										<content:encoded><![CDATA[<p>Talented young singers from the National Children&#8217;s Chorus kick off the holidays with a joyful and moving concert, &#8220;a truly ethereal sound&#8221; (Gramophone). The San Francisco concert will feature students ages 5-18 offering an extraordinary performance of a brand-new winter collection of songs that inspire gratitude, mindfulness, and self-knowledge. </p>
<p>In San Francisco, the younger performers will warm hearts with a selection ranging from Rogers &#038; Hammerstein&#8217;s &#8220;My Favorite Things,&#8221; Mark Weston&#8217;s &#8220;Hanukkah, Season of Joy!,&#8221; and the Spanish Traditional &#8220;Arre Borriquito.&#8221;</p>
<p>Older singers will celebrate wintertime with songs including the Turkish Traditional &#8220;Üsküdar,&#8221; &#8220;The Christmas Song&#8221; by Mel Tormé and Robert Wells, and Cynthia Gray&#8217;s &#8220;Afternoon on a Hill.&#8221;</p>
<p>The National Children&#8217;s Chorus guides kids to thrive. Each year, under the leadership of Artistic Director Luke McEndarfer and Associate Artistic Director Dr. Pamela Blackstone, over 1,100 young people who carry a love of singing in their hearts find their voice and achieve their best through unparalleled vocal training in eight chapter cities nationwide. </p>
<p>Through the NCC, students connect with each other, growing as artists and as citizens. The young vocalists, ages 5 to 18, engage in a superlative regimen that includes an extensive musicianship curriculum. </p>
<p>The students are celebrating that their album Illumine hit #3 on the Billboard Classical charts. The album was recorded at Abbey Road Studios and AIR Studios in London last summer, in collaboration with the London Symphony Orchestra, and released on Lexicon Classics. The album highlights holiday music from different countries, cultures, and traditions around the world resulting in an exquisite musical collection &#8212; a diverse, world-encompassing array of holiday expressions by underrepresented voices in choral music.</p>
<p>The festive December concert appearance marks the start to the group&#8217;s 120th anniversary season where the group will launch a new chapter city, exponentially expand its scholarship program, and set off on an eighth international tour.</p>

<p>Haney (30-0 15 KOs) returns to his Bay Area roots in his quest to become a two-weight World champion, moving up from 135lbs having become undisputed after beating George Kambosos Jr in Australia in June 2022, and then successfully defended his crown twice, once in a rematch Down Under in October and then against modern-day legend Vasiliy Lomachenko in Las Vegas in May, and now the San Francisco-born 24 year old can make more history in his first fight on his home turf.</p>
<p>Prograis (29-1 24 KOs) puts his WBC title on the line for the second time after successfully seeing off the Danielito Zorrilla on his New Orleans home patch in his first defense in April. ‘Rougarou’ became a two-time holder of the green and gold belt in November when he knocked out Jose Zepeda in the 11th round in Carson, California – and the 34 year old returns to The Golden State to face the former undisputed Lightweight king.</p>
<p>“It’s been a long time coming,” said Haney. “It’s been a dream of mine to fight in my hometown. I’m excited for the opportunity to become two-division World champion in The City [The Bay] where it all started. The energy in the building is going to be electric. I haven’t fought at home since I was an amateur, so I’m looking for my city to show up and show out. </p>
<p>“As a kid, I always envisioned fighting at The Oracle in Oakland. Now with Chase Center, I have two dream locations with a bridge between them. So, my first order of business is to blow the roof off Chase Center on December 9 with an amazing event. I picked a focused and hungry champion to invite to my hometown. Regis is going to be trying to knock me out and that’s exactly what I need him to be TRYING to do. This is what you do when you are the youngest promoter in boxing. I’m the real face of boxing. <p>“On paper this is a tough fight because it’s my first fight at a heavier weight division. I’m comfortable with the plan have. God willing, I’m going to be stronger and faster than ever. I’m going to dominate him, and the Welterweight division will be put on notice.</p>
<p>“It’s never personal, this is a business at the end of the day. We’re two gentlemen at the end of the day, but when we get in the ring, we don’t have respect for each other. I’m going to go in in there and do my job.”</p>
<p>“Finally, we’re ready to go on Saturday, December 9 and I can’t wait to put on a show,” said Prograis. “I’ve already started training camp and I’ll be more than ready to do what I do best.</p>
<p>“Devin has done well at 135lbs but I’m the best in the world at 140lbs and I will prove that once again!</p>
<p>“Since my last fight they mentioned Devin’s name and that’s the only person I’ve had on my mind. I will not only beat him, but I will beat him up. I will hurt this kid. It’s nothing he can do that’s going to stop me from dominating. It’s going to be a massacre. Again, I will hurt him.”</p>
<p>“It’s been quite a journey from East Oakland,” said Bill Haney, Devin’s father and trainer. “Everything us represents “The Bay.” Strong and independent. It’s surreal to finally get a chance to go home where The Dream started.</p>
<p>“We’re taking this fight seriously. Regis is a tough guy from New Orleans. He’s a two-time champion with KO power, so he speaks with confidence. I’m anticipating a sharp strong Devin Haney at 140 lbs. This is why this is an exciting matchup.<br />“This fight shows the level of competition Devin is going after, and there’s no built-in excuse for either fighter. They both need to fight each other to get where they’re going. It’s a winner-take-all.”</p>
<p>“Regis will show that he is the best 140lb boxer in the world,” said Bobby Benton, Regis’ trainer. “He will get to show all of his skills and also his IQ against Haney.”</p>
<p>“I am thrilled that we can finally get our teeth into talking about one of the best fights of 2023,” said promoter Eddie Hearn. “The build-up to this one is going to be like the fight itself – intense, fiery, and explosive. There is no love lost between them and bragging rights alone are a huge prize on offer, but with Regis wanting to prove he’s the man to beat at 140lbs and Devin aiming to become a two-weight World champion as a homecoming hero, the stakes simply couldn’t be higher on what promises to be an electric night of action in San Francisco.” </p>
<p>The mouth-watering clash is another huge addition to DAZN’s stunning schedule to close 2023. London is the scene for World title action this weekend as Australian Cruiserweight king Jai Opetaia defends his IBF and Ring Magazine titles against Jordan Thompson, and the following weekend (October 7) an all-British blockbuster sees Nottingham’s Leigh Wood defend his WBA World Featherweight title against Leeds’ Josh Warrington in Sheffield.</p>
<p>Leading Super-Lightweight star Jack Catterall has hometown advantage on October 21, but former World ruler Jorge Linares has fond memories of Manchester and will be looking to rekindle them in what promises to be a war. A week later, the action switches to Cancun in Mexico as O’Shaquie Foster defends his WBC World Super-Featherweight title against big punching Mexican Rocky Hernandez.</p>
<p>The Super-Featherweight division remains the focus when Matchroom return to Monte Carlo on November 4, where Joe Cordina will defend his IBF World title against Texan Edward Vazquez. The next American show on Hearn’s packed slate sees future Super-Middleweight ruler Diego Pacheco continues his rise in a hometown show in Los Angeles against Marcelo Coceres.</p>
<p>After an incredible night in Dublin in May, Chantelle Cameron and Katie Taylor meet again in the Irish capital for the Undisputed Super-Lightweight crown, and the week after Haney and Prograis clash, there’s another fight that has boxing fans purring, as Jesse Rodriguez and Sunny Edwards head to Glendale, Arizona in a Flyweight unification battle.</p>

<p>Haney vs. Prograis is the first boxing event to be held at the world-class Chase Center in San Francisco. Opening its doors in 2019, Chase Center is an award-winning 18,064-seat sports and entertainment arena in San Francisco’s Mission Bay neighborhood that is home to the seven-time NBA champion Golden State Warriors and San Francisco’s top events and performances.</p>

<p>By Adam Baskin: The highly popular Devin Haney will battle Regis Prograis for his WBC light welterweight belt on December 9th on DAZN pay-per-view at the Chase Center in San Francisco, California.</p>
<p>ESPN reports that Prograis-Haney is a done deal, allowing the 24-year-old San Francisco-born native Devin to fight in front of his hometown boxing fans in the Bay Area for the first time in his eight-year professional career.</p>
<h2>Will Fans be willing to pay?</h2>
<p>There’s no word yet about the PPV asking price for fans to watch the Prograis vs. Haney event, but it could be a mistake for DAZN to make it too expensive. Pricing it in the $20 range wouldn’t upset fans too much, but it’s likely to be higher than that.</p>
<p>Fans already pay for the subscription rate for DAZN, and many will balk if they’re asking to pay in the $70 range to see Haney the belt-holder Prograis. Teofimo Lopez &#038; Ryan Garcia are guys that fans wouldn’t mind paying to see Haney fight on PPV, but probably not Prograis.</p>
<p>It’s a questionable move for the organizers of the Prograis-Haney event to place it on DAZN PPV rather than regular non-PPV, as the 35-year-old Prograis (29-1, 14 KOs) isn’t a big name in the U.S. due to his lack of marquee names on his resume, coupled with the low visibility of his fights in the last four years.</p>
<p>Prograis looks shot at this career stage, made to order or Haney. It’s just lucky for Haney that Prograis hasn’t been forced to defend his WBC 140-lb title against #2 contender <strong>Gary Antuanne Russell</strong> (17-0, 17 KOs).</p>
<p>Haney would have all kinds of problems trying to beat Russell for the WBC belt, but he probably wouldn’t mess with him. He’s too dangerous. Devin and his dad, Bill Haney, are <strong>very calculated</strong> when picking out their opponents.</p>
<p>The success of this event will depend on whether Haney’s fanbase will be willing to pay to see him fight the aging Prograis, who, based on his last performance against <strong>Danielito Zorrilla</strong>, looks like he’s lost a few steps.</p>
<p>Haney holds the undisputed lightweight championship and is now moving up to 140 to begin the hard work of accomplishing that feat in that weight class, which could prove to be more challenging.</p>
<h2>Becoming undisputed at 140 won’t be easy</h2>
<p>There isn’t a George Kambosos Jr.-level champion at 140 for Haney to capture three belts at once, and he likely won’t be elevated to championship status outside of the ring like we saw when the WBC made him lightweight champion with their organization in 2021.</p>
<p>Haney is starting off low, choosing what some feel is the<strong> weakest link</strong> among the champions at 140 in Prograis. It’s believed that if Haney wins this fight to capture the WBC belt, he’ll face WBO champ Teofimo Lopez next.</p>
<p>Haney isn’t expected to face IBF champion <strong>Subriel Matias</strong> next because it’s too risky, and he could mess up his plans for a big-money bout against Teofimo.</p>
<p>Promoter Eddie Hearn said earlier this week that Haney’s fight with Prograis would be in a location that is unusual, and he was right. There aren’t too many high-level fights that take place in San Francisco, even though isn’t one of the biggest cities in California.</p>

<h3><strong>No dear, this is not seasonal.</strong></h3>

<p>Declines in house prices have turned into a relentless drumbeat.  Today, the S&#038;P CoreLogic Case-Shiller Home Price Index for “October” was released.  Time frame: A three-month moving average of closed home sales that were entered into public records in August, September, and October;  these are deals that were largely made in July through September.</p>
<p>Since then, home prices have dropped further nationwide, as we know from different median price indices;  for example, in the city of San Francisco, the median house price has now plunged by 27% from the peak in April.</p>
<p>The Case-Shiller Index here &#8211; it covers 20 metropolitan areas &#8211; is a more reliable indicator than the sometimes-crazy median-price indices that can be heavily skewed by a change in the mix of homes that are sold. But the Case-Shiller index lags months behind.</p>
<p>On a month-to-month basis, house prices dropped again in all 20 metros that are in the Case-Shiller Index.  On a year-over-year basis, the price gains were further slashed, with the condo index for San Francisco now negative;  and the house price index just about flat.</p>
<p><strong>The biggest month-to-month drops</strong> in today&#8217;s “October” index occurred in:</p>
<ul>
<li>Dallas: -2.1%</li>
<li>Vegas: -1.8%</li>
<li>San Francisco: -1.7%</li>
<li>Phoenix: -1.6%</li>
<li>Denver: -1.1%</li>
<li>Seattle: -1.0%</li>
<li>Boston: -1.0%</li>
<li>Miami: -1.0%</li>
</ul>
<p><strong>From their various peaks</strong>which range from May to July, house prices dropped the most in:</p>
<ul>
<li>San Francisco Bay Area: -13.0%</li>
<li>Seattle metro: -12.2%</li>
<li>San Diego metro: -8.5%</li>
<li>Denver subway: -6.7%</li>
<li>Los Angeles metro: -6.6%</li>
<li>Phoenix subway: -5.9%</li>
<li>Dallas subway: -5.6%</li>
<li>Las Vegas metro: -5.2%.</li>
</ul>
<p><strong>In the San Francisco Bay Area, house prices dropped by 1.7% </strong>in “October” (three month moving average of sales that were entered into public records in August, September, and October), and are now down by 13.0% from the peak in May.</p>
<p>Plunging faster than it had spiked: Over those five months since the peak, the index plunged by 51.4 points.  Over the five months to the peak, it had spiked by 48.6 points.</p>
<p>The five monthly drops from the peak have nearly wiped out the year-over-year gain (+0.6%).  The Case-Shiller Index for San Francisco Bay Area condos is already down by 1.3% year-over-year.</p>
<p>The index for “San Francisco” covers five counties of the nine-county San Francisco Bay Area: San Francisco, part of Silicon Valley, part of the East Bay, and part of the North Bay.</p>
</p>
<p><strong>In the Seattle metro, house prices dropped 1.0% </strong>in October from September, and are now down 12.2% from the peak in May.</p>
<p>Over those five months since the peak, the index plunged by 50.4 points.  Over the five months to the peak, it had spiked by 55.9 points.</p>
<p>These five months of price drops slashed the year-over-year gain to 4.5%.</p>

<p><strong>Changing leadership among the most splendid housing bubbles</strong>.  For Los Angeles, the current index value of 395 means that home prices ballooned by 295% since January 2000, when the index was set at 100. Based on the increase since 2000, Los Angeles was the #1 Most Splendid Housing Bubble in America until February 2022, when it was bypassed by San Diego.</p>
<p>But both were bypassed by Miami in August 2022, as prices in Los Angeles and San Diego were plunging, while prices in Miami had just started to drop.  So Miami has become the #1 Most Splendid Housing Bubble in America, with prices still up by 301% from January 2000. Now they&#8217;re all chasing each other down.</p>
<p><strong>Methodology of the Case-Shiller Index:</strong> The index uses the “sales pairs” method, comparing sales in the current month to when the same houses sold previously.  The price changes within each sales pair are integrated into the index for the metro, are weighted based on how long ago the prior sale occurred, and adjustments are made for home improvements and other factors (methodology).</p>
<p><strong>Phoenix metro</strong>:</p>
<ul>
<li>Month over month: -1.6%.</li>
<li>From the peak in June: -5.9%.</li>
<li>Year over year: +9.6%</li>
<li>Down in four months from peak in June: -20.4 points</li>
<li>Up in four months to peak in June: +29.2 points.</li>

<p>In the New York metro, house price inflation since 2000 amounted to 172%, based on the Case-Shiller Index value of 273 today.  This makes it the taillight of the Most Splendid Housing Bubbles.</p>
<p>In the remaining six cities in the 20-City Case-Shiller Index, house price inflation has been less, and they don&#8217;t qualify for this roster.  But they also experienced month-to-month declines in the “October” index, following the declines September: Chicago (-0.5%), Charlotte (-0.9%), Minneapolis (-0.7%), Atlanta (-0.8), Detroit (-0.9%), and Cleveland (-1.0%).</p>
