>
<li>Comprehensive experience in management and coordination of FF&#038;E specification deliverables/implementation through available vendors and fabricators</li>
<li>Proficiency in Revit is preferred, AutoCAD, Adobe Creative Suite, Bluebeam, SPEXX or Spec Sources, Sketch Up, and MS Office and other industry standard programs</li>

<p><strong>SENIOR INTERIOR DESIGNER</strong></p>
<p>The position of Senior Interior Designer contributes to our success by overseeing the execution of all phases of design and project management for our hospitality projects.  The designer will be expected to produce a visual representation of the concept and communicate the Interior Designer Director&#8217;s objectives both orally and visually.  The designer will be expected to manage all project-related tasks, client meetings and contractor coordination working directly with the Interior Design Director and Project Architect/Manager, collaborating with fellow studio members, clients and consultants.  This position may require travel.
  </p>
<p><strong>RESPONSIBILITIES:</strong></p>
<ul>
<li>Ability to interface and lead the design team effectively on the conception and design development of multiple projects to meet milestones within client program and budget constraints.
  </li>
<li>Act as liaison between Interior Design Director and Project Architect/Manager and design team during design process to review scope, schedule, budget, staffing needs, preparing project cost &#038; fee analysis and review project billing.
  </li>
<li>Review in collaboration with Interior Design Director all documents to ensure they meet design intent, client vision and BSA standards.  Ensure deliverables are submitted per the project contractual agreement.
  </li>
<li>Direct and participate in the preparation of all design documents including:
<ul>
<li>Design Decks: presentation and development of any means required to communicate the design concept including mood boards, renderings including 2D and 3D drawing views, FF&#038;E selections
  </li>
<li>Contract Documents: construction drawing documents and specifications including finishes, FF&#038;E, hardware &#038; <a class="wpil_keyword_link" href="https://dailysanfranciscobaynews.com/bay-spaces-150-yr-outdated-water-pipe-drawback-nbc-bay-space/"   title="plumbing" data-wpil-keyword-link="linked">plumbing</a> selections, custom specifications drawings
  </li>
<li>Archiving: Finish boards and/or boxes, FF&#038;E binders
  </li>
</ul>
</li>
</ul>
<ul>
<li>Lead team in performing field visits/measurements and construction administration services including site visits, directing the response to submittals and RFIs, reviewing control samples and shop drawings, coordinating with consultants, manufacturers, and contractors, and completing punch list.
  </li>
<li>Direct and mentor intermediate designers
 </li>
</ul>
<p> <strong>QUALIFICATIONS &#038; SKILLS:</strong></p>
<ul>
<li>Architecture or Interior Design degree, accredited 4 year program at a minimum
  </li>
<li>Minimum 7 years of experience in hospitality design or accomplished skill level
  </li>
<li>Strong conceptual design experience and managing the implementation of a design concept in a team environment through completion that is on schedule and budget
  </li>
<li>Comprehensive knowledge of hospitality design standards with an experienced understanding of hospitality operations
  </li>
<li>Proven organizational abilities and attention to detail with the ability to work on multiple projects across various phases
  </li>
<li>Strong experience in management and coordination of construction drawing sets with knowledge of commercial construction detailing, materials, methods, and codes: fire safety codes, ADA codes, and applicable codes for textiles, furnishings, and finishes
  </li>
<li>Strong experience in management and coordination of FF&#038;E specification deliverables/implementation through available vendors and fabricators
  </li>
<li>Proficiency in Revit is preferred, AutoCAD, Adobe Creative Suite, Bluebeam, SPEXX or Spec Sources, Sketch Up, and MS Office and other industry standard programs
  </li>
<li>Collaborative, self-motivated, positive, and flexible with strong verbal and written communication and must be comfortable interfacing with clients, consultants, vendors and internal staff
  </li>
<li>Strong interest in continuing education and studio development &#038; growth.</li>
</ul>
