<p>A life sciences sister company of Google is the latest company to trade California for Texas, reflecting the state&#39;s growing importance as a biotechnology hub and a destination for corporate relocation.</p>
<p>Verily Life Sciences, a subsidiary of Google parent Alphabet, is moving from San Francisco to the Dallas area by the end of this quarter, the Dallas Business Journal reported. The company is extending its lease at 2999 Olympus Boulevard in the Cypress Waters complex in Coppell.</p>
<p>Founded in 2015 as a biotech data company, Verily set up shop in Dallas in June 2022. It occupies the top floor of the 10-story building and is expanding its lease to include the ninth floor. </p>
<p>The company will double its 60-employee Dallas workforce over the next 18 months.</p>
<p>The move was part of the company&#39;s reevaluation of office space &#8211; it recently moved from South San Francisco to San Bruno. The Central Time Zone location will facilitate communication among its 1,000 employees in California, Texas, Boston and Raleigh. DFW&#39;s business-friendly environment and strong ties to the medical community played a major role in Verily&#39;s decision to move, said Dallas-based CEO Stephen Gillett. </p>
<p>&#8220;It&#39;s a growing hub and has a great talent pool,&#8221; Gillett said. &#8220;It has great universities and excellent transport links and is close to the airport.&#8221;</p>
<p>Major medical projects currently underway include UT Southwestern Medical Center and Children&#39;s Health&#39;s $5 billion pediatric campus. Dallas County Health and Human Services is building a $52 million laboratory on 1.6 acres near the Southwestern Medical District. And a federal agency, the Advanced Research Projects Agency for Health, is establishing one of its three headquarters in Pegasus Park near the Dallas Design District.</p>
<p>Billionaire Elon Musk is also moving two of his technology companies from California to Texas. X is moving to Austin and SpaceX to Brownsville.</p>

<p>ABU DHABI, United Arab Emirates (AP) — Karl-Anthony Towns and Naz Reid each scored 14 points, and the Minnesota Timberwolves topped the Dallas Mavericks 104-96 on Saturday to complete a two-game sweep of the NBA Abu Dhabi Games.</p>
<p>Anthony Edwards, who missed the first game on Thursday with an ankle issue, scored 13 for Minnesota.</p>
<p>Luka Doncic had 18 points, six assists and five rebounds in 19 minutes for Dallas, which was without Kyrie Irving (left groin), Seth Curry (illness) and Markieff Morris (left ankle).</p>
<p>Jaden Hardy led the Mavericks with 22 points and eight rebounds in a game where the majority of starters didn’t appear in the second half.</p>
<p>Dallas never led in Thursday’s preseason opener; it had the lead only three times on Saturday — 3-0, 6-5 and 13-11. Those stints with the lead were all short-lived, lasting a combined 2:13 and all coming in the game’s opening six minutes.</p>
<p>Other than that, Minnesota — riding the strength of a 27-7 run over a 10-minute stretch of the first half — was up the whole way. Dallas got within two in the fourth, with both teams deep into their benches at that point.</p>
<p>The Mavericks now head to Spain where they’ll play Real Madrid — Doncic’s former team — on Tuesday.</p>
<p>Doncic signed with Real Madrid when he was 13 and went on to become the youngest EuroLeague and EuroLeague Final Four MVP when he led the club to that title as a 19-year-old in 2018.</p>
<p>Minnesota doesn’t play again until Oct. 14 at New York.</p>
<p>WARRIORS 125, LAKERS 108</p>
<p>SAN FRANCISCO (AP) — Jonathan Kuminga had 24 points and Moses Moody had 15 as Golden State beat Los Angeles, which was without LeBron James and Austin Reaves.</p>
<p>James said earlier this week that he would probably play in only half of the Lakers’ six preseason contests, while Reaves is being rested following his appearance with Team USA at this summer’s FIBA World Cup.</p>
<p>With the Warriors limiting the playing time of stars Stephen Curry and Klay Thompson, Kuminga shot 8 for 14 from the field and 4 of 5 from the line, and grabbed a team-high eight rebounds.</p>
<p>Thompson had 10 points and Curry had 8 in limited first-half action. Veteran Chris Paul, making his Golden State debut after he was acquired in the offseason from Washington, had 6 points. Draymond Green hurt his ankle this week and did not play.</p>
<p>Anthony Davis, D’Angelo Russell and Max Christie had 15 points each to lead the Lakers, but Davis and Russell played only limited first-half minutes.</p>
<p>It was the first meeting of the teams since the Lakers ousted the Warriors in the second round of last season’s playoffs.</p>
<p>The Lakers take on the Brooklyn Nets in Las Vegas on Monday. The Warriors play Friday against the Lakers again in Los Angeles.</p>

<h3><strong>20-City index below 2022 high, 9 metros below 2022 highs, 10 metros set new highs. The unsavory “National” index cocktail in the headlines today gets shredded.</strong></h3>

<p>Home prices in the 20 metropolitan areas that today’s S&#038;P CoreLogic Case-Shiller Home Price Index covers eked out the smallest month-to-month gain (+0.2%) since January, and remained a tad below its all-time peak of June last year. Here’s the close-up. We’ll get into the most splendid of the 20 metros in a moment in all their individual glory.</p>
</p>
<p>The  S&#038;P CoreLogic Case-Shiller Home Price Index uses the “sales-pairs method,” comparing the sales price of the same house over time, thereby eliminating the issues associated with median price indices (see “Methodology” toward the end of the article). But it lags: Today’s index for “September” is a three-month moving average of home prices whose sales were entered into public records in July, August, and September.</p>
<p><strong>By contrast, the national median-price index </strong>by the National Association of Realtors fell for the fourth month in a row in October and was down 5.1% from the all-time high in June 2022, making 2023 the first year since the Housing Bust that the seasonal high of the current year was below the high in the prior year. And this is an actual national index.</p>
<p><strong>By contrast, the “National” Case-Shiller index</strong> hit an all-time high, which is what the headlines today screamed about. But the Case-Shiller Index, which I think is the most reliable house price index out there, does not cover the entire US; it only covers the 20 metros discussed here.</p>
<p>So S&#038;P CoreLogic, in its attempts to give the 20-City data the aura of a “National” index, combined the clean 20-City Case-Shiller data with data from the FHFA House Price Index. The FHFA data is based on mortgage data from Fannie Mae and Freddie Mac that systematically excludes all cash deals and all deals with mortgages that hadn’t been bought by Fannie and Freddie. This systematic selection and exclusion of home price data makes the FHFA index very weird and skews it.</p>
<p>Nevertheless, S&#038;P CoreLogic mixed these two data sets into a cocktail it calls “National Home Price Index,” and the doofus reporters or bots at the media outlets to make clickbait out of it.</p>
<h3><strong>So today’s 20-City Case-Shiller housing numbers.</strong></h3>

<p><strong>Methodology.</strong> The Case-Shiller Index uses the “sales pairs” method, comparing sales in the current month to when the same houses sold previously. The price changes are weighted based on how long ago the prior sale occurred, and adjustments are made for home improvements and other factors. This “sales pairs” method makes the Case-Shiller index a more reliable indicator than median price indices, but it lags months behind (37-page methodology).</p>
<p><strong>It’s Home-Price Inflation</strong>. By measuring how many dollars it takes to buy the same house over time, the Case-Shiller index is a measure of home price inflation. The indices were set at 100 for the year 2000. So today’s index values of 425 for Miami and 419 for San Diego and Los Angeles are up respectively by 325% and 319% since 2000. Miami is thereby the #1 Most Splendid Housing Bubble in terms of home price inflation since 2000, followed by San Diego and Los Angeles.</p>
<p>To be included in this list of the Most Splendid Housing Bubbles, the metro must have experienced a home price inflation since 2000 of at least 180%.</p>
<p>By comparison, Consumer-Price Inflation, which tracks price changes of goods and services that are consumed by consumers was 82% over the same period since January 2000, according to the Consumer Price index (my latest on CPI: Beneath the Skin of CPI Inflation).</p>
<p><strong>The remaining 6 of the 20 markets</strong> in the Case-Shiller index (Chicago, Charlotte, Minneapolis, Atlanta, Detroit, and Cleveland) had far less home price inflation than 180% since 2000, and don’t qualify for this list of the Most Splendid Housing Bubbles. But in 2022 and 2023, these metros were the ones with the biggest home price increases in percentage terms.</p>
<p><strong>Chicago</strong> is among the 6 metros that don’t qualify for this list, with an index value of 198, which is up by “only” 98% from 2000. But here it is anyway:</p>

<h3>Ward and Greenlaw Return to Practice; McCaffrey Talks Gearing up for Cowboys &#8211; Lindsey Pallares, 49ers.com</h3>
<p>After a veteran rest day, RB Christian McCaffrey looks ahead to his toughest test yet.</p>
<p>“My body feels great,” McCaffrey said. “Even when you take the off day, all the trainers and strength and conditioning coaches do a good job of moving you and keeping you in shape. At the same time, getting a little day off once in a while feels great on your body.”</p>
<p>Having the NFL’s leading rusher feeling fresh midway through the week bodes well for the 49ers who will face one of the league’s most formidable run defenses. Factoring out the Cowboys Week 3 loss to the Cardinals, Dallas has given up an average of 75 yards per game on the ground. McCaffrey has only had one game in which he hasn’t hit 100 rushing yards on his own. It’s one of the matchups to watch come Sunday.</p>
<p>“Any time you’re playing a team like this, you have to come ready to go and just be about executing,” McCaffrey said.</p>
<p>Last season in the NFC Divisional Round game, the 49ers do-it-all back logged 10 carries for 35 yards and touchdown to help San Francisco secure the 19-12 win. McCaffrey says his game planning for the Week 5 game entails some looking back to that January matchup, but it’s just one piece of the preparation.</p>
<p>“You’ll look at last year’s tape, a little bit of it, look at the games they’ve had this year and take notes off of everything,” McCaffrey said. “Really, each week is a new week. I try to treat it that way.”</p>
<h3>Cowboys-49ers rivalry is undergoing a renaissance &#8211; Nick Wagoner &#038; Todd Archer, ESPN</h3>
<p>This storied, yet balanced rivalry (series tied at 19-19-1), is rooted in postseason contests.</p>
<p>Theirs is a rivalry borne not out of geography or divisional alignment but of repeated meetings in the postseason crucible.</p>
<p>It started in the 1970s, when the Cowboys won consecutive NFC Championship Games over the 49ers in the 1970 and 1971 seasons and bested San Francisco in a divisional playoff game in 1972. In the 1980s, the 49ers won four Super Bowls, beating the Cowboys in the NFC Championship Game on Jan. 10, 1982, on the strength of “The Catch” by Dwight Clark, arguably the most memorable moment of the rivalry.</p>
<p>Dallas came storming back in the 1990s, knocking off the Niners in the NFC Championship Game after the 1992 and 1993 seasons on its way to two Super Bowl titles. San Francisco finally got past Dallas the next season in the NFC Championship Game on its way to its fifth (and most recent) Lombardi Trophy. The Cowboys would bounce back to win their fifth (and most recent) championship the following year.</p>
<p>And then &#8230; nothing.</p>
<p>The teams did not meet again in the postseason until a wild-card game on Jan. 16, 2022, a span of 9,863 days. The teams met again last season in the NFC divisional round. The 49ers won both games by a combined 13 points, reviving the rivalry and setting the stage for Sunday night.</p>
<h3>With 49ers at 4-0, George Kittle is just fine with limited production in pass game &#8211; Myles Simmons, ProFootballTalk.com</h3>
<p>George Kittle is all team.</p>
<p>George Kittle has long been one of the league’s most effective tight ends, playing in 49ers head coach Kyle Shanahan’s offensive system.</p>
<p>But last week was the first time in a regular-season game that Kittle’s received just one target.</p>
<p>Kittle caught the pass for a 9-yard gain. But even though he was on the field for 96 percent of San Francisco’s offensive snaps, quarterback Brock Purdy threw to Kittle just that once.</p>
<p>With the 49ers at 4-0, Kittle’s limited passing-game production is alright with him.</p>
<p>“Niners are winning the football games,” Kittle said Thursday, via David Bonilla of 49erswezbone.com. “I’m playing well in the run game, and as long as I’m playing to my standard, I can only control what I can control. If Kyle’s calling plays — we have six guys who, when they touch the ball, you don’t know what’s going to happen. They can score touchdowns, they can break tackles.”</p>
<p>“Sure, I love getting the football,” Kittle said. “I love running in space. It’s fun. If those aren’t the play calls being called, it is what it is, and I’m just going to do everything I can to either get those guys open or block my ass off. And I’ve been doing that pretty well so far.</p>

<p class="default__StyledText-tl066j-0 jThseJ body-paragraph">The team announced Brandt’s death Thursday morning.</p>
<p class="default__StyledText-tl066j-0 jThseJ body-paragraph">Brandt was the team’s vice president of player personnel from 1960 to 1988. He was fired by Jerry Jones when Jones bought the team in 1989, ESPN reported.</p>
<p class="default__StyledText-tl066j-0 jThseJ body-paragraph">Before joining America’s Team, Brandt had graduated from the University of Wisconsin. He became a part-time scout for the Los Angeles Rams, before going over to the San Francisco 49ers full-time in 1958.</p>
<p class="default__StyledText-tl066j-0 jThseJ body-paragraph">He was the first chief talent scout for the Cowboys when they were created in 1960.</p>
<p class="default__StyledText-tl066j-0 jThseJ body-paragraph">Brandt adopted the use of computers in scouting and evaluations and helped draft such iconic players as Roger Staubach and Herschel Walker. He also signed Drew Pearson, Cliff Harris and Everson Walls, the team said.</p>
<p class="default__StyledText-tl066j-0 jThseJ body-paragraph">Brandt along with coach Tom Landry and general manager Tex Schramm, lead the team to 20 consecutive winning seasons and five Super Bowl appearances, winning the big game twice, ESPN reported.</p>
<p class="default__StyledText-tl066j-0 jThseJ body-paragraph">Jones said in a news release announcing Brandt’s death:</p>
<p class="default__StyledText-tl066j-0 jThseJ body-paragraph">“We are so deeply saddened by the passing of Gil Brandt – a true icon and pioneer of our sport. Gil was at the very core of the early success of the Dallas Cowboys and continued to serve as a great ambassador for the organization for decades beyond that. His contributions cemented his spot in the Ring of Honor. He was my friend and a mentor not only to me, but to countless executives, coaches, players and broadcasters across the National Football League, which rightfully earned him a spot in the Pro Football Hall of Fame where his legacy will be celebrated forever.</p>
<p class="default__StyledText-tl066j-0 jThseJ body-paragraph">“He was an innovator and set the standard for excellence in player acquisition. From the creation of the NFL Combine to revolutionizing the NFL Draft, Gil finished his over six-decade NFL career with an eye towards the future of the league and teaching fans about the sport he loved as a radio broadcaster. Gil was as good a storyteller as it gets, with a memory as sharp as a tack. His dedication to, and passion for, this game left a lasting impact on generations of Hall of Fame players and coaches. There are very few people that have been able to have the kind of generational impact that he did. Gil was as dedicated to growing this league and sport as anyone ever was, and we are all grateful and better for it.</p>
<p class="default__StyledText-tl066j-0 jThseJ body-paragraph">“Our hearts go out to Gil’s wife, Sara, his son Hunter and all of Gil’s family and friends.”</p>
<p class="default__StyledText-tl066j-0 jThseJ body-paragraph">Brandt was inducted into the Pro Football Hall of Fame as a contributor in 2019 and was installed as part of the Cowboys’ Ring of Honor in 2018, ESPN reported.</p>

<p>The San Francisco 49ers have finally bit the bullet, sending former No. 3 pick Trey Lance to the Dallas Cowboys.</p>
<p>ESPN’s Adam Schefter was the first to report the news, indicating that a fourth-round pick is heading back to San Francisco in the trade.</p>
<p>This moves comes mere days after Sam Darnold passed over Lance as San Francisco’s primary backup quarterback behind Brock Purdy. It also comes after Lance, 23, threw just 102 regular season passes in two seasons since being selected with the third pick in the 2021 NFL Draft.</p>
<p>For general manager John Lynch and the 49ers, this has to be seen as a bittersweet move. They exhausted two future first-round picks and change to move up from the No. 3 pick in the 2021 NFL Draft, ultimately selecting the North Dakota State product in the process.</p>
<p>Lance got two starts in as a rookie back in 2021, throwing five touchdowns against two interceptions. He was named the 49ers’ starting quarterback heading into his sophomore season. Unfortunately, Lance suffered a season-ending injury early in San Francisco’s Week 2 game against the Seattle Seahawks. He entered training camp battling with the aforementioned Darnold to be Purdy’s top backup. Relegated to third-team duties, it made sense for the 49ers to trade Lance.</p>
<p>“If we can find a landing spot for Trey that is a really good one for him and works for our organization, that&#8217;s not something that we&#8217;d turn a blind eye to,” Lynch said after Darnold was named QB2.</p>
<p>Apparently, the 49ers found that happy medium with Dallas.</p>
<h2 class="subhead-embed color-accent bg-base font-accent font-size text-align">San Francisco 49ers Admit Trey Lance Mistake</h2>
<p>Moving off Lance for a mere fourth-round pick doesn’t enable San Francisco to save face. Given what it yielded to acquire him in the first place, it will go down as one of the worst trades in modern franchise history.</p>
<p>With that said, this is a decision the 49ers had to make. Lance deserved a fresh start. Rostering him as an emergency quarterback behind Purdy and Darnold made no sense in the first place.</p>

<p>In the end, San Francisco ended up paying Lance $27.85 million to throw 102 passes in two seasons with the team. Lynch and Co. swallowed their pride to find the best possible landing spot for the still-young quarterback.</p>
<p>By virtue of this move, Brandon Allen is now slated to make the 49ers’ 53-man roster. A sixth-round pick of the Jacksonville Jaguars out of Arkansas back in 2016, Allen has started nine games throughout his career. During that span, he’s thrown 10 touchdowns against six interceptions.</p>
<h3 class="subhead3-embed color-body bg-base font-accent font-size text-align">Dallas Cowboys Buy Low On Trey Lance</h3>

<p>As noted above, Dallas yielded a mere fourth-round pick for Lance in the trade with San Francisco. Owner Jerry Jones and Co. acquire his services while paying the youngster a mere $6.25 million over the next two seasons.</p>
<p>By virtue of this trade, Lance will likely start in Dallas as its No. 3 quarterback behind Dak Prescott and Cooper Rush.</p>
<p>With that said, it was a buy-low proposition for the Cowboys. Worst-case scenario is that Lance doesn’t pan out and Dallas finds itself out a mere fourth-round selection. The best-case scenario is that he develops into a starter-caliber quarterback under offensive-minded head coach Mike McCarthy.</p>
<p>No one has questioned Lance’s athletic ability and arm talent. Instead, it was all about him being extremely raw coming out of a small school. He’ll now have a chance to learn behind a true professional in Prescott moving forward. Fans in Dallas couldn’t have asked for more.</p>

<p class="body-text-paragraph">Earlier this year, when Dallas Mayor Eric Johnson named Lynn McBee as his workforce czar, he said that boosting workforce development efforts in the city was a “top mayoral priority.” On Monday, a partnership was announced to help with that.</p>
<p class="body-text-paragraph">Dallas startup UpSmith and American Residential Services are leading efforts to create “high-purpose, high-pay, high-dignity career opportunities” across Texas for aspiring HVAC technicians through a paid training program that leads to real jobs.</p>
<p class="body-text-paragraph">“Our mission is to combat the U.S. skill crisis,” said UpSmith’s CEO and founder, Wyatt Smith, adding that they have a big challenge with more than 1 million job openings in Texas. “To take on those roles and expand, we need a new way of working.”</p>
<p class="body-text-paragraph">Through UpSmith’s technology platform — UpSmith.com — which connects talent with employers seeking to identify, qualify, staff and retain skilled tradespeople, ARS, the nation’s largest provider of residential heating, ventilation, and air-conditioning services, is sponsoring candidates to earn credentials as HVAC technicians via paid 8-week training boot camps.</p>
<p class="body-text-paragraph">According to Smith, those who complete the program will be offered jobs paying $20-$25 per hour.</p>
<p class="body-text-paragraph">“Texas is a proving ground for how to create fast, affordable pathways to jobs of the future,” he said. “Our platforms are open for business.”</p>
<p class="body-text-paragraph">“We are excited to announce our partnership with UpSmith in addressing the skilled worker shortage across Dallas and Houston,” said Chris Snow, ARS’ chief human resource officer. “With their support, we will be able to provide enhanced services to our valued customers and communities. The ARS network is proud to pioneer these paid on-ramps to welcome new, hard-working talent into our industry. In addition to creating home services careers, we are inviting bright, ambitious young men and women to build fulfilling careers in a rapidly advancing market.”</p>
<p class="body-text-paragraph">McBee said she and Mayor Johnson are “hyper-focused” and working hard to help more Dallas residents move out of poverty. Solutions include providing opportunities for upward mobility and investing in people reaching their fullest potential.</p>
<p class="body-text-paragraph">“Workforce Dallas is committed to helping up to 10,000 residents a year upskill for jobs of the future. UpSmith’s tech platform provides a needed link to employers,” she said. “I am pleased UpSmith is launching its workforce training endeavor in North Texas to create pathways for Metroplex residents to gain high-demand credentials in the skilled professions.”</p>
<p class="body-text-paragraph">CitySquare Chief Programs Officer Nadia Salibi underscored the value of the partnership.</p>
<p class="body-text-paragraph">“At CitySquare, our programs address inequality in access to housing, food, health care, legal services, and employment opportunities,” she said. “As we strive to remove obstacles for so many of our neighbors, we are excited to partner with UpSmith and empower our neighbors through training that can secure better pay and a rewarding, sustainable career.”</p>
<p class="body-text-paragraph">Darren Green shared his experience with the training. The former Marine said he went through an identity crisis and needed to find a niche to direct his drive and sense of purpose.</p>
<p class="body-text-paragraph">Because he enjoyed working with his hands, and he saw an opportunity for growth, he signed up, graduated from HVAC school and is gainfully employed, doing something that is providing him with many opportunities.</p>
<p class="body-text-paragraph">Candidates interested in careers as HVAC technicians should visit UpSmith.com to learn more and apply. Smith, the Upsmith CEO, said the process is simple. Candidates just have to upload a video and pass background and drug tests to be eligible to start in the next two and a half weeks.</p>
<p class="body-text-paragraph">“You’ll be a technician by the middle of the fall,” Smith said.</p>

<h3><strong>It&#8217;s spring sales season when prices are increasing month-on-month, and they did, but that wasn&#8217;t enough.</strong></h3>

<p>It&#8217;s still the spring sales season, with sales volumes and prices almost always increasing month-on-month, and that&#8217;s happened this spring too, but not enough, and compared to a year ago, the 20 cities in the S&#038;P CoreLogic Case-Der The Shiller Home Price Index released today fell 1.7%, the sharpest year-on-year decline since 2012, after falling 1.1% the previous month after Fed money printers made gargantuan gains during the pandemic.  The 20-city index is now 3.5% below its peak in June last year:</p>
<p>Today&#8217;s data for &#8220;April&#8221; is a three-month moving average of home prices for sales recorded in February, March and April in public records.  This is the spring sales season, when prices always rise from the previous month, even during the first real estate crisis.</p>
<p>On a monthly basis, the 20-city index increased by 1.7% in April compared to March, but that was significantly lower growth than in April 2022 (+2.3%) and April 2021 (+2.2%).  Why have prices continued to fall year-on-year:</p>
</p>
<p><strong>The list of year-on-year price declines just keeps getting longer. </strong>Prices are now down in 10 of the 20 metro areas covered by the S&#038;P CoreLogic Case-Shiller Home Price Index.  Here are the metros with year-on-year price declines:</p>
<ol>
<li>Seattle: -12.4%</li>
<li>San Francisco Bay Area: -11.1%</li>
<li>Las Vegas: -6.6%</li>
<li>Phoenix: -6.1%</li>
<li>San Diego: -5.6%</li>
<li>Portland: -5.2%</li>
<li>Denver: -4.5%</li>
<li>Los Angeles: -3.2%</li>
<li>Dallas: -2.9%</li>

<p><strong>Methodology.</strong> The Case-Shiller Index uses the &#8220;sales pairs&#8221; method and compares sales in the current month to previous sales of the same homes.  The price changes are weighted based on how long ago the previous sale was, and adjustments are made for DIY and other factors (methodology).  This &#8220;selling pairs&#8221; method makes the Case-Shiller Index a more reliable indicator than median price indices, but lags behind by months.</p>
<p>The Case-Shiller indices were set at 100 for the year 2000.  The Los Angeles Index score of 405 in April is up 305% since 2000.  Los Angeles is the No. 1 in the &#8220;Splendid Housing Bubble&#8221; in terms of price increases since 2000. Miami and San Diego are just behind, both also up over 300%.</p>
<p>The remaining six markets in the Case Shiller Index have experienced far lower home price inflation since 2000 and do not qualify for this list of the most beautiful housing bubbles.</p>

<p>It’s June, and the summer is the land of hopes and dreams for fans of all 32 NFL teams. But the NFL Power Rankings are where dreams go to perish. While there is a path to the playoffs for most NFL teams, whether because of their own merit or the lack thereof in their division, a few teams have no realistic chance at the postseason.</p>
<h2>Post-Minicamp NFL Power Rankings: Tier 5 | It Would Take a Miniature Miracle</h2>
<h3>32) Arizona Cardinals</h3>
<p>The Arizona Cardinals aren’t necessarily “tanking,” their roster is simply so uninspiring that they don’t even need to try. However, this is partially by design.</p>
<p>Arizona turned over the front office from top to bottom. They have an inexperienced coaching staff and a completely underwhelming roster, which includes a very expensive Kyler Murray coming off a torn ACL.</p>
<p>Monti Ossenfort still figured out a way to win, even through losing. For the 2024 NFL Draft, the Cardinals have amassed more draft capital than any team in recent memory. Depending on what direction the team wants to go next year, they could either receive a king’s ransom for the top pick or reset the clock entirely by drafting the top QB on the board with their own pick.</p>
<p>The Cardinals also hold the Houston Texans’ first-round pick, so they could end up with two selections inside the top five.</p>
<h3>31) Los Angeles Rams</h3>
<p>Nobody approaches the 2023 NFL season with more first-year players than the Rams, who absolutely annihilated their roster during the offseason. Bobby Wagner and Jalen Ramsey are gone. The offensive line is still entirely underwhelming, and it appears L.A. is relying solely on the idea that Aaron Donald may be able to play like an elevated form of being on the interior, because they have nobody aside from him to rush the passer.</p>
<h2>Tier 4 | There’s a Path But It’s Dimly Lit</h2>
<h3>30) Tampa Bay Buccaneers</h3>
<p>Placing the Tampa Bay Buccaneers at 30 is disappointing, but it’s hard not to be at this point. Although Tom Brady wasn’t quite himself a season ago behind a shell of the offensive line they’d fielded the two seasons prior, he was still going to be a better option than what they’re offering today.</p>
<p>Baker Mayfield has flashed some decently high-level play in the NFL, but it was before the shoulder injury that ruined him mechanically for the better part of two whole seasons. The problem is, the rest of the roster is still impressive. So if Mayfield can somehow wind the clock back to 2020, the Buccaneers could have a chance — but unlikely –at the division.</p>
<h3>29) Las Vegas Raiders</h3>
<p>Josh Jacobs might not play in 2023 amid a contract dispute. The team expects Jimmy Garoppolo to be ready by training camp, but will the veteran QB with a history of not maintaining his ability to stay on the field do so behind the Raiders’ OL?</p>
<h3>28) Houston Texans</h3>
<p>The Texans were scrappy a season ago despite having one of the most underwhelming NFL rosters. Now, they have a new head coach that should be able to get this young and talented defense humming and a rookie QB with all the talent in the world to bring Houston back to a state of league-wide relevancy.</p>
<p>But it will likely take time.</p>
<h3>27) Tennessee Titans</h3>
<p>The OL remains a point of contention for the Tennessee Titans. Peter Skoronski should certainly help in some capacity, even as a rookie, but there are several unknowns strewn along the rest of the Titans’ offensive line.</p>
<p>Additionally, Tennessee has had horrible luck keeping key contributors on the defensive side of the ball healthy over the past few seasons. And aside from Treylon Burks, there isn’t much juice on the offensive side of the ball.</p>
<h3>26) Atlanta Falcons</h3>
<p>The Atlanta Falcons are fascinating. They weren’t awful in 2022, but they weren’t necessarily competitive either. But that didn’t stop them from loading up defensively with aging veterans like Calais Campbell and David Onyemata. Bud Dupree and Kaden Elliss also joined the team defensively, as did Jessie Bates and Jeff Okudah.</p>
<p>It’s actually an interesting roster, and adding Ryan Nielsen as the defensive coordinator is another intriguing piece. However, Atlanta’s season will ultimately come down to how much development we see from Desmond Ridder and how efficiently the Falcons are able to run the ball.</p>
<h3>25) Green Bay Packers</h3>
<p>Allen Lazard, Randall Cobb, Robert Tonyan, and Marcedes Lewis are all gone. Oh, and the long-time franchise QB is in New York now. Joe Barry is still the team’s defensive coordinator, and Rashan Gary is returning from a serious knee injury. Jayden Reed, Romeo Doubs, and Christian Watson are a young and exciting WR trio, but they’re very young.</p>
<h3>24) Denver Broncos</h3>
<p>The Denver Broncos improved on the offensive line and at head coach, but the season will ultimately come down to the right arm of Russell Wilson. If Sean Payton cannot figure out a way to pull Mr. Unlimited from the abyss, it doesn’t matter how good Denver’s defense performs, as was painfully evident last season.</p>
<h3>23) Indianapolis Colts</h3>
<p>The Indianapolis Colts were in a somewhat similar situation to Denver a season ago. They have talent on defense, but QB and OL play let them down. Shane Steichen arrives with Anthony Richardson and Jonathan Taylor in the backfield, and a hopefully improved Bernhard Raimann at left tackle.</p>
<p>The Colts’ rushing attack could be entirely devastating, and that will help keep them in many games against better opponents.</p>
<h3>22) Chicago Bears</h3>
<p>Can Justin Fields improve in the quick game? That is the question for the 2023 Chicago Bears. If he can do that and remain healthy, this Bears team could be surprisingly competitive.</p>
<p>Chicago’s defensive line remains anonymous, but they improved drastically at linebacker and are throwing darts at the secondary. Among the newcomers, though, DJ Moore is the main attraction.</p>

<h2>Post-Minicamp NFL Power Rankings: Tier 3 | The Bones Are Good</h2>
<h3>21) Minnesota Vikings</h3>
<p>The Minnesota Vikings are going the wrong way with their roster, but every move they’ve made has been by design. They’ve traded or released most of their veteran pieces and could move on from Danielle Hunter before the season starts as well.</p>
<p>The Vikings could still end up winning the NFC North, but they’ll need Lewis Cine and Andrew Booth Jr. to take massive developmental leaps, and one of Mekhi Blackmon or Akayleb Evans must contribute. It will be fascinating to see how Brian Flores’ aggressive defense plays in Minnesota.</p>
<h3>20) Carolina Panthers</h3>
<p>The Carolina Panthers put together an all-star staff and used the top pick in the NFL Draft to select their franchise QB. Ejiro Evero should have the back end of the Panthers’ defense moving as one, and it will be incredible to see how Jaycee Horn fares in the same defense as his draft-mate Patrick Surtain II did.</p>
<h3>19) Washington Commanders</h3>
<p>There are few teams in the NFL more confounding than the Commanders. Jacoby Brissett played the best football of his career in Cleveland a season ago. If he played that way again for Washington, he’d give them a chance to compete for a Wild Card spot in the NFC.</p>
<p>The problem is the Commanders’ defense has always been talented, but they’ve also been incredibly inconsistent over the past few seasons. If they play like they did in 2022, they’ll be a tough out this season.</p>
<h3>18) Pittsburgh Steelers</h3>
<p>The Pittsburgh Steelers are allergic to underachieving. Their offensive line has overachieved in the past few seasons, so while Broderick Jones was a developmental piece on the left side, it shouldn’t surprise anyone to see him succeed as a rookie.</p>
<p>Kenny Pickett will need to continue taking baby steps forward as a passer and playmaker for Pittsburgh in order to keep pace in a treacherous AFC.</p>
<h3>17) New England Patriots</h3>
<p>The Patriots are in a somewhat similar situation to the Steelers, except their defense was one of the best in the league a season ago. New England’s offense should be multiple levels better by hiring Bill O’Brien to call the offense.</p>
<h3>16) Cleveland Browns</h3>
<p>Cleveland’s ceiling is much higher than 16th best, but they need Deshaun Watson to look like the one we saw for years on the field in Houston. The Browns’ most significant issue last year was a soft defensive interior and a secondary that was not on the same page. Adding Jim Schwartz to call the defense and Dalvin Tomlinson, Za’Darius Smith, and Siaki Ika to the defensive line should help improve Cleveland’s run defense.</p>
<h3>15) Los Angeles Chargers</h3>
<p>The Los Angeles Chargers should see an uptick in offensive efficiency with the addition of Kellen Moore and the return of Rashawn Slater. The problem is, we’re talking about the Chargers, who always seem to find a way to cock things up after getting us excited about their ability. Keeping Joey Bosa on the field is paramount because L.A. doesn’t have a lot of depth behind them.</p>
<h2>Tier 2 | The Potential Playoff Field</h2>
<h3>14) New Orleans Saints</h3>
<p>The Saints aren’t likely the 14th-best team on paper, but they have the best chance of sneaking into the playoffs in a completely underwhelming NFC South. Garrett Wilson steals the shine of the second-year OSU wide receivers, but Chris Olave is the exact type of WR who could go berserk with Derek Carr playing QB.</p>
<p>Joe Woods may be scary to see as the team’s defensive coordinator, but this should still be Dennis Allen’s defense, and he’ll remain the defensive play-caller. And while splitting responsibilities can be tough for a head coach, it’s better for the Saints to have Allen calling plays.</p>
<h3>13) New York Giants</h3>
<p>The New York Giants won’t sneak up on anybody in 2023. After a surprising run to the playoffs with very little offensive firepower, the Giants have added Parris Campbell, Jalin Hyatt, Darren Waller, and John Michael Schmitz to the offense.</p>
<p>Last season, Daniel Jones’ legs were an incredible weapon a season ago, and they could save the Giants’ rushing attack even without Saquon Barkley, should he decide to sit out the season.</p>
<p>Can New York’s secondary survive behind what should be a dangerous pass rush? Wink Martindale’s defense puts DBs on an island quite often. There will likely be growing pains with Deonte Banks, but the rest of the secondary must remain healthy if they want their defense to elevate their caliber of play in 2023.</p>
<h3>12) Seattle Seahawks</h3>
<p>The Seattle Seahawks are exciting. Jaxon Smith-Njigba, DK Metcalf, and Tyler Lockett are immediately one of the top three trios in the NFL. It’s the Seahawks, so of course, they also drafted a running back high. And this is all coming off a spectacular campaign for Geno Smith, who didn’t show any signs that 2022 was a fluke for him.</p>
<p>It’s unfortunate to see Al Woods go elsewhere, but Bryan Mone is a very good nose tackle. Adding Bobby Wagner, Dre’Mont Jones, Jarran Reed, Julian Love, and Devon Witherspoon makes this defense very fun.</p>
<h3>11) Detroit Lions</h3>
<p>It feels like everyone wants the Lions to run away and hide with the NFC North. But this is a franchise that has never won the NFC North and hasn’t won their division since 1993. Since 2000, Detroit’s been to the playoffs just three times.</p>
<p>But that all changes in 2023 if Jared Goff remains the QB we saw a season ago behind an offensive line that thrived and a play-caller that helped keep the offense efficient.</p>
<p>Defensively, the Lions should be much improved. Adding Cameron Sutton, Emmanuel Moseley, and C.J. Gardner-Johnson to the mix in free agency should greatly improve the back end. Brian Branch gives Detroit yet another option in the nickel or on the back end.</p>
<h3>10) Jacksonville Jaguars</h3>
<p>Last year, we saw flashes from Trevor Lawrence suggesting he could round into one of the best quarterbacks in the NFL. Adding Calvin Ridley on the outside should only improve his performance.</p>
<p>Year 3 is massive for young QBs, and one of the best prospects we’ve seen at the position in a long time could round into one of the best in the league with this roster around him.</p>

<h3>9) Baltimore Ravens</h3>
<p>Rashod Bateman, Odell Beckham Jr., Nelson Agholor, and Zay Flowers are an incredible improvement over what we’ve seen from the Baltimore Ravens in recent seasons on the outside. Getting a long-term deal done with Lamar Jackson also takes a ton of heat off the team, knowing they’re secure at QB.</p>
<p>The Ravens have more than enough firepower in the secondary to thrive in Mike Macdonald’s defense, and the idea of Odafe Oweh and David Ojabo coming off the edge is terrifying for opposing blockers and quarterbacks.</p>
<h3>8) Miami Dolphins</h3>
<p>If Tua Tagovailoa remains healthy in 2023, there are few teams in the NFL with a higher ceiling than the Miami Dolphins. Miami’s offensive efficiency a season ago was unbelievable, and their ability to attack the intermediate middle of the field was insane.</p>
<p>Adding Jalen Ramsey and Vic Fangio to the defense gives the Dolphins a fierce starting secondary, and unlike last year, they also have depth. Not only will they be much better schematically on defense, but they’ve also added talent to that side of the ball.</p>
<h3>7) New York Jets</h3>
<p>The New York Jets have done this before. They’ve traded for a late-30s Green Bay Packers QB legend, and it didn’t go well. But the Jets are in a different spot now, with a young defense that is incredibly talented. They also have offensive weapons and a solid offensive line.</p>
<p>Aaron Rodgers wasn’t the MVP-caliber QB a season ago that he was the two prior seasons. Nevertheless, his arm is still absolutely ridiculous, and as long as he trusts these receivers more than he did the very inexperienced unit in Green Bay, Rodgers should be efficient in 2023.</p>
<h3>6) Dallas Cowboys</h3>
<p>The Cowboys may be a better team on paper than the San Francisco 49ers. They may even be one of the few elite rosters in the NFL. But it’s impossible to place them in the top tier because the 49ers have knocked them out of the playoffs in consecutive seasons, and San Francisco can’t be in the top tier because there are questions about the health of their QBs.</p>
<p>Adding Brandin Cooks and Stephon Gilmore were as good as they were necessary for Dallas to take the next step. Can the offense actually improve with Mike McCarthy and Brian Schottenheimer?</p>
<h3>5) San Francisco 49ers</h3>
<p>The 49ers have lost a couple of key pieces, particularly on defense. However, they lost Robert Saleh a few years back, and DeMeco Ryans ended up being a rockstar defensive play-caller. Steve Wilks now takes over San Francisco’s defense, and although things may change a little, the continuity they have defensively have made them consistent over the past few seasons.</p>
<p>The 49ers’ season, like all of their seasons, will come down to whether or not they can keep a QB healthy. Will Brock Purdy’s elbow recover? Can Trey Lance improve enough to push for the starting spot?</p>
<p>They’re a talented roster, but San Fran has too many questions to answer to be elevated into the top spot.</p>
<h2>Post-Minicamp NFL Power Rankings: Tier 1 | Elite Teams</h2>
<h3>4) Buffalo Bills</h3>
<p>The Buffalo Bills have won double-digit games in four straight seasons and have won the division the previous three. Sure, there’s a little bit of hoopla surrounding Stefon Diggs, but that will all be worked out when he gets 150 targets this season.</p>
<p>And all Buffalo’s defense did was improve their depth chart, after being one of the best five defenses over the past two seasons. The Bills should be one of the best teams in the NFL once again in 2023.</p>
<h3>3) Cincinnati Bengals</h3>
<p>The Cincinnati Bengals, despite their flaws on the offensive line, are one of the few elites in the NFL. Zac Taylor and Co. figured out how to make the run game work last season, moving much farther toward shotgun-only sets to maintain some semblance of disguise, and it worked wonders.</p>
<p>Lou Anarumo is one of the best play-callers in the league, and the Bengals have done a fantastic job of mitigating future losses by drafting a year ahead.</p>
<h3>2) Philadelphia Eagles</h3>
<p>The Georgia Eagles, or the Philadelphia Bulldogs if you prefer that, are arguably the most complete roster in the NFL. The only problem is they don’t have Patrick Mahomes or Andy Reid.</p>
<h3>1) Kansas City Chiefs</h3>
<p>Mahomes. Reid. Super Bowl champions.</p>

<p>In Bezug auf den Prozentsatz des Bevölkerungswachstums gehörte Kaufman County im Norden von Texas (7,5 %) neben Garza County (7,8 %) und Comal County (6,9 %) zu den drei führenden Countys, sagte Ressler.</p>
<p>Vorläufige Daten aus den Schätzungen des US Census Bureau für 2022 zählten neben den Landkreisen Rockwall und Parker auch Kaufman zu den Landkreisen mit den größten Bevölkerungszuwächsen im Vergleich zu 2021.</p>
<p>Die zusammenfassende Analyse der Landkreise im Norden von Texas zeigt:</p>
<ul>
<li>Im Jahr 2021 zogen rund 25.000 Kalifornier in die Landkreise Dallas, Tarrant, Collin und Denton im Norden von Texas.  Damit zählen alle diese Landkreise im Norden von Texas zu den 15 beliebtesten Reisezielen für Kalifornier im Bundesstaat.  Los Angeles County war der „Hauptlieferant“ neuer Einwohner, gefolgt von den Countys Orange und San Diego.</li>
<li>Ein Hauptgrund für den Umzug ist, dass Wohnraum in Nordtexas 80 % günstiger ist als in Los Angeles.  Dies führt zu einer Preislücke von etwa 392.000 US-Dollar.</li>
<li>Die Miete in Texas ist im Allgemeinen über 50 % günstiger als in Kalifornien, außer für diejenigen, die von LA nach Collin County ziehen.</li>
<li>Der Umzug von Los Angeles nach Collin County bietet den meisten zusätzlichen Platz: über 1.000 Quadratfuß mehr für Hausbesitzer und 124 Quadratfuß mehr für Mieter.</li>
<li>Häuser in Texas sind normalerweise 17 % größer als die in Kalifornien.  Die Wohnungen sind etwa 6 % größer.</li>

<h3>Zwei Umzugsrouten von Kalifornien nach Texas können zu Einsparungen von über 1 Million US-Dollar führen</h3>
<p>Der Kauf eines Hauses in Dallas statt in San Jose kann bei einer Transplantation durchschnittlich mehr als 1 Million US-Dollar einsparen.  Dies liegt daran, dass Häuser in Dallas 258 % günstiger sind als die in Santa Clara, heißt es in der Studie.</p>
<p>Der nächste signifikante Preisunterschied besteht zwischen den Landkreisen San Mateo und Travis mit einem Unterschied von 243 %.  Laut StorageCafe könnten Eigenheimkäufer dadurch durchschnittlich fast 1,3 Millionen US-Dollar einsparen.</p>
<p>Aber wie Professor Saenz betont, hat der Zustrom von Kaliforniern unbeabsichtigt zu steigenden Immobilienpreisen in Texas beigetragen. </p>
<p>Während Wohnraum in Texas nach wie vor deutlich erschwinglicher ist als in Kalifornien, verzeichnete der Staat zwischen 2016 und 2021 einen Anstieg des durchschnittlichen Eigenheimwerts um 30 %, wobei kalifornische Transplantierte in Häusern mit höherem Wert leben als einheimische Texaner und Migranten aus anderen Bundesstaaten.</p>
<h3>Potenzielle Einsparungen für Mieter von mehr als 1.000 US-Dollar pro Monat</h3>
<p>Laut der Studie ist es für Mieter möglich, in den Top-25-Reisezielen von Texas bezahlbar zu leben.  Mieter müssen nicht mehr als 25 % für die Miete ausgeben, außer diejenigen, die von San Diego nach Dallas ziehen. </p>
<p>Insgesamt zeigen die Daten, dass die Miete in Texas im Vergleich zu Kalifornien günstiger ist, basierend auf Daten zur Durchschnittsmiete.  Wenn Sie beispielsweise von Santa Clara nach Dallas County ziehen, könnten Sie 1.472 US-Dollar einsparen, während die Miete von 3.034 US-Dollar auf 1.562 US-Dollar sinkt.  Ebenso kann ein Umzug von San Diego nach Tarrant Country 1.238 US-Dollar einsparen, da die Miete von 2.683 US-Dollar auf 1.445 US-Dollar sinkt.<br /><span style="font-size: 16px;"><br />Der Umzug von Los Angeles County nach El Paso County könnte mit einer Mietdifferenz von 154 % und einer Ersparnis von etwa 1.580 US-Dollar pro Monat die höchsten Einsparungen bringen.  Die nächsten großen Einsparungen ergeben sich aus dem Umzug von San Diego nach San Antonio, wo Mieter aufgrund einer Mietdifferenz von 110 % rund 1.470 US-Dollar pro Monat sparen können.</span></p>
<p>Auf 18 der in der Studie hervorgehobenen Umzugsrouten können Menschen in Texas im Vergleich zu ihrem kalifornischen Herkunftsbezirk über 1.000 US-Dollar pro Monat sparen.</p>
<p><span style="font-size: 16px;">Was die Größe betrifft, </span><span style="font-size: 16px;">Ein Umzug von Orange County (mit einer durchschnittlichen Wohnungsgröße von fast 870 Quadratfuß) in die Countys Travis oder Dallas in Texas kann der Studie zufolge zu etwas weniger Wohnraum für Mieter führen.  Wohnungen in den beiden texanischen Landkreisen bieten im Durchschnitt etwa 860 Quadratmeter Fläche. </span></p>
<h3 class="p1"><span class="s1">Hausbesitzer haben in Texas große Erfolge</span></h3>
<p><span style="font-size: 16px;">Wie bereits erwähnt, sind Häuser in Texas 17 % größer als die in Kalifornien, während Wohnungen in Texas etwa 6 % größer sind.</span></p>
<p>Ein Umzug von Los Angeles in die Countys Collin oder Denton in Texas kann für Menschen, die mehr Platz suchen, erhebliche Vorteile bringen.  Der Studie zufolge könnte ein Umzug von Los Angeles nach Collin County den größten Wohnraumgewinn bringen.  Dort gewinnen Hausbesitzer zusätzliche 1.055 Quadratfuß, während Mieter zusätzliche 124 Quadratfuß erhalten.</p>
<p>Ein Umzug von Los Angeles nach Denton County könnte zu einer Vergrößerung der durchschnittlichen Wohngröße um 935 Quadratfuß führen. </p>
<p>Es überrascht nicht, dass die StorageCafe-Studie auch auf eine weitere Auswirkung des Migrationstrends in DFW hinweist: einen boomenden Self-Storage-Markt.  Deutlich besser schneidet Texas im Self-Storage-Bereich ab, mit über 10,3 Quadratmetern Lagerfläche pro Person, stellt das Unternehmen fest.  Kalifornien hingegen hinkt mit 6,3 Quadratfuß Lagerfläche pro Kopf hinterher.  Diese beträchtliche Lagerkapazität unterstreicht die Reaktion auf die wachsende Nachfrage von Einzelpersonen und Familien, die nach Texas ziehen – und entspricht den Bedürfnissen von Neuankömmlingen.</p>
<h3>Wird sich der Umzugstrend fortsetzen?</h3>
<p>Professor Saenz geht davon aus, dass dieser Migrationstrend aufgrund der anhaltenden Ungleichheit bei den Immobilienpreisen und Lebenshaltungskosten zwischen Kalifornien und Texas wahrscheinlich anhalten wird.</p>
<p>„In den ersten zwei Jahrzehnten des 21. Jahrhunderts war die Bewegung der Menschen, die Kalifornien nach Texas verließen, gut etabliert“, sagte er.  „Kein anderer Staat hat in dieser Zeit mehr Migranten nach Texas geschickt als Kalifornien.  Die kontinuierlich steigenden Immobilienpreise und Lebenshaltungskosten in Kalifornien sowie die viel höhere Erschwinglichkeit in Texas werden in den kommenden Jahrzehnten wahrscheinlich den erheblichen Zustrom von Kaliforniern nach Texas aufrechterhalten.“</p>
