San Francisco has no shortage of luxury apartment buildings. These skyscrapers, usually clad in glass and with an all-white interior accented by stainless steel appliances, are known for their amenities. A 24-hour doorman, extensive roof terraces, dog runs and even work rooms have become everyday perks. And with rental prices in the Bay Area still below pre-pandemic levels, many homes are still offering deals to attract potential tenants – and the perks could get louder.

One amenity that has come up a couple of times lately while following Craigslist rentals is Valet Waste Service – aka someone comes and picks up and cleans your trash for you. No more way to the building’s garbage chute; instead, someone from the management of the building will take care of it for you.

When a building called Potrero Launch, which offers the service, was reached via the automated chat service, no indication could be given of how often it was included or whether you can probably dispose of your trash yourself.

While someone taking out your trash sounds great, we’ve seen other buildings offer everything from rooftop pools, rock climbing walls, outdoor kitchens, butterfly habitats, music rooms, valet parking, libraries, and wine cellars. NEMA, a luxury apartment building in SOMA, won the San Francisco Apartment Association’s Best Facilities Award two years in a row. In November 2020, it offered three months of free rental plus a bonus offer of your choice – like free personal training sessions or a donation to your favorite charity – to sign a rental agreement.

These buildings often charge above the market price for their units. “Our analysts found that the more amenities a property got, the more expensive it was,” said a Zumper spokesman. “Buildings with more than the average equipment were 16% more expensive than those with less.”

A two-bedroom, one-bathroom apartment at Potrero Launch has access to a rooftop lounge, 24-hour gym, yoga studio, and “zen” garden. There is also a “social lounge”, a dog run and a bicycle storage room. Coveted and rare SF in-unit amenities such as in-house laundry and air conditioning are also included.

The Craigslist listing currently has four weeks of free rental, but it’s worth noting that there is no parking available. It’s going for … drum rolls … $ 3,999 a month! Zumper reports the average rent for a two-bedroom apartment in Potrero Hill is $ 4,188.

SAN FRANCISCO – San Francisco supervisor Rafael Mandelman proposed an ordinance Tuesday that would prohibit landlords from violating leases by depriving tenants of amenities such as storage, parking, bike storage or laundry.

The proposed regulation would require landlords to provide a just cause for the removal of existing facilities, Mandelman said, and would effectively extend the same remedies that apply to unlawful evictions to cases of illegal removal of housing services.

Mandelman said landlords removed such services when converting garages and common spaces into new rental units known as additional housing units, or ADUs.

He said he drafted the ordinance after hearing an increase in such cases over the past few months reported to his office by tenants in District 8.

“Adding a new unit or two or more to existing buildings can be a great way to increase the number of homes in our neighborhoods, but adding new homes shouldn’t come at the expense of current tenants,” he said. “It’s not okay to take away storage rooms, parking lots, bike rooms, or laundry that people have relied on for years and that have the right to continue to enjoy being part of their home.”

Mandelman said his office reached out to the San Francisco Housing Rights Committee – a tenant rights organization – which was aware of similar cases in at least 10 other residential buildings in the San Francisco area.

“Landlords should build ADUs to create new rent-controlled homes, not to remove contracted housing services from existing tenants,” said Brad Hirn, a senior organizer of the group. “The problem becomes even more troubling when we see some of SF’s largest real estate investment firms using ADUs to segregate services and exacerbate long-term renters displacement.”
