<p>Investors want to see a clear path to a turnaround from boomerang Disney (DIS) CEO Bob Iger before nibbling at a stock plumbing fresh lows.</p>
<p>&#8220;What investors really want is they want to see a company that can execute its way to success,&#8221; said Goldman Sachs managing director Brett Feldman at the Goldman Sachs Communacopia and Tech Conference in San Francisco.</p>
<p>Feldman provides coverage on Disney and other legacy media companies for clients.</p>
<p>&#8220;If you are still debating what they are supposed to do, that can be an overhang on the stock,&#8221; Feldman added. &#8220;So the main thing [of importance] is setting a strategy and then setting a strategy that the market thinks will work if you execute on it.&#8221;</p>
<p>Judging by Disney&#8217;s stock price, investors are worried about the path forward for Disney under Iger.</p>
<p>Shares of the media giant hit a fresh 52-week low on Tuesday. The stock has tanked over 6% year to date, badly lagging the S&amp;P 500&#8217;s 17% return.</p>
<p>There remain several issues hanging over Disney&#8217;s stock price, pros such as Feldman contend.</p>
<p>First — and a new one — are the increasingly contentious contract negotiations with Charter (CHTR).</p>
<p>Disney channels such as ABC and ESPN have been blacked out since last Thursday for the cable customers of Charter-owned Spectrum. The blackout came after the two failed to reach a new carriage agreement.</p>

<p>Disney urged Spectrum subscribers to opt for Hulu + Live TV to circumvent blackouts on Tuesday, Yahoo Finance&#8217;s Alexandra Canal reported.</p>
<p>The final outcome of the contract battle could have negative ramifications for Disney&#8217;s future earnings power if the higher rates it&#8217;s trying to push through to Charter aren&#8217;t landed.</p>
<p>Meanwhile, following sweeping layoffs at Disney enacted by Iger this year, investors remain on pins and needles on the next restructuring move.</p>
<p>Iger said in July he would take an &#8220;expansive&#8221; look at Disney&#8217;s traditional TV assets, a signal to the Street that a sale of linear TV channels is in the cards amid growing cord-cutting by consumers.</p>

<p>No update from Disney has been provided since. Iger has said that he doesn&#8217;t want to unload the ESPN brand.</p>
<p>The lack of information appears to be unnerving investors.</p>
<p>&#8220;To hear a leader in the industry like Bob Iger acknowledge that you have to put everything on the table right now, I think shows how seriously they&#8217;re taking this,&#8221; Feldman said. &#8220;It&#8217;s a real signal to the Street that they&#8217;re going to do what they need to do so that Disney can have another hundred years of success.&#8221;</p>

<p>Few people have a better pulse in the NFL or a stronger attitude toward the state of the league than ESPN&#8217;s Ryan Clark.</p>
<p>Clark played 13 seasons in safety in the NFL and has stayed in league circles since retiring as an analyst for ESPN, appearing on shows such as NFL Live, First Take and SportsCenter.  But Clark&#8217;s new appearance against the Tennessee Titans running back Derrick Henry didn&#8217;t come from a television appearance.</p>
<p>While stopping by on 104.5 The Zone on Friday morning at Ramon, Kayla and Will, Clark explained to Will Boling and Ramon Foster why he thinks the Titans are in a difficult position with Derrick Henry when it comes to running back and why himself removed the NFL from appreciating the type of player that Henry is.</p>

<p>Clark believed the Titans should get Henry back on the roster for 2023 but believes Henry&#8217;s return must come with an understanding that he cannot bring you a championship alone and that his style of play could soon be old-fashioned.</p>
<p><strong>&#8220;Does its productivity create championships and lead to victories?&#8221;,</strong> said Clark. <strong>&#8220;If you&#8217;re looking from the outside at the San Francisco 49ers, who had a ridiculous record when they took over Christian McCaffery, don&#8217;t you want that guy?  If you look at what Tony Pollard can do for a crime, don&#8217;t you want this guy?</strong></p>
<p><strong>&#8220;Don&#8217;t get me wrong, I think Derrick Henry has been so successful because he&#8217;s different in some ways, but how many times have the Tennessee Titans gone down in a game or how many times have you finished third and now you don&#8217;t need Derrick Henry ?&#8221;,</strong> Clark continued.</p>
<p>Clark continued that, much like McCaffrey and Pollard, the running backs continue to give teams the passing flexibility they desire.  The league is a passing league, and running backs who are dynamic, bring value to the pass and also bring 1,200 rushing yards are the next generation of talent in the NFL.  The tough downhill runners can stay behind.</p>
<p>It&#8217;s a hard pill to swallow, but ultimately he&#8217;s right.</p>
<p>Henry is still a generational talent.  He&#8217;s one of the best running backs the world has ever seen.  There has never been another player like him and there probably never will be again.  But the current playstyle that the Titans&#8217; offense is adopting is not a winning style.  The most successful running games in today&#8217;s league have more than one running back committed.  Your running backs expand the field with the outside zone, line up in the slot, and are prolific as both pass catchers and pass blockers.</p>
<p>Today Henry is still the best downhill power runner in the NFL, but unless he&#8217;s complemented by an exceptional pass blocker with lateral agility, Tennessee&#8217;s offense can be boxed fairly easily.</p>
<p>The Titans will have to reflect on some of the same questions Clark asked this offseason as GM Ran Carthon, who has seen success in San Francisco firsthand, tries to navigate a challenging offseason full of decisions.</p>

<p>A respected analyst is issuing a warning for the San Francisco Bay Area: Homes are overvalued, especially in this cooling real estate market.</p>
<p>Mark Zandi, the chief economist at the venerated firm Moody&#8217;s Analytics, told Fortune in a report published Wednesday that the San Francisco Bay Area housing market is overpriced, although not to the degree of rapidly growing housing markets elsewhere in the country. </p>
<p>Moody&#8217;s “assesses whether local economic fundamentals, including local income levels,” are sustainable relative to the cost of local housing.</p>
<p>The San Francisco-Oakland-Berkeley area — lumped together by Moody&#8217;s Analytics — has home prices that are overvalued by 11.4%, according to data by Moody&#8217;s Analytics.  Other parts of what&#8217;s broadly considered the Bay Area, excluding Vallejo (where homes are overvalued by nearly 20%), see smaller or comparable percentages. </p>
<p>Outside the Bay Area, particularly in areas that have had an influx of residents, home values ​​are reportedly inflated.  In the Santa Cruz-Watsonville area, homes are overvalued by nearly 36%.  And in Reno, prices are 39% higher than expected.  That&#8217;s not to mention Boise, Idaho, and Austin, Texas, which have seen overvaluations of 72% and 61%, respectively.  (In Boise, Fortune notes, housing prices have already been cut.)</p>
<p>These &#8220;overvaluation&#8221; numbers don&#8217;t necessarily mean that prices will decline, Fortune explains.  But when housing markets are no longer booming, as has been the case in 2022 so far, local housing markets with wildly inflated home values ​​(over 25%) do typically experience significant price drops.</p>
<p>Now, what does that mean for the Bay Area, where overvaluation is less severe?  It remains to be seen for certain, but already, price reductions for active home listings in San Francisco are up nearly 200%, according to Compass.  And a Redfin report in July suggested that the Bay Area housing market is cooling faster than anywhere else in the country.</p>
