<p>Mayor London Breed said a &#8220;very aggressive&#8221; crackdown on San Francisco&#39;s homeless camps will begin in August after a recent Supreme Court ruling cleared the way for widespread enforcement.</p>
<p>In June, the Supreme Court ruled that enforcing rules against homeless people sleeping outdoors does not violate the “cruel and unusual punishment” clause of the Eighth Amendment.</p>
<p>On Thursday, Breed welcomed the ruling and said the city plans to change its protocols and may begin imposing criminal penalties on homeless people. </p>
<p>&#8220;Thank God for the Supreme Court&#39;s change of ruling,&#8221; Breed said at an election debate hosted by a local firefighters&#39; union. &#8220;Starting in August, we&#39;re going to be very aggressive and forceful in moving camps, which may even result in criminal consequences.&#8221;</p>
<p>A spokesman for the mayor&#39;s office said a more comprehensive plan would be available in late July or early August. </p>
<p>&#8220;San Francisco is a compassion-first city, and we will continue to lead with services, but we cannot allow people to turn down services and accommodations when they are offered and available,&#8221; the mayor&#39;s office said in a statement. &#8220;Our goal is to get people into their homes &#8211; camping or living on our streets is not safe for our community, our residents, and people who need support.&#8221;</p>

<p>The Santa Monica store will be Mixt&#39;s third location in Los Angeles, with others in Silver Lake and Miracle Mile. Since opening in downtown San Francisco in 2005, the chain has opened a total of 16 locations, most of them spread across several California cities and one each in Dallas and Scottsdale, Arizona.</p>

<p>Owned by a married couple <strong>David </strong>And <strong>Leslie Silverglide</strong> — who has an impressive background in environmental science and engineering — Mixt offers customers a selection of signature salads or lets them build their own from a wealth of fresh ingredients. The couple came up with the idea while bemoaning the lack of healthy fast-food options on a trip back to San Francisco from Lake Tahoe, Mixt&#39;s website says.</p>

<p>Caltrans has scheduled a full day closure of the San Francisco Bay Trail near Cordilleras Creek Bridge in Redwood City starting at 7 a.m. on Monday.</p>
<p>The one-day bike path closure will allow our contractors to do work pertaining to the Cordilleras Creek Bridge Replacement Project.</p>
<p>The Bay Trail Bike Path closure will be in place starting at the entrance of Blair Island Road and ending at entrance of Twin Dolphins Drive in San Carlos, during the hours of 7 a.m. to 4 p.m.</p>

<p>San Francisco’s Mission District feels like it’s straddling two different worlds. </p>

<p>For years, this small, vibrant Latino enclave has been home to many immigrant families, artists and longtime residents — but in the past decade, the eclectic neighborhood has also been a home base for tech titans and wealthy residents like Mark Zuckerberg. For every old-school Victorian home and grimy, longtime dive bar, it seems that there are just as many brand-new loft spaces and trendy restaurants packed with moneyed office workers. And despite surviving a previous “onslaught” of gentrification, now, it appears that the neighborhood is bracing itself for yet another tech movement: the burgeoning artificial intelligence industry. </p>
<p>Derek Daniels, a regional research director at Colliers International, a multibillion-dollar investment management company, said the Mission neighborhood is jokingly referred to as “Area AI,” an homage to Area 51. “Most of it is concentrated in that area,” he told SFGATE. </p>

<p>“All the talk has been ‘tech is shrinking’ — but the AI segment is a segment that’s seeing significant growth in funding,” Daniels added. </p>
<p>Even though San Francisco is hemorrhaging tech companies left and right, a map Colliers shared with SFGATE shows that this industry is slowly, quietly taking hold in one of San Francisco’s most diverse neighborhoods. Adept AI, for instance, which was founded in 2022, has offices just a 15-minute walk from 16th Street BART Station. OpenAI, arguably the most prominent artificial intelligence company, is around the corner on Florida Street, and companies like Zoox, Ideo and Embark Trucks are all clustered in the same gray region of the Mission District. </p>
<p>“OpenAI has somewhat of a queen bee phenomenon,” says John Jensen, Colliers’ executive vice president. </p>
<p>“As someone who has lived and worked in the Mission since 2016, I found it to be the ideal location for a startup like ours,” Sonia Kastner, Pano AI’s CEO and co-founder, told SFGATE. </p>

<p>Aside from offering mixed-use office space and easy highway access, the neighborhood provides a “vibrant urban setting” for the company’s local employees and makes it easy for customers, investors and policymakers to visit headquarters, she said. </p>
<p>Soran Mofti, a manager at Remoov, a company in the area that declutters and resells secondhand furniture, can attest that tech’s landscape is changing based on the number of clear-outs he’s been assigned.   </p>
<p>Many startups have told him that they’re going remote or moving to other neighborhoods — namely, the Mission. </p>
<p>Most employees in the industry work, live and play in the neighborhood, said Jensen, and Mofti agrees that the area’s proximity to bars and restaurants is what makes it so alluring compared to downtown. </p>

<p>Jensen predicts that the prices for office space will go up, but he believes this demand will ultimately benefit the community’s residents and small businesses. Unlike downtown San Francisco, the Mission has a wealth of foot traffic, contributing to the area’s vibrancy — tech’s presence, he says, will only bolster it even more. “Success breeds success,” he said. </p>
<p>“If this trend continues in the Mission, then it’s going to be a little bit problematic for the traditional furniture businesses that have traditionally been in this neighborhood,” he said. </p>
<p>Major investment companies, however, believe otherwise. </p>

<p>“Every day, we’re seeing groups that are evaluating expansion in this area. And it’s a good thing,” Jensen continued. “… San Francisco needs positivity, and these groups can provide that.”</p>

A narrator insinuates it’s all happening on US President Joe Biden’s watch. Those visuals in a Republican National Committee spot aren’t real and the scenarios are clearly fictional. But thanks to artificial intelligence, they look pretty real. Within days of the ad appearing online in April, Representative Yvette Clarke, a New York Democrat, introduced legislation to require disclosure of AI-produced content in political advertisements. “This is going too far,” she said. In the GOP-controlled House of Representatives, her bill is going nowhere. But it illustrates the degree to which AI’s rapid advance has put Washington on the back foot. And the 2024 election is less than 16 months away. </p>
<p class="Paragraph_text-SqIsdNjh0t0-" data-component="paragraph"><strong>Biden on Wednesday</strong> championed diplomatic breakthroughs at this week’s NATO summit while seeking to bolster his reelection prospects. With Russia’s war on Ukraine still raging 17 months on, the president warned that the fate of democracy would be determined by decisions made by the US and its allies in the coming years. Before leaders arrived at the gathering in Lithuania, Turkey suggested it wouldn’t move forward with Sweden’s application to join the alliance. <p>Do you have a student who’s curious about their opportunities after high school? High school counselors are once again working with the College, Career and Technical Education (CCTE) department to host the College and Industry Fair.</p>
<p>On Tuesday, September 12, the Ag Expo Center will be filled with more than 100 colleges, universities, industries and other post-secondary institutions. Students and their families will be able to visit with representatives from various industries from 4:30-7:30 p.m. on the lower level of the building and with university representatives from 5:30-7:30 p.m. on the upper level of the building.</p>
<p>The event is free to attend. The lists of institutions and industries attending the event are available below. The Ag Expo Center is located at 4215 Long Lane in Franklin.</p>

<p>BRICK, N.J. (AP) — New Jersey is pushing an ambitious agenda to move its more than 9 million residents away from natural gas and gasoline to heat their homes and power their cars, in favor of electricity to do the job of both. </p>
<p>But like many other places in the country, the moves, designed to lessen the harmful impact of burning fossil fuels on the planet’s climate, are garnering significant opposition from foes who warn that the government is coming to take away your stove and your car.</p>
<p>New Jersey utility regulators on Wednesday approved a series of “decarbonization” measures designed to incentivize buildings to switch from natural gas heat to electric. Participation in the programs is strictly voluntary, according to the chairman of the state Board of Public Utilities, who lashed out against “misinformation and lies” being circulated by opponents.</p>
<p>Democratic Gov. Phil Murphy has said he wants only “zero-emissions” vehicles to be available in the state by 2035.</p>
<p>Taken together, they represent aggressive steps to move away from fossil fuel use.</p>
<p>“We build upon our nation-leading record of bold climate action while delivering on our promise to utilize every tool at our disposal to combat the intensifying climate crisis,” Murphy said earlier this month in announcing the requirement that manufacturers ramp up their production of electric vehicles, reaching 100% by 2035.</p>
<p>“No one is coming for anyone’s gas stove,” the governor said. “No one is walking into anyone’s kitchen. No one is going to be forced to do anything, in any way.”</p>
<p>But to opponents, the moves represent serious and costly government overreach, which will inevitably need to be enforced by bans.</p>
<p>“New Jerseyans are learning that the ultimate goal of ‘building decarbonization’ and Gov. Murphy’s extreme green energy plan is the elimination of affordable natural gas and the extremely costly replacement of gas stoves, furnaces, and hot water heaters,” said Republican state Sen. Anthony Bucco. “They’re realizing there’s no way to fully electrify the entire state without bans, mandates, expensive conversions, and higher energy bills.”</p>
<p>The programs approved Wednesday by the Board of Public Utilities include goals and targets for buildings to install heat pumps instead of natural gas cooling and heating equipment.</p>
<p>These devices move heat between the air inside a home and the air outside a home, while ground source heat pumps transfer heat between the air inside a home and the ground outside a home. Low-income households would qualify for financial assistance to purchase and install them.</p>
<p>“Without a doubt, this will kick-start to the next generation of energy efficiency in New Jersey,” said the board’s chairman, Joseph Fiordaliso. “We are encouraging folks to move to energy efficiency. Notice I said ‘encouraging.’ We are not requiring. We are not mandating anyone to give up their gas stove. I cannot emphasize more that we are not mandating anything. So, enough of the misinformation out there.”</p>
<p>Decarbonization of buildings is a critical component in New Jersey’s energy master plan and is the focus of an executive order by the governor to install zero-carbon-emission space heating and cooling systems in 400,000 homes and 20,000 commercial properties, and make 10% of all low-to-moderate income properties electrification-ready by 2030.</p>
<p>It’s already happening in places like Berkeley, California, which in 2019 voted to ban natural gas connections in all new construction. San Francisco and New York City soon followed.</p>
<p>But other places, particularly those with Republican-led governments, are resisting. As of June, 24 states have adopted laws prohibiting natural gas bans. They call the laws “pre-emption” measures.</p>
<p>New Jersey’s business community is concerned with the cost of Murphy’s proposals, which some opponents have put at more than $1 trillion.</p>
<p>“While we should all work to reduce carbon emissions, the ban of gas-powered cars in such an expedited time frame does not take costs or feasibility into account, and it is likely to result in a major increase in New Jersey residents who actually won’t be able to afford to drive,” said Ray Cantor, an official with the New Jersey Business And Industry Association.</p>
<p>“The governor’s plan will make new cars virtually unaffordable for working and middle-class consumers and will severely limit vehicle consumer choice,” added Jim Appleton, president of the New Jersey Coalition of Automotive Retailers.</p>
<p>But the state’s environmental community strongly supports the switches.</p>
<p>“Building electrification is environmental protection from the inside out,” said Anjuli Ramos-Busot, state director of the Sierra Club. “Modern electric technologies are crucial to making our communities more resilient to extreme weather and are far more efficient than fossil-fuel alternatives. Our clean energy transition not only happens out there on our grids, but also right here in our homes and shared spaces so that we can all breathe easier while taking action to reduce harmful climate pollutants.”</p>

<p>BRICK, N.J. (AP) — New Jersey is pushing an ambitious agenda to move its more than 9 million residents away from natural gas and gasoline to heat their homes and power their cars, in favor of electricity to do the job of both. </p>
<p>But like many other places in the country, the moves, designed to lessen the harmful impact of burning fossil fuels on the planet’s climate, are garnering significant opposition from foes who warn that the government is coming to take away your stove and your car.</p>
<p>New Jersey utility regulators are to vote Wednesday on a series of “decarbonization” measures designed to incentivize buildings to switch from natural gas heat to electric.</p>
<p>Democratic Gov. Phil Murphy has said he wants only “zero-emissions” vehicles to be available in the state by 2035.</p>
<p>Taken together, they represent aggressive steps to move away from fossil fuel use.</p>
<p>“We build upon our nation-leading record of bold climate action while delivering on our promise to utilize every tool at our disposal to combat the intensifying climate crisis,” Murphy said earlier this month in announcing the requirement that manufacturers ramp up their production of electric vehicles, reaching 100% by 2035.</p>
<p>“No one is coming for anyone’s gas stove,” the governor said. “No one is walking into anyone’s kitchen. No one is going to be forced to do anything, in any way.”</p>
<p>But to opponents, the moves represent serious and costly government overreach, which will inevitably need to be enforced by bans.</p>
<p>“New Jerseyans are learning that the ultimate goal of ‘building decarbonization’ and Gov. Murphy’s extreme green energy plan is the elimination of affordable natural gas and the extremely costly replacement of gas stoves, furnaces, and hot water heaters,” said Republican state Sen. Anthony Bucco. “They’re realizing there’s no way to fully electrify the entire state without bans, mandates, expensive conversions, and higher energy bills.”</p>
<p>While Murphy said the electric vehicle rules do not impose any obligations onto consumers or car dealerships, Brad Schnure, a spokesman for Senate Republicans, said there is no way New Jersey can reach the governor’s stated climate goals without mandates. </p>
<p>A spokesman for the New Jersey Board of Public Utilities said the agency will not comment until after it votes on proposed decarbonization measures on Wednesday. Those steps include goals and targets for buildings to install heat pumps instead of natural gas cooling and heating equipment.</p>
<p>These devices move heat between the air inside a home and the air outside a home, while ground source heat pumps transfer heat between the air inside a home and the ground outside a home. Low-income households would qualify for financial assistance to purchase and install them.</p>
<p>Decarbonization of buildings is a critical component in New Jersey’s energy master plan and is the focus of an executive order by the governor to install zero-carbon-emission space heating and cooling systems in 400,000 homes and 20,000 commercial properties, and make 10% of all low-to-moderate income properties electrification-ready by 2030.</p>
<p>It’s already happening in places like Berkeley, California, which in 2019 voted to ban natural gas connections in all new construction. San Francisco and New York City soon followed.</p>
<p>But other places, particularly those with Republican-led governments, are resisting. As of June, 24 states have adopted laws prohibiting natural gas bans. They call the laws “pre-emption” measures.</p>
<p>New Jersey’s business community is concerned with the cost of Murphy’s proposals, which some opponents have put at more than $1 trillion.</p>
<p>“While we should all work to reduce carbon emissions, the ban of gas-powered cars in such an expedited time frame does not take costs or feasibility into account, and it is likely to result in a major increase in New Jersey residents who actually won’t be able to afford to drive,” said Ray Cantor, an official with the New Jersey Business And Industry Association.</p>
<p>“The governor’s plan will make new cars virtually unaffordable for working and middle-class consumers and will severely limit vehicle consumer choice,” added Jim Appleton, president of the New Jersey Coalition of Automotive Retailers.</p>
<p>But the state’s environmental community strongly supports the switches.</p>
<p>“Building electrification is environmental protection from the inside out,” said Anjuli Ramos-Busot, state director of the Sierra Club. “Modern electric technologies are crucial to making our communities more resilient to extreme weather and are far more efficient than fossil-fuel alternatives. Our clean energy transition not only happens out there on our grids, but also right here in our homes and shared spaces so that we can all breathe easier while taking action to reduce harmful climate pollutants.”</p>
<p>Doug O’Malley, director of Environment New Jersey, called the BPU proposals “a necessary step toward reducing emissions from our buildings, the second-highest polluting sector in the state, while delivering clean air and healthier homes.” </p>

<p>WHITE MARSH – On Friday, the AVENUE at White Marsh announced the addition of World Market to the mall&#8217;s retail mix.</p>
<p>World Market plans to open a 18,500 square meter location next to Nike in spring 2024.  The Market is a retail outlet offering a diverse selection of furniture, home accessories, gifts and specialties from around the world. </p>
<p>In 1959, World Market opened its first location on the waterfront of San Francisco&#8217;s famous Fisherman&#8217;s Wharf.  The goal was to provide customers with a place to shop for unique decorations and groceries that cannot be found in traditional retail stores. </p>
<p>&#8220;Our stores offer customers inspiration and solutions for decorating, hospitality and gifting throughout the year, as well as an unparalleled Christmas market with traditional international sweets and unique ornaments and decorations,&#8221; says a press release from World Market. </p>
