<p>This California handyman found a creative way to force out squatters — but it&#8217;s a dangerous tactic. Here are 3 ways to invest in real estate without putting your safety at risk</p>
<p>When United Handyman Association founder Flash Shelton found squatters in his mother’s home, the only way he could get rid of her unwanted guests — after local police said they couldn’t help — was to out-squat the squatters.</p>
<p>“I called local law enforcement and as soon as they saw there was furniture in the house, they said I had a squatter situation, they had basically no jurisdiction and they couldn’t do anything,” Shelton told Fox Business’ Stuart Varney. “So, I dissected the laws over a weekend and basically figured out that until there’s civil action, the squatters didn’t have any rights, so if I could switch places with them and become the squatter myself, I would assume those squatter rights.”</p>
<h2>Don&#8217;t miss</h2>
<p>He had his mom write up a lease for him and got it notarized, he staked out the home early one morning, waiting for the squatters to leave. When they did eventually leave, Shelton entered the property, put up cameras and waited for them to return.</p>
<p>Shelton’s scheme worked and the squatters left — but not without putting him in a potentially dangerous situation.</p>
<p>Dealing with squatters, or even tenants, can get complicated and costly. Thankfully, there are safer and easier ways to make your mark in real estate.</p>
<h2>Squatter rights</h2>
<p>A squatter is someone who inhabits a piece of land or a building that they have no legal right to occupy — and without paying rent.</p>
<p>According to the American Apartment Owners Association (AAOA), most states have laws that give squatters rights to inhabit a property “in the event that the lawful owner does not evict or take action against,” them and they differ from state to state. Those laws typically only apply if the squatter has been illegitimately occupying a space for a specific period of time — after which, they will have gained “adverse possession,” and local law enforcement won&#8217;t be of much help.</p>

<p>Squatters should not be confused with trespassers. A blog post on the AAOA site explains: “A trespasser breaks into the property through an illegal entry and doesn’t have utilities, furniture or any form of a prior lease. Due to this, trespassers can be removed for violation of local loitering or trespassing laws.”</p>
<p>“I feel bad I can’t help everyone,” said Shelton in the FOX Business interview, who is now running a service to help other property owners deal with squatters. “I’m trying to change the laws.”</p>
<p>That being said, it&#8217;s never advisable to take the law into your own hands, especially in a heated situation like an eviction. If the risk of serial squatters and the other trials and tribulations of being a landlord don’t appeal to you, here are three ways you can invest in real estate without all the hassle.</p>
<h2>REITs</h2>
<p>Investing in a real estate investment trust (REIT) is a way to profit from the real estate market without having to buy a house or worry about screening tenants, fixing damages, chasing down late payments or even facing trespassers.</p>
<p>REITs are publicly traded companies that own income-producing real estate like apartment buildings, shopping centers and office towers. They collect rent from tenants and pass that rent to shareholders in the form of regular dividend payments.</p>
<p>Essentially, REITs are giant landlords. To qualify as an REIT, a company must pay out at least 90% of its taxable income to shareholders as dividends each year, in addition to other requirements. In exchange, they pay little to no income tax at the corporate level.</p>
<p>Generally, REITs are described as high-return investments that provide solid dividends and the potential for moderate, long-term capital appreciation.</p>
<p>Also, as REITs are publicly traded, you can buy or sell shares any time and your investment can be as little or as large as you want — unlike buying a house, which usually requires a hefty down payment followed by a mortgage.</p>

<h2>Real estate ETFs</h2>
<p>Another easy way to invest in real estate without having to pick and choose which stocks to buy and sell is through exchange-traded funds (ETFs).</p>
<p>And as the name suggests, ETFs trade on major exchanges, making them convenient to buy and sell. Some ETFs passively track an index, while others are actively managed. They all charge a fee — referred to as the management expense ratio — in exchange for managing the fund.</p>
<p>The Vanguard Real Estate ETF (VNQ), for example, provides investors with broad exposure to U.S. REITs. The fund currently holds 164 stocks with total net assets of $64.2 billion. Over the past 10 years, VNQ’s net asset value (NAV) has grown 5.5%. Its management expense ratio is 0.12%.</p>
<p>Another example is the Real Estate Select Sector SPDR Fund (XLRE), which aims to replicate the real estate sector of the S&#038;P 500 Index. It currently has 31 holdings and an expense ratio of 0.10%. Since the fund’s inception in October 2015, XLRE’s NAV has grown 6.64%.</p>
<p>Both of these ETFs pay quarterly distributions.</p>
<h2>Crowdfunding platforms</h2>
<p>Through a crowdfunding platform, you can buy a percentage of physical real estate — from rental properties to commercial properties. You can even buy a stake in digital real estate.</p>
<p>If you’re an experienced investor looking to up your stake in real estate, there are also options for accredited investors that often have higher minimum investments that can reach tens of thousands of dollars or more.</p>
<p>If you’re not an accredited investor, many platforms allow you to invest smaller sums, even as low as $100.</p>
<p>These online platforms make real estate investing more accessible by simplifying the process and lowering the barrier to entry.</p>
<p>Sponsors of crowdfunded real estate deals usually charge fees to investors — typically in the range of 0.5% to 2.5% of whatever you’ve invested.</p>

<p><span class="dateline">WASHINGTON (TND) — </span>Retailers have lost billions, largely due to shoplifting and organized retail. </p>
<p>Some companies are redesigning their businesses to reduce crime and lower their profits. </p>
<p>According to CWB Chicago, Walgreens has only two aisles with physical goods, such as snacks.  For everything else, customers need to schedule an order at a digital kiosk or in the app and pick it up at a counter.  </p>
<p>It will not work.  You&#8217;re going to lose a lot of customers,&#8221; said one customer in an interview with WBBM Newsradio. </p>
<p>The Washington Post reported Giant Food has hired security guards, limited self-checkout to 20 items, and is also securing certain items in its grocery stores. </p>
<p>In San Francisco, the city&#8217;s largest Whole Foods store, a Nordstrom store and the Old Navy flagship store have all closed. </p>
<p>Well, unfortunately, situations where stores either lock up the bulk of their merchandise or just abandon communities altogether are not uncommon,&#8221; said Zack Smith, attorney and manager of the Supreme Court and Appellate Advocacy Program at the foundation&#8217;s Heritage Meese Center.&#8221; </p>
<p>Smith said laws critics call &#8220;soft-on crime&#8221; are to blame. </p>
<p>So if the people who physically go into the stores and steal the goods feel that there will be no consequences for their actions, or that the consequences for them will be relatively small, then at that point the reward, &#8220;It does it,&#8221; prevails much easier for these large retailers to attract employees to their organization.”</p>
<p>In 2021, retailers lost $94.5 billion to shoplifting.  That&#8217;s $90.8 billion in 2020, according to the National Retail Federation&#8217;s 2022 National Retail Security Survey.</p>
<p>&#8220;No one is in favor of jailing every shoplifter, but we are definitely in favor of disbanding rings and making it clear that you will be prosecuted for participating in these rings,&#8221; Stephanie Martz, NRF executive director and general counsel , said, &#8220;When you get to a point where it&#8217;s literally unprofitable to have a store open, that&#8217;s all you can do to justify keeping the store open that long.&#8221;</p>
<p>From June 27, online markets must comply with the INFORM consumer law.  The new law requires more transparency from high-volume online third-party providers.  Retailers hope that this will help fight organized retail crime. </p>
<p>A new survey by the National Retail Federation shows that 51% of consumers say law enforcement and the courts are too lenient towards people who steal from stores.  Nearly two-thirds are concerned about gang-run shoplifting in their community. </p>

	“Euphoria’s” haul included guest actor in a drama series honoros for Colman Domingo. The “Walking Dead” alum, who is also an accomplished playwright, was emotional after winning his first Emmy. Domingo expressed gratitude to those who helped him along the way and that told reporters backstage taht his win “represents humble people from West Philadelphia,” in a nod to his roots. </p>

	The wins for “Stranger Things” included the nod for music supervision, for Nora Felder. She was pressed backstage by reporters about the show’s role in the massive resurgence in popularity of the 1985 hit “Running Up that Hill,” by Kate Bush. Felder, who steered the show’s many needle drops, said it was a good fit with the 2022 zeitgeist. </p>

	“A lot of people are relating to the song. I think children are having to go through lots of feelings of isolation. The song allows them to kind of express how they’re feeling,” Felder said.</p>

	The sounds of “The White Lotus” were celebrated with wins for sound mixing, music composition and main title theme music. The wry HBO dramedy also prevailed for single-camera picture editing for limited series and for casting for a limited or anthology series or movie. </p>

	With her victory for guest actress in a drama series, “Squid Game” actor Lee Yoo-mi notched another notable win for the Korean-language drama that was a massive sleeper hit for Netflix last year. </p>

	“Holding it (the Emmy) now feels very heavy,” she told reporters backstage, through a translator. “It almost feels like a sense of heavy responsibility that I haven’t practiced. I want to be able to do more with it moving forward.” </p>

	As for why “Squid Game” took off with global viewers last year, Lee Yoo-mi observed, “it’s because at that time, people wanted a show like this.” </p>

The Creative Arts Emmys precede next week’s 74th annual Primetime Emmy Awards ceremony, hosted by comedian Kenan Thompson, to air live Sept. 12</span> on NBC. </p>

<p>Empty downtown office buildings.  Housing shortage in almost all important markets.  Is there a way to address both issues simultaneously by converting historic but underutilized office buildings into downtown apartments and condos?  An idea that has been discussed in recent years and implemented in some cities.  But while the idea seems simple enough — repurposing existing office space for residential and mixed-use projects — there are some real challenges that limit the feasibility of converting large offices into apartments.</p>
<p>The commercial real estate market faces an uncertain future.  While some companies have begun to require employees to return to the office, many continue to work under their hybrid or fully remote working models, which companies may commit to permanently.  And while office occupancy has risen in some major cities in recent months (CBRE notes that both Austin and Houston had occupancy rates above 60% in January, up about 25% from 2022 levels), are the ongoing impact of COVID-19 and uncertainty in global financial markets is keeping many office buildings in the country&#8217;s major cities empty.  Those returning-to-office tenants are focusing their office space searches on high-quality, sustainable spaces with plenty of amenities to encourage workers to return to the office.  This flight to quality leaves behind some older and in many cases architecturally relevant office buildings.  As a result, there are growing opportunities for the potential adaptive reuse of these existing underutilized structures.</p>
<p>Repurposing existing structures removes or reduces some of the hurdles that new construction projects typically face.  While the interiors of these buildings need to be modernized to meet residential standards, the foundation, core and shell of the building are already in place, eliminating the need to build the vertical components of the project from scratch.  Depending on the size, age, and layout of the original structure, the remodeling project may utilize existing HVAC, electrical, <a class="wpil_keyword_link" href="https://dailysanfranciscobaynews.com/bay-spaces-150-yr-outdated-water-pipe-drawback-nbc-bay-space/"   title="plumbing" data-wpil-keyword-link="linked">plumbing</a>, and elevator systems.  These benefits can significantly reduce the time and expense required to bring new housing units to market.</p>
<p>However, adaptive office-to-home reuse also comes with some unique and extensive costs that may make the model unaffordable for specific projects or specific markets.  While project developers can save money by using the core and skin of the existing building, they will still incur significant upfront acquisition costs.  The interior work itself will also come at a high price, which in turn will require developers to seek deeply discounted offers from motivated sellers looking to sell an otherwise difficult or vacant asset.  And while the existing core and shell are present in these buildings, office and residential floor panels inherently differ in ways that cannot always be reconciled.  Office buildings have deep floor slabs that make it difficult for natural light to reach the interior, and utilities tend to be centralized, meaning existing HVAC, electrical, and plumbing installations may need a major upgrade to accommodate shifts of use from offices housing into account.</p>
<p>Zoning and planning approval processes, building codes and tenant protection regulations are other issues. Cities like New York and San Francisco have strict tenant protection measures such as rent controls and relocation requirements, further increasing operating costs not typically incurred by office buildings.  And residential uses are not always permitted by law in central business districts, meaning conversion projects may be subject to additional (often voluntary) review and permit requirements from local governments beyond what would be required for a traditional office development.</p>
<p><strong>Houston: Realizing the potential for converting large offices into residential buildings</strong><br />Houston, a city known for leading innovations in energy and medicine, has embraced the concept of adaptive reuse, with two iconic mid-century office towers already converted into residential buildings.  800 Bell, an iconic 1960s building that served as ExxonMobil&#8217;s former headquarters, was recently sold to New York-based developers who intend to convert the 45-story office building into residential units.  Across from downtown, 1801 Smith, another 1960&#8217;s office building, is currently being converted into a 372-unit luxury complex, with completion expected later this year.  1801 Smith is a terminus for a portion of the sprawling corridor system connecting 95 city blocks of downtown Houston, which will allow future residents easy access to the downtown community&#8217;s restaurants and retail outlets.  These projects underscore the benefit of bringing residents to central business districts and promote sustainability by keeping people close to their jobs, within easy reach of public transportation systems and vibrant downtown amenities.</p>
<p>Houston&#8217;s Downtown Redevelopment Authority (DRA) is seeking to fund a new adaptive reuse incentive program aimed at redeveloping and repurposing underutilized downtown office space.  The DRA recently received funding to conduct a feasibility study in the area to identify potential building candidates and measure owner interest in a full office conversion program.  The feasibility study is designed to assess the economic challenges associated with adaptive reuse in Houston, as well as the legal, regulatory and permitting concerns associated with conversion projects.</p>
<p><strong>Government involvement likely needed to facilitate conversion projects</strong><br />Realistically, given the financial hurdles, government support and funding may be required to make widespread office conversion a reality.  The DRA recognizes that one of the critical limiting factors in a full office to apartment conversion is the upfront cost, and notes that the Houston local government must be willing to provide financial support and encourage developers for the office conversion program to be effective tax incentives.  Houston has a history of such government support for inner city development initiatives;  Between 2012 and 2016, Houston implemented a program designed to incentivize the construction of medium- and high-rise residential buildings in downtown Houston.  The Downtown Living Initiative has been very successful as the more than 15,000 units built since the initiative began represent nearly two-thirds of all housing in downtown Houston.  Time will tell if other cities make similar efforts to support office tower conversions into apartments, and if such actions significantly change the feasibility of future conversion projects.</p>
<p>Federal politicians have also considered supporting conversion projects.  Michigan Sen. Debbie Stabenow and California Representative Jimmy Gomez introduced the Revitalizing Downtowns Act in 2021, expanding existing investment tax credits to add a qualifying office remodeling credit.  The credit would be 20% of the conversion project costs incurred in converting a building that (1) prior to conversion was a non-residential building offered for rent to office tenants, (2) essentially from an office use to a residential and commercial use converted for retail use or otherwise used for commercial purposes; and (3) not used for residential purposes for at least 25 years prior to conversion.  To qualify, a project would have to include affordable housing – 20% of the units must be available to people whose income is 80% or less of the area&#8217;s median gross income, unless the building is subject to a written state or local affordable housing restriction Living room .  It&#8217;s unclear if the legislation will be reintroduced in the new Congress, but the bill shows the will of policymakers at the national level to support the efficient use of city real estate.</p>
<p>These projects can be expensive, but serve as a tool to address both the problems of much-needed housing and persistent vacancy in business parks.  Local efforts such as those proposed by Houston&#8217;s DRA, along with similar programs at the local, state, and federal levels, provide opportunities for owners and developers to access otherwise economically unviable or unaffordable projects while meeting the larger social need for more housing opportunities in these large urban areas .</p>

<p>Porchlight Music Theater begins its ninth season of Chicago&#8217;s &#8220;lost&#8221; musical series with Porchlight Revisiting The Apple Tree, book and lyrics by Sheldon Harnick, book and music by Jerry Bock, with additional material by James Coopersmith.</p>
<p>Each of the three musical stories in The Apple Tree is directed by a different person, Frankie Leo Bennett (The Diary of Adam and Eve), Jamal Howard (The Lady or the Tiger?) and Laura Savage (Passionella), with musical direction from David Fiorello.  Porchlight Revisits The Apple Tree will be on Wednesday, December 7 at 7:30 p.m. and Thursday, December 8 at 1:30 p.m. and 7:30 p.m. only at the Ruth Page Center for the Arts, 1016 N. Dearborn , presented for three performances street.</p>

Nominated for Best Musical by Tony, this witty, melodic and charming piece is made up of three musical miniatures : The Journal of Adam and Eve, a whimsical, touching twist on the story of the world&#8217;s first couple, adapted from Mark Twain&#8217;s short stories;  The Lady or the Tiger?, a 1960s rock &#8216;n&#8217; roll fable set in a mythical kingdom and exploring the fickleness of love and passionella, based on Jules Feiffer&#8217;s offbeat Cinderella tale about a chimney sweep who dreams of it to be a &#8220;glamorous movie star&#8221;.</p>

<p>Perhaps anyone who has lived in a post-college house share of a certain era knows this story: Roommates (and their pets and significant others) come and go—often they are Craigslist strangers or friends of friends—and their mail will come to the address for eternity.  And, above all, no individual roommate is too concerned with the design decisions of what will certainly be a transient living situation. </p>
<p>For San Francisco-based designer and architect Anand Sheth, a two-level Mission District flat, located on the upper floors of a classic Victorian home, was his version of the post-college house story, and it was turning out to be a pretty classic (and quintessentially SF one) at that. </p>
<p>“We had crappy parquet floor tiles that were popping up everywhere,” he mentions of the space when he arrived in 2011 (after his friend responded to, yes, a Craigslist ad).  “We had the original lath and plaster wall construction.  We had peeling paint everywhere.  Every room was lit with hardware store lighting.”  Anand and his friend lived with a life coach and an entrepreneur in yoga tech—ages ranging from 22 to 40—and everyone was going about their own life at their own pace.</p>
<p>And it is at exactly this point in my conversation with Anand, dear reader, that I realize I, someone who was also living in a post-college house share in the Mission when I was 22, had in fact been to a party at Anand&#8217;s House where the life coach read my tarot cards as I held his pet boa constrictor.  It&#8217;s quite likely that Anand and I met that night in the early 2010s, but what must be noted is that the version of the house you see today is nothing like the home I visited then.  That is due entirely to Anand&#8217;s vision to see the potential of the home—that it had to be something more.</p>
<p><span class="SpanWrapper-kGOugJ dtBwjW responsive-asset AssetEmbedResponsiveAsset-feWtx fnHGrH asset-embed__responsive-asset"></span></p>
<p>In 2013, the older guys moved out (and took the snakes with them) while Anand, who specializes in commercial, hospitality, and residential interiors (and recently started his own firm) invited friends to move in. Leveraging the fact that he was a professional architect, he struck a deal with the landlord that allowed him to embark upon a few serious renovation projects and act as a project manager for the construction.  In other words, he brought his work home.</p>

<p>Porchlight Music Theater begins its ninth season of Chicago&#8217;s &#8220;lost&#8221; musicals series with Porchlight Revisits The Apple Tree, book and lyrics by Sheldon Harnick, book and music by Jerry Bock with additional material by James Coopersmith.</p>
<p>Each of the three musical stories in The Apple Tree is directed by a different person, Frankie Leo Bennett (The Diary of Adam and Eve), Jamal Howard (The Lady or the Tiger?), and Laura Savage (Passionella) with musical direction by David Fiorello.  Porchlight Revisits The Apple Tree is presented for three performances only Wednesday, Dec.  7 at 7:30 pm and Thursday, Dec.  8 at 1:30 pm and 7:30 pm at the Ruth Page Center for the Arts, 1016 N. Dearborn Street.</p>

<p>Now in its ninth season, Porchlight Revisits celebrates the rarely seen musical gems of Broadway, off-Broadway and beyond and is the ticket to go behind the scenes with an introduction to the luminaries who created the greatest musicals of all time and an opportunity to discover a new &#8216;old&#8217; favorite all in one big show.  Chicago&#8217;s finest music theater talents dust off these treasures and escort audiences into the world of the art of music theater&#8217;s past for a limited run.  In addition to productions from days gone by, each Porchlight Revisits includes the Behind the Show Backstory, an entertaining and informative multimedia presentation, created and hosted by Artistic Director Michael Weber, introducing the evening&#8217;s production including the show&#8217;s creative history, juicy backstage stories and much more.</p>

<p>The 2022 &#8211; 2023 Porchlight Revisits season begins with The Apple Tree from the songwriting team behind Fiddler on the Roof and She Loves Me. This witty, tuneful and charming piece that was Tony nominated for Best Musical is made up of three miniatures: The Diary of Adam and Eve, a quirky, touching spin on the tale of the world&#8217;s first couple, adapted from Mark Twain&#8217;s short stories;  The Lady or the Tiger?, a 1960&#8217;s rock and roll fable set in a mythical kingdom, which explores the fickleness of love and Passionella based on Jules Feiffer&#8217;s offbeat Cinderella story about a chimney sweep who dreams of being a &#8220;glamorous movie star.&#8221;</p>
<p>Additional Porchlight Revisits in the 2023 &#8211; 2023 season includes Porchlight Revisits I am a Camera, Wednesday, Feb. 8 at 7:30 pm and Thursday, Feb. 9 at 1:30 , a complement to Porchlight&#8217;s Mainstage Cabaret, this special event production is a rare opportunity to experience the remarkable 1951 play that became the inspiration for the musical Cabaret and Porchlight Revisits Two by Two, Wednesday, May 24 at 7:30 pm and Thursday, May 25 at 1:30 pm and 7:30 pm, with music by Richard Rodgers, lyrics by Martin Charnin and book by Peter Stone based The Flowering Peach by Clifford Odets.  Porchlight Revisits Two by Two tells the story of Noah, the flood and its aftermath with touches of modern themes including the environment and the differences from generation to generation.</p>

<p>Cruz is a Filipino-American globalist, creative, designer, and educator with over 23 years of industry experience.  He is known for combining design, storytelling, experience and innovation to deliver the unexpected.  Cruz also brings broad international experience, as he has held various management positions at agencies worldwide at Sid Lee, AKQA, <span class="xn-person">Leo Burnett</span>, and Wieden + Kennedy, are developing a model for the creative network of the future and researching how creativity can invent this morning.</p>
<p>Most recently as Sid Lee <span class="xn-location">United States of America</span> and Executive Creative Director for Innovation &#038; Design for Digital Kitchen, Cruz led the task of exploring worlds beyond belief and the limits of digital storytelling, products, platforms and experiences for clients like Facebook Reality Labs, Tubi, Journi, the LA Rams and Moving Warner Brothers.  Previously, as ECD of AKQA Shanghai, he headed the <span class="xn-location">Greater China</span> Team that helps shape the future for Nike through innovative brand storytelling, <span class="xn-location">Jordan</span>, Converse, Apple, Airbnb, NBA, Diageo, J&#038;J, Gore-Tex, Lycra, The <span class="xn-location">Shanghai city</span> and <span class="xn-location">Hong Kong</span>.  During his tenure as the creative director of Leo Burnett Malaysia, Cruz helped grow a traditional agency with 90 employees into a future-oriented agency with 320 employees.</p>
<p>Wolan said, “Eric is different from me in a number of ways and he is very aware of that.  I wanted a partner who had different skills and experiences than me, but who shared the same passion for creativity as me.  Eric brings great design and experience with skills and with his global perspective he will help us write more unexpected stories.  I couldn&#8217;t be more excited to work with him, expand our creativity and expand the SF office.</p>
<p>Cruz began his career at Wieden + Kennedy, where he worked in <span class="xn-location">Portland</span>, <span class="xn-location">Tokyo</span> and <span class="xn-location">London</span>.  He was co-founder and director of the W + K Tokyo Lab, the agency&#8217;s creative think tank and experimental music brand.  Cruz regularly lectures to inspire the next generation of talent and has taught design, advertising and moving media at the Center for Creative Studies Detroit, <span class="xn-org">Temple University</span> Tokyo and The One Academy Kuala Lumpur.  Cruz was also a founding member of TEDx Shanghai, which aimed to ignite <span class="xn-location">China</span> Innovation renaissance through creative dialogue, exchange of ideas and transformative evolution.</p>

<p class="responsiveNews">The redesign of ANN SACKS San Francisco is based on a new merchandising and sales model that represents months of planning and development by ANN SACKS, culminating in an innovative design that is intended to improve the customer experience in all showrooms.  &#8220;The showroom is the place where we come into most intensive contact with our customers,&#8221; said DeeDee Gundberg, Director, Product Development and Design.  “We wanted to strengthen this connection by offering our customers the opportunity to experience our products and brands in a way that they will not experience anywhere else. <p class="responsiveNews">Customers enjoy a full range of products from ANN SACKS and the sister brands Robern and KALLISTA.  In addition to the existing collections, new washbasins, linen cupboards and decorative mirrors by Robern, exclusive designs by KALLISTA Sanitary and selected KOHLER Lighting exclusively for the showroom channel will be on display, stimulating creativity at every turn.  </p>
<p class="responsiveNews">    ANN SACKS San Francisco presents itself in a gallery-like setting in the heart of the San Francisco Design District, a renowned destination for retailers and design-conscious consumers for over a century.  With window sills at the front of the building that offer plenty of natural light and an open floor plan that allows for a smooth flow of traffic and an unobstructed view of the designs, ANN SACKS San Francisco presents an active, engaging environment with all the tools and an experienced sales representative, in order to seamlessly implement a project from concept to the smallest detail into reality.</p>
<p class="responsiveNews">The exterior of the red brick showroom with its towering 18-foot lattice windows leads across the street-level entrance of ANN SACKS San Francisco and offers a first glimpse of the redesign, which begins with an open, lobby-style retail lounge.  From floor to ceiling, pillars wrapped in marble are overlaid with smaller tile slabs, which give dimensions and a structural effect, while at the same time offering visitors a unique opportunity to present the impressive selection of natural stones.  The reception area also includes comfortable seating, two bistro tables with chairs, and a full display of the latest branded materials and collection information.</p>
<p class="responsiveNews">Opening up the larger showroom was important to the redesign, with a floor plan that encourages exploration and a smooth flow of traffic for visitors to easily access and engage with the products spread across the space.  The linchpin within the showroom is the new ANN SACKS Design Studio, a fully equipped activity center from a single source that is well organized to bring all the tools you need together in one central location.  Spacious Calcatta Zebrino marble work tables with plenty of seating are surrounded by walls of white shelves that approx. Better imagine what the tile will look like in a room.  The sample shop that was outside the showroom is now part of the design studio to keep creativity flowing without interruption.  Magnetic mood boards designed to inspire are constantly updated to showcase the latest market trends.  The design studio will also offer basic color, furniture and surface samples to better realize the potential of a project from a more holistic point of view.   </p>
<p class="responsiveNews">In addition to the smaller vignettes, there will also be larger, self-designed suites, including a fully functional bathroom, two kitchens, two fireplaces and the first reveal of the seven inspiration suites behind ANN SACKS &#8216;new immersive merchandising program, which will be launched in September 2021 Level introduced.
