<p><strong>TEAMS COMPARISON:</strong> Sunday&#8217;s game features two top ten special teams units built with different philosophies. The Burrow Bengals have stitched it together with largely first and second-year players, such as rookie punter Brad Robbins, rookie personal protector Jordan Battle, rookie punt returner Charlie Jones, rookie gunner Andrei Iosivas and second-year long snapper Cal Adomitis. Although the two linchpins are vets, linebackers Akeem Davis-Gaither and Markus Bailey, Davis-Gaither just returned from a month-long knee injury. In his first year playing, safety Tycen Anderson was tied for the NFL lead in special teams tackles before suffering a season-ending ACL tear in the Oct. 29 win against the 49ers.</p>
<p>Meanwhile, the Texans with a quarterback on a rookie deal, have veterans such as nine-year linebacker Neville Hewitt and fifth-year cornerback Ka&#8217;dar Hollman who are in the NFL&#8217;s top 20 in special teams tackles, per PFF.</p>
<p>&#8220;They don&#8217;t give up anything,&#8221; said Simmons of a kick and punt defense that is both ranked third. &#8220;What they&#8217;re taking advantage of right now is they have not had a quarterback there in some time. And so they can pay the lower half of the roster higher than what the rest of the league can because they don&#8217;t have to pay the quarterback yet. They have a bunch of good veteran special teams players and they&#8217;re taking advantage of that.&#8221;</p>
<p><strong>STATE OF TEAMS:</strong> Despite the loss of Anderson, Simmons is bullish on his young guys.</p>
<p>Robbins, he says, has bounced back from his nightmarish 10-punt opener in the rain and been solid. He particularly points to the last punt in San Francisco with 19 seconds left and a 14-point lead.</p>
<p>&#8220;It didn&#8217;t seem big to a lot of people, but it is to me, how we handled the situation at the end … We ran the play clock down. We called timeout. We talked about the rush. But then I told him, this punt has to be out of bounds,&#8221; Simmons said. &#8220;Because there&#8217;s going to come a time it&#8217;s a seven-point game, or it&#8217;s a three-point game with 20 seconds left where that ball&#8217;s got to be out of bounds. And he executed it perfectly, kicked it out of bounds.&#8221;</p>
<p>Translation: If the punt in the AFC title game with 30 seconds left had gone out of bounds, the Bengals could have been in the Super Bowl again. At the very least, overtime.</p>
<p>Simmons says one guy can&#8217;t replace Anderson because of his unique size and speed, but keep an eye on Battle. Battle, the third-round safety from Alabama, bowled over Simmons with his 18-minute interview at the NFL scouting combine that had Simmons drawing in his notes they had to have him. The only other guy he did that with this year is future Lions running back <strong>Jahmyr</strong> Gibbs<strong>.</strong></p>
<p>&#8220;Jordan&#8217;s in a bit more of a position where he can affect the game better or, or more. He&#8217;s in critical spots. He&#8217;s playing the old spots that Mike Thomas played,&#8221; Simmons said of his old captain still around on the practice squad.</p>
<p>&#8220;He&#8217;s an inside player on kickoff. He&#8217;s not had to change with the injury to Tyson … He&#8217;s trying to handle a lot right now in addition he&#8217;s got a role on defense, too. So there&#8217;s a lot going on for him. And I think he&#8217;s managed it pretty well for the most part. He&#8217;s a smart kid that you can tell has played a lot of football in his career and some things come naturally to him. Some things take work, but he&#8217;s willing to put the work in and do it.&#8221;</p>
<p><strong>SLANTS AND SCREENS:</strong> The Bengals could use a fellow Buckeye to get Texans quarterback C.J. Stroud out of the pocket, but left end Sam Hubbard (ankle) didn&#8217;t work for the second straight day …</p>
<p>You know that false start called on Orlando Brown that turned Evan McPherson&#8217;s 55-yard field goal into a punt on Sunday night? Simmons is still shaking his head.</p>
<p>&#8220;They had a player right in front of Orlando that simulated the snap count. He yelled out,&#8217; set.&#8217; You can see his head move and see him do it to Orlando,&#8221; Simmons said. &#8220;I mean, the official that called the penalty, there&#8217;s no chance he saw Orlando move. Zero. Okay. I can barely see him move on video. Just look at the (video).&#8221; …</p>

<p class="NBAIEditor_Theme__paragraph" dir="ltr"><span>In the homeless services world, so-called safe outdoor spaces have become popular with cities nationwide. These spaces usually are comprised of pallet shelters or tiny homes, but Denver has even used ice fishing tents. In Denver, </span><span>Colorado Village Collaborative</span><span> runs safe outdoor spaces in Denver. The Salvation Army runs some pallet shelter communities in Aurora.</span></p>
<p class="NBAIEditor_Theme__paragraph" dir="ltr"><span>Safe outdoor spaces </span><span>have been criticized</span><span> for resembling concentration camps. Denver Mayor Mike Johnson said Wednesday he intends to place seven to 10 micro-communities at sites around Denver. Each site would consist of tiny homes or pallet shelters, said the mayor’s homeless czar, Cole Chandler. Johnson hired Chandler away from the state. Before that, Chandler worked for Colorado Village Collaborative.</span></p>
<p class="NBAIEditor_Theme__paragraph" dir="ltr"><span>A non-profit called </span><span>Dignity Moves</span><span> recently reached out to the author of this story about their operation. They build modular housing for people experiencing homelessness that has a lifespan of 20 years, according to Dignity Moves CEO Elizabeth Funk. The sites have <a class="wpil_keyword_link" href="https://dailysanfranciscobaynews.com/bay-spaces-150-yr-outdated-water-pipe-drawback-nbc-bay-space/"   title="plumbing" data-wpil-keyword-link="linked">plumbing</a>, which is something Johnston is requiring at sites proposed for Denver’s micro-communities, too.</span></p>
<p class="NBAIEditor_Theme__paragraph" dir="ltr"><span>DignityMoves creates housing at a cost of about $50,000 per unit, which they say is much lower than the cost of creating a permanent supportive housing unit in Los Angeles, which can cost $1 million per unit. It’s still considerably more than an ice fishing tent at a safe outdoor space, which can provide shelter and services for $10,000 annually, according to officials.</span></p>
<h2 class="NBAIEditor_Theme__h2" dir="ltr"><strong class="NBAIEditor_Theme__textBold">Mayor looking for micro-community managers</strong></h2>
<p class="NBAIEditor_Theme__paragraph" dir="ltr"><span>The author of this story asked Funk how she would pitch Dignity Moves’ services to the Denver mayor, who announced Wednesday the city has put out requests for proposals from agencies looking to provide services at the micro-communities. They also have put out RFPs for builders of the micro-communities, saying there are opportunities for small construction firms as well as large ones.</span></p>

<p class="NBAIEditor_Theme__paragraph" dir="ltr"><span>Funk replied: “It&#8217;s important to note that the $50,000 allocated for a housing unit is just a fraction of the total project budget. The cost accounts for not only the unit itself but also the requisite supportive services, which can be as high as $30,000 per person per year. The durability and lifespan of our housing units, lasting up to 20 years, make them a valuable investment that spreads costs over an extended period. Our focus is not solely on the housing units but on creating comprehensive, sustainable solutions that truly address the complexities of homelessness. We are enthusiastic about expanding our presence to Denver and other cities, driven by our commitment to making a meaningful impact on homelessness nationwide.”</span></p>
<h2 class="NBAIEditor_Theme__h2" dir="ltr"><strong class="NBAIEditor_Theme__textBold">Some homeless people don’t need help forever</strong></h2>
<p class="NBAIEditor_Theme__paragraph" dir="ltr"><span>One of the arguments made by Dignity Moves is that not everyone who experiences homelessness needs permanent supportive housing, which can be expensive. “Early on in my exploration of homelessness, a series of realizations propelled me to take action,” Funk said. “One of the pivotal revelations was that the majority of individuals who initially find themselves homeless do not necessarily suffer from severe mental health issues or drug addictions. In fact, fewer than 10% fall into this category.”</span></p>
<p class="NBAIEditor_Theme__paragraph" dir="ltr"><span>In Denver, about a quarter of homeless people identify as having a substance abuse problem, according to the 2022 Point in Time count.</span></p>
<p class="NBAIEditor_Theme__paragraph" dir="ltr"><span>DignityMoves points out that many homeless people “held jobs and were self-sufficient until unforeseen circumstances led to their homelessness,” Funk said. “These individuals are not seeking permanent supportive housing; rather, they require a safe place to rest, recharge, and regain their footing.”</span></p>
<p class="NBAIEditor_Theme__paragraph" dir="ltr"><span>However, the author of this story has seen people placed in permanent supportive housing who were not toilet trained, could not care for themselves, or even eat, and did not take their mental health medications. For these people, even permanent supportive housing is not enough help.</span></p>

<h2 class="NBAIEditor_Theme__h2" dir="ltr"><strong class="NBAIEditor_Theme__textBold">Moving people out of homelessness quickly</strong></h2>
<p class="NBAIEditor_Theme__paragraph" dir="ltr"><span>Funk said it’s important to move quickly when people become homeless. “Prolonged exposure to homelessness, often spanning years, significantly diminishes their chances of reclaiming self-sufficiency due to the traumas and hardships they endure,” Funk said in an email. “Our mission is precisely to intervene at this crucial juncture, offering a path back to self-sufficiency for those who would otherwise be trapped in a cycle of dependence. It&#8217;s important to recognize that a substantial proportion of individuals experiencing homelessness are employed; some of our partner programs facilitate transportation to job sites, where individuals work full-time before returning to shelters or encampments. This underscores the need for an approach that aligns with the reality of the situation, recognizing that not all homelessness stems from chronic mental health issues or addiction.”</span></p>
<p class="NBAIEditor_Theme__paragraph" dir="ltr"><span>Johnston’s plan also calls for swift action. He plans to house 1,000 people by the end of this year. However, some homeless activists say </span><span>safe outdoor spaces aren’t real housing</span><span>. DignityMoves provides a sort of hybrid model between safe outdoor spaces and permanent supportive housing.</span></p>
<h2 class="NBAIEditor_Theme__h2" dir="ltr"><strong class="NBAIEditor_Theme__textBold">Is the homeless-industrial complex real?</strong></h2>
<p class="NBAIEditor_Theme__paragraph" dir="ltr"><span>Dignity Moves was founded by a group of Silicon Valley executives. The author of this story asked Funk whether there truly is a homeless-industrial complex in this country.</span></p>
<p class="NBAIEditor_Theme__paragraph" dir="ltr"><span>“In California, particularly, the cost per unit for permit-supportive housing has escalated significantly, with recent constructions in cities like San Francisco and Los Angeles surpassing the million-dollar mark per unit,” Funk replied. “This situation has given rise to concerns about an emerging industrial complex focused on these ventures. DignityMoves aims to challenge this complex, as we believe that it is unnecessary to allocate such exorbitant funds, approximately a million dollars per unit, for each homeless individual. As a taxpayer, I find this approach untenable. Our mission is to reorient the narrative and advocate for the prominence of interim housing solutions, which we believe should often supplant expensive permanent supportive housing.”</span></p>
<p class="NBAIEditor_Theme__paragraph" dir="ltr"><span>Funk described the economics of homeless housing. “There are varied perspectives to consider when discussing the economics and motivations behind the construction of permit-supportive housing,” Funk said in the email. “Firstly, it is worth acknowledging that many of the organizations and developers involved in building such housing are not driven solely by financial gain. A significant portion of them operate as non-profit entities, genuinely striving to make a positive impact. While it&#8217;s true that certain parties may profit from the construction of high-priced housing units aimed at addressing homelessness, such as construction firms and unions, there is also an element of financial interest from entities like Wall Street due to the profitability of tax credits and financing associated with these projects.”</span></p>

<p>San Francisco Board of Supervisors Raphael Mandelman and Dean Preston have proposed two different solutions to the housing and homelessness crisis that may force The City to get more involved in its thorniest policy question.</p>
<p>Preston is working to put an initiative on the November ballot that would penalize property owners who keep residential units vacant for six months or more.  The goal of the proposed bill would be to disincentivize real estate speculation, push landlords to rent vacant units and, through penalties on unrented vacant units, raise money for homeless services.  Naturally, Preston&#8217;s proposal is supported by many on The City&#8217;s progressive left.</p>
<p>Mandelman&#8217;s proposal focuses on a different aspect of the housing problem by requiring The City to provide shelter to homeless people — a policy known as “right to shelter.”  New York City and Washington, DC already have similar policies that in some cases are stronger than what Mandelman has proposed.  Right to shelter may seem like a radical idea, as it would force The City to commit to housing the homeless.  But the law would only require San Francisco to provide shelter, not housing.  Shelter includes residential hotels, homeless shelters, organized tent cities and tiny homes, but does not require The City to build more permanent housing.</p>
<p>Neither of these solutions are perfect and both have been criticized.  Preston&#8217;s vacancy tax would not cover single family homes or duplexes, even though these types of buildings constitute a significant proportion of the vacant units in San Francisco.  A broader vacancy tax would have a greater impact on the housing market, but would also run into opposition from smaller landlords and homeowners. </p>
<p>Mandelman&#8217;s policy of forcing The City to provide shelter to homeless people would also empower San Francisco to make it unlawful to sleep on the streets &#8211; and could be construed as criminalizing homelessness.  If Mandelman&#8217;s proposal passes, it is likely there would be more incidents of police arresting or otherwise targeting homeless people.  Some San Franciscans would probably see this as necessary, even good, while others would see it as a violation of the rights of homeless people and a form of harassment. </p>
<p>Yet based on what we have seen in other cities, obliging San Francisco to provide shelter could also further empower homeless people and their advocates, because they would be able to sue The City if sufficient shelter is not provided.  During the pandemic, New York City was south because of inadequate WiFi in homeless shelters.  The court ruled in favor of the plaintiffs, supporting some homeless young people to continue their studies and expanding the notion of shelter.</p>
<p>Mandelman and Preston are coming at the same problem from different angles, but together they may make The City rethink its big picture approach to housing and homelessness.</p>
<p>Both of these proposals sample the relationship between housing and capital in San Francisco.  Preston&#8217;s idea makes it tougher for wealthy investors to use residential buildings speculatively.  Taxing vacant units does not make it illegal for landlords to profit off their investments, but forces them to lease empty units rather than waiting for property values ​​and rents to go up. </p>
<p>Housing in San Francisco is hardly unregulated.  Rent control, limits on what can be built and other policies influence the housing market.  But these policies keep the private sector at the center of housing.  Both Preston and Mandelman&#8217;s proposals call for both regulating the market and bringing The City into housing policy in a bigger way.</p>
<p>An unquestioned assumption about housing — not just in San Francisco but throughout the US — is that creating and providing housing, except for the very poor, is the work of the private sector.  This is not the case in most countries and perhaps San Francisco is now beginning to question this as well. </p>
<p>The problem with linking housing almost exclusively to the private sector is that market factors define the housing market — and in different ways, Preston and Mandelman are trying to address that.</p>
<p>Mandelman&#8217;s solution asks nothing of property owners, but forces The City to do more to find shelter for approximately 8,000 homeless people.  His proposal implicitly recognizes the failure of the market to create housing for homeless and compels The City to provide some support for those living on the streets. </p>
<p>A peculiar pathology in American policy making is that we continue to be bedeviled by problems most of the world has solved.  Gun violence and health care fall into this category, and so does housing.  US policy does not dictate that housing is a right, or even a direct government issue, but rather the domain of markets and profits with some regulations and incentives. </p>
<p>Given the extent of homelessness in San Francisco and many American cities it is not a bad idea to start questioning that approach.</p>

<p>SAN FRANCISCO (CBS SF/AP) — With new cases plunging and a universal indoor mask mandated lifted for the vaccinated, Gov.  Gavin Newsom on Thursday provided details on the state&#8217;s new “SMARTER Plan” for coexisting with the coronavirus.</p>
<p>An early release on details of the plan outlined that “SMARTER” was an acronym that listed a number of important elements to the new plan: <strong>S</strong>hot, <strong>M</strong>asks, <strong>A</strong>goods, <strong>R</strong>eadiness, <strong>T</strong>esting, <strong>E</strong>education and <strong>R</strong>x, representing “evolving and improving treatments that will become increasingly available.”
</p>
<p>The introduction to the “SMARTER plan” noted that California has led the nation when it comes to fighting the COVID-19 pandemic, taking “early public health measures that saved lives.”</p>

<p>&#8220;It is clear the virus will remain with us for some time, if not forever,&#8221; the early release read.  “It is less clear how often and how much it will continue to impact our health and well-being.  However, we know what works, and have built the necessary tools over the last two years that allows us to learn and honor our defenses to this virus as it evolves.”</p>
<p>gov.  Newsom spoke Thursday afternoon at a press conference at a warehouse full of PPE in Fontana to introduce the new plan, noting that California has suffered a great deal during the pandemic.</p>

<p>“We have been ravaged by this;  the number of lives lost, those that have lost loved ones, those that have lost confidence and trust, not just in institutions, but often in each other,” Newsom said.  &#8220;Relationships that have been frayed, those that are feeling more lonely, more isolated and disconnected than ever.&#8221;</p>
<p>The governor acknowledged that the state still had work to do in order to “turn the proverbial page” in the pandemic.</p>
<p>“What we&#8217;re announcing here today is about turning the page.  Moving from this crisis mentality, moving from a reactive framework to a framework where we are more sentinel in our approach,” Newsom said as he introduced the new plan.  &#8220;Moving away from a reactive mindset and a crisis mindset to living with this virus.&#8221;</p>
<p>The plan presumes the most populous state is entering an endemic stage, where the virus still exists in a community but becomes manageable as immunity builds.</p>
<p>Newsom admitted that, despite the many metaphors used earlier in the pandemic as far as &#8220;fighting&#8221; and &#8220;defeating&#8221; the virus, &#8220;there is not a moment where we declare victory.&#8221;</p>
<p>But he explained that there were reasons behind the name of the SMARTER plan beyond what the letters of the acronym stood for.</p>
<p>“We are smarter, two years later;  we are more adaptable, more capable of understanding the nature of this disease, its mutations and its variants,” said Newsom.</p>
<p>He also said the new plan will focus on preparing for the future.</p>
<p>“We recognize, with humility, that we don&#8217;t know what we don&#8217;t know as it relates to the future.  But we have never been more prepared for that future,” he said.  &#8220;It&#8217;s in that spirit of optimism that we move into a new phase of addressing the challenges and the reality of this disease.&#8221;</p>
<p>Marin Health Chief Medical Officer Dr.  Karin Shavelson called Newsom&#8217;s plan &#8220;solid&#8221; and a &#8220;realistic&#8221; approach to what the future will look like in an endemic.</p>
<p>&#8220;I&#8217;m particularly happy about the testing portion of his plan,&#8221; Shavelson said.  “I think if we make testing more a part of the culture of what we do that would be really helpful.  I think Omicron, we knew it was coming, but it came really quickly.  I mean it was like a tidal wave, and so I think we learned a lot.”</p>
<p>During a question and answer session later in the press conference, Newsom was asked once again about when the state would lift its masking mandate for schools.</p>
<p>“We&#8217;re among the 13 states that have not ended their school masking requirements.  Just today, the governor of Washington state announced prospectively that he would be ending it on the 21st of next month,” Newsom said.  “I have stated very clearly that on the 28th of this month we will be announcing a specific date.  That date with destiny, the masks will come off, and we&#8217;ll do it in an appropriate manner.  We continue to consult with parents, most importantly, and I can assure you that there are parents that have strong opinions on both sides of the issue.”</p>
<p>The plan additionally calls for a continued emphasis on efforts in vulnerable and underserved populations that have experienced disproportionately high death rates.  And it includes new education, including “myth-buster videos” to fight misinformation and disinformation and help interpret ever-evolving precautions for a confused public whiplashed by safeguards that seem to shift by the day and vary across county lines.</p>
<p>California Health and Human Services Secretary Dr.  Mark Ghaly argued that the state will remain ready into the foreseeable future to ensure that local jurisdictions have access to necessities like masks and PCR and rapid testing that help mitigate and monitor the virus&#8217; spread.</p>
<p>The plan sets a number of benchmarks to that effect, including the maintenance of a stockpile of at least 75 million masks and the capacity to perform at least 500,000 tests and administer 200,000 vaccines per day.</p>
<p>“Today is about balance … between a message of hope and successful adaptation, but also prepared vigilance,” Ghaly said.  &#8220;Today is not about moving on, but rather about moving forward.&#8221;</p>
<p>Ghaly suggested that the state will move away from its blanket public health measures like mask mandates as part of the SMARTER plan, arguing that those responsibilities should largely shift to local governments.</p>
<p>He added that previous standardized responses to the virus&#8217; spread across the state will likely be ineffective in the future, as many of the state&#8217;s 58 counties will have differing levels of viral transmission at any given time.</p>
<p>All this will cost billions, much of it already outlined in the $3.2 billion pandemic response package Newsom sought as part of his budget last month.  That includes $1.9 million that lawmakers already approved to boost staffing at hospitals and increase coronavirus testing and vaccine distribution, as well as existing money and anticipated federal funds.</p>
<p>Newsom&#8217;s proposed budget also includes $1.7 billion to beef up the state&#8217;s health care workforce, with more investment in increased laboratory testing capacity, data collection and outbreak investigation.</p>
<p>The announcement of the SMARTER plan is part of a flurry of activity by state officials in recent weeks to modify health and safety measures as COVID cases and hospitalizations continue their sharp drops from record highs during the omicron surge.</p>
<p>The state lifted its indoor mask requirement Wednesday for vaccinated residents and officials are expected to announce by the end of the month when masking requirements in schools may be relaxed.</p>
<p>Ghaly juxtaposed Thursday&#8217;s announcement with the state&#8217;s previous major transitions in its pandemic response, noting that there will be no “Pomp and Circumstance” or “triumphant celebration” as there was when the state lifted its tiered reopening system last June.</p>
<p>&#8220;We&#8217;re gliding into normal, we&#8217;re not announcing the normal,&#8221; he said, adding that the state will move into the virus&#8217; next phase with &#8220;humble confidence.&#8221;</p>
<p>Ghaly noted that California will likely still see seasonal COVID surges around the beginning of the academic year and during winter, but said that future COVID-related restrictions are highly unlikely.</p>
<p>“We started with much more restrictive interventions, stay-at-home orders, capacity limitations, but those are years ago from a COVID perspective,” he said.  &#8220;The hope is that because of our SMARTER approach, because of our ability to see what&#8217;s coming, address what&#8217;s coming, manage what&#8217;s coming, that those are things of the past.&#8221;</p>
<p>Health experts across the state lauded the plan, calling it a model for the future of COVID response in other states.</p>
<p>They also argued that California has the lowest per capita COVID death rate in the country due in large part to the public health measures it has implemented and expressed confidence in the state&#8217;s future efforts to combat the virus.</p>
<p>The announcement comes newly two years after Gov.  Gavin Newsom, a Democrat, imposed the nation&#8217;s first statewide stay-home order, temporarily crippling the state&#8217;s economy in contrast to approaches in Republican states like Florida and Texas that took a more hands-off approach.</p>
<p>California&#8217;s economy and tax revenue have since rebounded, producing record budget surpluses that along with federal money have paid for billions of dollars in virus-related programs and economic assistance.</p>
<p>The World Health Organization declared the COVID-19 outbreak a pandemic on March 11, 2020, but health experts have been expecting the coronavirus to eventually become endemic.</p>
<p>The omicron surge is ebbing as quickly as it spiked in December, with new cases falling back to near pre-surge levels.  Hospitalizations and intensive care cases were also falling, and the state&#8217;s forecasting models predict a continued gradual easing over the next month.</p>
<p>Newsom last week said the state&#8217;s plan will build on what officials have learned over the last two years.</p>
<p>It will include mass testing to spot new surges and virus variants along with quarantines and other data-driven precautions where needed, he said, along with a continued emphasis on vaccinations and booster shots that can prevent serious illness, hospitalization and death.</p>
<p>The state will also mount a new effort to counter misinformation and disinformation that can discourage vaccinations, Newsom said.  Disinformation is generally considered to be intentional or deliberate falsehoods, while misinformation can be inadvertent.</p>
<p>Ghaly said the same constant, intensive monitoring will be useful in spotting other similar respiratory airborne diseases, while leading to improvements in California&#8217;s overall public health system.</p>
<p>&#8220;For California and our future, it is about being ready and being prepared,&#8221; Ghaly said.  That includes “learning from what we&#8217;ve done, learning from our experiences to date and making sure Californians can feel confident in the tools that we&#8217;re putting together.”</p>

The redesigned showroom, located in the San Francisco Design Center, is the first in a series of ANN SACKS showroom renovations that will extend over the next few years and offer customers a new way of seeing the full range of products in a service-oriented, interactive environment.  In addition to ANN SACKS San Francisco, renovations are currently underway in the showrooms of ANN SACKS Los Angeles and Orange County, California.</p>
<p class="responsiveNews">The redesign of ANN SACKS San Francisco is based on a new merchandising and sales model that represents months of planning and development by ANN SACKS, culminating in an innovative design that is intended to improve the customer experience in all showrooms.  &#8220;The showroom is the place where we come into most intensive contact with our customers,&#8221; said DeeDee Gundberg, Director, Product Development and Design.  “We wanted to strengthen this connection by offering our customers the opportunity to experience our products and brands in a way that they will not experience anywhere else. <p class="responsiveNews">Customers enjoy a full range of products from ANN SACKS and the sister brands Robern and KALLISTA.  In addition to the existing collections, new washbasins, linen cupboards and decorative mirrors by Robern, exclusive designs by KALLISTA Sanitary and selected KOHLER Lighting exclusively for the showroom channel will be on display, stimulating creativity at every turn.  </p>
<p class="responsiveNews">    ANN SACKS San Francisco presents itself in a gallery-like setting in the heart of the San Francisco Design District, a renowned destination for retailers and design-conscious consumers for over a century.  With window sills at the front of the building that offer plenty of natural light and an open floor plan that allows for a smooth flow of traffic and an unobstructed view of the designs, ANN SACKS San Francisco presents an active, engaging environment with all the tools and an experienced sales representative, in order to seamlessly implement a project from concept to the smallest detail into reality.</p>
<p class="responsiveNews">The exterior of the red brick showroom with its towering 18-foot lattice windows leads across the street-level entrance of ANN SACKS San Francisco and offers a first glimpse of the redesign, which begins with an open, lobby-style retail lounge.  From floor to ceiling, pillars wrapped in marble are overlaid with smaller tile slabs, which give dimensions and a structural effect, while at the same time offering visitors a unique opportunity to present the impressive selection of natural stones.  The reception area also includes comfortable seating, two bistro tables with chairs, and a full display of the latest branded materials and collection information.</p>
<p class="responsiveNews">Opening up the larger showroom was important to the redesign, with a floor plan that encourages exploration and a smooth flow of traffic for visitors to easily access and engage with the products spread across the space.  The linchpin within the showroom is the new ANN SACKS Design Studio, a fully equipped activity center from a single source that is well organized to bring all the tools you need together in one central location.  Spacious Calcatta Zebrino marble work tables with plenty of seating are surrounded by walls of white shelves that approx. Better imagine what the tile will look like in a room.  The sample shop that was outside the showroom is now part of the design studio to keep creativity flowing without interruption.  Magnetic mood boards designed to inspire are constantly updated to showcase the latest market trends.  The design studio will also offer basic color, furniture and surface samples to better realize the potential of a project from a more holistic point of view.   </p>
