<p><span>On December 1, 2023, the National Chimney Sweep Guild (NCSG), a trade association consisting almost entirely of small businesses, entered into a precedent-setting settlement with the Occupational Safety and Health Administration (OSHA) to resolve its legal challenge to the 2016 Final Rule amending OSHA’s Fall Protection Standards for General Industry. The settlement describes how those standards will be applied to employees in the Chimney Service Industry (CSI) performing roof top work on the 99% plus of single family homes and similar structures that lack fall protection anchorages. The highlight of the settlement is the authorized use of alternative ground-based anchors to secure fall protection lifelines and equipment for employees working on roofs.</span></p>
<p><strong>The Anchorage Requirement</strong></p>
<p><span>As a general rule, fall protection is required for vertical drops of four or more feet under the General Industry standards. 29 CFR Section 1910.140(c)(13) establishes the requirements for anchorages used in personal fall protection systems and states:</span></p>
<p>Anchorages … must be: (i) Capable of supporting at least 5,000 pounds (22.2 kN) for each employee attached; or (ii) Designed, installed, and used, under the supervision of qualified person, as part of a complete personal fall protection system that maintains a safety factor of at least two.</p>
<p><strong>Permanent Anchors are Not Installed on Single Family Homes</strong></p>
<p><span>In general, there are no permanent anchors installed on residential roofs because homebuilders understandably choose to avoid liability issues likely to arise if the anchors are not safely used or maintained by the homeowner or a contractor over the life of the home. In addition to those issues, retrofitting a home with permanent roof anchors presents even greater challenges: lack of access to the underlying structural members in the eaves and peaks of finished homes necessary to properly retrofit anchors; homeowner refusal to allow those retrofits due to the risk of water leakage through the holes cut in the waterproof roof membrane to install anchors; homeowner resistance to the costs of installing the anchors; and the time the worker is working without fall protection to install the anchors. The vast majority of homeowners will not pay for the costs of installing roof anchors and will not approve drilling/cutting holes in their roofs for that purpose. Attaching temporary roof anchors to a finished home with nails or screws, and removing them after the job is complete presents all of those problems and the problem of patching holes that, again, the homeowners will not approve.</span></p>
<p><strong>Other Alternatives are Infeasible and/or Pose a Greater Hazard</strong></p>
<p><span>Other fall protection alternatives are generally economically infeasible and often technically infeasible. Installing scaffolding would be prohibitively expensive and would expose the worker to greater fall hazards during the time erecting and disassembling the scaffolding than the roof top tasks that need to be performed. For most businesses, owning or leasing an aerial lift is not financially viable. Very few homeowners are willing to pay the significant pass-through costs of having a sweep rent an aerial lift for the General Industry tasks to be performed. Those costs include the lift rental fee and any additional charges and taxes, the time required to arrange for the rental, the time required to acquire and return the rental, and the cost of acquiring/renting, installing, and removing any required ground matting for the lift. An aerial lift is a large and heavy piece of equipment. Adequate and safe access to a residential roof with an aerial lift is often precluded by the presence of utility lines, adjacent structures, surrounding trees and vegetation, or the lack of a suitable surface on which to drive and ground the vehicle. Without proper matting, very few homeowners are willing to allow use of this equipment on their property because of concerns about damage to the driveway, lawn, or landscaping.</span></p>
<p><strong>The Need for Alternative Anchorage Options</strong></p>
<p><span>Considering the foregoing infeasibility and greater hazard constraints, employers need to use alternative anchorage options for roof top work. In general, the only feasible alternative is ground-based anchors (e.g., trees, motor vehicles, or structures) as alternative anchorages. Trees, motor vehicles, and other structures are not rated for 5,000-pound loads, generally are not designed and installed under the supervision of a Qualified Person (e.g., they are often “installed” by Mother Nature or the operator of a powered auger), and often may not be used under the supervision of a Qualified Person. Therefore, at least for Chimney Service Industry employees working on residential roofs, literal compliance with Section 1910.140(c)(13) of the final OSHA Fall Protection Standards was infeasible.</span></p>
<p><span>The Settlement Agreement provides practical alternative fall protective measures (e.g., tying off to ground objects such as trees, motor vehicles, and structures; using systems that secure to the roof without roof penetration; or using an aerial lift), but recognizes those alternatives may not be feasible or may present a greater hazard to workers depending on the circumstances. For example, a suitable tree may not be available. Currently, available systems that secure to the roof without roof penetration are generally economically infeasible because they have high acquisition costs (they were designed by engineers and are subject to patents/intellectual property rights) and their use is subject to significant slope limits. </span></p>
<p><span>Employers in the Chimney Service Industry (CSI) compete with independent contractors not subject to OSHA requirements. If the Final Rule had not been interpreted to permit alternative anchorages, it would have put many small businesses out of business, and would have resulted in many chimneys and related elements not being cleaned or maintained, increasing the risk of home fires and mold intrusion, or possibly being cleaned and maintained by unqualified homeowners lacking the required fall protection training and equipment. The fall protection alternatives (really the alternative anchorages) identified in the NCSG Settlement Agreement reflect an implicit rejection of the approach of the ANSI fall protection standards to the extent that those standards are based on the erroneous premise that traditional fall protection anchorages will always be available by retrofitting every residential roof with them. </span></p>
<p><strong>Implementation of the Settlement Agreement</strong></p>
<p><span>Appendices A and B of the Settlement Agreement identify safe harbor fall protection options with anchorages that may be used by Competent Persons. Any other alternative anchorages would have to be selected by Qualified Persons. The Settlement Agreement also addresses when personal “fall protection aids” (rather than personal “fall protection systems”) may be used to provide fall protection for access to a Covered Task or to set up or remove the fall protection system used to perform a Covered Task.</span></p>
<p><span>To comply with the Settlement Agreement, the CSI employers generally must establish a written fall protection program, provide employees with the required training and equipment, staff the Covered Task with the appropriate personnel, and complete and implement a written Fall Prevention Plan for each job. Some CSI employers are already in compliance with the Settlement Agreement, but many are not. Given the time required for the remaining CSI employers to come into compliance, OSHA agreed to a one-year implementation schedule with the understanding that employers that had not implemented the Settlement Agreement would remain subject to the requirements of the Final Rule, as written, but also subject to the infeasibility and greater hazard defenses.</span></p>
<p><span>While the terms of the Settlement Agreement are expressly limited to the Chimney Service Industry, they are likely to have applicability to other commercial sectors performing General Industry work on residential roofs.</span></p>

<h4>Real estate is changing … again.</h4>
<p>he post-pandemic world is a volatile one, and the real estate industry is just as susceptible to volatility as any other sector. Real estate has long been a “hedge asset,” one that is somewhat insulated from economic pressures and declines. As a result, investors often believe their strategic decisions are insulated from economic pressures.</p>
<p>However, four trends began emerging this summer that will affect your returns as soon as third quarter 2023 (if they are not already doing so), so be alert and be aware.</p>
<h3>1. The “Free Money Fountain” Has Been Shut Off</h3>
<p>There are more houses being listed every day, and although most markets are still quite “tight,”you will start to see “healthier” inventories with multiple months’ worth of homes listed.</p>
<p>This will dramatically affect how you should calculate your returns, holding costs, and even the amount of time and capital you dedicate to repairs. So, carefully monitor your local market conditions and watch those “days on market” metrics closely. Remember, as more listings appear and fewer people are comfortable borrowing at a 6% or 7% interest rate, it is going to take longer to sell your properties, even if sales prices remain high. Extremely low interest rates have made buyers extra sensitive to any rise in rates, and it will take a while for today’s historically low interest rates to feel anything other than painful.</p>
<h3>2. Airbnb Won’t Win Them All</h3>
<p>In the midst of the pandemic-era remote-work melee, it seemed like Airbnb investments and other short-term rental assets were essentially guaranteed wins for most investors. Now, that could be changing.</p>
<p>Airbnb posted a near 50% decline in revenues according to data from AllTheRooms, with Phoenix, Arizona, and Austin, Texas, leading the pack for lost income despite an 18% increase in listings year over year. Interestingly, Airbnb pushed back on this report, stating simply that the data presented “is not consistent with our own data.” The company declared there are more bookings than ever, although it did not directly address how much revenue those bookings were generating. Airbnb faces multiple complicating factors when it comes to generating predictable returns in this sector.</p>
<p>First, post-pandemic employer demands are sending many workers back to the physical office. This means less time for travel and less flexibility while doing so.</p>
<p>Second, inflation is hitting everyone in the country, and that means the dollars to spend on vacations do not go as far. Further, as a property owner, your dollars will not go as far when it comes to maintenance and marketing of those properties. You must plan for your money to continue to be worth less, just as your guests must plan for the same.</p>
<p>Finally, Airbnb competitors like Booking Holding and Expedia had great first quarter performances, which means the short-term rental market and travel markets are becoming increasingly saturated and institutional players are beginning to jump in. This affects how much competition you will see for your rentals, regardless of what Airbnb CEO Brian Chesky says about it. Chesky continues to insist no competitor can touch Airbnb, but the company’s growth is slowing just as others are accelerating.</p>
<h3>3. The Apartment Market Is Shifting</h3>
<p>Although the market for apartments is still certainly competitive, you can see early signs of shifting conditions in previously white-hot cities like Las Vegas, Nevada; Riverside, California; Phoenix, Arizona; Austin, Texas; and San Francisco, California. According to data from Realtor.com, these metro areas were the “hottest destinations” just a year ago, but now rent prices are pulling back the quickest in these municipal areas. For example, during 2020 and 2021, Las Vegas posted 40% gains in rents. In the past year, however, those rates have fallen 6%. Riverside and Phoenix are experiencing similar rental rate declines, and the trajectory appears unlikely to change at this point.</p>
<p>You should note that Phoenix is also facing another complicating factor in its housing situation: Arizona’s governor recently announced that new development must show access to 100 years’ worth of water, not including groundwater. This is going to force multifamily and infill development in areas that already are cleared for development and interfere with single-family rental (SFR) developments on the outskirts of the metro area. As a result, short-term rental owners may soon be looking to sell or switch to longer-term leases to accommodate this shift.</p>
<h3>4. The Median Age of American Adults Is Rising</h3>
<p>According to Statista, the median age of adults in the U.S. has risen more than 10 years since 1970. This trend is not unique to the U.S.. The global median age has risen dramatically as well.</p>
<p>In the U.S., the rising age of adults has, not surprisingly, been accompanied by delays in other milestones associated with aging. Americans are waiting longer to get married, have children, and buy their own homes. In the meantime, they are spending more money (and going into more debt) on education, which means you should expect renters and buyers to have more restrictive borrowing situations than you may have gotten used to during the past decade. Although fearmongers like Elon Musk (who predicted a month ago that the commercial real estate sector would “melt down fast” and that residential housing would be the next to go) may be jumping the gun, an aging population will create a need for more housing to accommodate it.</p>
<p>Interestingly, baby boomers recently ousted millennials as the largest home-buying population in the country. This means that although most analysts 10 years ago would have told you that boomers would, today, be looking to sell off their homes, far more than projected are actually buying.</p>
<p>Although senior housing has long been a staple of the responsible investor’s portfolio, making minor adjustments to the ways in which you renovate your fix-and-flip or rehab-to-rent properties could serve you well also. For example, wider doorways, grab bars, and step-in showers all make living alone as an older adult easier and make your properties more attractive to this powerful buying demographic that has age, wisdom, and money to spend—unlike its younger counterparts.</p>
<p>As you can see, access to accurate data about your specific markets is more important than ever before. You must carefully monitor this data and draw your own conclusions about local trends in your target markets. If you ignore emerging trends, you do so at your own peril.</p>

<p>				In July &#8220;Safe Street Rebels&#8221; launched the &#8220;Week of Cone&#8221; pranks (which went viral on TikTok and Twitter).  TechCrunch called it &#8220;a bid to raise awareness and invite more pissed-off San Franciscans to submit public comments&#8221; to regulatory agencies.</p>
<p>But NPR sees a larger context:</p>
<p>Coning driverless cars fits in line with a long history of protests against the impact of the tech industry on San Francisco. Throughout the years, activists have blockaded Google&#8217;s private commuter buses from picking up employees in the city. And when scooter companies flooded the sidewalks with electric scooters, people threw them into San Francisco Bay.  &#8220;Then there was the burning of Lime scooters in front of a Google bus,&#8221; says Manissa Maharawal, an assistant professor at American University who has studied these protests.</p>
<p>She points out that when tech companies test their products in the city, residents don&#8217;t have much say in those decisions: &#8220;There&#8217;s been various iterations of this where it&#8217;s like, &#8216;Oh, yep, let&#8217;s try that out in San Francisco again,&#8217; with very little input from anyone who lives here&#8230;.&#8221;   Waymo is already giving rides in Phoenix and is testing with human safety drivers in Los Angeles and Austin. And Cruise is offering rides in Phoenix and Austin and testing in Dallas, Houston, Miami, Nashville and Charlotte.</p>
<p>Meanwhile, in San Francisco, members of Safe Street Rebel continue to go out at night and stalk the vehicles one cone at a time. <br />They&#8217;re apparently bicycling activists, judging by their web site, advocating &#8220;for car-free spaces, transit equity, and the end of car dominance.&#8221;   (&#8220;We regularly protest the city&#8217;s thoughtless reopening of the Upper Great Highway to cars by slowing traffic to show just how unnecessary of a route this road is.&#8221;)  Their long-term goal is to expand the group &#8220;to the point where we can make a city for people to safely walk, bike and take public transit, not a city dominated by cars&#8230;&#8221;<br />
The last half-century has been a failed experiment with car dominance. They  bankrupt our cities, ruin our environment, and force working people to sacrifice an unacceptable amount of their income to pay for basic transpiration. It is time to end  car dependence and rethink our streets  around public transit, walking and bikes.  <br />Their demands include unredacted data from self-driving car companies about safety incidents (and a better reporting system) — plus a mechanism for actually citing robotaxis for traffic violations.   But they also raise concerns about surveillance, noting the possibility of &#8220;a city-wide, moving network observing and analyzing everything.&#8221; </p>
<p>Their web page says they also want to see studies on the pollution impact of self-driving cars — and whether or not AVs will increase car usage. They support the concerns of San Francisco&#8217;s Taxi Workers Alliance about the possibility of lost jobs and increased traffic congestion.</p>
<p>And they raise one more concern:</p>
<p> Their cars are not wheelchair accessible and do not pull up to the curb. Profit-driven robotaxi companies see accessibility as an afterthought. Without enforcement, their promises for the future will likely never materialize. Paratransit and transit are accountable to the public, but Cruise and Waymo are only accountable to shareholders. <br />But their list of concerns is followed by an exhaustive list of 266 robotaxi incidents documented with links to news articles and social media reports.  (&#8220;The cars have run red lights, rear-ended a bus and blocked crosswalks and bike paths,&#8221; writes NPR. &#8220;In one incident, dozens of confused cars congregated in a residential cul-de-sac, clogging the street. In another, a Waymo ran over and killed a dog.&#8221;)</p>
<p>NPR&#8217;s article adds one final note.  &#8220;Neither Cruise nor Waymo responded to questions about why the cars can be disabled by traffic cones.&#8221;</p>

<p>The application rate for young people seeking technical jobs dropped 49% in 2022<strong> </strong>compared with 2020, according to data from online recruiting platform Handshake. The impact of fewer applicants will be magnified by the ongoing retirement wave of older technicians and facility management staff and the growing demand for mixed skill sets that include technical skills, manual training and software-based application knowledge. About 4.8 million of the 12 million individuals in the skilled trades workforce are over the age of 45, with nearly half older than 55, according to staffing firm PeopleReady.</p>
<p>“Finding top talent has always been difficult. It&#8217;s even more difficult now,” Randy Fink, managing director of property management at JLL, said in an interview. “The availability of seasoned staff that we&#8217;ve had, we call it the gray tsunami. Especially in our engineering and maintenance fields, but including our property and facility management fields. A lot of folks have exited the industry in the last five years, and so we have a lot of new talent.”</p>
<p>NEST’s Almond said the Skilled Trades Advisory Council will not only address the need for technical skills in building services that include HVAC, refrigeration, electrical and <a class="wpil_keyword_link" href="https://dailysanfranciscobaynews.com/bay-spaces-150-yr-outdated-water-pipe-drawback-nbc-bay-space/"   title="plumbing" data-wpil-keyword-link="linked">plumbing</a>, but will also focus on increasing awareness of less obviously in-demand labor. That includes the need for <a href="https://www.dcnjanitorial.com/">janitorial services</a>, landscaping, snow removal contractors, locksmiths and painters.</p>
<p>NEST delivers day-to-day tactical management of facilities, financial consulting, project management and construction for multi-state brands in North America. Almond said the company began this endeavor because of concerns from many of NEST’s suppliers, contractors and owners it works with: “They were exhausted because there just wasn&#8217;t enough labor.”</p>
<p>The council will start small, Almond added, naming Austin, Texas, San Francisco; and Dallas — where some of NEST’s current suppliers and customers are located — as focus areas for driving awareness. As for the future, “What does that three-year plan look like? We have no idea. We just wanted to say, ‘Let&#8217;s drive awareness first and see how far we can take this,’” he said.</p>
<p>JLL’s Fink said that the industry, in addition to offering higher compensation, is being pushed to focus on training to alleviate labor concerns. “I think the second part is developing talent. It&#8217;s not easy to find technically capable engineers and maintenance folks in computer-savvy administrative and management folks,” he said, adding that the teams that are able to recruit and train well are capable of being efficient, saving money and finding value.</p>
<p>NEST sponsored a construction camp July 6 &#8211; Aug. 11 led by the National Association of Women in Construction in Philadelphia. The camp, run by Mary Gaffney, president of the NAWIC Philadelphia Foundation and of GEM Mechanical Services, taught more than 40 young women about plumbing, electrical handyman safety, engineering and Occupational Safety and Health Administration requirements.</p>
<p>“We want them in the trades. It’s just such a fulfilling job, in my view, and it’s to help them be very independent,” Gaffney told Construction Dive in an article about the camp. She now sits on STAC’s founding advisory council, highlighting the exact collaboration and programs that the council hopes to achieve.</p>
<p>“If we can just do this and build upon it, we can really get in front of something that needs a lot of attention. It needs it quick,” Almond added.</p>

<p>Improving the sustainability of key ingredients in millions of household products in just seven years, are industry-wide targets set by the Royal Society of Chemistry-convened task force working towards a way forward for the global polymers in liquid formulations (PLFs) industry. By sharing information, leaders of some of the largest chemical using, product-making and waste management companies, believe that it will be possible to develop and scale the first biodegradable PLFs and advance circular economy infrastructure for these chemicals by 2030. These two goals underpin an ambition for industry-wide transition for the $125 billion sector to become sustainable by 2040.</p>
<p>Currently, the way that PLFs are made, used and disposed of is putting unnecessary strain on the environment by releasing carbon dioxide into the atmosphere, using up the earth’s finite resources and generating waste. Details of how the chemical industry can make these ingredients more sustainable is revealed in the RSC’s new report, The PLFs Revolution: Our 2040 roadmap for sustainable polymers in liquid formulations.</p>
<p>Professor Anju Massey-Brooker, industry associate at the Royal Society of Chemistry, said: “We are being deliberately ambitious. The scale of this challenge is immense; PLFs can be found in everything from cosmetics and make-up to fertilisers and lubricants for machinery. However, with the right funding and collaboration, we can design biodegradable PLFs and put in place the infrastructure needed to create circular economies for them, so that products retain their usefulness while being more sustainable.</p>
<p>“Government, academics, industry, and the public have shown this can be done through their work to reduce the harms caused by plastic pollution; all these groups now need to come together and join the PLFs revolution.”</p>
<p>Counting industry heavyweights Unilever, BASF, and Walgreens Boots Alliance among its members, the PLFs Task Force was established in 2021 to create a step change in research and innovation that would catalyse a manageable transition to sustainable PLFs. This has culminated in the release of the roadmap which calls on industry, academia and policymakers to help facilitate the transition.</p>
<p>Tony Heslop, Senior Sustainability Manager at BASF, said: “As the global population grows, demand for PLFs will only increase – and our industry needs to take the transition to a sustainable PLFs ecosystem seriously. This means moving away from fossil to biobased feedstocks and creating a circular economy to minimise waste and maximise reuse and recycling.</p>
<p>“This is of course something that no industry body or organisation can tackle in isolation, and as such, the RSC’s task force provides a strategic platform that allows us to work with our industry peers to generate solutions that we can all benefit from, while reducing our collective impact on the planet.”</p>
<p>The UK Government is called upon to create a national chemicals regulator that would set a gold standard in regulation, while academic institutions are asked to use PLFs terminology, collaborate with industry and publish research to stimulate innovation in this field.</p>
<p>Speciality chemicals manufacturer and task force member Croda recently partnered with the Universities of Nottingham and York on an EPSRC-supported project to develop some of the world’s first sustainable PLFs.</p>
<p> Dr Ian Tooley, vice president of chemistry at Croda, commented: “The PLFs task force has been a catalyst for industry innovation and collaboration which has already resulted in tangible benefits for our business. Thanks to our involvement, we have established a new research partnership with York and Nottingham universities in which we’re using AI to help create biodegradable PLFs. If successful, not only will this make our products more sustainable, the project will have provided significant learning opportunities that will enhance the career prospects of the postgraduate and PhD students who have been working with us on this project.”</p>

<p>Scott Liess is the owner of Eco-Flow <a class="wpil_keyword_link" href="https://dailysanfranciscobaynews.com/bay-spaces-150-yr-outdated-water-pipe-drawback-nbc-bay-space/"   title="Plumbing" data-wpil-keyword-link="linked">Plumbing</a>, a 24 hour plumbing company serving the Santa Cruz area. </p>
<p>A native of New Jersey, Liess grew up in the plumbing industry while helping out at his uncle&#8217;s plumbing company.  At the age of 20, Liess began working for his uncle and stayed for two years.  He later moved to California, where he freelanced and traveled while doing plumbing work.  At 23, Liess moved back to New Jersey, where he attended plumbing trade school for three years. </p>
<p>Liess struggled with school and by the age of 26, as he describes it, &#8220;disconnected from mainstream reality&#8221; and focused on meditation, travel and healing work.  Less continued to do occasional plumbing jobs and eventually realized that plumbing was his forte.</p>
<p>Eventually settled in Santa Cruz at age 30 and got his plumber&#8217;s license.  In 2008 he started his business Eco-Flow Plumbing with just a truck and a few tools.  Outside of his career, Liess finds his passion in music and what he calls &#8220;the human potential&#8221;.  He enjoys sports and, as he puts it, &#8220;flow sports&#8221; such as surfing and snowboarding.</p>
<p>This interview has been edited for clarity and length.</p>

<p>Lookout: What is your job and can you explain what it is?</p>
<p>Scott Liess: I own a plumbing company.  I offer plumbing work and hire people to provide this service.</p>
<p>Lookout: How did you get into the plumbing industry?</p>
<p>Liess: My mother was an accountant in my uncle&#8217;s company and just took us to work.  My brother and I got into the groove and learned crafts from a young age.  I probably started doing adult plumbing jobs when I was about 5 or 6.  I was just a little helper, handing out tools and holding things.  Customers were also happy to have children on the job.  You know it&#8217;s a cool thing.  Like the Yoo-hoo [drink] The factory was right there so you went to the factory and they gave you Yoo-hoos.</p>
<p>Lookout: Can you describe how you became the owner of Eco-Flow Plumbing? </p>
<p>Read: Reluctantly.  I&#8217;ve tried different things.  I wanted to become a yoga teacher or take the healing path of psychotherapy.  School just wasn&#8217;t my thing at all and I had big problems at school.  I tried and it didn&#8217;t work.  It was also difficult for me to take advantage of someone else&#8217;s pain or suffering.  But plumbing just came to mind.  Nobody had to explain it.  Anything other than history or geography just seemed alien to me.</p>
<p>After some travel, I just said [to myself], &#8220;Look, here&#8217;s the deal: you know this craft and you know you can do it.&#8221; Also, there was no way I could have worked for anyone, so that was really my only option.  You must be willing to sacrifice relationships and fun.  That&#8217;s not to say you can&#8217;t have those things, but when people depend on you for a paycheck, it becomes a priority.</p>
<p>Lookout: What was it like opening a store during such a tough economic time? </p>
<p>Read: It was hard.  I drove all over the Bay Area to find work, but it was nice because I didn&#8217;t have overhead.  it was just me  I had a truck with tools and equipment.  Then I just kind of slowly walked on.  I worked alone for five years.  As I said, I didn&#8217;t want to start because I didn&#8217;t know if I wanted to be all-in.  I wasn&#8217;t sure I wanted to give him that much energy.  But then life happens and you find yourself [saying], &#8220;I&#8217;ve gone so far, let&#8217;s keep going.&#8221;  They start hiring people and getting pay stubs, get a little bigger, buy more trucks and equipment.  Life goes on.</p>
<p>Lookout: Can you describe what a typical day at work looks like for you as an owner? </p>
<p>Liess: The typical day for me is usually a sauna or jacuzzi, then a cold bath and coffee.  Then I make sure the guys know where to go and that they are prepared and know what materials and equipment they need to take with them.  I am currently wearing several hats.  I answer the phone, I&#8217;m busy scheduling appointments, preparing estimates and looking for new employees.  Then I answer questions throughout the day [that] the guys might have, and [they] FaceTime me about the problems at work.  At around 12 o&#8217;clock I go to CrossFit.  I will come back [to the office] Sometimes go into the field and check on the staff, do quality control and make sure they are doing what they promise.  One thing about the trades is that you constantly do quality control.  I finish around 3-3:30pm</p>
<p>Lookout: What was a typical day like for you when you were a plumber?</p>
<p>Liess: It&#8217;s a grind, that&#8217;s a trading thing.  You start at 7 or 8 in the morning and you&#8217;re out all day.  The beauty of our work is that you travel the world.  So if you want to have lunch, get it at your favorite place.  You meet different people and are never stuck in one place for more than a few hours.  For someone like me, there&#8217;s no way I can work in a booth behind the screen for more than a few hours a day.</p>

<p>Lookout: What are your favorite things to do and your biggest challenges? </p>
<p>Liess: Well, my favorite part of the job is the people.  The biggest challenges of the job are [also] people, but that&#8217;s partly true.  The job itself is hard work.  You tend to people&#8217;s feces, you crawl under houses, you work at busy intersections.  Most people want to spend their money on a vacation or a brand new Tesla or acupuncture.  The last thing they want to spend money on is a new water heater.  We work in customer service.  Me and the boys get challenged by people at work.  It&#8217;s all a balancing act to keep everyone on track and moving in the right direction.  You know, post-COVID people are kind of ungrounded and a little freaky, so you can do this. People get scared, they don&#8217;t know what&#8217;s going on and then they have an emergency in their house.  And you must go to her house.  We&#8217;ve had to learn how to navigate and make sure we&#8217;re safe, clean, healthy and that customers are comfortable.</p>
<p>Lookout: Did you notice a difference between your career before and during the pandemic? </p>
<p>Read: The difference was [challenges with] the supply chain.  Certain things were harder to get or the shipping lanes were temporarily closed.  I remember the San Francisco Bay was full of ships right now.  All prices went to the materials.  They&#8217;ve doubled, tripled and you&#8217;ve seen it in every industry.  We had to be more creative in picking the jobs you wanted to do, which means letting clients know, &#8220;Hey, we&#8217;ll do our best to get this, but you might have to wait two weeks.&#8221; I think , communication was more of a challenge.  As a whole, as a collective in the world, it seems like people are a little nervous.</p>
<p>Lookout: What type of person do you think is best suited for this type of job?</p>
<p>Liess: So for the plumbing service, #1, it has to be someone who just has hard work ingrained in their psyche.  That&#8217;s how they were raised and it&#8217;s just a part of who they are.  #2, respect and reverence for work and tools.  #3, a good communicator [who] works well with others and [is] a team player.  Fourth, someone who is conscious and aware, but also mechanically able to understand things.  You can work here and you can&#8217;t.  You could do labor jobs like digging, sweeping and cleaning but to be a mechanic or plumber you need to be able to see the plan of the job in your head as it will evolve from nothing to complete installation.</p>
<p>Someone in the office who is capable of being an office manager, who is able to understand these things but also understands the guys and the people in the field.  You have to understand the customers.</p>
<p>Lookout: Are there specific requirements for your job or specifically for being a plumber? </p>
<p>Read: We are looking for someone who is honest, wants to learn a trade, works hard and shows up.  Someone who is fair, a good communicator.  Someone has to be honest and respectful about going into a client&#8217;s house.  Everyone who works for me, and it&#8217;s not many, I trust.</p>
<p>I went to a plumbing trade school for a license and when someone goes there that&#8217;s great.  I don&#8217;t think they offer much of that anymore, or if someone went to college and wanted to learn a trade, it doesn&#8217;t matter.  In California you have to work for someone for four or five years and then you get your license, so you only have to take one test.  In New Jersey you had to do an apprenticeship [program] to get a license and the test was much harder than here.</p>
<p>Lookout: How much can someone make in this field?</p>
<p>Read: Somewhere probably between $15 and $20 an hour [starting salary].  Depending on where you are in your career, you can make anywhere from $25 to $65 an hour, maybe even more.</p>
<p>Lookout: What advice would you give to a recent graduate or career changer interested in a position in this field? </p>
<p>Liess: Learn as much as possible, go to fairs and exhibitions.  It&#8217;s about getting hours.  You don&#8217;t really know anything until you have those 10,000 hours on anything.  If you do the math, that&#8217;s 40 hours a week for five years, that&#8217;s your average training time.</p>
<p>Lookout: What does the future of your company look like? </p>
<p>Read: We want to grow with our speed, and what is convenient, have the best equipment to do the tasks we need to do in the safest way.  I think one thing we like to do is have the most innovative equipment.  We prefer using machines to human labor and the guys really like using the technology.  Much of the work we do is underground, that is sewer work.  So we use cameras that go into the sewers and we use locators to locate the heads of the cameras to find out what breaks are there.  We have machines that dig like excavators and we have machines that clean sewers.</p>
<p>Lookout: What are the prospects for careers in plumbing? </p>
<p>Liess: I think it will always be a good industry.  As my dad would say, for every toilet seat, there&#8217;s an ass.  It&#8217;s just a part of being human.  As humans we need sanitation.</p>

<p>The scheme was developed to help industry understand the volume of available PVC off-cuts and fittings from construction sites.  With most plastic pipes installed throughout Australia being 100% recyclable, waste such as off-cuts should be captured and diverted from landfill.  The Plastics Industry Pipe Association of Australia says PVC pipes can be recycled six to seven times without significant reduction in pipe material quality requirements.</p>
<p>Collection sites set up as part of the scheme have made it easier for the construction industry to divert their PVC off-cuts from landfill to be recycled.  With clear benefits to the scheme, The Plumbing Life Saver hopes similar programs can eventually be introduced throughout Australia.</p>
<p>By shifting to a circular economy model where resources are reclaimed and recycled in an endless loop, the construction industry can move away from its current wasteful linear economy.
