<p>SAN DIEGO, CA&#8211;(Marketwire &#8211; Sep 27, 2012) &#8211; Kelly Anderson, Call Center Manager at Anderson Plumbing Heating and Air, has been named 2012-2013 President of the Plumbing Heating Cooling Contractors Association (PHCC) San Diego.</p>
<p>As the second woman to lead PHCC during its 110 year history, I feel a particular responsibility to be a role model for other young women in San Diego who have chosen a career in <a class="wpil_keyword_link" href="https://dailysanfranciscobaynews.com/bay-spaces-150-yr-outdated-water-pipe-drawback-nbc-bay-space/"   title="plumbing" data-wpil-keyword-link="linked">plumbing</a>, heating and air conditioning or other home service industries,&#8221; said Anderson.</p>
<p>&#8220;Our company has been involved with the PHCC organization for many years,&#8221; added Anderson. &#8220;In fact, in the early 90s my father, Walter Anderson, was the 99th president of the PHCC. Twenty-one years later I am honored to be following in his footsteps serving as president.&#8221;</p>
<p>Anderson joined the Anderson Plumbing Heating &amp; Air shortly after graduating from San Francisco State University with a bachelor&#8217;s degree in Radio and T.V. Broadcasting. She quickly emerged as a leader in both the Anderson Plumbing Heating &amp; Air organization, as well as PHCC. Anderson&#8217;s 2012-2013 plans for the PHCC include focusing on training programs and certifications.</p>
<p>&#8220;The PHCC has always been a terrific conduit of information for our business with its focus on education, training and hiring licensed contractors,&#8221; Anderson said. &#8220;This year PHCC is taking on some exciting new initiatives including our new PHCC offices to accommodate the high demand for our training programs and we&#8217;ve expanded to include training and certifications for heating and air conditioning.&#8221;</p>

<p>Every spring, when temperatures turn mild in northern Nevada, heating, ventilation, and air conditioning companies typically see business slowing as homeowners cease using their HVAC units.</p>
<p>Then summer hits and their cell phones light up.</p>
<p>However, over the past year, many HVAC companies saw a summer surge in inquiries earlier than usual &#8211; with people locked in their homes due to a novel virus that has been shown to be airborne, the air quality on homeowners&#8217; minds was suddenly fresh.</p>
<p>Sierra Air Inc. is seeing increased demand for all of its services, from air conditioning repair and installation to air conditioning maintenance and sewer cleaning, said Rickey Hayes, marketing manager at the Reno-based company.</p>
<p>&#8220;As people spend more time in their homes, people are more concerned about the quality of the air they breathe,&#8221; Hayes told the NNBW.  “And with the spread of the coronavirus, this has really affected people&#8217;s thought patterns about their indoor air quality and the quality of the air they breathe.</p>
<p>&#8220;Well, it&#8217;s been really, really busy.&#8221;</p>
<p><strong>UPTICK IN NEW DEVICE INSTALLATIONS</strong></p>
<p>Busy indeed.  Hayes said Sierra Air had a &#8220;banner year&#8221; in 2020 and found that the company&#8217;s revenue was up a whopping 26.5% compared to 2019.  The company expected sales to last a few months into the start of the pandemic, but it hadn&#8217;t anticipated spike through the rest of 2020 and into this year.</p>
<p>&#8220;We expected minimal growth &#8211; maybe 6% &#8211; if anything,&#8221; said Hayes.  &#8220;But we started picking up again last May and then we had a really strong summer &#8230; and it just went on for the rest of the year.&#8221;</p>

<p>Along with the repair requests, Hayes said Sierra Air has seen a significant increase in calls for new equipment.  This is due to the fact that northern Nevada experienced a housing boom 20 years ago &#8211; and those HVAC systems are on their last legs.</p>
<p>“All of these stoves and air conditioners live to be 15 to 20 years old, and that&#8217;s about the life of an oven,” he said.  &#8220;So we&#8217;re seeing a boom &#8211; that plays a pretty big role.&#8221;</p>
<p>So much so that Sierra Air had to hire more technicians to meet demand, Hayes said, adding that their team had grown by about 4%.</p>
<p>At this time of year, the company has nearly 150 technicians and around 70 vehicles in total in the greater Reno-Sparks area for residential and commercial services.</p>
<p><strong>&#8220;TRY TO STAY&#8221;</strong></p>
<p>In Carson City, too, Ropers heating and air conditioning systems are sending technicians more often than ever, said owner Dirk Roper.</p>
<p>How much of that is due to fear of COVID-19 and people taking additional measures?  Roper said he wasn&#8217;t sure.  However, he believes that homeowners&#8217; extended stays in the home have fueled demand, especially for those who joined the work-from-home movement and realized that their HVAC systems were missing.</p>
<p>&#8220;I suspect this is at least partly because people are spending a lot more time at home and realizing how uncomfortable their home is when they try to work there all day without air conditioning or whatever,&#8221; said Roper. The company saw a 7% increase in sales in 2020.  “So we added air conditioning and upgraded the air conditioning.  We have been very busy keeping up with the demand. &#8220;</p>
<p>Demand for Roper&#8217;s Heating and Air Conditioning and Sierra Air only rose after May brought several 80-degree days and the first week of June ushered in a series of scorchers in northern Nevada in the mid-1990s.  With temperatures in the upper 90s forecast through mid-June, both Hayes and Roper don&#8217;t see any slowdown in business anytime soon.</p>
<p>“If someone calls, we&#8217;re booked out for a week and a half,” Hayes said of Sierra Air. “It&#8217;s a blessing and a burden.  We have now come to a point where I reject marketing opportunities because I don&#8217;t know if we have the infrastructure to do more. &#8220;</p>
<p>Meanwhile, Roper said his company expects &#8220;double-digit&#8221; growth in 2021, adding, &#8220;So far, it&#8217;s turning out to be a blockbuster year.&#8221;</p>

<p>A recent Wall Street Journal article claims the national housing market is &#8220;losing some of its&#8217; frenzy&#8221; as more homes are put up for sale and overpriced homes are on the market instead of &#8220;instant buyers.&#8221;</p>
<p>I wondered if that was the case with the San Francisco Bay Area market, which is often an outlier when it comes to real estate, and asked three experts for their opinions.</p>
<p>As with most things to do with living in the Bay Area, the answer is complicated.</p>
<p>At the national level, the market appears to be slowing, said Daryl Fairweather, chief economist for the Redfin residential development. </p>
<p>&#8220;We&#8217;re going from 100 mph to 80 mph,&#8221; Fairweather said.  &#8220;What is happening right now is that many buyers are pulling out of the market due to high property prices. We are seeing lower sales and a slight increase in price drops.&#8221; </p>
<p>She noted that the national listings &#8220;restricted the market,&#8221; but that is not the case in San Francisco, where a small exodus of people has left the city for other locations in the Bay Area or California.  According to the logic, the more people go, the greater the available housing stock. </p>
<p>Still, San Francisco remains the most expensive market in the country.</p>
<p>&#8220;That&#8217;s why everyone goes, because it&#8217;s so expensive,&#8221; said Fairweather.  &#8220;But when you have the money (and have lots in the Bay Area), the market isn&#8217;t really a problem for you.&#8221; </p>
<p>Statistically, the number of deals signed in the Bay Area&#8217;s largest markets &#8211; Santa Clara, Alameda, Contra Costa and San Francisco &#8211; is slightly lower than it was in the spring.  The exception is Alameda County, which, according to Compass, has increased slightly since the spring. </p>
<p>That said, it&#8217;s not uncommon for these markets to slowly slow down after the spring peaks as the summer season is usually slower. </p>
<p>Likewise, according to Realtor.com, the new listing data in the four above-mentioned districts rose significantly in June compared to May.  Alameda grew by 5%, Contra Costa by 16% and Santa Clara by 5%.  Only San Francisco was down 3%.  Active entries on a specific day of the month increased in all four counties in June versus May.  This number is influenced by the number of new listings that hit the market and how quickly buyers are buying them. </p>
<p>Alan Thuma, a longtime real estate agent at Vanguard Properties, says he has seen steady inventory but also &#8220;steady absorption&#8221;.  In other words, while there can be plenty of active listings, these properties book out quickly &#8211; and often quickly.  One reason for the increased inventory could be that many people are traveling this summer as COVID restrictions ease. </p>
<p>&#8220;But everything is still moving this summer,&#8221; he said, adding that he has hosted an open house every weekend this season. </p>
<p>Thuma believes that we &#8220;march continuously to an autumn market&#8221;.  He expects plenty of inventory in the fall, but also expects buyers to anticipate this and start looking now.</p>
<p>&#8220;If you are a first-time buyer, it is very natural to be trained to see the market pick up after Labor Day,&#8221; he said, indicating that many buyers would hold off their search until then. </p>
<p>In general, he sees any market downturn in the &#8220;foggy San Francisco&#8221; season, when the market usually fades. </p>
<p>So is the Bay Area housing market cooling off?  Probably not, no.  And while inventory can rise in the fall, as usual, expect a lot of competition. </p>
